PARAGON SUPPORTS BARRY HOWARD HOMES FOR 10 HOME NORTHAMPTONSHIRE DEVELOPMENT WITH £2.5 MILLION FINANCE

The funding package will result in two two-bedroom affordable homes, two three-bedroom affordable homes, a row of three three-bedroom properties, two four-bedroom detached houses and one five-bedroom detached houses.

The homes are being developed on the site of a former petrol station in the centre of the village.

Barry Howard Homes has been creating new and renovated homes in the East Midlands since the 1990s. With a commitment to quality and care, the company is today one of the region’s largest independent housebuilders.

The new development is situated at the heart of the historic Flore village in the Northamptonshire countryside and is ideally located for both Daventry and the M1.

Paragon Bank’s Development Finance division has provided a £2.5 million finance package to support the development of 10 new build houses in Flore, Northamptonshire.

Funding for the development was led on behalf of the bank by Relationship Director Adrian Reeves, with support from Portfolio Manager Jess Pilkington.

KEON HOMES STRIKES £5.3M AFFORDABLE HOUSING DEAL WITH GREENSQUAREACCORD

A derelict piece of land in Blakenall is being transformed into affordable housing thanks to a new partnership between GreenSquareAccord and a local developer.

Keon Homes, which was formed four years ago by Richard Williams, Warren Bolton and Noel Sweeney in 2019, will build the £5.3m Canalside Close scheme that will give people access to a 33-strong mix of one, two-bed apartments and two and three-bed houses.

The deal is the first time the two organisations have worked together and will tap into low carbon housing solutions from LoCal Homes, an advanced housing manufacturer based outside of Walsall.

This will see timber frame panels built offsite and then installed, providing a host of operational, cost and energy savings as a result.

Matt Beckley, Head of Development at Keon Homes, commented: “The Black Country urgently needs more affordable housing and this partnership with GreenSquareAccord is going to deliver exactly that.

“The properties are all high quality and feature the latest energy efficient measures meaning that potential purchasers can move into a home that will immediately help them with the cost-of-living challenge.”

He continued: “Work has started, and we expect it to be complete by the middle of 2024. Five Keon staff, joined by a network of strategic subcontractors, will oversee the build.”

All the new homes on Canalside Close will be built using low carbon LoCaL Homes Eco-200 off-site closed timber panel system, which will reduce construction times on site, and achieve savings overall in terms of carbon release.

The external wall panels will be finished with a brick slip system applied in the factory and will

further improve both the quality and delivery of the development. Waste will also be dramatically reduced and will make for a much cleaner and safer site.

This process is now fully approved under the NHBC Accepts Service as an innovative building system and reinforces Keon Homes’ commitment to utilising new techniques that deliver sustainable performance.

GreenSquareAccord’s Head of Development Mike Nolan said: “I am delighted to say that spades are now in the ground at Canalside Close. This new development is good news for Walsall residents, as we will be providing affordable homes that are sorely needed.

“With a range of properties available, from one-bed apartments to three-bed homes, our new venture will meet a variety of local housing need. In addition to reducing pressure on greenfield sites, this development will be built using cutting-edge and environmentally sound techniques.

“A lot of hard work has gone on behind the scenes to get us to this point and I am grateful to both Keon Homes and to Walsall Council for their assistance.”

ZENTIA LENDS A MENTAL HEALTH CHARITY A HELPING HAND

Ceilings manufacturer Zentia helps refurbish Glasgow Mental Health Network’s offices.

Leading UK ceilings manufacturer Zentia has helped a mental health charity with a facelift for its offices.

The Gateshead-based company donated 300m2 of its mineral ceiling tiles to the refurbishment of the offices in Glasgow that are home to the Glasgow Mental Health Network charity that celebrates its 21st anniversary this year.

The charity has been based in Templeton Business Centre, in the East end of Glasgow for 15 of those years, but the building is more than 100 years old and was in need of improvement.

As part of the wider project, Zentia supplied ceiling systems through specialist sub-contractor Glasgow Ceilings, who provided a team of two for a total of two weeks, installing the 600mm x 600mm

tiles on a Prelude 24 TLS grid in the medical rooms and corridors.

Zentia sales and marketing director Graham Taylor said: “We were delighted to be able to provide some tangible assistance to our sub-contractor and main contractor partners in all of our efforts to help people who need mental health support.”

