Flooring has launched a new, exclusive premium level engineered wood flooring range. The Lusso engineered wood collection is made with sustainably sourced PEFC American oak, making it an eco-friendly option for homeowners worried about their carbon footprint.

Designed to offer luxury flooring at a budgetfriendly price tag, the new range comes in a huge choice of designs. From stunning rustic herringbone patterns to chic traditional brushed oak, there is a Lusso wood floor to suit all design preferences.

Durable and Long-Lasting Flooring that Won’t Break the Bank

The Lusso range is one of the most durable engineered wood flooring options on the market, with each floor featuring a 5mm6mm wear layer. To back up its quality, Stories Flooring includes a 25-year structural warranty.

Each plank in the range is protected with either a lacquered or a hard waxed oil surface, ensuring an ultra-tough design. With this protective coating, you won’t need to worry about general wear and tear. Also, unlike most oiled flooring, the hard wax used on these floors means they don’t need to be oiled again after installation. This makes the process quick and easy for DIY enthusiasts.

One of its key benefits is its budget-friendly price tag. Although it easily rivals the best engineered wood flooring brands, the range is available at a fraction of the cost without compromising on quality.

A Range of Designs to Suit Any Renovation Project

The Lusso engineered wood collection boasts a range of beautiful oak finishes. From warm golden oak to classic light oak, and contemporary grey to dark burnt edge designs – whatever look you want to achieve you’ll find the perfect design to suit your requirements in this incredible new range.

The floors also come in a selection of striking finishes. Brushed and Handscraped finishes are available for a rustic, traditional look. Or for a more dramatic effect, the smoked oak finish is a great choice. The distressed finish floors meanwhile, are perfect for creating a vintage look that fits in well with a shabby chic design.

Choose from solid plank designs or add a luxurious touch to the

home with a herringbone effect floor. The different designs on offer make it easier to find the perfect match for any home décor.

A derelict piece of land in Blakenall is being transformed into affordable housing thanks to a new partnership between GreenSquareAccord and a local developer.

Keon Homes, which was formed four years ago by Richard Williams, Warren Bolton and Noel Sweeney in 2019, will build the £5.3m Canalside Close scheme that will give people access to a 33-strong mix of one, two-bed apartments and two and three-bed houses.

The deal is the first time the two organisations have worked together and will tap into low carbon housing solutions from LoCal Homes, an advanced housing manufacturer based outside of Walsall.

This will see timber frame panels built offsite and then installed, providing a host of operational, cost and energy savings as a result.

Matt Beckley, Head of Development at Keon Homes, commented: “The Black Country urgently needs more affordable housing and this partnership with GreenSquareAccord is going to deliver exactly that.

“The properties are all high quality and feature the latest energy efficient measures meaning that potential purchasers can move into a home that will immediately help them with the cost-of-living challenge.”

He continued: “Work has started, and we expect it to be complete by the middle of 2024. Five Keon staff, joined by a network of strategic subcontractors, will oversee the build.”

All the new homes on Canalside Close will be built using low carbon LoCaL Homes Eco-200 off-site closed timber panel system, which will reduce construction times on site, and achieve savings overall in terms of carbon release.

The external wall panels will be finished with a brick slip system applied in the factory and will

further improve both the quality and delivery of the development. Waste will also be dramatically reduced and will make for a much cleaner and safer site.

This process is now fully approved under the NHBC Accepts Service as an innovative building system and reinforces Keon Homes’ commitment to utilising new techniques that deliver sustainable performance.

GreenSquareAccord’s Head of Development Mike Nolan said: “I am delighted to say that spades are now in the ground at Canalside Close. This new development is good news for Walsall residents, as we will be providing affordable homes that are sorely needed.

“With a range of properties available, from one-bed apartments to three-bed homes, our new venture will meet a variety of local housing need. In addition to reducing pressure on greenfield sites, this development will be built using cutting-edge and environmentally sound techniques.

