Lantern and Lattice is a high-profile mixeduse condominium project located in the heart of downtown Boise. The development includes first floor restaurant and retail spaces, second floor commercial offices, and condominium residential units for the 3rd – 6th floors including a penthouse unit. The rooftop, which overlooks downtown, boasts a lap pool, hot tub spa, dry-heat sauna, and fitness center.

Lantern and Lattice’s contemporary design utilizes authentic Table Rock stone and other natural materials designed to fit amongst neighboring significant buildings like the Carnegie Library, St. Michael’s Cathedral, and the Idaho state capitol building. The timeless aesthetic of the project balances bold transparent glazing with iconic stone architecture to express quality while aiming to set the bar for the high-end condo market in downtown Boise.

13TH STREET MIXED-USE & CAFÉ

The historically sensitive design for this mixed-use development respects the North End’s architectural language and residential scale. The project, which sits across from Camel’s Back Park, is anchored by a café and includes a small retail space with four apartments on the second floor. Brick facades with soldier course detailing honor the areas history and are complimented with modern cementitious panels and black metal accents for a contemporary posture.

The café design, relevant to the urban clientele within the bike friendly neighborhood, pays homage to the outdoor enthusiast through natural materials, palladiana terrazzo, nylon rope accents and curated furnishings. The thoughtful balance of scale and contextual architectural elements position the project as a segue between the neighborhood in which it sits and the community that the park serves.

ABBOT TOMLIN

Completion Date: Conceptual

The design for Abbot Tomlin, focuses on an agile layout with brand-centric aesthetics. The program includes a hospitality-focused reception and executive conference space to support the hosting of meetings and events. The remaining layout focuses on an efficient workspace to balance the needs of private offices, shared open-offices, and a café.

The design targets an elevated aesthetic that reflects a sophisticated global agency with outreach to the state’s government branches. Elevated materials of stone and natural wood are paired with fluted glass, and black metals to represent a timeless mood. Natural light from the south-facing exterior windows is shared with adjacent inboard spaces through use of a full-height glass wall system which becomes the backbone for the design.

ACADEMIC ADMINISTRATIVE OFFICES

Location: Boise, Idaho

Completion Date: Anticipated 2026

The four-story academic office building, slated along the city’s downtown edge, acknowledges its urban context and adjacent Boise River Greenbelt. Inspired by student life and curriculum, a dynamic atmosphere is designed to reference simple geometries and colors of the college’s branding. Bold design initiatives utilize graphics, textures, and patterns to promote a progressive design.

Programming includes a two-story lobby with connecting stair to the second-floor welcome center that sits opposite the library and commons. An agile office suite includes administrative offices, hoteling for visiting faculty, and flexible meeting spaces to promote professor/student interaction. Broad corridors with integrated seating take advantage of natural lighting along the perimeters of the upper two floors which include flexible classrooms designed for inperson and remote teaching atmospheres.

HUMMEL OFFICES

Completion Date: 2022

The tenant improvement of the Empire Building’s third floor was a unique situation for the Hummel team. This was the second time Hummel Architects designed improvements to the building with the first being a major renovation which the firm designed in the 1920’s and 1930’s.

The recent improvements included demolishing the existing fitout that included partitioned rooms which isolated spaces and limited natural lighting opportunties. The reorganized design includes an openconcept strategy which maximizes natural lighting. Most team-members utilize sit/ stand workstations that are supported with only one private office. Two collaborative open-style lounges and various-sized flexible meeting rooms promote collaboration. The workspace is completed with a cafe-style break room, a wellness room, new restrooms, and ancillary support spaces. The team included indoor bike storage into the design to encourage alternative transportation opportunites.

EMSI HEADQUARTERS + MASTER PLAN

Client: Emsi/Strada Education Network

Location: Moscow, Idaho

Square Footage: 67,000 SF

Completion Date: 2020

The new Emsi office building located in Moscow, Idaho will serve as the company’s world headquarters. Approximately 500 employees will utilize the building at maximum occupancy, providing software development, engineering, data science, economists, and sales.