Glasgow Ceilings’ director Gerrard Winter explained they were asked to get involved through main contractor BAM Construction, who support the HWS Helping Hand

initiative as part of their social value commitment to their North-East Hub Project in Parkhead.

Jim Ward, Regional Director, BAM Construction, said: “This was a great opportunity for BAM Construction and our supply chain to demonstrate our commitment to the local community and the social value that our projects deliver.”

HWS is a joint-venture organisation owned by both the public and private sectors which works with public bodies in the Greater Glasgow and Clyde area to design and construct facilities which provide services to local communities.

The ‘Helping Hands’ initiative was created by HWS to support an identified local community project or group with materials and labour to support the upgrading of an existing community resource.

A HWS spokesperson said: “This year, we’re supporting a charity whose work is more in demand now than it has ever been – the Mental Health Network in the East end of Glasgow. This has been on the back of our project with the NHS Greater Glasgow and Clyde at Parkhead, a £70 million new health and care centre.

“We visited the charity to create a ‘wish list’ of items they would love to have refurbished and we sent this wish list to our supply chain. As they are supporters of our previous Helping Hands projects they responded very generously. We have had every item on the wish list allocated and this also includes volunteers and cash donations. The overall value of the works will be in excess of £100,000.”

The spokesperson added: “Enhancing the facilities into a more modern and vibrant space will enable the Network to not only continue to provide the current level of support within a more welcoming environment, but to also welcome new members to join them.

“In addition, the initiative will help us to provide a better space to deliver training from and facilitate helping members to re-engage with local

service providers and in doing so reach more people and have a greater impact on social isolation and loneliness within the community.”

Gerrard Winter said: “We were more than happy to be involved with the project, as it’s a mental health unit, it is a great help to the local community. Our first large-scale project involving Zentia was with BAM Construction at Clydebank Health Centre which was completed in 2021, and we are hoping to be involved with the Parkhead project being delivered through BAM and HWS.”

Less is more – With its minimalistic, handle-free design, you might not immediately recognise it as a glass wiper, this is in part due to its elegant linear shape. The wiper is 82 mm, wide and because of its structure it makes it easy to clean corners, narrow angles or hard-toreach places.

The plastic core provides stability, but a light weight. The silicone coating ensures it lies in the hand without slipping even when hands are wet. However, should it fall, the soft surface will not leave any scratches or dents on the floor or shower surface.

Howdens Kitchens has today launched a £3m partnership with The FA through England Football to improve clubhouse facilities across grassroots football clubs up and down the country.

Howdens’ Game Changer Programme in partnership with England Football will see the kitchen company aim to fund £3m worth of kitchens over three years for England Football Accredited grassroots clubs. Eligible grassroots clubs can apply here to download application forms

To help launch the programme, football legends Jill Scott, MBE and Chris Kamara, MBE lent their support, driving home the importance of grassroots football and clubhouse facilities on their own careers.

Jill said: “I have so many fond memories both on and off the pitch. Over the years I’ve visited hundreds of clubhouses and it’s fair to say the kitchen facilities have certainly varied – from a tiny counter at Boldon Girls (my first club) where I used to spend 20p on a bag of mixed sweets after the game, to a bar serving

hot food (including my favourite post-match treat – pizza!) at Marine FC, where we played our Everton matches.

“The kitchen is the hub of the club, bringing together players, supporters and the wider community and that’s why I’m so pleased to be involved with the Howdens Game Changer programme, where grassroots clubs all over the country are set to benefit.”

Kammy added: “When I started out, clubhouse facilities were pretty basic! I went to many a tournament with just a bag of crisps and some water to keep me going, hoping that the manager would remember to bring the fruit for our half time snack. And, if we won, we’d often stop off at the chippie on the way home!

“Thankfully, we’ve come a long way since then, but many clubhouses still need help to improve muchneeded facilities. So, the new kitchens from Howdens will make a real difference to grassroots clubs and bringing local communities together.”

Howdens will work with The FA to support and fund the kitchens, and together they will help connect eligible clubs with local tradespeople, for the fit, via its 800 depots across the country.

1. Shop around

There are plenty of decent mortgage deals at present, so it’s always best to make sure you research thoroughly and have meetings with mortgage providers to ensure the deals are right for you. Once chosen, these are often locked in for six months and unless a chain falls through, they aren’t likely to change, which puts you in a good position. Investing in thorough research will always be worthwhile.

