Our plan design service focuses on creating detailed architectural layouts & floor-plans tailored to your vision.

We work closely with clients to develop functional, aesthetically pleasing, & efficient designs that align with their needs, budgets, & goals.

We offer pre-construction services to streamline the building process before construction begins.

This includes feasibility studies, site evaluations, building specs, engineering, & budgeting to ensure the project is wellprepared & runs smoothly.

Our interior design service transforms spaces into visually stunning & functional environments.

We handle everything from concept development & material selection to lighting design, ensuring every detail reflects your style & preferences.

With a solid plan in place, our dedicated construction team brings your vision to life with precision & care. We manage every detail of the build, guaranteeing quality, efficiency, & clear communication throughout the process.

From foundation to final walkthrough, we handle the hard work so you can enjoy watching your home take shape.

Initial Consultation

A GDB team member will meet with you to learn about you vision, discuss our process, & choose your build path. A service agreement & design deposit is requested to move forward with the next step.

Design

Floor plan design & selection of many of the interior design features. Collaborate with our design team to create a custom floor plan tailored to your vision, or provide your own for us to refine & bring to life during preconstruction

PreConstruction

GDB will review site conditions, preliminary placement of the home, & utilities with you onsite Our estimator will establish a contract with pricing & allowances based on the site conditions as well as the selections made with the design team

Contract Package

You'll receive a detailed contract package which includes specs, costs, & any allowances. Once signed & the build deposit is received, we'll schedule a start-up meeting to review everything once more with the build team. From here, it's time to break ground!

Build Your Home

We deliver an exceptional build experience that is built on proactive communication. You'll be asked to prepare & be involved in three onsite meetings. You'll see the schedule online, get updates via daily logs with photos, & receive helpful information ahead of meetings.

Completion Process

Homecoming Day

Superwalk: The entire GDB team will walk your home to complete an extensive internal quality check on the project, review the schedule, & establish a completion list. We then do a 'Pre-Completion Walk' with you, the homeowner, to review the plan ahead

Once final payment is made we complete a final walkthrough, sign our closing papers, share a meal together onsite, & deliver your dream home to you!

Efficiency starts with in-house plans & a dedicated team.

Initial Plan Deposit

(50% of estimated plan design fees)

GDB visits site, conducts survey, & determines site conditions

Schematic Design

(70% of plan design fees due)

Concept floor plans are drafted w/focus on room placement & sizing. This is sent to clients for review w/appointment request for 2nd plan design meeting

Initial Plan Design Meeting

Meeting with clients, plan designers, & interior designer. Clients bring a ‘wishlist’, plan ideas, & design inspiration

Design Development

(90% of plan design fees due)

Plan Designer finalizes floor plans with details, adds elevations, roof plan, & creates a basic site plan w/footprint, driveway, etc This is sent to clients & the 3rd plan design meeting is scheduled.

Second Plan Design Meeting

We’ll review the concept plan & elevation details w/clients, establish any changes, & clients will sign off to move on to next phase.

Building a home comes with big decisions. Our design team makes it easy & enjoyable.

Preliminary Specs & Pricing

Ensures no additional plan design adjustments are needed in regard to pricing, & is sent to clients for review before 3rd plan design meeting

Third Plan Design Meeting

Interior Design Meeting Step 1

(25% of interior design fee due at start)

Exterior selections: Windows & doors, roofing, siding, paint colors, cornice & soffits, garage doors, exterior railing & decking, masonry materials, gutters if applicable, porch & patio surfaces

Interior Design Meeting Step 2

(50% of interior design fees due at start)

Cabinetry design, cabinet door & hardware selection, appliances, plumbing fixtures & bath accessories, shower glass, fireplaces, interior trim, interior handrails, interior doors & hinge color, insulation requirements (e.g. between floors).

Interior Design Meeting Step 3

(75% of interior design fees are due at start) Tile, countertops, paint colors/finishes, flooring (hardwood, carpet, LVP), outdoor kitchens if applicable.

