The drama of Arts and Crafts Two superb small estates in Surrey and Hampshire are as desirable for modern owners as they were in their illustrious beginnings

Designed by C. F. A. Voysey, Norney Grange, near Godalming in Surrey, doubled for Sutton Hoo House in the Netflix film The Dig. £8m

T

HOSE of us who relied on Netflix to lift their spirits during the long dark evenings of lockdown were rewarded by the screening in January 2021 of The Dig, a haunting dramatisation of the 1939 excavation of an Anglo-Saxon ship burial and its treasure in the grounds of the Sutton Hoo estate, Suffolk, starring Ralph Fiennes and Carey Mulligan. For lovers of historic houses, however, the real star of The Dig was its ‘moody and magnificent’ location, Norney Grange at Shackleford, three miles from Godalming, Surrey, which doubled for Sutton Hoo House in the film. An important, Grade II*-listed Arts-andCrafts house built by the architect C. F. A. Voysey and set in 21 acres of landscaped gardens and woodland, Norney Grange is for sale, for the first time in 69 years, at a guide price of £8 million through Savills (07773

571950). Little changed since it was built, the house has played a leading role in numerous period dramas over the years, including Carrington (1995), Midsomer Murders (2007), Miss Marple (2009) and London Spy (2015). Charles Francis Annesley Voysey was the eldest son of the Revd Charles Voysey, a Church of England priest who lost his Yorkshire living in 1871 due to his unorthodox religious views and subsequently moved to London, where he founded the Theistic Church. A man of equally strong ethics, C. F. A. Voysey was articled to the Gothic Revival architect J. P. Seddon for five years from 1874 and later worked as an assistant to country-house architect George Devey, a follower of his father’s church, before setting up his own practice in London in 1881 or 1882. The railway, which came to Guildford in 1845 and to Godalming four years later,

encouraged men of new wealth to settle in these parts. Voysey built several important houses in the area, evolving a distinctive architectural style of long, low roofs and ground-hugging outlines, using traditional English rustic materials—mainly slate and white roughcast plaster or render. According to Norney Grange’s owner: ‘Voysey’s approach was holistic; he designed everything. Thomas Elsey of West London made for him the metalwork gutters, down pipes, door handles, key holes and keys, fireplaces, air vents and hinges. He disparaged overt decoration and fashions in furniture, which had to be simple and functional. At Norney, he experimented with a quintessentially English architectural style. Thus the slates on this and many of his houses are from Westmoreland; the leaded light windows are of Tudor style; at the eastern end,

Grade II*-listed Norney Grange has retained its original interiors, including its marble fireplace and gallery landing, ‘largely intact’

the shaped leaded roofs above the inglenooks are of Gothic style; the panelling inside is of Austrian oak, but apparently such trees grew on the nearby common.’ Norney Grange was built in 1897 for Canon William Leighton Grane of the Chichester Diocese who, according to the owner, ‘had talked to Lutyens, but chose Voysey’. In 1903, the main house was extended to the west with the addition of a service wing and a stable block for Sir James Gadesden Wainwright, a governor of London’s St Thomas’s Hospital. Sir James died in 1929 and was succeeded at Norney Grange by Herbert Le Marchant, who commissioned the botanist and plant explorer Frank Kingdon-Ward to bring back an exotic collection of plants and shrubs from south-east Asia that were interspersed with Voysey’s original planting. Although now in need of maintenance, the gardens are a mass of colour in spring, with bluebells, daffodils, and banks of rhododendrons traversed by the romantic Kingdon-Ward’s Walk. In 1952, Norney Grange was bought by the Clapshaw family, the current vendors, since

when, according to its Historic England listing, the interior has remained ‘largely intact’. The listing notes, in particular, ‘the panelled entrance hall with its half-domed ceiling, gallery landing and square-railed baluster; the original “bird and tree” ventilation grilles; the panelled library with its marble fireplace and original copper and brass surrounds; and the green marble chimney breast in the end room to the left’.

He experimented with a quintessentially English architectural style The house is broadly divided into two parts, with the larger and more impressive family accommodation on one side and the staff and service areas on the other. In all, the accommodation comprises the entrance hall, four main reception rooms, a kitchen, butler’s hall, pantry and various domestic offices on the ground floor, with five principal bedrooms,

five secondary bedrooms, three bathrooms, a box-room and attic storage on the floors above. It comes with two lodge cottages— the two-bedroom gate lodge and the threebedroom Stable Lodge, which provides garaging for several cars and a stable block. ‘Although some rearrangement, upgrading and decoration is now required, Norney Grange has enormous potential to create a spacious and comfortable family home surrounded by its own extensive grounds within the Surrey Hills AONB, Green Belt and designated Area of Great Landscape Value—with all the protection that implies,’ says selling agent Theo James-Wright. Across the county border in east Hampshire, the story of another classic Arts-andCrafts house, Conford Park House, which sits in 50 acres of beautifully landscaped gardens, grounds, paddocks and woodland on the edge of the charming hamlet of Conford, 1½ miles from the village of Liphook, has followed a different trajectory. Built in 1906 for Sir Archibald MacDonald, 4th and last Baronet MacDonald and Lord 105