2. Fact check

Mortgage increases and updates to housing market legislation are happening all the time, and this is a cause for discussion in which facts can often get lost in translation. It’s important to research and fact check these updates and find out more about what the implications are for your situation specifically. This way, instead of assumptions, you’ll be making informed decisions.

3. Select a trusted conveyancer

It’s important to find an experienced conveyancer who will provide a thorough service when you’re buying a home. The earlier you instruct, the better prepared you will be. Your conveyancer will be able to give legal advice, handle contracts, undertake important searches, deal with the Land Registry, and the transfer of funds. Many estate agents will recommend a conveyancer, but it’s important to undertake your own research to make sure you find the right one for your purchase. Ensure that they are certified by either the Solicitors Regulatory

Authority or Council for Licensed Conveyancers or the Law Society.

4. Have patience

While you may be itching to get into your new property, it is vital that all aspects of the process are dealt with thoroughly. Sometimes the conveyancing process may involve a lot of paperwork and additional enquiries, but it is important to understand that all the legal aspects are being done in your best interests as a first-time home buyer. Aside from conveyancing, the mortgage arrangements, estate agent negotiations and the actual moving in process will also take some time.

5. Ensure you are fully satisfied with your final arrangements and negotiations

BEAUTIFUL GLASS STAIRCASE DESIGN IDEAS

There’s no limit to the power of a glass staircase in transforming your project

From barely-there triple laminated treads to gleaming low-iron balustrades, a glass staircase design brings a wonderful sculptural dimension to any new home or renovation project. Specialist staircase company Bisca is renowned for its innovative designs, bringing in transparency with superior attention to detail.

Structural glass

As part of a new build home in Yorkshire, Bisca designed this magnificent

feature staircase that incorporates structural glass with floating timber treads. Bisca used low iron glass, an extra clear type without the tint that glass usually has. Through the glass balustrades and open risers the owners have excellent views to the garden. The laminated balustrades form part of the structure as well as acting as handrails, giving it a clean, minimal look. Beneath the two feature plinths concealed lighting casts a halo, appearing to lift the stairs from the floor.

Helical glass staircase

There’s no need to feel restricted to a traditional stair design if you’re in a period home. Proving the point, this wonderful helical glass staircase design at Belvelly Castle Staircase, Cork, Ireland, connects two levels of the tower without intruding on the original walls. Relying on a raw steel spine for support, the staircase features an industrial exposed finish inspired by the castle’s 13th Century metalwork. The elliptical oak treads have a specialised matte finish and the glass balustrade brings in light, enhanced by a concealed LED strip in the underside of the leather-clad handrail.

Cantilevered walnut stairs

When Bisca was asked for a new staircase for an entrance hall in Shenfield, Essex, the owners looked at straight and helical designs before deciding on floating cantilevered walnut stairs with a glass balustrade. The walnut treads, cantilevered from the wall and from laminated glass at the foot of the stair, retain the feeling of space while LED lighting, hidden in the nose of the wall-mounted treads, provides a warm glow. The glass balustrade has low iron glass for improved visual clarity and minimal visible fixings. An oval profile walnut handrail caps the balustrade glass, also forming a feature newel at the foot of the stairs.

DOWNSIZERS OPTING FOR URBAN LIVING

Study finds retirees are preferring to live near cities rather than the country

NEW research has found approximately a quarter of all luxury new build homes in UK towns and cities are being bought by over 60’s.

Findings from leading property agents, Savills, revealed downsizers are increasingly viewing accessibility as the most important factor when relocating from their family home – dispelling the notion retirees set their minds on a country retreat.

Independent property developer Dundas has experienced an increase in the trend, with interest from over 60’s up 35% since the start of the year.

According to the Livingston-based firm, 20% of all enquiries have been driven by potential buyers looking to downsize – with The Wireworks development in Musselburgh generating the most interest.

Head of Sales and Marketing at Dundas, Craig Fairfoull, said: “Over the first quarter of 2023, we have noticed a stark increase in downsizers looking to purchase homes that fit their needs for accessibility, with proximity to shops and bars, theatres and galleries a catalyst in making the switch from their larger family homes.

“Musselburgh lends itself perfectly to this trend, with excellent transport links to Edinburgh’s city centre and a plethora of convenient amenities and facilities in the town. As a result, we have experienced an increase in enquiries for our development, The Wireworks.

Savills’ research also found energy usage to be a key concern for downsizers with new builds in Scotland saving on average more than a quarter on energy costs compared to second-hand properties.

