I wanted to say a massive thank you for the opportunity to walk over the land with you yesterday, it was an absolute pleasure to be able to take a look at the incredible acreage you have, and even more of a privilege for the opportunity to present our marketing recommendations for 29 Alfriston Drive, Buderim.

As we spoke about, 4556 acreage is something that I am deeply passionate about - both as the top-selling agent in the small acreage marketplace and as a born & bred Buderim local

I’m excited about the opportunity to help you achieve the best possible outcome for this property.

Price

In today's real estate market, the abundance of online information greatly influences potential buyers' perceptions of a property's value As we all know, this property is a once in a lifetime opportunity for the potential buyers, given the unique nature of the property and opportunity, rather than focus on trying to guess what price we will be selling for or how many blocks of land the developers will be able to get out of it, it is more important to focus on the way we will market to potential buyers and developers to achieve the absolute best price in the marketplace

However, my primary strategy focuses on enhancing the "emotional price" of your property. By creating strong emotional connections between the property and potential buyers, we aim to maximise its perceived value and achieve a premium sale price. Most of the buyers will be very ‘dollars and cents’ focused, however we aim create as much emotion around the opportunity as possible.

Be rest assured, I will be just as passionate about the property from the first buyer i show around the property to the last I will do everything I can to sell the dream of what they will be able to create

In summary, I do not know the price we will ultimately achieve, all I know is that I will create competition to push the buyers to their final dollar

Method of Sale

As discussed yesterday, we have 3 main ways of bringing the property to the market:

1. JOINT VENTURE

We feel as though a joint venture will potentially be your most profitable way of selling the land It is where we look for a potential developer who looks to develop the land with you in a partnership arrangement This may be your best price, however it will more than likely take 2 to 3 years to complete We do not recommend this method of sale given the timeframe will be too long.

2. BEST OFFERS CLOSING 10TH APRIL Our Recommended Method of Sale

‘Best offers closing’ is our way of completing an informal tender, it is where we go to market without a price, for a 6 week period to try and bring out all of the buyers and developers looking for opportunities like this, along the way we will uncover 2 types of buyers.

A) Cash Buyers

These cash buyers are predominantly the buyers that we meet at auctions, many developers are cash buyers and will come in with very clean terms and not need any provisions in the contract that allow for lengthened periods of conditions. These buyers will be able to do their research over the 6 week period and come in with a clean contract on cash unconditional terms. With a best offers closing campaign we will attract these buyers as well as:

B) Developers with 'Conditions'

This will most likely be where your best price is in method 2 These buyers will come in strong with price, however ask for slightly longer to do their research and upon development approval or further Due Diligence, commit to the property at a higher price than the cash buyer, knowing that they have the ability to do what they want to do. This may not be our best buyer, but given they are doing more investigations, there is less risk should their investigations come back positively This will allow them to be more confident on a higher price

Given the nature of the above method being both time bound creating urgency, as well as allowing all buyers to do their research and make their best offer to you, this would be my recommended method of sale

3. AUCTION

Where we take the property to auction after a 3 5 week campaign Auctions give a sense of urgency for prospective buyers and creates competition between them on the day, which leads to a premium price The fixed marketing period allows them time to complete their own enquiries and arrange finance so at the fall of the hammer an unconditional contract ensures no extensions or loop holes. I do not recommend this method given it will not allow buyers to do their research on the block, and will not allow for any conditions

Timing

Targetingthefirstquarterof2025andtogetalloffersinpriortoEaster,marketconditionsarecurrently veryfavourable.Thistimingalignswithstrongbuyerinterest,providinganexcellentopportunityto achieveasuccessfulsale.

Suggestedtimeframewouldbefrom26thFebruaryandclosingon10thApril2025,thisallowsanother weekpriortoEasterforfurthernegotiationsifrequired.

Thiscanofcoursebelengthenedorshortenedbasedonyourpreferenceandownpersonaltimeframe.

Recommended Marketing

I’ve attached three marketing options for your consideration, all of which can be customised to suit your needs and budget The goal with marketing is to simply attract as many people to the property as we can, more buyers we attract to the property, the higher the price will be. Marketing is the most important part of the campaign, if we choose not to advertise in any certain avenues, we may miss our best buyer, which will potentially reduce the price.

Of the campaigns provided, our recommendation is to invest in the campaign with double page spreads in the My Weekly Preview amongst the rest of the digital marketing, video, photos plus drone photography.

I believe this is the program that will achieve you the best price, I also believe this is the marketing that a property of this quality deserves.
