There’s no getting around it, the first quarter of 2019 was covered in record breaking snow. When we talk with people about what they like about the Tri-Cities, four distinct seasons always seems to come up. And this year we are so thankful that springtime follows winter, and we get to once again watch the Tri-Cities bloom.

Throughout the magazine for this quarter, we had a real focus on showing property. I look back at the thousands of properties I have been in over the years, the families and businesses that I have helped with their purchases, and it just gets me excited! As we talked with the team and brainstormed ideas for a focus in this issue, it came down to the absolute joy that we all get when we see a new property, tour a new home, show a client through a new space, and the excitement our clients get when they experience it. One of the greatest joys of this business is the nuances that are created within each property. No two houses are the same. Even the same floorplan has a different feel and view when placed on another lot. Being able to interpret that and fit the right client with the right property is what it all boils down to. Our agents and team members spend a lot of time managing transactions, contracts and details, and they do it because at the end of the day they love the client and the match made with that perfect space. We’ve loved getting to test out recipes to share with our readers! After days and days of snow in February, we decided the magazine needed some vibrancy and color, and what better way to display that than in our food?! Assistant Property Manager Brett Patrick put together these tasty Kalua Pork Tacos with homemade corn tortillas and sauce, and Buyer Specialist Sarah Machiela made putting together salsa and guacamole look easy! Best served with a margarita. Enjoy!

KALUA PORK TACOS

// SHOPPING LIST

1/4 cup + 2 tablespoons light brown sugar, packed

1 tbsp ground coriander

1 tbsp garlic powder

1 tbsp onion powder

Kosher salt

Fresh cracked black pepper

1 tsp ground cumin

1 large onion, chopped

1 1/3 cups pineapple juice, divided

4 pound boneless pork shoulder

1⁄2 cup low-sodium teriyaki sauce

1⁄2 cup ketchup

2 cloves garlic, minced

1 2-inch piece of ginger, grated

1 small head of cabbage

2 tbsp Greek yogurt

2 tbsp white vinegar

1/2 cup fresh cilantro, chopped

4 green onions, chopped

2 limes, zest and juiced

Cilantro Lime Crema

Fresh corn tortillas

// PREPARATIONS

• Combine 1/4 cup brown sugar, ground coriander, garlic powder, onion powder, 1 tbsp salt, 1 tsp pepper, and cumin. Coat the pork the with rub mixture, patting until all rub is used. Set aside.

• Place chopped onion and 2/3 cup pineapple juice in the bottom of the slow cooker. Set the pork shoulder on top of the onions and cover the slow cooker. Cook on low for 6 to 8 hours.

• Remove meat from cooker and shred using two forks. Drain the cooker and return the shredded pork to it.

• In a small saucepan, combine remaining pineapple juice, teriyaki sauce, ketchup, garlic, remaining brown sugar, and ginger.

• Bring to a boil, stirring, over med-high heat. When it starts to boil, reduce heat to low, and simmer for 10 minutes. Stir in ginger. Remove from heat and set aside. Cover and place in the refrigerator if storing overnight.

• Pour the BBQ sauce into the slow cooker with the pulled pork and cook an additional hour on high.

• To make cabbage slaw, toss the cabbage, Greek yogurt, vinegar, 1/2 cup cilantro, green onions, and lime zest and juice together in a large bowl, season with salt and pepper to taste. Cover and place in the refrigerator until ready to serve.

• To assemble the tacos, heat the tortillas, wrapped in a damp paper towel, in the microwave for 30 seconds (or until warm). Place a spoonful of cabbage in a tortilla, top with grilled pineapple salsa and cilantro lime crema.

ULTIMATE MARGARITA

4 oz Patron Silver tequila

2 oz Cointreau or triple sec

4 oz Fresh lime juice

2 oz Simple syrup

2 oz Grand Marnier

// PREPARATIONS

• Fill your shaker 3/4 full of ice. Add tequila, Cointreau, lime juice, and

simple syrup. Shake for 30 seconds.

• Wet rim of glass with water or lime, dip glass into a plate of kosher salt

• Add ice to glasses and pour contents of shaker equally between the two glasses - be careful not to pour over the salt rim.

• Put lime wheels on rim of the glasses and pour 1 oz of Grand Marnier to the top of each drink.

BLACK BEAN SALSA

1 can yellow whole kernel corn, drained

1 can black beans, drained and rinsed

1 cup chopped red onions

2 cups seeded /chopped Roma tomatoes

1/3 cup seeded/chopped jalapenos

1/4 cup fresh chopped cilantro

1/4 cup lime juice

1/2 tsp cumin

2 tbsp olive oil

1/2 tsp salt

1/2 tsp pepper

• Mix all ingredients in a bowl and serve with tortilla chips

4 ripe tomatoes cored/quartered

1 red onion, peeled/quartered

3 garlic cloves, peeled

1/3 cup fresh cilantro

3 tbsp fresh lime juice

1 can crushed San Marzano tomatoes

4.5 oz diced green chiles

// PREPARATIONS

• Place fresh tomatoes, onions, garlic, peppers, cilantro, lime juice, cumin, sugar, and salt in a food processor. Pulse until the contents are fine and well blended.