“A lot of hard work has gone on behind the scenes to get us to this point and I am grateful to both Keon Homes and to Walsall Council for their assistance.”

Keon Homes’ Matt Beckley concluded: “Canalside Close is the first time we have worked with GreenSquareAccord and hopefully this will be the start of what will be a strong partnership for the West Midlands.

“The £5.3m deal is also a fantastic way to celebrate our fifth birthday and continues our desire to disrupt the residential and extra care marketplaces.”

Keon Homes, which alongside Cameron Homes and Chasetown Civil Engineering is part of The Tara Group, has enjoyed rapid growth over the last two years, completing 142 plots with a further 500 either in build or part of a secure pipeline of sites.

The company works across the Black Country, Birmingham, Shropshire, Staffordshire, Worcestershire, and parts of the East Midlands, specialising in a landled model that will find, secure and purchase sites suitable for low-cost housing and ‘Extra Care’ schemes.

Let there be (even more) light with the new 2in1 roof window from VELUX®

Double the daylight in one installation

Leading roof window manufacturer VELUX is launching a new 2in1 roof window available in three variants from March 2023. With the launch of the new 2in1 roof window, VELUX is further improving its efforts in providing stunning daylight transformations through bigger roof windows that are more affordable and easier to install.

With 60% of homeowners viewing natural light as the single most important attribute in their home, the sleek and modern 2in1 roof window will be a great fit for homeowners. The design with two roof windows fitted in a single

frame, simply makes it an efficient way to reach the right amount of daylight at once.

Available in three variants

Besides the manual centre-pivot 2in1 roof window, VELUX offers a top-hung variant with an even wider panoramic view and a solar electric powered variant for extra convenience.

The 2in1 top-hung roof window opens from the bottom up to 45°. The outward opening gives homeowners an incredible uninterrupted panoramic view for a balcony-like feeling, without the window getting in the way. Meanwhile,

the sleek design and slim profiles allow for a larger influx of daylight to the home.

The 2in1 solar powered roof window is fully remote-controlled, for extra convenience within homeowners’ daily routine. And no need to worry about leaving the window open, as the rain sensor automatically closes any open window when it starts to rain. The new 2in1 roof window is compatible with the VELUX intelligent home control solutions for multiple product operations, scheduling and automation using VELUX App Control and VELUX ACTIVE.

All 2in1 roof windows are compatible with a wide variety of VELUX heat protection products and blinds.
The new VELUX 2in1 will transform your projects by doubling the daylight with one single and simple installation

Alex O’dell, Senior Market Director for Great Britain & Ireland for VELUX says about the news: “By listening to our homeowners’ and installers’ needs, we are excited to be launching our new 2in1 portfolio, setting a new standard in the roof window market. The VELUX 2in1 range will redefine roof windows, doubling the amount of daylight in every installation and dramatically transforming indoor spaces. The roof window’s slim profile allows for more natural light to flood inside, illuminating a room and creating a brighter, more welcoming atmosphere.”

He continues: “For installers, 2in1 will transform your projects by doubling the daylight with one single and simple installation - increasing project values with relatively little additional work. The response so far from the trade has been incredibly positive, and so we encourage you to experience it for yourself and signing up for installation training.”

Easy ordering and installation due to the one-frame design

With only one single product reference and one installation package, the 2in1 roof window is very easy to order. The single frame with two windows makes installation

of multiple windows easier than ever before. Both sashes can be removed to get the weight of the product down, making it easier to get the window from the ground to the roof. The installation of the one-frame module follows simple and well-known principles but with fewer components. The remote-operated variant is solar powered, so it’s easily installed without wiring. And only one installation and one lining is needed to get the benefits of multiple windows.

Symmetric and asymmetric sizes to accommodate personal design preference

The 2in1 roof window is available in eight different sizes with both symmetric and asymmetric variants for homeowners’ personal design preferences. This gives full flexibility when designing a room transformation.

