Reno Guide the
A Companion for Transforming the Home You Love

As a magazine publisher, I like to keep my finger on the pulse of both real estate and the custom home industry. Even though the market for new, ground-up custom homes and the resale of luxury estates feels like it’s booming, what I’m hearing this year is that with current market conditions, more and more homeowners are opting to transform the homes they love. Savvy homeowners are looking inward—not outward—and are redesigning their existing homes into modern-day masterpieces.
Renovation is having a moment, and ICONIC LIFE is launching content and the RENOBOX to support you on your home transformation journey.
The numbers tell a compelling story. In May 2025, the median home sale price in Paradise Valley soared to $3.525 million, up 16 percent from the previous year, with the average price per square foot hitting $759. These are homes that have long-held prestige, but now, amid a fiercely competitive luxury market, renovated properties are commanding even higher premiums.
Kitchens and bathrooms remain the crown jewels of home renovation ROI. In Arizona, upscale kitchen remodels can boast an average return of 56 percent, while luxury bathroom upgrades can yield up to 59 percent, depending on finish level and flow improvements. But in Paradise Valley, where style and status go hand-in-hand, the ROI is far more nuanced. It’s not just about resale value—it’s about embracing a more modern approach to living and maximizing your enjoyment of your home.
Buyers at the top of the market today want all the things. First and foremost, we recommend an expert team that includes a top builder, architect and designer who can captain the project. In addition, they want energy-efficient systems, an open-concept design, a refreshed kitchen with more up-to-date cabinetry, appliances and natural stone surfaces, a sophisticated wine cellar, new windows, a spa-like bathroom and wellness amenities, and smart home technology that responds to their lifestyle.
And let’s not forget outdoor living. In a desert paradise where al fresco dining and fire-lit evenings are a way of life, upgraded outdoor spaces—from negative-edge pools to chef’s kitchens under the stars—can deliver a 60 to 80 percent ROI.
Beyond the numbers, renovation offers something even more alluring: personalized luxury. It’s an opportunity to curate a space that aligns perfectly with your current taste, your lifestyle and your vibe. And if you decide to sell, your house is move-in ready for the next owner.
To that end, team ICONIC LIFE is diving into the world of renovation with this RENO Guide, as a companion to the RENOBOX, a curated collection of renovation resources delivered to renovation-ready homes in PV, with content to support you in your renovation journey. We’re bringing our trusted partners to lead you on your journey.
If you didn’t receive a RENOBOX, and you’re launching a renovation project, you can email me at renee@iconiclife.com, and I’ll connect you with one.

Renee M. Dee, Publisher
In the world of luxury living, the true transformation of a home lies not in simply updating finishes, but in elevating a lifestyle. At the heart of this philosophy is Scott West, President of West Construction & Development Co., a visionary leader blending generational expertise with modern design insight. As the head of one of Arizona’s most respected construction firms with a reputation for excellence for almost 40 years, West brings a legacy of craftsmanship and a deep understanding of what makes a home ICONIC.
“On a recent episode of ICONIC HOUR, I had the pleasure of sitting down with Scott to talk all things renovation—how trends are evolving, what high-end clients want now, and how he’s honoring his father’s legacy while reimagining what’s possible in luxury design today,” says Renee Dee, publisher of ICONIC LIFE and host of ICONIC HOUR.
“A successful remodel is one where the homeowner feels like the space was always meant to be that way.”

“From a young age, I learned that integrity and quality are everything.”

