• Although recent increases in interest rates have influenced much of the media commentary, we have yet to see significant change in the property market with auction success rates still remaining relatively high at 73% and 96%.
• When comparing the last two quarters, the number of average bidders per auction only recorded a minor change from 2.77 down to 2.1,; meaning that genuine buyer competition still exists across all our auctions.
• Clearance rate has adjusted slightly down over the last 90 days, moving from 56% to 43%, however sellers should remain confident as post auction sales that contribute to the overall success rate quickly follow.
• It’s evident that there have been challenges in buyers obtaining finance approvals which has caused a slight reduction in bidding participation, this hasn’t stopped buyers from purchasing; it’s just delayed their negotiations until post auction.

On Sunday 25th September the Ray White Coastal Living Network Auction Event made history yet again by hosting the Sunshine Coast’s largest in-room property auction.

The exquisite multi-level Cotton Tree penthouse at ‘Rise’ 1102/67 Sixth Avenue Maroochydore, was the most anticipated property and the highest sale of the day. Following a hot bidding war, the penthouse was sold by Ray White Maroochydore’s listing agent Reuben Park for $5 million.

Since its inception in 2015, the network has now auctioned 393 properties, totalling in $206.3 million in sales. Now in its seventh year, the event continues to grow. 300 interested attendees gathered from 9am at Mercedes-Benz Sunshine Coast, eagerly awaiting the action to begin.

As we move back into a more normal market; we also see local buyers again dominating this chart.
• With 203 auctions conducted in the quarter, each auction campaign received on average 18.2 buyer Inspections, compared to 10.2 if the property was marketed with a price.
• Auction campaigns are therefore generating 78.4% more buyer interest than any other sales strategy.
• Stock levels have remained relatively consistent over the last six months with an equal number of listings remaining on the market.
• There has been a slight reduction in the number of sales, 111 down to 84 during the reporting periods, this probably suggests that its taking a little longer to achieve a sales outcome, possibly due to the time it takes buyers to obtain finance approvals and/or waiting for an existing property to sell and settle.