The window comes in two glazing variants, the two-layer glazing provides great comfort with all standard features, including rain noise reduction, laminated safety glass, protection from UV rays, and toughened glass. The second variant with triple-layer glazing minimizes the

feeling of cold and blocks outside noise and has additional features like an easy-to-clean and anti-dew coating to provide clearer views.

Whether it’s 1950’s American retro decor, VIP lanes and cocktails delivered via app, or the transformation of single activity venues into mixed entertainment centres that include bowling alongside arcades, films, games, and restaurants, everyone is finding something that they like.

The growth in tenpin bowling as part of a wider entertainment offering – where games are played just a wall away from people eating their dinner, playing pool, watching a film or even singing karaoke – has upped the need for high performance acoustic isolation as standard, to ensure a good quality day or night out for all, as well as optimising usable space.

This demand has led Farrat to launch a niche range of products developed from our highly successful range of cinema acoustic solutions. BowlFLOOR has been designed specifically to meet the growing needs of leisure operators and developers looking for the acoustic isolation of bowling floors.

Tenpin bowling is seeing a resurgence in popularity in recent years, as the industry seeks to evolve to meet the needs of the next generation.

The unique challenge of acoustic isolation in bowling alleys is that there are three widely varying load profiles across a bowling lane; the approach where players stand, the lanes themselves, and the ‘pinsetter’ where the pins are positioned. In addition, there is the very low-frequency vibrational energy induced by a bowling ball impact.

Farrat’s range of BowlFLOOR products are manufactured to ISO standards at our Altrincham site in Greater Manchester. BowlFLOOR LITE, BowlFLOOR PRO, and BowlFLOOR MAX, and offer different levels of isolation to meet the level of acoustic isolation required for the environment. Our specialist engineers assist developers, contractors and architects in selecting the most appropriate specification.

Commenting on this growing market Farrat’s Senior Project Delivery Manager Neil Wilson said. “We’ve seen a much wider variety of bowling alley projects as they are being incorporated into adapted spaces such as old department stores or large

multi-entertainment centres where developers are looking to fit numerous activities into a confined space.”

He adds “we have also seen more ’boutique’ bowling alleys within bars in city centres which also provide a Food and Beverage offering. In each case we assess the environment and recommend the most appropriate and cost-efficient solution to achieve the necessary acoustic isolation to ensure a quality customer experience.”

To date Farrat have supplied BowlFLOOR systems to market leading bowling operators including Hollywood Bowl,

Superbowl, and Yalla! Bowling as well as the largest bowling equipment provider in the world, QubicaAMF. BowlFLOOR systems are designed to fit easily into any development schedule with straightforward installation guidance and follow up consultancy provided by their dedicated engineering and installation teams. Wilson concludes. “We also offer a full installation service for projects requiring this expertise in the UK as well as global on-site installation support and training.”

Farrat are due to launch a refreshed brand and new website in April as part of a 10-year growth plan.

Ceilings manufacturer Zentia helps refurbish Glasgow Mental Health Network’s offices.

Leading UK ceilings manufacturer Zentia has helped a mental health charity with a facelift for its offices.

The Gateshead-based company donated 300m2 of its mineral ceiling tiles to the refurbishment of the offices in Glasgow that are home to the Glasgow Mental Health Network charity that celebrates its 21st anniversary this year.

The charity has been based in Templeton Business Centre, in the East end of Glasgow for 15 of those years, but the building is more than 100 years old and was in need of improvement.

As part of the wider project, Zentia supplied ceiling systems through specialist sub-contractor Glasgow Ceilings, who provided a team of two for a total of two weeks, installing the 600mm x 600mm

tiles on a Prelude 24 TLS grid in the medical rooms and corridors.

Zentia sales and marketing director Graham Taylor said: “We were delighted to be able to provide some tangible assistance to our sub-contractor and main contractor partners in all of our efforts to help people who need mental health support.”

