NYC has many rent stabilized buildings to provide protections to tenants besides limitations on the amount of rent increases. Most of the stabilized buildings located at Harlem, NY and these pre-war brick buildings’ landlord lose their needs to do interior renovation for better units.
Rent stabilized building is good for the tenants who seek affordable housing, but it also prevents landlords from renovating the interiors. After Housing Stability and Tenant Protection Act of 2019 (HSTPA 2019) affected, increasing market value is more restricted as a landlord. Apartment combination or reorganizing a unit with adjacent units could be a solution to increase market value legally.
Working with several managements, apartment combination could help increase the market value of ladnlords’ properties and have better interior layout including ADA code for future tenants.

Originally, 113 East 2nd Street was a 25-foot wide, 6,993 square foot two family townhouse. There was an owner’s unit with seven bedrooms, four full baths and a half bath. On the parlor floor, there was a separate one bedroom apartment with one tenant.
Developer requests to change the certificate of ocupancy of this building from two family house to Multi family house serving as a dormitory for students attending New York University nearby. Each floor has four or five individual bedrooms, two bathrooms, and a big living / dining space to share in the middle. Each floor works indepently and all tenants can share a common rear yard, a celllar for storage. For complying with light & ventilation regulations, new windows and kitchen layouts were installed.

The original vacant structure located 168 Creek Road, Wading River, NY consists of a wood frame 2-story house. From the detailed external inspection performed at the request of the Town Attorney’s office, the dilapidated and unsafe existing condition of the structure was confirmed. After numerous requests to the current owner to correct the unsafe conditions, it remained in an unsafe structurally jeopardized condition which continued to worsen every day. There was also an evidence that the roof had begun to fail and was allowing rain water to enter the structure. This water had infiltrated the wood flooring and making it unsafe.
From this project, existing unsafe features are demolished, and new vacation house programs are provided with new waterproofing structures. New Front Exterior resembles neighboring houses and big rear windows towards the beach give benefits to the tenants.

Residential Interior Renovation

Working with Silverstein interiors ; Silverstein interiors has specialized in building services for the residential market in New York City and Hamptons for over 27 years. Primarily focusing on townhouses and high-end living spaces.
The Chelsea Club is a 42-unit, 12-story condominium designed by Andres Escobar and was amonst the first boutique scaled buildings to be developed in the West Chelsea area.
This project provides new lighting systems, and new plumbing fixture layout for the tenant’s comfortable experiences.

This project is about the street facade alternation work ; new cladding facade is installed over existing building wall from 4th floor to 12th floor after demo of 12-story steel frame building located at 1270 Broadway in Manhattan NY.
Since landlord has his own preferred façade design at the beginning of the architectural process, it is a challenge to develop how to install newly patterned GFRC and metal panels on the existing structure.
The face of existing wall is parged to receive air barrier and removed excessive wall surface in order to install insulation, and sub-structure system for new exterior cladding. Primary and secondary steel structures are exposed to be adequate fire-rated as building code requirement. The partial roofing is replaced by the new parapet wall, and exterior lighting.

Located in a 2-story carriage house with a cellar in Gramercy, Martiny’s is a Japanese-style cocktail lounge.
In 1880s the millionaires around this neighborhood were largely gone and their carriage houses had been converted to the business or replaced by the modern commercial structures. This 2-story brick carriage house at No. 121 East 17 Street is the only survivor to keep the history of the neighborhood. It once housed the horses and vehicles of one of the Square’s wealthy residents.
Developed new interior layout and circulation to harmonize this building’s unique mood and new program : cocktail lounge.

Working with JASA ; JASA is an industry leader in providing safe, affordable, and accessible apartments for 2,280 older adults and disabled individuals. JASA owns eleven buildings in prime locations : waterfront properties in Brooklyn & Queens, as well as space in Manhattan’s East Village.

Studied The Uniform Federal Accessibility Standards (UFAS) / ADA code in order to change existing regular apartments to UFAS / ADA code complied apartments for older adults and disabled individuals. As most of the units were occupied during renovation,tried not to change the existing layout dramatically and designed the apartments fulfilling current tenant’s individual needs as long as that request complies UFAS/ ADA code as JASA required.

Given its original purpose as a light industrial manufacturing plant, its footprint of 50m x 36m is easily ten times larger than the typical building in Nantou old town, Shenzhen, China. By declining of its original use during today’s indurstrial changes and urbinization, the building stood underutilized and unable to provide adequate spaces for the programs that currently occupy it.
The Public Circle project is a exploration to preserve the industrial heritage of the building, while revamping its cultural and recreational potential to suit the curent needs of the community ; Public welfare facilities for its neighborhood.
The coexistence between new bubble shaped welfare programs and existing column grids shows a harmony of old and new.

Understanding the nature of Architecture, we are used to do collaboration with different offices, and even teammates. Each firm, or architect has unique office cultures and styles. It is hard to make a community with other professionals of different offices, even though we share NYC as a building site.
Korean Architects Association of New York (KANNY) starts as a professional networking platform for Korean architects / interior designers / landscape architects working in NYC. Since the size of organization increased ; members from different architecture firms all around NYC, KAANY is a platform to share each office cultures, and styles to understand the current architecture trends of NYC.
KAANY recently coordinates and organizes KAANY Architalk Zoom meeting to share their experiences to public or other professionals.

Even though Computer drafting, and 3D rendering is the neccessary for today’s architecture industry to communicate, freehand drawing skill is still important to deliver the ideas and understand the process of architecture. When the spatial complexities or details are unclear, we rely on designer’s capacity to quickly create a freehand drawing. This visually communicates the idea in an instant with other designers, contractors, or clients.
Freehand drawing isn’t meant to compete with digital technoogy when it comes to measurement and perfection, but it offers inspiration.