TRADESMEN TOLD TO ‘GRAB APRIL BY THE BALLS’ AND CHECK THEIR TOOLS

Tradesmen across the UK are being encouraged to get hands on to ‘check their tools’ are in good working order by leading builder’s merchants MKM to mark April’s Testicular Cancer Awareness Month.

Following on from the successful launch of their ‘Check Your Tools’ campaign last year, MKM has once again partnered with charity The OddBalls Foundation to increase awareness and knowledge around testicular self-examination, while raising funds and helping to break down barriers to encourage more open conversations amongst men.

This marks the second year of the partnership between MKM and The OddBalls Foundation, with charity representatives set to host self-examination workshops at several of the builders merchant’s 100 plus branches across the UK.

Testicular cancer is the most commonly occurring can -

cer in men aged 15-49, with 2,300 new cases diagnosed annually. Despite being one of the most treatable forms of cancer in men if caught early enough, the illness still claims an average of 60 lives in the UK each year.

Nicola Ollett, Head of Marketing at MKM, said: “As April marks Testicular Cancer Awareness Month, we are encouraging our branches and customers to grab the opportunity to do some good and potentially save some lives along the way.

“One of the biggest issues surrounding self-examination is a lack of knowledge as to what to look out for, but a self-exam only takes a minute and being familiar with the look, feel and shape of your testicles can help you spot any abnormalities early.

“Testicular cancer is highly treatable if caught early enough, so regular selfexamination really does make all the difference.

“Last year’s campaign was a huge success, with Branch Directors and customers sharing positive feedback on The OddBalls Foundation workshops – this year we are looking to provide even greater support for our customers and the work of the The OddBalls Foundation.

“It’s all about communication and knowledge – some of our customers might turn a shade of red in the face when we tell them how important it is to check their tools but this is a message we are 100% behind and we won’t shy away from a potentially awkward conversation if it means we are raising awareness.”

The OddBalls Foundation was founded in 2015 and educates people on the basics of Testicular Cancer, encouraging regular self-checking to promote early diagnosis; ultimately, saving lives.

Kieran Kelly, Foundation Manager at The OddBalls Foundation, said: “Working with MKM last year was fantastic in terms of spreading the word of how important self-examination can be.

DUDLEY’S ALUMINIUM SECURES DORSET POLICE HQ PROJECT

CARDIFF-BASED FABRICATOR DUDLEY’S ALUMINIUM WILL SUPPORT THE CREATION OF A NEW HEADQUARTERS FOR DORSET POLICE AT THE FORCE’S WINFRITH SITE.

The project is the third police headquarters that the fabricator has worked on in three years, having successfully completed Gwent Police’s headquarters in Cwmbran and South Wales Police’s headquarters in Bridgend.

Dudley’s will be teaming up with Willmott Dixon Construction Limited for the project which will include a 30,000 square foot, three-storey Grade A office building. The design will incorporate a contemporary mixture of glazed curtain walling and facing brickwork. The headquarters is also being designed to the BREEAM ‘Very Good’ sustainability standard and will include air source heat pumps and an array of photovoltaic panels.

Dudley’s will install Metal Technology System capped curtain walling, doors, and manual and automatic windows, in addition to automatic entrance doors.

SHOREWOOD HOMES COMPLETES FIRST PROJECT UNDER PARAGON’S GREEN HOMES INITIATIVE

Shorewood Homes has completed the first project under Paragon Development Finance’s Green Homes Initiative.

Consisting of eight family houses over two sites, Shorewood’s Winchester development has achieved an Energy Performance Certificate rating of A - with the company using the latest materials and construction techniques to produce homes that minimise their environmental impact.

Paragon’s Green Homes Initiative aims to support SME housebuilders developing new domestic properties with the highest energy performance standards. Under the scheme,

developers delivering homes with an Energy Performance Certificate rating of A will receive a 50% reduction on loan exit fees.

The initiative is designed to support the UK Government’s target of net zero carbon emissions by 2050 and reducing emissions by 78% by 2035. The Future Homes Standard, from 2025, will require new homes built to produce between 75% and 80% fewer carbon emissions.

The deal was led on behalf of Paragon by Relationship Director Toby Burgess.

Shorewood Homes is a leading property development company, focusing on Winchester and the wider Hampshire area. The company aims to create sustainable homes which fit well within the traditional environment of Winchester, with period-style features.