Glasgow Ceilings’ director Gerrard Winter explained they were asked to get involved through main contractor BAM Construction, who support the HWS Helping Hand

initiative as part of their social value commitment to their North-East Hub Project in Parkhead.

Jim Ward, Regional Director, BAM Construction, said: “This was a great opportunity for BAM Construction and our supply chain to demonstrate our commitment to the local community and the social value that our projects deliver.”

HWS is a joint-venture organisation owned by both the public and private sectors which works with public bodies in the Greater Glasgow and Clyde area to design and construct facilities which provide services to local communities.

The ‘Helping Hands’ initiative was created by HWS to support an identified local community project or group with materials and labour to support the upgrading of an existing community resource.

A HWS spokesperson said: “This year, we’re supporting a charity whose work is more in demand now than it has ever been – the Mental Health Network in the East end of Glasgow. This has been on the back of our project with the NHS Greater Glasgow and Clyde at Parkhead, a £70 million new health and care centre.

“We visited the charity to create a ‘wish list’ of items they would love to have refurbished and we sent this wish list to our supply chain. As they are supporters of our previous Helping Hands projects they responded very generously. We have had every item on the wish list allocated and this also includes volunteers and cash donations. The overall value of the works will be in excess of £100,000.”

The spokesperson added: “Enhancing the facilities into a more modern and vibrant space will enable the Network to not only continue to provide the current level of support within a more welcoming environment, but to also welcome new members to join them.

“In addition, the initiative will help us to provide a better space to deliver training from and facilitate helping members to re-engage with local

service providers and in doing so reach more people and have a greater impact on social isolation and loneliness within the community.”

Gerrard Winter said: “We were more than happy to be involved with the project, as it’s a mental health unit, it is a great help to the local community. Our first large-scale project involving Zentia was with BAM Construction at Clydebank Health Centre which was completed in 2021, and we are hoping to be involved with the Parkhead project being delivered through BAM and HWS.”

The distributor was CCF, Glasgow.

Less is more – With its minimalistic, handle-free design, you might not immediately recognise it as a glass wiper, this is in part due to its elegant linear shape. The wiper is 82 mm, wide and because of its structure it makes it easy to clean corners, narrow angles or hard-toreach places.

This cleaning aid has a groove-less design which avoids deposits of residue particles, guaranteeing a high standard of hygiene.

Easy Fix – It has a built-in strap that makes it particularly easy to store, the loop is in the same colour as the glass wiper and it can be hung up, either on the hook provided or anywhere else in the bathroom. At the same time, when you put your hand through the loop, it stops it from falling when you are using it. The loop means the wiper can be hung up in the bathroom using the selfadhesive wall holder that is supplied, it is very easy to fix to the shower wall using the “sticking instead of drilling” system.

Just select where it is to be applied i.e., the wall or shower partition: clean the surface, then remove the foil on the base of the holder and press onto the cleaned dry area. The very flat design ensures that the wiper lies elegantly on the wall. Available in white, black, grey and truffle, the wiper complements the latest colour trends and can be harmoniously integrated into the colour scheme of the bathroom.

Soft shell, hard core - The core of the glass wiper is made of a highstrength plastic, while the outside is covered with silicone which allows for a velvety, pleasantly soft touch. The plastic core provides stability, but a light weight. The silicone coating ensures it lies in the hand without slipping even when hands are wet. However, should it fall, the soft surface will not leave any scratches or dents on the floor or shower surface.

Howdens kitchens and england football launch £3m game changer programme for grassroots football clubs in england

• £3m partnership launched with Howdens Kitchens and England Football set to benefit hundreds of grassroots football kitchen facilities up and down the country

• The new partnership will fund clubhouse kitchens over 3 years to help improve grassroots football clubs, with a focus on local communities

• Jill Scott and Chris Kamara are campaign ambassadors

Howdens Kitchens has today launched a £3m partnership with The FA through England Football to improve clubhouse facilities across grassroots football clubs up and down the country.

