August

Thanksgiving originated in the Americas with roots in European harvest festivals and Native American harvest celebrations. Its modern form is centered around gratitude, family togetherness, giving back, community, and the celebration of abundance.
During this time of gratitude and reflection, we continue our path to repair and unify the community. While we acknowledge there is still much to be done, we have much to be thankful for here in Bell Canyon --- the initiation of recapitalizing the community, a financial discipline with protective guard rails, the rebuilding of our infrastructure, and new committee members dedicated to improving community maintenance, and the cadence and quality of transparent communications.
Importantly, the canyon is experiencing a renaissance of fun with high record attendance in October at Movie Night, and outstanding turnouts at four Halloween events focused on the kids; the last of which, Trunk-or-Treat, gave out 80 pounds of candy!
As you prepare for the upcoming holiday we have a few announcements:
ThanksgivingGuests:To minimize your guests' wait times, we encourage everyone to enter their names into Home and Guest to speed their entrance through the front gate.
CommunityCenterRefurbishment:In November construction on the replacement of the roof will begin. We would appreciate your patience for whatever inconveniences are required to keep everyone safe.

SafetyEnhancements:We will install mirrors at a few potentially dangerous traffic intersections for enhanced safety.
Also, we ask that you please examine fire risks on your property such as overgrown trees, particularly palms, and growth close to your property.
RoadRepairs:While wide-scale road repairs are not possible due to our financial situation, we have decided to apply some DG to specific streets where further damage is likely during the rains unless action is taken now.
GivingBack:Thanksgiving often inspires people to give back by volunteering. The office will provide references to where help is needed for those less fortunate at food banks, donating to charities, helping those less fortunate, and there will be a gift box prominently displayed at the front gate for donations. More details to follow soon.
At its heart, Thanksgiving is about taking a pause to appreciate what we have, connecting with loved ones, and fostering a spirit of generosity and gratitude
The HOA board is especially thankful to the HOA staff and volunteers who have worked to keep our community safe, welcoming, and beautiful throughout the year.
We also thank you for your patience, continued support, and commitment to making Bell Canyon a special place to live.

In the month of August, the Canyon recorded $329 thousand in revenue, primarily from monthly assessments, and $224 thousand in expenses Due to certain challenges in finalizing the August financials, approximately $20 thousand in expenses were not recorded in August and will be reflected in next month’s results
At August 31, the Canyon’s cash balance approximated $1 5 million, including refundable construction deposits. The cash balance reflects a decline of approximately $105 thousand from July primarily due to payment of $185 thousand in accounts payables and accrued liabilities, partially offset by funds generated from operations

Community Center Update: Phase 1 of a Multi-Phase Modernization Project for Bell Canyon’s Hub
The Bell Canyon Community Center is undergoing an exciting multi-phase renovation, beginning with a significant reroofing project to set the stage for future improvements. Starting this month, the first phase is expected to conclude by January or February, weather permitting. This initial phase, which includes a reroofing budget of $504,000, was approved by Ventura County, publicly bid, and awarded to two contractors selected from a pool of eight responsive bidders. Funding for the project comes from earmarked sources and has received backing from the Bell Canyon Community Center (BCCC), the Bell Canyon Association (BCA), and the Architecture Committee.
A New Look and Structural Enhancements
Phase 1 of this renovation focuses on replacing the outdated concrete roof with a dark bronze colored metal roof. The reroofing will be completed in sections, ensuring each roof area is sealed and watertight before moving to the next The dark bronze color will offer a bold contrast with the building’s white structure, bringing a modern California country aesthetic while retaining the timeless Cliff May architectural influence that defines Bell Canyon’s unique style This update enhances the Center’s appearance and introduces several functional upgrades
Key Improvements and Expanded Flexibility
Increased flexibility from weight reduction: The new metal roof, which is 70% lighter than concrete, will allow for the removal of interior pillars, making the hall’s layout far more versatile
Reduce costs and enhance fire safety: By cutting back the eaves, we will significantly reduce the cost of repairs by eliminating hundreds of square feet of rotten wood and decreasing the flammable material around the building, bolstering fire safety
Improved insulation and acoustics: With 2 inches of closed-cell foam insulation and a half-inch of plywood, the new roof will provide an estimated R-value of 13, aiding in heating, cooling, and sound control
Lower maintenance costs: Shortened overhangs address wood rot and reduce long-term repair expenses, enhancing structural integrity
Revenue Opportunities
With these upgrades, the Bell Canyon Community Center will generate additional revenue for the HOA through:
Event Rentals in the Social Hall: The expanded, modernized hall will be available for private and community events, providing a valuable source of income
Office Space Leasing: Office space will be leased to community-focused organizations, adding rental income while strengthening the Center’s role as a local hub
Future Phases: Comprehensive Upgrades Planned
This roofing project is just the first step in a comprehensive multi-phase plan to enhance and modernize the Bell Canyon Community Center:
Phase 2 and 3: Planned to address exterior repairs and enhancements; this next stage will focus on stucco repairs, a fresh coat of paint, updated lighting, and additional security measures, including free community WiFi. Final Phase: The last phase will include interior upgrades and properly address damage sustained during the 1994 Northridge earthquake when three interior pillars were added. With the structural reinforcement of the new roof, these pillars will be removed, restoring the hall’s original open floor plan, beautiful tongue and groove soaring wood ceilings, and enhancing its usability.
As each phase unfolds, updates are shared in this monthly Insider magazine to keep the community informed. Bell Canyon residents can look forward to a revitalized Community Center that combines modern functionality with the building’s cherished history, creating a valuable resource for years to come
