Sales Volume Vs. Units Sold
After a long winter, the Star Valley real estate market started to thaw after a modest start to 2025 that saw an 8 percent dip in both transactions and sold dollar volume compared to Q1 2024.
Home sales, especially in Star Valley Ranch, were one of the few bright spots for the first three months of 2025. Twenty-six homes sold across Lincoln County (a 13 percent increase year over year) generating more than $17M of the valley’s overall year-to-date total of $23.9M. Star Valley Ranch enjoyed 11 of the Q1 home sales compared to only seven sales in the community for the same period last year.

closings in Alpine for Q1 2025 represented a 16.7 percent increase in activity compared to the same period in 2024. Year-to-date sales range from $56,000 (for a half acre parcel in Thayne) to more than $1.7M (for a 5-bedroom, 4,000 sq.ft. home on more than 4 acres in Thayne and where Jackson Hole Sotheby’s International Realty represented the buyer).
Activity around Star Valley is sure to pick up as the community shifts into summer, but a slight uptick in inventory will be one metric to watch as the valley approaches Memorial Day. Last April, 230 properties were listed for sale across Lincoln County. One year later, that number has increased to 278 active listings (or a 20.9 percent increase) throughout Star Valley.