Howdens’ Game Changer Programme in partnership with England Football will see the kitchen company aim to fund £3m worth of kitchens over three years for England Football Accredited grassroots clubs. Eligible grassroots clubs can apply here to download application forms

Andrew Livingston, Chief Executive Officer, Howdens, said: “There is quite rightly a lot of attention on grassroots football and what happens on the pitch. We feel that the off-pitch facilities are very important too, because clubhouses are the hub of the community, they’re the place for teas and coffees for the taxi of mum and dad, where the frozen wet feet of the army of volunteers dry off, and when the post-match discussion starts.

“If kitchens are the heart of our homes, then kitchens should be the heart of community grassroots football too,” said Livingston.

James Kendall, Director of Football Development at The FA, said: “We have around 18,000 grassroots

football clubs across the country and they are the cornerstone of our national game. A key part of our grassroots strategy is our commitment to strengthen every aspect of local clubs, particularly facilities which play such a crucial role in providing the right environment to play and gather.

“We’re really delighted to be working in partnership with Howdens on this unique Game Changer programme. By providing new kitchens at clubs which are most in need, we aim to help them grow and thrive and continue to make a positive impact on the lives of their players, volunteers, supporters, and the wider community.”

To help launch the programme, football legends Jill Scott, MBE and Chris Kamara, MBE lent their support, driving home the importance of grassroots football and clubhouse facilities on their own careers.

Jill said: “I have so many fond memories both on and off the pitch. Over the years I’ve visited hundreds of clubhouses and it’s fair to say the kitchen facilities have certainly varied – from a tiny counter at Boldon Girls (my first club) where I used to spend 20p on a bag of mixed sweets after the game, to a bar serving

hot food (including my favourite post-match treat – pizza!) at Marine FC, where we played our Everton matches.

“The kitchen is the hub of the club, bringing together players, supporters and the wider community and that’s why I’m so pleased to be involved with the Howdens Game Changer programme, where grassroots clubs all over the country are set to benefit.”

Kammy added: “When I started out, clubhouse facilities were pretty basic! I went to many a tournament with just a bag of crisps and some water to keep me going, hoping that the manager would remember to bring the fruit for our half time snack. And, if we won, we’d often stop off at the chippie on the way home!

“Thankfully, we’ve come a long way since then, but many clubhouses still need help to improve muchneeded facilities. So, the new kitchens from Howdens will make a real difference to grassroots clubs and bringing local communities together.”

Howdens will work with The FA to support and fund the kitchens, and together they will help connect eligible clubs with local tradespeople, for the fit, via its 800 depots across the country.

Here’s what conveyancing experts want you to know

Prospective homebuyers dubious about purchasing a new property can stay well informed about the state of the UK housing market with advice from conveyancing experts.

With the Bank of England announcing a further increase in mortgage rates this quarter many potential homebuyers may be feeling uneasy about stepping forward with purchases, leaving them more inclined to stay put and save.

From mortgage deal recommendations to conveyancing insights and key figures for first time buyers, the conveyancing team at JMP Solicitors shares advice for those looking to buy their first or next home in the current housing market.

Sharon Galley, conveyancing manager at JMP Solicitors, said: “Despite increasing mortgage rates, we’re still seeing a very buoyant and fast-moving market with unaffected rates, good deals and more enquiries on the ground.

“Mortgage deals are currently locked in for six months, which is plenty of time for the moving process to progress and if you pick a trusted solicitor, you will have the support you need to move forward and the transparency to make the right decisions.

“We’ve compiled our top suggestions for those feeling uncertain but wanting to push ahead with property purchases.”

Here are the five things conveyancing experts want you to know:

1. Shop around

There are plenty of decent mortgage deals at present, so it’s always best to make sure you research thoroughly and have meetings with mortgage providers to ensure the deals are right for you. Once chosen, these are often locked in for six months and unless a chain falls through, they aren’t likely to change, which puts you in a good position. Investing in thorough research will always be worthwhile.

