Star Valley, Wyoming & Idaho — Q2 2025

Sales Volume Vs. Units Sold

Seventeen transactions with a listing price of $1M or more helped to push the Star Valley market to a 6.2 percent increase in dollar volume compared to Q2 2024. Despite posting 156 sales through Q2 2025, however, transactions lagged behind last year when the valley saw 174 closings (or a 10.3 decrease year over year).

Thayne saw the lion’s share of the market’s activity with 87 closings through Q2 (or more than 55 percent of all Lincoln County sales). The corresponding dollar volume of more than $40M also represented more than half of the total Star Valley market.

Sales Volume By Area

The average transaction price in Lincoln County jumped 18.4 percent from $425,347 in 2024 to $503,758 this year. The median (or mid-point) sale fell from $375,000 last year (for a 5-bedroom home on 1 acre in Auburn) to $330,000 through Q2 2025 (for a 10-acre parcel in Etna).

As has been the trend thus far this year in both Jackson Hole and Teton Valley, Idaho, inventory is on the rise in Lincoln County. In July, 2024, 422 listings of all property types were available for sale across Star Valley. One year later, that number has grown to 452 active listings (or a 7.1 percent increase year over year).

Sales Volume By Price Category

Land & Ranches

Vacant land sales in Lincoln County have cooled off thus far in 2025 compared to Q2 2024 with a 17 percent decline in transactions and with a complementing 16 percent dip in sold dollar volume. All three regional markets (that is, Jackson Hole, Teton Valley and Star Valley) saw vacant land sales slip for the first six months of 2025.

The median – or mid-point – sale dropped from $175,000 last year (for a 5-acre parcel in Thayne) to $115,000 through Q2 2025 (for a 0.5-acre parcel in Rockbridge subdivision in Afton). Four larger vacant land sales with a listing price in excess of $775,000 helped push the average land transaction up slightly to $190,111.

Despite inventory shrinking slightly from 248 active listings last July to 234 properties for sale in 2025, the pace of sales squarely places this segment of Star Valley in the “Buyer’s Market” category.

Choices for would-be buyers range from $49,000 for a 0.3-acre parcel in Star Valley Ranch to $12M for a 1,500-acre ranch bordering Crow Creek outside of Afton.

Single Family Homes

Volume By Area

Like the overall Star Valley market, home sales saw a decline through Q2 2025, posting 68 transactions this year compared to 77 closings in the first six months of 2024. Fourteen sales with a listing price of $1M or more, however, helped to push the year-to-date dollar volume to more than $56M, or a 3.7% increase over last year. The home sold volume also represented 71.4 percent of the total Star Valley real estate market total of $78.5M.

Upper-end home sales drove the average sale price up 17.5% from 2024 to $825,521 in 2025, while the median – or mid-point – sale fell from $595,000 in 2024 (for a 3-bedroom, 1,700 sq.ft. home in Alpine) to $580,000 in 2025 (for a 3-bedroom, 1,000 sq.ft. home in Etna).

Homes available for sale in 2025 also increased from twelve months ago. Last summer, 164 homes were on the market across Lincoln County. One year later, that number has grown to 204 (or a 24.3 percent increase year over year). Much like the Lincoln County vacant land segment of the market, Star Valley homes also currently fall squarely into the “Buyer’s Market” category.

Swan Valley, Idaho

Sales Volume By Area

Coming off Q1 2025 when Swan Valley only saw three transactions, this market segment rebounded slightly during Q2 with five closings. The year-to-date sales and complementing dollar volume both lag 2024, which was Swan Valley’s best year ever.

Activity in this micro-market between Alpine and Victor saw activity split evenly between raw land and residences. One home sale with a listing price in excess of $1M was the region’s bright spot thus far in 2025.

Properties currently on the market in Swan Valley grew from 27 active listings in July, 2024 to 32 properties currently for sale in 2025. Choices range from $152,000 for a 2.3-acre parcel in Palisades Creek Ranch to just under $10M for a 4-bedroom, 6,300 sq.ft. equestrian retreat on nearly 70 acres with its own indoor riding arena.
