While no one has a crystal ball, economic and real estate experts seem to agree that low inventory will keep the housing market from seeing a s gnificant decrease in prices In Atlanta, we are a rap dly growing city with high demand for homes And we still have a shortage of housing available. Affordability, particularly paired with higher rates, has slowed demand a bit But, our market, like many others around the US, seems to be experienc ng more of a “cooling off” as opposed to a decline.
Some would argue that we are entering a more normal market What does that mean? In a typical market, year over year appreciation is 3 5%, not the 15 20% we ’ ve seen in recent years In a more balanced market, it isn’t uncommon for listings to take 30 60 days to get under contract It s not normal for sellers to rece ve 10 or more offers on their home the f rst day t hits the market And, it s certainly not the norm for listings to sell at 20% above the asking price! Many people feel that this market correction was needed to create healthy housing market dynamics