2. Fact check

Mortgage increases and updates to housing market legislation are happening all the time, and this is a cause for discussion in which facts can often get lost in translation. It’s important to research and fact check these updates and find out more about what the implications are for your situation specifically. This way, instead of assumptions, you’ll be making informed decisions.

3. Select a trusted conveyancer

It’s important to find an experienced conveyancer who will provide a thorough service when you’re buying a home. The earlier you instruct, the better prepared you will be. Your conveyancer will be able to give legal advice, handle contracts, undertake important searches, deal with the Land Registry, and the transfer of funds. Many estate agents will recommend a conveyancer, but it’s important to undertake your own research to make sure you find the right one for your purchase. Ensure that they are certified by either the Solicitors Regulatory

Authority or Council for Licensed Conveyancers or the Law Society.

4. Have patience

While you may be itching to get into your new property, it is vital that all aspects of the process are dealt with thoroughly. Sometimes the conveyancing process may involve a lot of paperwork and additional enquiries, but it is important to understand that all the legal aspects are being done in your best interests as a first-time home buyer. Aside from conveyancing, the mortgage arrangements, estate agent negotiations and the actual moving in process will also take some time.

5. Ensure you are fully satisfied with your final arrangements and negotiations

For first time home buyers, you may go into a contract not fully understanding what is in your best interests. Your conveyancer will be able to provide you with the best possible advice to ensure you get the best deal for the short and long term. If at any time you are not satisfied with your agreements, it is vital you speak with your conveyancer, and they will endeavour to resolve any issues before it is too late.

“We need to be extra cautious and think carefully on how we use Earth’s resources, there needs to be a reason to bring new products to the market. They need to have a purpose beyond being beautiful to look at,” explains the designer Gudmundur Ludvik.

Therefore, Welling/Ludvik have in collaboration with Cane-line designed and created Choice: a chair, where recycled materials, flexibility and a long lifespan are the focal points of the design.

Choice consists of few elements, which can be altered in countless ways to match your needs and space. It has a moulded shell made from 98% recycled polypropylene, where you can choose between seven different shapes of bases in either steel or wood, and three different hights – dining chair, bar chair or counter chair. Choice is suited for both indoor and outdoor use depending on your choice of material.

Lastly, you can choose between a wide selection of soft Cane-line cushions for the shell, but is also beautiful without cushions, where one can see the beautiful details of the Choice chair.

Choice has multiple combination options, use your creativity to design the Choice that matches your personality and space. Should your needs and wishes change, you can easily change the appearance by changing bases or cushions. The Choice is yours.

“It is part of Cane-line’s DNA to integrate responsibility into our design and production. We have taken a big step in a more responsible direction with Choice, and we are proud to present a chair, where recycling and responsibility is part of both production, design and afterlife of the design,” says Cane-line’s CEO Brian Djernes.

Another focus point has been to ensure that Choice has a long lifespan, because the most responsible and best thing for the environment is to take care of your things instead of purchasing new ones. The cushions of Choice are designed to be attached to the shell without use of glue and tools. This gives you the possibility to easily remove the cushions to clean it or change it if you crave a different look.

“This means that Choice can be altered to changing needs that will occur over time, and thereby has a longer lifespan compared to many other chairs. For example, if you have a chair that has been outdoors for many years and now have worn-out cushions. You can easily bring the chair indoors, and change the cushions and thereby bringing new life to the Choice chair,” explains Gudmundur Ludvik.

There’s no limit to the power of a glass staircase in transforming your project

From barely-there triple laminated treads to gleaming low-iron balustrades, a glass staircase design brings a wonderful sculptural dimension to any new home or renovation project. Specialist staircase company Bisca is renowned for its innovative designs, bringing in transparency with superior attention to detail.