“My foundation was built on job sites,” West shares, recounting stories of his early years working alongside his father, Ed West. “From a young age, I learned that integrity and quality are everything.” Since taking the reins of the family business in 2015, West has guided the company through remarkable growth, all while staying true to those core values.
In Arizona, a region where the natural landscape inspires architectural harmony, West Construction has carved out a unique niche. The firm is known for thoughtful renovations that merge indoor and outdoor living, leverage sustainable materials and reflect timeless desert-modern design. West’s approach is analytical and artistic. “I bring the vision, but it’s all about the team executing it,” he says. “We’re not just building homes—we’re building legacies.”
Today’s luxury client, he notes, is more informed than ever. They’re seeking bespoke features, smart home integration, wellness-driven design and enduring value. “A successful remodel is one where the homeowner feels like the space was always meant to be that way,” West explains.
Of course, luxury renovation comes with challenges—rising material costs, longer lead times and high client expectations… plus a few surprises.
“Building a home from the ground up and executing a whole-house remodel are two different animals. The first is experienced as a more controllable, predictable path. The latter is filled with surprises when you find out what is behind walls or discover unpermitted former renovations that perhaps don’t meet code. I highly
recommend that you choose a contractor for your renovation who has deep experience in renovating homes and can predict some of the challenges ahead based on experience working in Paradise Valley,” says West, who views each obstacle as an opportunity to innovate.
His advice for clients embarking on a renovation journey? “Choose professionals who share your values and won’t cut corners and be willing to collaborate with other professionals on the team, like the architect and interior designer—it’s where the magic happens.”
In a world obsessed with what’s next, true luxury is rooted in intention, precision and integrity. And that’s exactly what West and his team are building—one home at a time.
In a region where architectural excellence meets desert grandeur, Mark Candelaria, AIA, is a force. Since founding Candelaria Design Associates in 1999, he has crafted an esteemed body of work across Paradise Valley—with award-winning residences that blend timeless elegance, modern functionality and deeply personal points of view for his clients.
Candelaria has a deep reverence for classical forms and architectural storytelling. Each design is more than a structure—it’s a collaborative journey. The architect stays intimately involved in every home, coordinating with his client and his team on builder selection, interiors, landscape design and everything from concept to completion. And yes—he even hosts clients for celebratory dinners in their new kitchens once the project concludes.
“It starts by honoring the existing soul of the home and staying true to the sense of place already created.”
Mark Candelaria, Candelaria Design Associates
Collaborating with an architect like Candelaria brings many benefits: purposeful design, flow of spaces and custom elements. Architectural remodeling under Candelaria’s vision orchestrates every element from the foundation to ceiling lines, light and transitions, so the final home feels organic and intentional. Every design begins with the clients’ lifestyle, preferences and practical needs. From spatial planning to material selection and landscape, Candelaria’s team ensures every decision aligns with the home’s aesthetic and functional integrity.
Plus, according to local realtors, working with a marquee builder and architect brings value to the property. So, what is his process?
“It starts by honoring the existing soul of the home and staying true to the sense of place already created,” says Candelaria. “If it’s a whole-house remodel and spaces are moving, we map that out first with puzzle
pieces on a board. Then I turn to my sketchbook and start drawing the home. I love natural light, so I look for opportunities to bring more light in and to create views from the inside to the outside like courtyards, gardens or little vignettes.
“It’s important to me to design a home based on how the occupants will use it. Who lives there? Are there children? Do they entertain? What is their lifestyle? How will this home serve as a stage for the life that they will live? For example, if they appreciate grilling, is the grill in the perfect and convenient proximity to the kitchen?
“Once I understand the spaces and the functionality, I then start detailing the home from floor to ceiling to create the influence we are looking for. That’s the fun part, and I lean on my decades of European travel to do that,” says Candelaria who amplifies that about twothirds of their work is large-scale renovations.
Hiring an architect for a luxury remodel is one of the most important decisions you’ll make. Start by looking for credentials and recognition: memberships in organizations like the American Institute of Architects (AIA), or awards from publications. Your architect should have a proven track record with homes of similar scale, style and complexity to your own.
The best architects are also expert collaborators—integrating interiors, landscape and construction into a seamless vision. Look for someone who brings a concierge-level experience to the table, guiding you from concept to completion with confidence and care. Read client reviews and ask for references.
“We’ve designed and been the creative partner on more than 2,500 homes, and every client and every residence is special to us. We love the journey bringing clients’ dreams to life,” he says.
When it comes to interior design, Stephanie Larsen, founder of Stephanie Larsen Interior Design, has vision and intuition. Based in Arizona but globally recognized and multi-awardwinning, Larsen has made a name for herself by transforming not just homes, but the energy within them. Her specialty? Renovating spaces into soulful sanctuaries that radiate beauty, purpose and wellness.
Larsen believes in renovation with intention. She doesn’t just update homes—she reinvents them. Whether it’s reimagining a Paradise Valley estate or reviving a Sedona abode, her renovation process begins with a deeper question: How do you want to feel in this space? How can we raise the vibration in your home through materials, light and bringing in the good energy.
She brings a soulful approach to renovation, combining modern design, intentional flow and wellness-forward elements that turn a home into a refuge. “It’s not just about aesthetics,” she says. “It’s about alignment—designing a space that reflects who you are becoming.”