PRE-CONstruction

We are committed to providing clear pricing, defined plans, & a solid contract before work begins.

Construction Drawings

Plan designer finalizes plans with additional details necessary for permitting & construction foundation drawings, electrical plans, as well as any wall sections/plan details.

Contract Pricing

GDB makes final adjustments to specs & sends package for bidding by subcontractors/vendors. GDB produces final contract package for clients.

3-D Plan Rendering

Rendering completed w/ selections from ‘Interior Design Step 1’.

Build Contract

Reviewed & ratified with clients.

Permitting

Aquire county building permit(s).

Initial Construction Deposit

Paid to builder per contract to schedule construction start-up meeting.

Owner’s Financing If applicable.

Start Up Meeting

Clients will meet their build team & will review w/GDB the build plans, specs, & construction process Any questions are answered & everyone leaves on the same page.

The journey to a custom home has never been easier.

Site Layout with Clients

Project Manager confirms final positioning of home with clients General lot grading & foundation heights are reviewed, & utility locations are identified including placement of septic, wells, etc.

Rough-In Walk Onsite

This covers cabinet layouts, plumbing fixtures, HVAC, gas lines, & electrical plans. Clients should review electrical layouts beforehand & discuss any changes with the electrician. Meter & panel locations will follow power company guidelines, & extra electrical work will be priced separately Low-voltage wiring for media & sound will also be reviewed with a separate meeting if needed

Interior Design Meeting Step 4

(100% of interior design fees due at start)

Light fixtures & mirrors.

Finishes Meeting Onsite

Review driveway layout, mirror selections & placement, specialty lighting placement (vanity & pendant lights), final stain decisions for flooring, beams, mantels, etc., hardware placement, exterior handrail placement, & any other finishing details.

Trim Meeting Onsite

Clients & GDB will review mantels, closet layouts, & special trim features such as beams, wainscoting, shiplap, etc.

GDB Superwalk

This is the kickoff to our completion process & is scheduled around the final painting stage GDB walks home with entire team, reviews schedule, & establishes the completion list.

Client’s Landscaping Start

Clients must schedule landscaping to start after the final driveway backfill. A plan & date should be confirmed at least a month ahead. It should align with the GDB Superwalk & finish within 30 days to prevent erosion, maintain cleanliness, & meet county requirements for the Certificate of Occupancy

Final Walk Through

During the last week of construction, prior to closing & occupancy, GDB & clients will review the home again, identifying any outstanding concerns to establish a plan of action if needed. Clients will accept the list in writing at the walk-through & sign off again once the list is completed. GDB will also provide clients with updated accounting at this time, so they can make any financial plans needed for closing & occupancy

Pre-Completion Walk Through

Walk-through to review the GDB completion list of items in progress, identify/add any other items with clients, & mark paint touch ups. During this meeting we establish your homecoming & delivery day

Final Draw & Payment

Upon receipt of the Certificate of Occupancy, GDB requests final draw & payment due from clients. This is required before taking possession of the home. All payments, including allowance overages, are due at this time

Our relationship isn’t over on Homecoming Day.

During the 30 days after move-in, GDB & the new owners will schedule & complete any outstanding items Any invoices received after the CO will be billed & GDB will provide a Lien Release & Affidavit for all completed payments. W a r r a n t y

30 Day Move-In Process

GDB Homecoming Day

Homecoming Day takes place approximately 8 business days after the final walkthrough, or later if necessary. On this day, you will be joined by GDB team members who worked on your project to review any remaining items from the signed final walkthrough list, go over homeowner orientation items, & celebrate the start of a new chapter in your home!

Warranty

Once the move-in process is complete, owners will receive a list of subcontractors & vendors for any warranty work. GDB will reach out around the 10-month post-CO mark to schedule a one time, limited caulking & sheetrock movement (nail pops & seam cracks) touch-up. We recommend letting the house acclimate for approx 10 months before scheduling.