• Pour in the crushed tomatoes and green chiles. Puree until mostly smooth. Refrigerate till ready to serve.

We don’t just want to show your house, we want to sell it! As you prepare to sell, take into account creating a pleasing and neutral aesthetic so that potential buyers can picture the space as their own. We have a few more tips for how to put your home in the best possible light for showings.

ALEX BURDEN - Go through and turn on all of the lights in the house and in the garage. Also, open up all of the curtains and blinds to get as much light into the house as possible

If the weather permits, open up the windows and get some fresh air in the house.

KELLEN ADCOCK - Change central air fan to ON position, not Auto. This keeps fresh air circulating through the home continuously.

Remove shoes and pets materials from the home such as dog/cat beds, food trays, toys, etc.

LANCE KENMORE - That feeling when you have spent all day cleaning, and you sit down on the couch and look around at how awesome the house looks - That is the feeling you want to create for a potential buyer for each and every showing.

LOOKING AT A HOME AS A BUYER

As you begin looking at homes, you will definitely be looking at aesthetic, room sizes, how great that kitchen is going to be, and other aspects that are easy to take in. Our team has a few more suggestions of things to look at and questions to ask during your showing.

CINDY PATRICK - Ask if there is a Homeowners Association (HOA) and what the terms and cost associated with it are. An HOA can have an impact with monthly fees as well as requirements on exterior aesthetics among other things.

SARAH MACHIELA - If you are serious about a property, ask to get the maintenance history on the HVAC system. It could potentially save you thousands in the future.

JEREMY ASMUS - If you are looking at older homes, be aware and ask questions about items that would potentially need to be replaced, or need additional maintenance. Deferred maintenance on older homes can lead to high utility bills due to metal windows or not enough insulation in the attic or walls, not to mention potential electrical panel replacement, roof leaks, and deteriorating siding.

JESSICA HOLLANDSWORTH - If you are looking to purchase a new construction home, ask your realtor if any appliances are included or if you should plan to have money reserved to purchase necessary appliances. ELITE CONSTRUCTION & DEVELOPMENT

WORK HARD. STAY HUMBLE.

Sounds like great foundational advice for any young entrepreneur or fledgling business. It’s straight forward and uncomplicated. But as success and expansion are realized, it is easy to forget your roots and what it took to get there. That’s why after over a decade of growth, Trini Garibay has made sure those two phrases are emblazoned on the chest of everyone working for Elite Construction and Development.

Trini is a visionary by his own admission. And his story backs up his statement. He had an idea sometime in late 2007 to start flipping houses. Trini called up his good friend David Magana and said, “Let’s do construction!” It didn’t matter that Trini had never worked in construction, or that neither of them had ever purchased their own home. After lots of discussion and planning, the two friends were founding partners in Elite Renovations - with Trini operating the business side and David as boots on the ground.

Humble beginnings for sure. For three years it was just the two of them working out of a 10-foot by 12-foot bedroom office. They learned as they went. Working hard. Not picky about the size of the job. At first, the contracts were small and consisted mostly of working on fences, patios, and other modest projects. One job consisted solely of replacing a smoke detector. With each completed project, the duo gained confidence and a solid reputation. Elite’s jobs became larger and more frequent. That’s when Trini and David started putting together small

groups of painters and framers to work for them, rather than hiring out the work to subcontractors. The decision was driven not only by their growth, but by their desire to produce quality work and always stay true to their word. When another sub had different values and didn’t perform for an Elite client, it was embarrassing and a poor reflection on Elite. That was not acceptable.

Another vision of Trini’s was to assemble a team. Not just a company with employees, but a family. His roots were in sports and tight family bonds. He wanted his business to have a similar atmosphere with caring, cooperation and accountability. While still growing their construction knowledge, the two founders also focused on building a skilled, loyal and productive team that loved to come to work. By this

time the company had grown to 20 employees and their own actual office. Elite was busy with residential construction including framing, roofing, siding and painting. It was time to reevaluate their original business plan.

