Second Floor Stairs with wide-plank flooring lead to the upper three levels comprising each of the primary residences. This stairwell includes the only shared wall with the lower floor apartment, maximizing privacy and creating two truly separate living spaces. Additionally, acoustic sound treatment and insulation between the apartment and primary living area were installed to reduce noise transmission.

1420 | South Residence On the second level of the home is a guest bedroom, den, a full bath, and the in-unit washer and dryer for the primary residence. The entire floor provides an opportunity to host guests in comfortable private quarters. The bedroom boasts a dramatic view of the dynamic Seattle downtown skyline and includes a large double closet. The façade expertly makes use of Hardie lap siding, metal, and other natural elements to create a look reflective of the Pacific Northwest aesthetic. Q&A 1. What inspired the design and concept of this project? Seattle has a complex housing situation. Affordability to buyers is one of the biggest issues our city faces, so we developed this project with the goal of providing a solution for buyers to offset the increased cost of housing. By providing an additional, fully appointed apartment on the ground floor, each home has immense flexibility with how it’s lived. The space can be rented out to a tenant, offered as a short-term rental, used as a mother-in-law suite, or even a work-from-home office. We’re excited to learn how future owners will use the space. 2. What are some unique features of this project that set it apart from others in the area? The VIEWS are huge and unobstructed from the top two floors. It highlights many of Seattle’s best features including the Space Needle, float planes taking off from Lake Union over the floating houses, and our picturesque city skyline. We love the designated top floor master suites with large walk-in closets and access to the roof

Perched high on Taylor Ave N., it’s within a short walking distance of Lake Union, the Seattle Center, and Climate Pledge Arena, as well as all the major employers in the area. While it’s close to the action, it still has a very residential feel on the block with a mix of other housing types like single-family, condo, and townhouses. 4. What was the most rewarding part of this project for you? Providing a unique housing solution that can help future buyers offset the cost of living. 5. What measures did you put in place to maintain quality control throughout the build? We’ve been building in Seattle for almost a decade and maintain great relationships with some of the most skilled tradesmen in the region. We’re at the project every day working through details with them to maintain the highest quality and best finished product.

Neighborhood The only Seattle neighborhood named for an architectural style, vibrant Queen Anne is a community that embraces both its rich history and its dynamic, modern amenities. Over the years, grass-roots efforts by residents have helped preserve the distinctive character of the neighborhood. Formed in 1971, the all-volunteer Queen Anne Historical Society is still active today, maintaining archives, organizing tours, and tracking and nominating historic sites for landmark designation.