Structural glass

As part of a new build home in Yorkshire, Bisca designed this magnificent

feature staircase that incorporates structural glass with floating timber treads. Bisca used low iron glass, an extra clear type without the tint that glass usually has. Through the glass balustrades and open risers the owners have excellent views to the garden. The laminated balustrades form part of the structure as well as acting as handrails, giving it a clean, minimal look. Beneath the two feature plinths concealed lighting casts a halo, appearing to lift the stairs from the floor.

Helical glass staircase

There’s no need to feel restricted to a traditional stair design if you’re in a period home. Proving the point, this wonderful helical glass staircase design at Belvelly Castle Staircase, Cork, Ireland, connects two levels of the tower without intruding on the original walls. Relying on a raw steel spine for support, the staircase features an industrial exposed finish inspired by the castle’s 13th Century metalwork. The elliptical oak treads have a specialised matte finish and the glass balustrade brings in light, enhanced by a concealed LED strip in the underside of the leather-clad handrail.

Cantilevered walnut stairs

When Bisca was asked for a new staircase for an entrance hall in Shenfield, Essex, the owners looked at straight and helical designs before deciding on floating cantilevered walnut stairs with a glass balustrade. The walnut treads, cantilevered from the wall and from laminated glass at the foot of the stair, retain the feeling of space while LED lighting, hidden in the nose of the wall-mounted treads, provides a warm glow. The glass balustrade has low iron glass for improved visual clarity and minimal visible fixings. An oval profile walnut handrail caps the balustrade glass, also forming a feature newel at the foot of the stairs.

Study finds retirees are preferring to live near cities rather than the country

NEW research has found approximately a quarter of all luxury new build homes in UK towns and cities are being bought by over 60’s.

Findings from leading property agents, Savills, revealed downsizers are increasingly viewing accessibility as the most important factor when relocating from their family home – dispelling the notion retirees set their minds on a country retreat.

Independent property developer Dundas has experienced an increase in the trend, with interest from over 60’s up 35% since the start of the year.

According to the Livingston-based firm, 20% of all enquiries have been driven by potential buyers looking to downsize – with The Wireworks development in Musselburgh generating the most interest.

Head of Sales and Marketing at Dundas, Craig Fairfoull, said: “Over the first quarter of 2023, we have noticed a stark increase in downsizers looking to purchase homes that fit their needs for accessibility, with proximity to shops and bars, theatres and galleries a catalyst in making the switch from their larger family homes.

“Musselburgh lends itself perfectly to this trend, with excellent transport links to Edinburgh’s city centre and a plethora of convenient amenities and facilities in the town. As a result, we have experienced an increase in enquiries for our development, The Wireworks.

“Our development is in the ideal location for those wanting to downsize, with specially designed, high-quality one-, two- and three-bedroom apartments that create a home with low maintenance, helping buyers to enjoy life without the hassle of upkeeping a larger home.”

Savills’ research also found energy usage to be a key concern for downsizers with new builds in Scotland saving on average more than a quarter on energy costs compared to second-hand properties.

The Wireworks prides itself on its energy efficiency, with all its homes having an EPC rating of B or above, helping homes to be cheaper to run than older properties.

Prices at The Wireworks range from £186,995 to £339,995 with apartments varying from 517sqf to 1,055sqf in size.

Dundas Estates has a mission to create homes that make people feel great. Headquartered in Livingston and proudly Scottish, it has a track record of building well-designed homes that are higher spec than a vast majority of competitor properties.

The Livingston-based developer is focused on building welcoming, integrated communities, and making the journey of buying a home more straightforward, inspiring and fun.

It is also committing, through Section 75 payments, to contribute up to £400,000 along with the other partners which will be invested into local schooling and infrastructure.

Tradesmen across the UK are being encouraged to get hands on to ‘check their tools’ are in good working order by leading builder’s merchants MKM to mark April’s Testicular Cancer Awareness Month.