Their original name was chosen carefully. Elite is a powerful word to Trini that means holding the bar high. It is a constant reminder of the service and product they want to provide. But by 2012, the company had grown tremendously in services and size. They weren’t limited to renovation as their name stated. But they didn’t want to completely give up their Elite identity – possibly causing people to think their operation went under or had to reform to hide something. So, they chose to change their company name to Elite Construction and Development. Part

of their updated business plan was to expand into new construction, commercial projects, and project development in our region and beyond. The new name reflected that and maintained continuity. Not long after the name change, Elite got their feet wet in commercial construction with the help of Architect Terry Thornhill. The company and the architect were the two working the volunteer job renovating restrooms and a gymnasium for a private school. The experience taught them the commercial language and created great relationships. The school project launched them into some smaller tenant improvement jobs and then larger scoped projects. Elite was still working hard!

Elite’s current home on Road 90 in Pasco is a lot different than their first home office and even their second renovated space. It is a spacious and inviting office, occupying the end cap of a building they built, that reflects the style and personality of the company. The new office space serves as a sample of the type and quality of work the company provides. But more importantly to Trini, it offers an environment that

inspires their team and gives them good energy. Along with working hard and staying humble, employee happiness is key in keeping the team together. Elite believes in training and opportunities for each team member to promote skill set growth, personal development, and emotional intelligence.

The Elite team has about 60 members. The 20 internal employees are cross trained to be able to help each other and understand what the others do. All of them gather in their comfortable space at least once a month for comradery and training. In addition to their current office location, Elite has multiple other projects in various stages of construction and development in the Tri-Cities and beyond. Trini is definitely a visionary. But the success and growth haven’t made Trini or David lose sight of where they came from. Work hard. Stay humble.

CYNERGY CENTRE SUCCESS

A year ago, the beautiful curved Cynergy Centre building at Union and 27th in Kennewick sat virtually empty. The bright lobby with a wall of windows was desolate. The elevator was idle. No one was enjoying the sweeping views of the blues from the third-floor suites. The Kenmore Team was approached with the opportunity to breathe life back into the once bustling building. With only one tenant left, it was a big task but one that we were willing to take on.

The building ownership worked diligently to get the building in top shape. Our marketing and design team sat down with our brokers to map out a plan for success in bringing the right businesses to the spaces. In addition to the usual extensive marketing campaign for all Kenmore Team properties, we planned a Cynergy Centre ReFRESH event to showcase the updated space to targeted guests with an interest in the building. The event was a huge success! Not long before the June event, two new tenants had signed leases: STCU and Koko’s Bartini. Within the next month, we added our third business in Sara Nelson Design. From there we kept the ball rolling over the next eight months, adding Northwest Spine Center, Dr. James Hazel, Equilus Financial Group, Three Rivers Physical Medicine and Rehabilitation, and Desert Sky Women’s Health Clinic.

Today, the Cynergy Centre is full of life with nine businesses and only one space available. The transformation was swift, and each tenant was able to work with the Landlord make the space their own. The Kenmore Team is proud to help revive the Cynergy Centre in this growing area of the Tri-Cities!

Provide at least three years of rental history and 12 months of income, attach income statements and give a few character references on your application.

FIRST IMPRESSIONS MATTER – When you go to see the property and meet the landlord, be aware that they are assessing you as well to determine if you will take care of their investment properly. Show up to the appointment on time, leave your pet at home, try not to track dirt into the property or let your kids run around unattended.

INTERVIEW THE LANDLORD – It’s just as important for you to interview the Landlord or Property Manager as it for them to interview you. Ask how long they’ve been managing properties, how efficiently do they handle repairs, is it easy to contact them when you need help, if they self-manage do they live local? All the granite counter tops in the world won’t make the property enjoyable if you don’t like your landlord – ask anyone who’s had a bad experience.

Hard surface flooring – When you are looking to make an upgrade in your property to attract new renters, hard surface flooring, such as luxury vinyl plank, is a top option. Not only do tenants love it because it’s easy to clean and cuts down on their move out charges, but owners can be happy knowing the flooring will outlast new carpeting by three times the life expectancy! It’s a great return on investment upgrade.

DITCH THE BASEBOARD HEATERS – If you have an older property with baseboard heaters and wall air conditioners, consider upgrading to a ductless or central heat and air system. With more rental choices on the market now, tenants are going to gravitate towards properties that offer the consistency and energy efficiency of a heating and cooling system.

THE YES/NO WASHER AND DRYER – If you rent a single-family house or duplex, it’s not necessary to leave a washer and dryer for tenants. In fact, it can be a hinderance to tenants as the majority of single-family renters bring their own units with them. On the flip side, if you’re rental is an apartment or condo potential renters generally do not bring their own units and will want to see a laundry facility on-site or a stackable washer and dryer in the unit.

TRUST YOUR PROPERTY MANAGER – When it comes to pricing your rental, trust your Property Manager. They have the most access to information and data about how much a unit such as yours will rent for. Over-pricing a rental generates little interest or applications from tenants that likely wouldn’t qualify and a landlord is losing rental income the longer the property sits.