Above and right: An idyllic small estate, Conford Park House, Hampshire, has airy reception rooms and five bedrooms. £8.5m of the Manor of Ludshott, the house was constructed of whitewashed walls with flared gables under a tiled roof. Following the failure of his marriage, the heavily mortgaged estate was sold and Sir Archibald was declared bankrupt. He died, aged 48, in 1919. Conford Park House rode out the storm and had already been upgraded and modernised by dedicated previous owners when the present incumbents bought the property in 2005. They, too, embarked on a complete refurbishment programme that included extending the house and adapting the internal layout to its present, ultra-modern configuration. The house was re-plumbed, re-wired, fitted with new bathrooms and a striking open-plan kitchen, now the centrepiece of the house Underfloor heating was installed throughout the ground-floor rooms and in the master- and guest-bedroom suites. A spectacular new indoor swimming-pool complex was added to the north and linked to the house. Lacking only its own spacecraft, this perfect small estate is now on the market through Knight Frank (020–7861 1065) at a guide price of £8.5m. Light streams through the house, which boasts a gross internal area of more than 12,300sq ft, including entrance and reception halls, four free-flowing main reception rooms,

the open-plan kitchen/breakfast room, a boot room and wine room, a large master suite with his-and-hers dressing rooms, two en-suite bathrooms and a balcony and four further bedroom suites. Further accommodation is available in the gate lodge, plus another estate cottage, and an excellent garage building by the house has space for three cars, with a private office and boardroom on the first floor. Over the past 15 years, the gardens of Conford Park House have been designed and

configured to embellish the estate’s already idyllic parkland. Deer-fenced and irrigated from the lake, they include a kitchen garden and greenhouse, an enchanting secret garden with gravelled paths and neat flower borders, a purpose-built chicken coop and a children’s playground. On the south-east side of the house, terraces, clipped borders and a belt of mature trees stretch down to the lake and its boathouse, beyond which are fields, paddocks and a large area of mature woodland.

How to live the dream

Charmingly unpretentious former farmhouses are hard to beat Norfolk, excess £950,000 It’s difficult not to be drawn to this pretty pink farmhouse dating back to 1537—with all its exposed beams and inviting woodburners. In the wild Waveney Valley village of Denton, five miles from Harleston and Bungay towns, Grade II-listed Pear Tree Farm has been beautifully updated with five bedrooms, two under the towering pitched roof and one en suite. The drive sweeps through eight acres that include a double garage with a converted attic space (an excellent home office), six stables, tack room, outdoor school and paddocks. Buckinghamshire, £1.375 million In the Chiltern Hills AONB on the outskirts of Great Missenden—where Roald Dahl wrote in his garden shed for some 30 years—brick-and-flint Frith Hill Farm is pretty as a picture, white picket fence and all. Dating back to 1630, it has three/ four bedrooms, three/four sitting rooms, a wooden summerhouse, detached garage and a cottage garden of dreams, plus a vegetable plot and 1½-acre paddock with separate access from the road. When Sir Francis Fatt-Catt floated his payday loans to an online gambling empire for gazillions, he was determined not to rest. ‘Whatever the Champenoise can do, I can do better,’ he said on a visit to Épernay with Lady Fatt-Catt. A trip to the Napa Valley with his mistress inspired him to create the swankiest, most state-of-the-art winery, designed by an architect about whom he read in How To Spend It.. And spend it they did: the cellars, visitor centre and tasting room are a vision in marble and glass that, most importantly, is bigger and better than any of his ‘woefully unambitious’ competitors. ‘For me, this is about creating a legacy rather than a quick buck,’ he said to his accountant Eddie Excel over a glass of his first ever vintage of Fatt-Catt Brut. ‘Just as well,’ muttered Eddie, ‘this project could prove that the only way someone like you will ever make a small fortune in this business, is to start with a huge one.’ GK

Devon, £1.295 million Long views over the valley of the River Yealm stretch out from five-bedroom Mill Farmhouse, which was once part of the Kitley estate. Secluded grounds of gardens, terraces, pasture and woodland stretch to nearly four acres, beyond which the South Hams market village of Yealmpton is within easy reach. All the bedrooms, together with the dining, drawing and family rooms, are spacious and a water pump in the kitchen dated 1849 is one of many characterful touches in this beautifully restored early-Victorian property. Northumberland, £850,000 One can only imagine the awe felt by the labourer who, when taking down the remains of 12th-century fortified Fenwick Tower in 1775, happened upon 226 gold coins minted mostly for Edward III and Richard II. Alas, the hoard is no longer in situ—some of it can be seen in the Hunterian Museum, Glasgow—but the treasure that remains in this little hamlet of Fenwick, between the villages of Matfen and Stamfordham, is a 17th-century farmhouse with a 19th-century front, incorporating that ancient tower’s remains. Grade II-listed Fenwick Towers Farmhouse has four bedrooms, one en suite, and glorious views over the Tyne Valley, and its 2½ acres include formal gardens, grazing paddocks and timber stables, with two loose boxes and a tack room. There is potential for further accommodation in an attached stone store and, via separate negotiation, another outbuilding may be acquired. Finest Properties (01434 622234)