The design features a two-story lobby for a welcoming reception area that is also strategized to accommodate ‘all staff’ meetings. Exposed structural and mechanical systems showcase the buildings interworkings and relates to the surrounding industrial and agricultural context. The project was delivered using an accelerated schedule that included a multi-package delivery of construction documents in order to meet the client’s timeline goals. This process greatly reduced the overall timeline and allowed core/shell construction work to overlap the interior design drawing package.

TWIN FALLS CITY HALL

Client: City of Twin Falls

Location: Boise, Idaho

Square Footage: 50,000 SF

Completion Date: 2017

The transformative Twin Falls City Hall adaptive reuse project played a pivotal role in the downtown revitalization efforts, serving as a cornerstone for the community’s redevelopment efforts. The dilapidated structure was stripped down to its framework allowing for enhanced pedestrian interaction at ground level and optimal daylighting throughout the building. The 3-story building accommodates the relocation and centralization of many city services and departments. Prior to the renovation, a majority of city services were dispersed among three different locations. Within this adaptive reuse project, Utility Billing, Engineering, Planning and Zoning, Administrative offices, Human Resources, Finance, Information Systems and City Council Chambers can be consolidated into the new downtown location. The adaptive reuse, efficient use of daylighting and energy efficient mechanical systems were leveraged to achieve LEED certification.

HEPWORTH LAW OFFICES

Client: Hepworth Law Offices

Location: Boise, Idaho

Square Footage: 4,261 SF

Completion Date: 2017

Hummel Architects was contracted as the Architect and Interior Designer for Hepworth Law Offices in 2016. The client purchased a mid-century modern building that had been empty for several years. The Hummel team was tasked to plan an workspace with a complimentary design that matched the era of the building.

New exterior windows were installed, including large open entrance systems for an improved vistor experience. Interior glass systems delineate space and allow sunlight to penetrate to the center of the building. The remodel’s programming includes an updated lobby, conference room, individual offices, an open work area, kitchen and breakroom. A basement previously used for storage was renovated into private mediation rooms to maximize square foot opportunties.

STOA OFFICE BUILDING

Client: Stoa, LLC

Location: Boise, Idaho

Square Footage: 12,200 SF

Completion Date: 2001

The Stoa Building is designed to integrate into the surrounding Foothills’ venacular. Interior finishes are purposely minimal to be secondary to the building and highlight the structural design that includes indigenous fir beams, and polished concrete floorscompleted with exposed mechanical and electrical systems.

The foothills building’s warm, natural palette is present throughout exhibited in carpet selections, fabrics, and paints. The lobby features a custom-designed reception desk and modern furnishings. The main conference room contains a custom-designed table equipped to seat 14. Extensive windows take advantage of the building’s eastern exposure, allowing for the use of natural light and mitigating heat gain. Upstairs, the open-office space features modular furniture and working spaces that mimic the utilitarian ethos of the building.

ICEHAUS BREWERY

Client: Undisclosed

Location: Bend, Oregon

Square Footage: 4,500 SF

Completion Date: Conceptual

Hummel worked with a private client to provide Conceptual & Schematic Design services for a new brewery in Bend, Oregon. The team worked closely with the client to showcase a new automated brewery technology that utilizes input data to customize the brew recipe.

The interior layout includes an intimate tasting bar near the entry which opens onto a large two-story tasting lounge. Multiple overhead doors allow connection to outdoor spaces designed with flexible seating, a gaming lawn, and thoughtful landscaping design that utilizes indigenous plant-life.

A mezzanie overlooks the interior tasting lounge and provides access to the rooftop terrace which includes an outdoor bar and lounge spaces. Materials are selected to have a modern aesthetic with eclectic patterned tiles, burnished concrete floors, and industiral accents.

Location: Boise, Idaho

Completion Date: Conceptual

The London is designed as a 19-story mixed use tower on a compact .55-acre site in the heart of downtown Boise. Live work units, an entry lobby with building services, and automated parking lifts occupy the ground level. V-shaped structural members are expressed on the interior and exterior of the building as they support the lantern like parking cube above.

The massing steps back at the 7th floor amenity deck and the 44-unit condo tower is clad in composite skin and curtain wall in an alternating pattern to create texture and variation in each facade. A ribbon of composite panel and curtainwall wrap around the parking cube on the Front and Broad street facades capped with heavily landscaped cascading steps that lead down from the amenity deck to the roof of the live work units.
