


As the sun sets on another incredible season here in John’s Island, we would like to sincerely thank all of our friends, neighbors and clients. The season was filled with lots of wonderful events making great memories with family and friends.
Some of this year’s highlights included the opening weekend cocktail party back in November to welcome everyone back to share tales from their summer adventures. The Christmas and New Years’ time was a huge success with countless events to bring everyone together culminating with the Christmas Carnival, Christmas Eve and Christmas Day dinners and photos with Santa!
The spring saw the arrival of the everloved John’s Island Community Service League’s event - this year was western themed and headlined by none other than county music legend Wynonna Judd. This private concert was a fitting
end to season benefitting a great cause and will surely be talked about for years to come.
On the real estate front, it was another busy season that saw ups and downs, as most presidential election years do, but ended strong with a number of larger and record-breaking sales.
From January 1 – April 30, 2025 there were 26 sales and another 12 properties under contract totaling $184,788,900. John’s Island Real Estate was proud to assist in well over 80% of these transactions. Another notable statistic is that the average sale price of property in John’s Island increased 13.3% from the same time in 2024, punctuating the robust nature of the John’s Island Real Estate market.
Looking at the larger Vero Beach barrier island market, the average sale price for properties in John’s Island was 2.4x higher than luxury properties sold in the same timeframe outside
the gates of John’s Island. John’s Island also continues to maintain a much lower percentage of inventory on the market compared with luxury properties on the barrier island. All of this points to the fact that John’s Island remains a strong and safe place to invest and our real estate values continue to outpace major equity market indices during the same timeframe.

While sales volume was relatively flat compared with the same time period last year, number of units sold had decreased by 10%. We believe this is due to a broad lack of available inventory in the marketplace. We were encouraged to see that the average sale price was up over 13%, which should give current residents comfort to know that their investment here continues to outpace the general real estate market over both the near term and longer term. We were also encouraged to see that over one-third of all properties continue to sell at or above their asking prices, punctuating the continued demand to be in John’s Island for John’s Island real estate.

• POLITICAL POINTS
Changes in D.C. and a political shift in the White House contributed to a quiet start of the year as buyers and sellers digested the expected changes in power. Shortly after the new administration transitioned, there was a demonstrable increase in real estate activity.
• TARIFF TOUCHDOWN
Similarly, with the talks of tariffs in early April, high market volatility and a sell-off in stocks, we saw a brief pause in activity as buyers and sellers adjusted to a new dynamic and effects on investment portfolios and real estate. Soon after, the markets leveled and returned to normal – including the JI market.
• PRICING
As season hit full swing in February, there were pointed increases in average selling prices of single family JI homes relative to unchanged average selling prices for the condominiums and cottages at Johns Island. Inventory of single family homes remain at very low levels with correspondingly very high demand for select new listings.
• HIGH VALUE HEATING UP
Luxury housing demand continued to be strong across Florida – and JI took a large share in that trend.
