The Design Process

Specialising in top-tier Commercial Designs, we hold quality, functionality, and style in the highest regard. Drawing upon our wealth of experience in Interior and Building Design, we create purpose-driven spaces that align seamlessly with your business objectives. Our approach involves tailoring designs to your exact specifications, leveraging our deep-rooted expertise in the Commercial Building Industry. With an in-house team that seamlessly integrates Design and Construction, our process guarantees a seamless fitout journey from conception to completion.
On Boarding
1 Following the site visit we will issue your tailored Design Proposal, which outlines specific timelines & inclusions.

Allowance - 1 x Site Visit + 1 x Design Discovery Meeting @ TFO Design Studio
We will coordinate your Design Discovery Meeting and organise a site measure.
Project start date and budget agreed.
TWO Design Concept
1 Our Designers will utilise your Discovery information to build the Design Concept.
We verify that everything discussed can be accomplished within the parameters of your site, the established timeline, and the agreed-upon price expectations.
Design Proposal

We will issue you with a comprehensive final Design Proposal, encompassing the following elements:
▪ Enhanced floor plan complete with dimensions
▪ Finalise mood board and finishes board.
We will schedule a Design Proposal Meeting to discuss this in detail.

We provide Design Concept options in the format of a 2D floor plan, mood board & finishes board.

In this meeting, we will review the Design Concepts to gather your feedback.
If you wish to make any alterations, now is the ideal opportunity to do so.
Once we have a selected concept, kindly sign and return it.
Allowance - 1 x Meeting @ TFO Design Studio + 1 x Variation

During the meeting, we will thoroughly delve into the design specifics.
This encompasses joinery details, service plans, and the conclusive FFE (Finishes, Fixtures, Equipment) Schedule.
We will provide physical samples and supplementary visuals to ensure you gain a comprehensive understanding of the look and ambiance your space will offer.
Construction Drawings
1 We will commence preparation of the final construction plans, ensuring that all assets are finished in the industry-standard format.
These documents are the official requisites essential for the construction process.

At this stage, one variation is permissible.
Should any adjustments be necessary, they will be included, and a definitive proposal will be issued. Once we mutually finalise the Design Proposal and the conclusive FFE, kindly initial each page and return.
NOTE - Any requisite modifications must be addressed before advancing to the Construction Drawings phase.
Allowance - 1 x Meeting @ TFO Design Studio + 1 x Revision
We will issue you with a design documentation package for your review, and we will schedule the final design meeting accordingly.
During this meeting, we will review each document to ensure your thorough understanding & satisfaction of every page.

Once you are happy to endorse the documents, initial each page and return them to us.
Upon receipt, we will forward these documents to our estimating team who will provide you with the final fitout cost estimate.
Construction

We will supply you with a comprehensive fitout estimate that details all inclusions and exclusions.
Our commitment is to encompass every intricate aspect within this estimate, minimising the necessity for variations during the construction phase.

External professional consultants may be necessary once the Design Concept is finalised, such as experts in fire safety, mechanical, electrical, hydraulic engineering, and structural engineering.
These services can be included in the fitout quotation, or we can request a fee proposal from the necessary consultants and issue a separate variation invoice accordingly.

Once we have received your approved quote and the initial deposit, we will proceed to hand over the project to our Construction Team.
Our Project Manager will be in touch to guide you through the next steps and what to expect in the upcoming phases.
3 Throughout the construction phase, we will maintain frequent communication with the Project Manager to ensure a seamless and trouble-free construction process.
Once your fitout is completed we will coordinate the "Install day" to arrange all loose items and style your space to perfection.
Design timelines do not include the following:
▪ Time spent on client communication between proposal stages.
▪ Engineering works, including hydraulic and structural work.
▪ Mechanical works.
▪ Fire services-related works.
Any variation requested, after the design sign-off, will incur an additional charge of $100 per hour, plus GST.
