1122 Madison Avenue is an luxury residential development located at the corner of Madison Avenue and East 84th Street. The project comprises condominium units averaging 3,500 square feet. The development strategically assembled multiple parcels and secured 20,000 square feet of air rights to optimize building height and view corridors.
In alignment with New York City’s City of Yes for Housing Opportunity initiative, third-floor amenity spaces are designed to qualify for a zoning floor area exemption of up to 5%, enhancing resident experience while maximizing buildable efficiency. Carefully positioned lot line windows further ensure protected panoramic views of Central Park, reinforcing the project’s premium market positioning.

This project is about the street facade alternation work ; new cladding facade is installed over existing building wall from 4th floor to 12th floor after demo of 12-story steel frame building located at 1270 Broadway in Manhattan NY.
Since landlord has his own preferred façade design at the beginning of the architectural process, it is a challenge to develop how to install newly patterned GFRC and metal panels on the existing structure.
The face of existing wall is parged to receive air barrier and removed excessive wall surface in order to install insulation, and sub-structure system for new exterior cladding. Primary and secondary steel structures are exposed to be adequate fire-rated as building code requirement. The partial roofing is replaced by the new parapet wall, and exterior lighting.

Cities across the globe are increasingly confronting challenges of urban decline, driven by factors such as population loss and shifts in industrial structures. This has underscored the need to revitalize cities by strengthening local capacities and effectively utilizing regional resources.
New York and other major cities in the Eastern United States have experienced similar patterns of urban decline in the past but have gradually addressed these issues through urban regeneration. This research analyzes successful cases from these cities to identify key factors and derive insights that can inform urban regeneration policies in Korean local governments. It is anticipated that the findings will support policy development in Korea and contribute to further academic research in the field.

Understanding the nature of Architecture, we are used to do collaboration with different offices, and even teammates. Each firm, or architect has unique office cultures and styles. It is hard to make a community with other professionals of different offices, even though we share NYC as a building site.
Korean Architects Association of New York (KANNY) starts as a professional networking platform for Korean architects / interior designers / landscape architects working in NYC. Since the size of organization increased ; members from different architecture firms all around NYC, KAANY is a platform to share each office cultures, and styles to understand the current architecture trends of NYC.
KAANY recently coordinates and organizes KAANY Architalk Zoom meeting to share their experiences to public or other professionals.
