Despite the historically high home prices of the last two years, many potential sellers waited rather than putting their homes on the market. However, the time has come where the wait-and-see approach to selling a home will continue to result in a lessthan-stellar sale price.
Here’s why the shift toward the buyer’s market means it’s time to sell:
• Housing inventory will continue to stabilize. As builders complete more new homes, buyers are less likely to offer top dollar for your home if you wait too long to put it on the market. Currently, competition still exists in certain markets, but other markets are showing signs of cooling.
• The average number of days on the market continues to increase. During and immediately after the pandemic, homes were barely hitting the market before buyers snapped them up. However, several factors now contribute to homes sitting on the market longer. The key to locking in a price that reflects the value of your home is to sell when the demand is high.
• Mortgage rates continue to rise. One side effect of inflation—that causes a lot of worry in the larger economy—is the increase in mortgage interest rates. In fact, mortgage rates have risen substantially in the last year and may continue to rise through the end of the year.

You’ve listed your home and now have arrived at the best part. The offers are in and you’re deciding which one to choose. Clearly, the highest offer, right? Not always.
Sometimes the highest offer may have the worst terms, so it pays to scrutinize the entire contract before deciding on which to choose.
Earnest Money
How much earnest money is each bidder depositing? The amount can vary, and the buyer with the highest earnest money deposit has the most “skin” in the game and is less likely to bail on the deal.
Contingent Offers
Some offers are contingent upon the sale of the buyers’ current home. When determining the value of contingent offers, keep in mind more variables need to be met for the deal to come to fruition. Therefore, their value should be measured accordingly.
Buyer Financing
The buyer’s funding is an important consideration. Most sellers give preference to a buyer who is offering to pay cash for their homes. A large down payment is attractive in that it lowers the amount the buyer must borrow for the purchase, making it more likely he or she will qualify for a loan.
FHA Loans

Filling Ingredients:
• 15-oz. can pumpkin puree
2/3 c. sugar
5-oz. can evaporated milk
3 eggs
1 tsp. vanilla extract
2 tsps. pumpkin pie spice
1/4 tsp. salt
Instructions:
Topping Ingredients:
• 1 c. gingersnap cookies
• 1 c. quick oats
1/3 c. brown sugar
1/4 tsp. baking soda
1/4 tsp. baking powder
1/2 c. butter softened
Heat oven to 350°F. Grease square pan or 2qt casserole dish. Whisk together filling ingredients; pour into prepared dish. Blend gingersnap cookies into fine powder, then combine with, oats, brown sugar, baking soda and powder. Use fork to incorporate butter into mixture. Sprinkle topping over pumpkin filling. Bake for 35-45 minutes, center will still have a little wiggle, but not runny. Serve with ice cream or whipped topping.
Pumpkin Spice Crisp Pumpkin Pecan Crescent Rolls
Filling Ingredients:
• 8 oz. tube refrigerated crescent rolls
• 1/3 c. canned pumpkin puree
3 tbsp. brown sugar
1/2 tbsp. granulated sugar
1/2 tsp. pumpkin pie spice
1/4 c. finely chopped pecans
Instructions:
Topping Ingredients:
• 1 tbsp. butter, melted
• 1 1/2 tbsp. granulated sugar
1/2 tsp. cinnamon
Heat oven to 375°F. Coat baking sheet with cooking spray. Unroll and separate crescent rolls. Spread pumpkin puree on one side of each triangle. Sprinkle each one with brown sugar, granulated sugar, pumpkin pie spice, and pecans. Roll triangle from the bottom of the triangle to the point. Place on baking sheet and cook for 12-13 minutes or until golden brown.
Remove from the oven and brush with melted butter. Mix together the sugar and cinnamon; sprinkle over the tops.

Take a walk through your house with a buyer’s perspective. Is the house warm and inviting, or does it look run-down, old, and cluttered? Is the front entrance clean, painted and does it make the best first impression?

It should be easy for prospective buyers to move throughout the house, so if a room is overcrowded with furniture or clutter, consider moving extra pieces to storage to create a more open look and feel.
Buyers will be interested in storage space in your house. Be sure your closets are clean and clutter-free. If you have clothes that you’re not wearing, consider moving these to a storage facility to make your closets look more spacious.
