In over 30 years of business we have navigated our clients through every different type of market, from the highest peaks to the deepest troughs, backing our advice and strategies with a true depth of service and efficiency. We offer a complete range of corporate property solutions, including the letting and management of residential portfolios; freehold portfolio management; asset disposal and new-build sales; investment sales and development consultancy. Each year, we collect more than £10m in rent and are responsible for more than one million square feet of prime central London property.

New home sales, development and investment consultancy Kay & Co’s focus has always been deliberately local. While the big chains shuffle staff from one area to another, our team has always been firmly rooted. This means no-one can match the local knowledge of sales in our patch of prime central London. Since 1982, we have tracked the market in our area. We know how it behaves, and how to make sure our clients achieve the fullest values for their portfolio of residential investments. Just two examples include our recent appointment by Galliard Homes to market seven new and prestigious lateral apartments in Great Cumberland Place, W1 and five luxury apartments on Baker Street for The Malins Group. We are also a natural port of call for high-quality investors and buyers with a specific interest in new build schemes. This includes an active base of international property investment professionals, particularly from the Middle East where we have strong links. Indeed, over £30m has been invested by our contacts in new build schemes in the last 12 months.

Kay & Co acts as a core adviser to leading residential developers, consulting on all aspects of site-finding, planning, and creating and maximising opportunities. From a brownfield site to an existing property ripe for development, Kay & Co offers a full consultancy service to developers. The goal is simple: to minimise risk and maximise return on investment. We advise on residential and mixed-use development opportunities ranging from small conversion projects to major new-build schemes. This includes giving expert input at every stage from viability studies and initial planning to detailed specification, unit pricing and marketing. Recent projects have included an unmodernised Grade II* Robert Adam house in London W1, transformed from offices to a private residence. We acquired the property on behalf of a developer for ÂŁ3.65m, and sold it for more than ÂŁ17m.

Kay & Co combines sophisticated internet marketing, close ties to relocation agents and thorough status and credit checks to deliver the quality, and quantity, our clients require. These professionals are employed by, among others, Shell, Coca Cola, HSBC, Statoil, Santander, RioTinto, Marks & Spencer and EON.

Block management demands many skills, and Kay & Co’s team has been engineered to meet the needs of significant assets in prime London locations including Knightsbridge, Marylebone and Notting Hill. In addition to the core tasks of rent collection and vigilant maintenance of the fabric of the building, we are constantly exploring new ways to deliver higher quality at a lower cost. Just one example: our residents’ portal, where leaseholders can communicate messages, report issues and form an online community with their neighbours. Through efficient and creative working we have also successfully decreased service charges to lessees by around 15% in the last year. We support our freeholders with highly detailed management and financial reports. We also ensure they are fully up to speed with the ever-changing landscape of law and regulations.

New development management All too often, the day-to-day running of a future building is far from the thoughts of the people busy designing it. That’s why Kay & Co offers a specialist advisory service to developers, offering years of experience that can avoid wasted time, trouble and cost further down the track. We offer guidance on a host of crucial issues: design, planning, sustainability, defects, systems set-up, contractor selection, lease structure, sinking fund planning, staffing and concierge services. The Howard de Walden Estate is one of London’s largest land owners, and Kay & Co is a long-standing partner. Specifically, we act as letting agents for the Estate’s 600 residential units in Marylebone Village, W1. We are proud to have worked continuously with this client since 2000, successfully letting hundreds of apartments over that time.

The Crown Estate is an £8bn business with a diverse range of property interests, ranging from agriculture and shopping centres to residential investments. In 2012 they appointed Kay & Co, harnessing our deep local knowledge of the Paddington area of London. Prior to its sale, we acted as letting agent for 60 residential apartments at Merchant Square East, part of the Paddington Basin development. We continue to let numerous apartments in the Estate’s Regent’s Park residential portfolio.

British Land’s asset at 17 Great Cumberland Place is especially important to this FTSE 100 company as it comprises 22 luxury apartments that adjoin their corporate headquarters. Historically Kay & Co had acted as joint letting agents, but were appointed to act exclusively on the building in 2012. This was the result of us introducing every tenant over a lengthy period, and maintaining a 100% occupancy rate. We also provide valuation advice to this high-profile REIT, which has assets of some £12bn.

Dolphin Living (formerly Dolphin Square Foundation) is an independent, charitable organisation which provides high quality, affordable homes for people who need to live and work in Westminster. Dolphin Living currently has approximately 350 homes in the pipeline and aims to deliver 1,000 new rental homes by 2020. These will be a combination of affordable and market rent homes. In late 2012, Kay & Co was appointed to let and manage Dolphin Living’s portfolio. The first development of 30 apartments at One Church Square, Pimlico, will be available from summer 2013 exclusively through Kay & Co.

Galliard Homes has invested in building homes in London for the last 20 years. Having achieved over ÂŁ1bn of sales their philosophy is to build the right home in the right location and this was evident at the seven apartment development at Great Cumberland Place. The Malins Group is an award winning private group controlled by the Atkins family. The Group currently owns and controls in excess of 600 properties across the UK. One of the most recent additions, 94 Baker Street, is the former HQ of The Beatles’ record company, the offices sat above the Apple Boutique which Paul McCartney described as ‘a beautiful place where beautiful people can buy beautiful things.’ The building comprises five luxury apartments and a retail investment let on a 15 year lease at £140,000 a year. Kay & Co sold the entire building to a private Middle Eastern investment client.
