A MANDA’S R EAL E STATE T IPS TYPES OF INSPECTIONS A home inspection is a very important component when selling or purchasing a home. While the Buyer is generally the one getting a home inspection done, the Seller can benefit from getting their own inspection(s) done prior to listing their house to learn of any issues that may prevent or delay a closing. 1. General Home Inspection: This looks at several parts of the home and typically include, structural components, exterior components, roof, plumbing, heating and air conditioning, major appliances, fireplaces, windows and doors. 2. 4-Point Inspection: This type of condensed inspection report looks at 4 major components of the home: roof, HVAC system, electrical system and plumbing. 3. Wind Mitigation: This focuses on the roofing system (often, a discount in insurance premium is available when this is provided if the roofing system meets certain standards). 4. Wood Destroying Organism Inspection (often called a WDO/termite inspection): This is a required report for all VA loans. 5. Air Quality Testing: This type of inspection often takes longer to come back because air samples are taken and analyzed for many airborne organisms, including mold.
