We use professional real estate photographers specifically designed for luxury homes Photography helps create a compelling vision for future home buyers These professionals have a keen eye for capturing the unique qualities and architectural details of your home to give each homebuyer a powerful first impression. This includes composing interior and exterior shots, strategic lighting and skillful processing to produce a stunning lineup of photos viewed on RMLS and all affiliate real estate sites like Zillow, Redfin and Realtor.com.

We also use drone photography to capture a true sense of place These images tell a more complete story as they are able to fly above your home and neighborhood showing connectivity to parks, trails, downtown and/or civic activities. Buyers begin their shopping online so the more complete story we can tell, the more your home comes to life for potential buyers

Finally, we use twilight photography to showcase the exterior of your home at dusk Landscape uplighting, lit walkways/entryways and stunning evening hues create dramatic appeal in an effort to capture the mood of your home in the evening The enhancement of exterior lighting is well worth the investment and needs to be featured extensively; if it exists, we make sure to highlight it!

As home searches begin online, professional measurement and floor plan drawings have become an industry standard Floor plans are now critical to Buyers In the comfort of their home, they can move through the plan, identify critical or required space and add your home to their favorites list if it meets their criteria. We use a professional measurement firm to complete these floor plans.

Portland City Council unanimously adopted the Home Energy Score program. The ordinance requires sellers of single-family homes to obtain a Home Energy Score Report prior to listing their home. Once completed, the Home Energy Score is included in our marketing materials A Home Energy Score is based on a standard assessment of a home’s energy-related assets (ie. Furnace, AC, insulation, etc) to compare energy use across homes in the Portland housing market

This is a homeowner incurred cost required for the sale of your home We typically align this appointment in tandem with our floor plan measurement The cost for this Score ranges from $185$400 depending on the square footage of your home We normally receive this Score within 24 hours of the measurement and it is included in the listing of your home

Your home is now in coming soon status or live on the market! RMLS is the central database from which subsidiary companies such as Zillow, Redfin, Trulia, Realtor com get their information

ACTIVELY BEGIN SHOWING YOUR HOME!

Realtors will begin requesting home showings. We will contact you when these requests come in as well as provide you with timely feedback!

PRE-WEEK ONE: BUILDING MOMENTUM

Building momentum during the prelisting process is important We will place your home as “Coming Soon” in the RMLS This allows all member brokers to become aware that your home is coming to the market within a few days and the energy in the marketplace begins to build

DAY ONE - YOUR HOME IS NOW GLOBAL

Your home becomes an active listing in the RMLS. This is the central database in which all realtors enter new homes on the market in Portland. From RMLS, all affiliates like Sotheby’s International Realty, Zillow, Redfin, and Realtor.com, will pull the data so that your home is ready for the world to see. A digital version of our luxury virtual tour is also posted on social media and emailed to all key Diamond and Platinum members of our local RMLS as a “New Listing.”

WEEK TWO

We invite all Cascade Hasson Sotheby’s International Realty agents, plus the top producing Portland Area brokers, and Platinum/Diamond Club Members to tour your home in-person. This invite reaches over 700 key local Realtors

WEEK THREE

We will email you an online presence

The online presence shows provides you with access to all the links where your home is published and marketed

WEEK FOUR

We mail a custom full color large format postcard, to your nearest 200 neighbors. Neighbors are also a great source for potential buyers Many have their ear to the marketplace!

WEEK FIVE

Since your home has gone live, it has been featured online in multiple locations including your individual website, social media outlets, affiliates like Zillow, and your virtual tour links We are able to track how many realtors and buyers have viewed these online marketing tools and emails We will send you a Reach Report with all of the results for each medium

WEEK SIX

Between day 40-45, Kendall will keep you abreast of the marketplace with a market update This is a summary of what’s happening in your local neighborhood We are a team and one of our most important jobs, when your home is activity listed, is to keep you well informed of the marketplace
