London is a series of micro-markets and the key metrics governing residential and commercial property require constant tracking. Kay & Co therefore commissions detailed independent market research on property data in our core areas. This reveals a wealth of information including movement in prices, prices per square foot, year-on-year comparatives, numbers of new buyers and viewings, and percentages of sales at key price points. This data, coupled with our own week-on-week experience, gives us the firmest base on which to advise clients and formulate strategy.

New Homes, development and investment consultancy From a brownfield site to an existing property ripe for redevelopment, Kay & Co offers a full consultancy service to developers. The goal is simple: to minimise risk and maximise return on investment. We advise on residential and mixed-use development opportunities ranging from small conversion projects to major new-build schemes. This includes giving expert input at every stage from viability studies and initial planning to detailed specification, unit mix and pricing, development branding and marketing. Recent projects have included an unmodernised Grade II* Robert Adam house, transformed from offices to a private residence, and sold for more than ÂŁ17,000,000. Our consultancy clients include Galliard Homes, British Land, Redrow Homes and numerous private property developers worldwide.

Block Management

Kay & Co is a boutique block management provider for both leaseholder-owned blocks and new developments. This side of our business has consistently grown because we offer excellent communication coupled with service levels that are pledged, delivered and audited. We are also able to drive down building running costs through efficient and creative working. Indeed in the last two years, we have reduced service charges to lessees by an average of 15%. For new-builds, we work with developers at the planning stage to design a strategy that addresses every facet of block management. This includes the basic – but crucial – details such as refuse and mail management, right through to lease structure, service charge apportionments, landscaping, communal area interiors and training on-site staff.
