It’s important to note that the homesite search is often the most challenging part of this process The reason for that is, downtown Naperville is a highly desirable place, the inventory of available to purchase homesites is very limited so the competition is high
That competition is not just other potential homebuyers Builders and investors also want to control as much of the inventory as they can so they can guarantee they secure the build on that particular homesite
The value of collaborating with a professional real estate agent is high throughout the process, but none more so than here.
Many buyers make the mistake of just thinking they can set up a search online and wait for the right homesite to pop up The problem with that is a large percentage of downtown Naperville homesites sell before they ever get to the market To identify the right homesite here are the components of a successful search strategy:

Municipalities have general easement and setback requirements in their building codes. Understanding these easement and setback requirements will be very critical to understanding how big the building envelope (the allowable portion where a home can be constructed) is for a particular home site. This can have important consequences for the size or style of home you could construct on any given homesite
S I Z E
In general, the larger the lot, the more building envelope you have to work with, giving you more flexibility in your floorplan choice. If you are looking for a bigger lot, they will command a premium, so be prepared for that.
S T R E E T L O C A T I O N
Where a home sits on a street is often overlooked by buyers. Does it have a street that dead-ends into it? Is it a through street that will get a lot of traffic? Take some time to figure those components out and you will be much happier with your decision.
G E O G R A P H I C L O C A T I O N
The geographic orientation of a homesite means a lot Which windows would you like more natural sunlight in the morning or afternoon? How about your outdoor spaces, would you like shade on those warm summer afternoons or do you prefer to bask in the natural sunlight?

The homesite you choose will have vegetation in place As you contemplate where your new home will be located on the homesite, will that mean the removal of certain attractive trees or shrubs?
FLOORPLAN SELECTION
Often the most exciting part of the process, finding the right floorplan design that makes the most sense for your needs is one of the best parts of the new construction experience.
However, we often find that this step is where many new construction dreams fizzle out We love choice as consumers, but too much choice can lead to analysis paralysis And choice is what you have when it comes to selecting the right floorplan. We love to simplify the process for our buyers, by narrowing the menu to three options:
ORIGINAL PLAN

In this option, we will partner you with an architect and/or builder who will match your desires to existing floorplans that may meet your needs and then work with you to make modifications to meet your needs This option is great for somebody that wants to be involved in the process but doesn’t necessarily want to spend extra time, money, and energy creating something from scratch.
PROVEN PLAN
Inthisoption,wewillpartneryouwithanarchitectand/orbuildertofindanexisting floorplantheyhaveontheshelfthatmeetsyourneeds Thisoptionisgreatforthose who are excited about building new, but not really excited about being very involvedinthedesign.
This option will reduce your cost and speed up the process because the village has reviewed the plan before and a builder has built the plan before It’s also great for thosewhoareveryvisual Manytimesanexistingplanisavailabletovieworpictures or video walkthroughs have been captured This eliminates some of the potential surprisesfromtheprocess.

Another critical component of the process is the builder’s approach to project management Because almost all of the laborers that will work on your home are being sub-contracted by the builder, how they manage that process is very critical. This step includes the teardown and removal of an existing home The demolition process is pretty straightforward and will usually be done in less than a week Once the existing home has been removed it will be time for excavation, which includes digging a hole for the basement and making any necessary improvements around the homesite. These could include the removal of existing vegetation and revamping the homesite to improve and remove any drainage issues.
FOUNDATION
Once the site is prepared, it’s time to pour the foundation. The first step is to pour the concrete footings Once the footings cure, foundation walls we poured
ROUGH FRAMING
Once the foundation has had time to cure It’s time for the carpenters to frame out your home, insert stairs, lay subflooring, and apply the roof sheathing
