Build Omaha! Guest Editor Letter Have you ever considered building a new home, but were too intimidated by the process? You are not alone. Buying a home is the biggest investment you are most likely to make in your lifetime and we all want to make sure we make the right decision for our family. I am proud to be a part of a solution to this problem. Build Omaha Group is a non-profit builder’s organization with the purpose of informing and simplifying the home building process for the consumer, while also providing the necessary support for builders. You may know us best from the Street of Dreams or Parade of Homes, but with more than 75 builder members and 110 associate members, Build Omaha’s key mission is to Build a Better Omaha. With this goal in mind, Build Omaha will be putting on its first annual Build Omaha Show - a new event concept for the Omaha area. No where else will Omaha area residents have the opportunity to meet twelve local home builders along with many other companies focused on new home construction all under the same roof. All booths will showcase the latest and most innovative design trends as well as aids to help consumers considering building a new home. See our insert (page 11) in this publication to find out who will be attending. We invite you to join us! The Build Omaha Show will be hosted at the DC Center Omaha, near 120th and Maple, Friday March 7 through Sunday March 9. The hours are Friday and Saturday, March 7th and 8th from 10-7pm and Sunday March 9th from 12-5pm. Tickets for the Build Omaha Show are $5 per person and are available at the door or in advance online at www.buildomaha.org. As an incentive to get you buying tickets early, advanced purchased tickets will also get you raffle tickets for one of our many amazing giveaways. We will also offer free classes at the show. Class topics will include: design tips and tricks from local designers, current technology innovations in security and temperature control including the up and coming Google Nest, as well as how to get the most bang for your buck when it comes to loan options. Essential Questions To Ask Before You Choose a Home Builder: 1 2

Contact the local Builders Association for Accredited home building professionals. (You’re here, Step 1 complete!) Ask for references of previous clients…and call them. Find out how their experience was, did the builder stay on budget adequately, did they stay within the promised timeframe, and were they easy to get ahold of. If there were problems, ask how those were handled. Lastly, ask if they would use this builder again. Ask for a list of previous properties in your area that you could drive by. Find out about their warranty and ask if you will get a copy. Ask how long they have been in this industry, and how they got into it. Find out how long they have worked with their subcontractors. Make sure they are properly insured. Find out how many jobs they are working on, at one time. How many homes do they build in a year? Ask who would be your point of contact and who will oversee the day to day operations of the job. Ask how options and allowances are picked. Do they have a showroom or do they direct you to different shops around town. Are options picked ahead of time or as the project moves along? Do they have an interior designer to help with this task? Find out how often you will have access to the property. How many walk-throughs will you do and how are changes to the plan handled? Inquire about which, if any, Energy saving features that they incorporate. Find out what types of materials are used in their homes and why. Copper pipe vs. PVC, what are Engineered Floors, types of subflooring, and siding. Try to get a feel for how they pick materials. And remember that there are no dumb questions. It’s better to ask than to wish you would have asked.