Following on from the successful launch of their ‘Check Your Tools’ campaign last year, MKM has once again partnered with charity The OddBalls Foundation to increase awareness and knowledge around testicular self-examination, while raising funds and helping to break down barriers to encourage more open conversations amongst men.

This marks the second year of the partnership between MKM and The OddBalls Foundation, with charity representatives set to host self-examination workshops at several of the builders merchant’s 100 plus branches across the UK.

Testicular cancer is the most commonly occurring can -

cer in men aged 15-49, with 2,300 new cases diagnosed annually. Despite being one of the most treatable forms of cancer in men if caught early enough, the illness still claims an average of 60 lives in the UK each year.

Nicola Ollett, Head of Marketing at MKM, said: “As April marks Testicular Cancer Awareness Month, we are encouraging our branches and customers to grab the opportunity to do some good and potentially save some lives along the way.

“One of the biggest issues surrounding self-examination is a lack of knowledge as to what to look out for, but a self-exam only takes a minute and being familiar with the look, feel and shape of your testicles can help you spot any abnormalities early.

“Testicular cancer is highly treatable if caught early enough, so regular selfexamination really does make all the difference.

“Last year’s campaign was a huge success, with Branch Directors and customers sharing positive feedback on The OddBalls Foundation workshops – this year we are looking to provide even greater support for our customers and the work of the The OddBalls Foundation.

“It’s all about communication and knowledge – some of our customers might turn a shade of red in the face when we tell them how important it is to check their tools but this is a message we are 100% behind and we won’t shy away from a potentially awkward conversation if it means we are raising awareness.”

The OddBalls Foundation was founded in 2015 and educates people on the basics of Testicular Cancer, encouraging regular self-checking to promote early diagnosis; ultimately, saving lives.

Kieran Kelly, Foundation Manager at The OddBalls Foundation, said: “Working with MKM last year was fantastic in terms of spreading the word of how important self-examination can be.

“Aside from being proactive and positive with their support, their social values align with ours and we are really excited to launch Check Your Tools for 2023.”

Shorewood Homes has completed the first project under Paragon Development Finance’s Green Homes Initiative.

Consisting of eight family houses over two sites, Shorewood’s Winchester development has achieved an Energy Performance Certificate rating of A - with the company using the latest materials and construction techniques to produce homes that minimise their environmental impact.

Paragon’s Green Homes Initiative aims to support SME housebuilders developing new domestic properties with the highest energy performance standards. Under the scheme,

developers delivering homes with an Energy Performance Certificate rating of A will receive a 50% reduction on loan exit fees.

The initiative is designed to support the UK Government’s target of net zero carbon emissions by 2050 and reducing emissions by 78% by 2035. The Future Homes Standard, from 2025, will require new homes built to produce between 75% and 80% fewer carbon emissions.

The deal was led on behalf of Paragon by Relationship Director Toby Burgess.

Shorewood Homes is a leading property development company, focusing on Winchester and the wider Hampshire area. The company aims to create sustainable homes which fit well within the traditional environment of Winchester, with period-style features.

Richard Wickins, Director at Shorewood Homes, said:  “We’re delighted that our Chilbolton Avenue development is the first project completed under Paragon’s Green Homes Initiative. We are proud to deliver a development of exceptional quality and of the highest energy efficiency, benefitting occupiers’ energy costs and the environment.

“Over the course of the project we have developed a strong relationship with Toby and the development finance team; we share their passion for the environment and value their understanding of our business.”

Toby Burgess, Paragon Development Finance Relationship Director, said:  “With Shorewood’s latest development achieving the highest energy performance rating, I’m delighted that they will benefit from Paragon’s Green Homes Initiative exit fee discount.

“Providing funding to support the creation of energy efficient homes is not only of huge importance to the environment but it will also help reduce energy bills for homeowners. I look forward to working with developers throughout the country to deliver further projects under our Green Homes Initiative.”
