The initial phase of a real estate project is crucial and it is when the right decisions must be taken. When Interna Real Estate develops a project, its first priority is to evaluate the market sector where the project will be inserted and the requirements of the client. A thorough and detailed feasibility study is also carried out taking into consideration all the main factors which may have an influence on the project, such as size and location of the building, local market trends, construction costs and, last but not least, compliance with local planning, building and fiscal norms, regulations and legislation. When developing a hotel project, for example, Interna Real Estate provides its know-how and assists the client in identifying the best possible package according to specific parameters, such as number of rooms, targeted quality level, budget forecast, architectural and interior design briefing, space planning and selection of the most suitable hotel management company. The masterplan singles out the most suitable macro-solutions for an overall specific project, and especially for large-scale projects, by locating the various buildings and suggesting the best volume and functionality for each building. The space planning phase then singles out and distributes the areas in each single building according to purpose, functionality and the regulations of the hospitality sector or of other sectors such as fashion and retail.

Whether it is the development of a new project or the renovation or extension of an existing building, once the initial phase has been completed, Interna Real Estate offers its clients any additional support required to take care of the entire project management until the project is successfully completed. In this capacity, Interna Real Estate is able to support its clients when selecting the architect and interior designer, preparing and submitting the feasibility study of both the architectural and the interior design works, followed by the selection of all the sub-contractor companies to which award the tenders for each single part of the project. And it goes without saying that Interna Real Estate also plays a key role in the aftermath of these phases by coordinating the work in progress as to guarantee that deadlines are met, all work is carried out according to the technical and quality requirements and specifications of the project, budget and cost constraints agreed upon with the client are met and by taking immediate action whenever critical situations arise during the execution of the project.

The Park Hotel Baja Sardinia was established in 1962 following the foresight of a well-known Lombard family of entrepreneurs. It was one of the first hotels built in Sardinia, on the Emerald Coast; it was well before the prince Aga Khan, who fell hopelessly in love with that wild and inaccessible land, promoted its development thus giving this part of Sardinia an international fame that for many decades attracted, and still does now, important representatives of politics, entertainment, business and finance sectors from all over the world.

Masterplan

Interna Real Estate, bestowed by the historic owners with the exclusive mandate to sell the hotel, in 2017 started the research for the most appropriate investor, the one capable to acquire and revitalize the property, to bring it to a new splendour. In the early months of 2018, after a careful selection, Interna Real Estate introduced to the owners an influential German real estate group specialized in investments and hotel management, a company with the appropriate credentials and considered by Interna as capable to develop at its best the enormous potential of the property. During the negotiations that lasted for a few months, Interna Real Estate provided both parties with 360° professional assistance, analysing in depth all the details of city planning, management, technical and financial aspects of the operation. The acquisition of the hotel was successfully completed in September 2018. The intent of the investor is now to renovate the historic hotel, turn it into a five-star hotel and bring it back on the international scene.

Interna Real Estate, con conferimento di mandato esclusivo di vendita dell’hotel da parte degli storici proprietari, nel 2017 ha iniziato la ricerca dell’investitore più consono, quello in grado di acquisire l’immobile e rivitalizzarlo, portandolo a nuovo splendore. Dopo attenta selezione, Interna Real Estate nei primi mesi del 2018 ha introdotto ai proprietari un importante Gruppo Immobiliare tedesco specializzato negli investimenti e nella gestione alberghiera, una società dalle giuste credenziali e reputata da Interna in grado di sviluppare al meglio le enormi potenzialità della proprietà immobiliare. Durante la trattativa protrattasi per alcuni mesi, Interna Real Estate ha prestato ad entrambe le parti un’assistenza professionale a 360 gradi, sviscerando nel dettaglio gli aspetti tecnici, urbanistici, gestionali e finanziari dell’operazione. L’acquisizione dell’albergo è stata finalizzata con soddisfazione nel settembre 2018. L’intento dell’investitore è ora quello di ristrutturare lo storico hotel per trasformarlo in una struttura ricettiva a cinque stelle di risonanza mondiale.

Interna history began in 1989 with the implementation of a 5-star hotel: the Hyatt Regency Belgrade. It was the result of a vision, a bet, but a rather accurate one, since the beginning: to furnish impeccably the most beautiful hotels in the world, hotels that for everyone would have been a productive, managerial and technological challenge.

La storia di Interna è iniziata nel 1989 con l’esecuzione di un hotel 5 stelle, l’Hyatt Regency di Belgrado. E’ stata il frutto di una vision, quasi di una scommessa precisa fin dall’inizio: quella di arredare impeccabilmente gli hotel più belli del mondo, gli hotel che avrebbero rappresentato per chiunque vere e proprie sfide produttive, gestionali, tecnologiche.

A new way of thinking was required, one that saw in the emerging globalization, in quality and ethics - not in the low-cost labour - the lever for its success. Humbly, step by step, the company has grown, hotel after hotel it has learned, invested in research and development, technological innovation, human resources, certifications. It has created solid relationships with the key players of the international hotel industry: designers, hotel chains, purchasing companies, real estate investors. In 2005 Interna launched, under the Interna Collection brand, an innovative project specific for the hospitality: an extensive and eclectic line of design furniture totally flexible as for materials, finishes and dimensions, suitable for the hotels operating needs.