Stephanie Larsen, Stephanie Larsen Interior Design
Larsen is a both a pioneer and national authority in vibrational living, the idea that your home’s energy directly influences your well-being. Her high-end renovations often include reworking layouts to improve flow, infusing natural light through newly placed windows and layering tactile, organic materials—stone, wood, linen—to soothe the senses and raise the vibration of the space.
One standout renovation features a modern mountain home that she revived with radiant light, smart wellness upgrades and spaces designed to rejuvenate. Float tanks,
infrared saunas and crystal placements blend effortlessly with custom furnishings and luxurious finishes, proving that function and frequency can co-exist.
From whole-house renovations to selective room makeovers, Larsen’s signature is her attention to emotional impact. She’s known to redesign inefficient floor plans, reface entire cabinetry systems and reimagine outdoor spaces into healing extensions of the home. Every element— from custom built-in pieces to custom lighting design—supports holistic living and luxurious comfort.
Named one of ICONIC LIFE magazine’s Top Interior Designers, Larsen produces bold, meaningful transformations. Clients praise her not only for her taste, but for the way she helps them fall back in love with their homes.
“Renovation is no longer just about updating—it’s about uplifting,” says Larsen, who is leading the movement to transform spaces into vibrationally rich, wellness-aligned and emotionally intelligent environments. With every home she touches, she proves that a well-designed renovation can offer more than increased value—it can elevate your entire way of life.

Here are trusted resources for your next project:
Luxury lives in the details, and custom cabinetry throughout your home—kitchen, bath, living room and office—offers both form and function in a stylish way. When paired with new stone surfaces like marble, quartzite, limestone or travertine, cabinetry upgrades can redefine your aesthetic and improve usability. These tactile, everyday details offer lasting impact and are a favorite among appraisers and designers alike.
The kitchen is the heart of the home, and today’s kitchen designs call for a variety of cabinetry options. Enter Dennis White, founder of Cabinets by C & F whose company has been providing innovative solutions for his clients since 1960.

Because luxury isn’t just how a home looks. It’s how a home lives
Work with a builder who is experienced in renovation. Build your team with an expert architect, interior designer and landscape designer.
Hire a builder you trust and be transparent about what you are willing to spend. A good builder will advocate on your behalf for the best pricing possible and suggest ways to use your money wisely because homeowners are often surprised that what they want costs more than they expect.
Single-phase remodels offer faster completion, fewer disruptions and greater downstream value. If you can do it, leave the premises to the pros. “There’s always more dust and disruption than you anticipate. And it usually takes a bit longer than the homeowner expects.” Scott West, West Development.
Scott West, West Construction, asks his clients to express all their desires and needs up front. Looking at a demolished wall and then saying, “while we’re at it” is going to create delays, added expense and scheduling chaos.
So long as the walls are open, this is a good time to address anything that goes in the walls such as the refrigeration for your wine cellar, wiring for improved internet speed, security, smart home features, lighting, outlets and more…Think it through at the very beginning.
First impressions are everything. Don’t miss the opportunity to improve the view from the street.
More times than not, there will be some surprise in a renovation that impacts the time frame. Allow for this up front and you’ll avoid the frustration later.
