EXECUTIVE SUMMARY

The Fairfield County market remains fundamentally strong, defined by low inventory, sustained buyer demand, and stable price performance, especially in the luxury space. The coastal towns, in particular, continue to experience heightened activity from buyers seeking both primary residences and second-home opportunities.

Throughout the county, homes priced above $2 million have seen consistent interest, especially in communities like Greenwich, Darien, Westport, and New Canaan. Buyers remain focused on quality, location, and turnkey condition, factors that continue to drive quick sales and, in some cases, over-asking price results.

In the entry-level and mid-range price points, challenges persist.
