TAMMY MARTINEZ
Local Tea Expert

I have always been a lover of tea and the way it made me feel as I tossed up my pinky to take a sip, but the more I have delved into the history, the culture and the many nuances of loose leaf tea I have learned to admire and appreciate all of the many hands who’ve labored to bring us these beautiful leaves. Today as I take a sip my heart is filled with gratitude for the ability to enjoy all the beautiful aromas and sweet elixirs of the teas that fill my cup. Meet Jeff Hull
Art is life for Jeff Hull. Through the many challenges of life, Art making lie dormant to this natural self taught Artist. As he struggled with abandonment, addiction, and homelessness. Given an opportunity to take a class on The Artist Way material with Artist, Aminah Herrman, Jeff reacquainted himself with his powerful natural abilities as an Artist. Since that experience, Jeff has been painting a diverse body of work that has stretched from Texas to California and Mexico City. The strong inspiration to help others in their journey has engaged Jeff in many projects donating to special causes.

He has created venues for Art and cultural experiences on his past. Which have highlighted the efforts of various Non Profit efforts. The list is long and includes scholarship programs for young Hispanic women, ACTS retreat programs, The Crossroads of Hope Art Show Fundraiser among many other events. He has curated he "Segundo de Febrero: Treaty of Guadalupe Hidalgo" exhibit at Centro Cultural Atzlan Gallery and "Spiritual Resolution and the Creative Mind".
As well as opening his home for the On/Off Fredericksburg Rd. Studio Tour. He was also part owner of the Galleria Balleza
Gallery. Hull also appears in the documentary "Art in Context: Dia de Los Muertos Art funded by the University of Texas and shown regularly on KLRN and "Una Noche de La Gloria: Art in the Cultural Zone".
Mainly painting in acrylics on canvas, Hull remains true to the belief that "there should be no rules to Art" not allowing boundaries to limit his style and technique. He believes "The canvas is my teacher and I am merely the student" and that "I hold the brush and God does the work". Hull attributes his success as an Artist to the support given from his patrons and remaining true to his self.

We invest in high-end clothes, shoes, cars, dining, and entertainment without hesitation but when it comes to buying a home, many pause to debate Why? Because homeownership feels like a big step, and it is! But it’s also one of the best investments you’ll ever make My name is Ana Banda and I became a home owner at age 25 Did I understand the market at age 25? No, I did not Did I understand my credit score? Not really! Did the mortgage terms make sense? I can’t remember! All I knew was that as a single mother, all I wanted was stability for my son and I was going to offer him that Fast forward 24 years, and I can tell you that buying a home has been one of the best decisions that I ever made. About 9 years at my home, I made the decision to rent my home out to a family who needed it because of the location. This family had young children and my home is walking distance to an elementary school I can tell you that it was at this time, that seeing that passive income really made a difference I always lived paycheck to paycheck and racing to the bank to deposit money so that my checks wouldn’t “bounce” was a norm for me Once a couple of months as a landlord went by, I noticed that I was able to save some money from my “rental” and this is when I knew that there is something to this real estate investing I will not say that is an easy process, because it is definitely a responsibility to take on this role, but most certainly with the correct information and guidance, owning a property can be a rewarding experience
Today I find myself as a Texas Real Estate agent Real estate is my second career and I have now assisted families with their purchases of their homes and land investments! Two of my proud experiences have been assisting a woman in her mid 60s with the purchase of her 1st home! What an exciting and fascinating accomplishment for her! I was ecstatic to be a part of it! Another client that I assisted, purchased land and plans to continue to grow her investment portfolio for her family and her vision of generational wealth! Being a real estate agent, I have learned that everyone’s journey is different in real estate I have had conversations with clients and everyone is on their own journey I have met with newly married or newly divorced clients, proud fur baby parents, starting a family or blending families, caring for elderly parents, facing a job promotion, transfer, or military PCS move, navigating college life, renting and wondering if it's time to buy, or looking for an investment property and growing their portfolios Everyone has their moment to decide what is best for them in their life.
Take a moment and think about what is important to you right now Do you have a love for travel? Are your children in sports? Do you love camping or fishing? Do you complete a daily work out for better health? My point is that in all respects, anything that interests you or that you enjoy takes planning When you take a trip oversees, you must have your passport or credentials, you request the time off from your work or school, you save your money or use a credit card etc My point being is that you plan for it Real estate is no different

By preparing yourself financially and getting the right guidance, you can be certain that you will be making a great choice for yourself and at the right time for yourself I will be real with you and point out that buying a property takes preparation and money I would advise you to prepare to have money saved for a down payment and closing costs Perhaps you are a veteran and have heard of a VA loan, it is true that the possibility that the down payment may be covered is true, but I would advise to have that savings ready for the home inspection or the closing costs just in case
Have you reviewed your credit report lately? I know-- checking your credit can feel scary or intimidating But the truth is, just like anything that intimidates you, once you face it and address it, it just may be one of the most empowering things you can do for yourself! There may be errors or unfamiliar transactions that you weren’t aware of and a simple review can correct it This simple adjustment to your credit report can possibly even boost your score! And what if your credit score is in better shape that you thought! Sometimes we simply create more dramas in our heads than facing our fear! Trust me, that "what if" anxiety will disappear the moment you take control. Isn’t this true for all areas of our lives? Overthinking will always keep us stuck, I want you to feel empowered and ready! Once you know your credit
score, you can celebrate or you can plan to correct and improve it! Now let’s talk about the debt to income! Your credit is good and your income is ideal, but how much debt is looming? If your debt to income is too high, this can affect your approval even if you have a great credit score. The great news? This can all be corrected! Some immediate advice is to avoid taking on new debt, start paying down small debts, continue to work with a lender to understand the process. Remember, you are really closer than you think! Place yourself in the best position for yourself and the future that you deserve.
Homeownership, financial freedom, and peace of mind all start with knowledge. The sooner you take the step to review your credit score and speak to a mortgage lender, the sooner you’ll feel relief. I am here to guide you— with no judgment and no pressure, just be a cheerleader and be your cheering section! Do your homework now and let’s tackle this together and get you ready for your next big move. The best step forward? Speak with a lender to understand your options. Don’t let interest rates hold you back! When I bought my first home in 2001, rates were at 7%. Today, they’re in the 6s and guess what? You can always refinance later. What matters is securing a home that fits your needs and investing in your future.
Looking for land? Cozy homes? A charming property in San Marcos? Check out my listings that are available! Let’s talk and find the perfect fit for you. You don’t have to do this alone I’m here to help every step of the way! This is Ana Banda, Traveling Realtor 210.316.8432 @anabandarealtor
