There is a lot to consider when moving into a land lease community. Here, we provide answers to your most frequently asked questions.

What does an Ingenia Lifestyle land lease community offer?

An Ingenia Lifestyle land lease community is a thoughtfully designed, connected community for people who are ready to upsize their lifestyle.

Own your home but lease the land it’s on, a great way to free up capital for the life you’ve always dreamed of while ensuring security for the future.

Our stylish, low-maintenance homes are can be adapted easily as needs change, so you can enjoy relaxed, independent living for many years to come.

Do whatever you want to do, when you want to do it – independently, joyfully, and relieved of many of the burdens of conventional home ownership.

Do I own my home?

Yes, you own your home and lease the land through a site agreement.

The land lease ownership model is supported by government regulations and legislation with strong levels of protection for homeowners.

What do my site fees cover?

The weekly site fees cover various costs associated with operating and maintaining the community’s common areas and your use of the facilities.

The fee also covers the lease of the land and maintenance of the gardens and streetscapes.

Council rates and the staff who look after the community are also covered, including a Community Manager and grounds staff.

Will I be eligible for rent assistance?

In most cases, residents receiving a government pension are entitled to rent assistance, which helps reduce weekly site fees.

Individual eligibility for this allowance is dependent on personal circumstances.

Will the site fees increase?

Site fees are reviewed annually and will change in accordance with the formula detailed in your Residential Site Agreement, which includes a CPI calculation as well as other commercial factors.

Contact the community you are interested in directly for more detailed information.

How secure is my site agreement?

As a resident, you are protected by the Residential Land Lease legislation in that state and your tenure is secured under this legislation. The owner of the community is required to honour all the obligations and comply with the provisions of the Residential Land Lease Communities legislation. Are there exit or deferred management fees? no, there are no exit or deferred management fees. Any capital gain is yours to keep. If and when you decide to sell your home you can list with a real estate agent or we can sell your home on your behalf.

Are there any body corporate fees?

no, there are no body corporate charges, no council rates and no entry or exit fees.

Do I pay stamp duty when I purchase? no, there are no government charges such as stamp duty or additional costs for preparing contracts.

Do I pay a legal fee?

no, however, you’re more than welcome to consult a solicitor should you choose or require assistance.

Are there any other additional fees? no, the only other outgoings are your own gas, electricity, water (some communities include water within your site fees), and phone.

Will community living save me money?

When comparing living costs between a large family home versus downsizing to a lifestyle

community, everyone’s situation is different. We usually find people are better off per month after downsizing, plus they have freed up equity from the sale of their home.

What will happen to my pension?

Moving to a land lease community can affect your pension entitlement and eligibility for rent assistance.

You may get less, or you may get more. Many people find their pension remains the same, and they become eligible for rent assistance, which they didn’t receive before.

Are there any restrictions on the type of home I might like to put in the community?

Any moveable dwellings brought to the community will need to be approved in writing by the community management prior to the dwelling being relocated on the allocated site.

Does a guarantee or warranty come with my home?

Yes, all brand new homes come with a minimum six-year structural warranty to meet statutory requirements within the relevant state. All other warranties and guarantees within the home are passed on to you at the time of moving into your home.

Can I have visitors such as family and friends stay with me?

Yes, your guests are welcome to stay and enjoy the facilities and activities.

Consent from the community manager should be sought for extended stays.

Can I have pets?

Most of our communities are pet friendly for animals up to 10kg, however, all communities are different so please ask the community management for more information.

Can I bequeath my home?

Yes, the home becomes part of your estate. Your beneficiaries can reside in the community if they meet the criteria, or they may simply sell the home.

Will there be a care package if I need one?

Ingenia Lifestyle assists residents in coordinating Federal and State care packages. All residents are encouraged to take advantage of Ingenia Connect, our complimentary wellbeing service, offering tailored health and wellbeing advice and assistance coordinating external in-home care packages.
