COASTAL CHARMER LUXURY HOME BUILDER STEPS UP TO ASSIST COMPLETING CLIENTS’ TRADITIONAL DREAM HOME

M

Michael Cocozza, president of Trinity Construction & Design, steps in, and steps up to help these wary homeowners achieve the airy, country-coastal home of their dreams. This Sarasota home was well underway with another builder — into the drywall phase — when Cocozza was brought on to complete the job. Cocozza’s propensity for a job done right, as well as his methodical nature, made him a perfect match. This traditional design begins with a white picket fence and continues with delightful features like porthole windows and red brick, adding to its charm. u

Front Elevation: Trinity Construction & Design carries this project to completion for these Sarasota homeowners. Country charm greets you at the curb of this enchanting, coastal home. Rustic, Chicago brick planters with multicolored shrubs and flowers hug the white picket fence. Playful porthole windows and a truss detail at the covered entry give this home character. A soothing palette of crisp white, leafy green, subtle gray, brick red, and a honey-pecan hue set the tone for a calming, restful feel on the exterior. Front Terrace: The ruby and rust coloring in the brick underfoot add warmth to this clean white exterior. This delightful comfort-style front porch, complete with rocking chairs, looks out to the large paved drive and yard. Attention to design begins at the entrance with a beautiful door and ceiling. “The ceiling details were important to the client, and to the aesthetic of this home. They are indicative of the style we were creating and were crucial in bringing everything together,” shares Cocozza.

“This cabinetry style leans more traditional. You don’t see inset cabinets much in modern or contemporary homes — here, it is very fitting,” Cocozza says. White cabinets from Campbell Cabinetry Designs rest upon the rustic, natural hickory floor. Graceful curves on the traditional hood leads the eye to the white coffer ceiling, while subtle interest is found in the gray accents on the fullheight, marble backsplash. This functional kitchen houses upscale appliances from Ferguson Bath, Kitchen & Lighting Gallery. homeanddesign.net

After reviewing the project for a full month, and spending an entire week on-site measuring and verifying everything, Cocozza was able to present the homeowners with a strong plan to get them back on track. “A large part of our process was to understand what we were working with up front so we could provide our client with transparency and honesty about what it was going to take to complete the job,” shares Cocozza. u

Staircase: A fair amount of teamwork went into building these stairs up to code and making them classically stunning. After Cocozza sorts through the framing issues, the stairs are finished with hickory treads to distinctly match the rest of the flooring. Strong detail in the craftsman-style newel posts and rustic ceiling beams layer this functional stairway with elegance. Study Nook: Distressed, reclaimed French doors hang barn-door style in front of this quaint and casual nook. The homeowners select plantation shutters for the versatility and country charm they imbue, while the transom window above fills the nook with light. This study nook incorporates two desks and a cased-out window seat. Great Room: This voluminous, open-to-below great room connects the two floors with magnificent, heavy-beam trusses — a true architectural feature and delight. Island-inspired rattan-back chairs sit across from the voluptuous, soft-gray sectional that faces the view of the canals through the large sliding glass doors and clerestory windows.

Cocozza’s experience in luxury custom homes and large-scale renovations gives him an edge for projects of this magnitude. Although the homeowners took on a strong role in the design of the home, Brittany Cocozza, lead interior designer of Trinity Construction & Design, happily lends her talents in key areas. Vice President of Trinity Construction & Design, Jay Schoenfelder, oversaw the project, graciously leading the homeowners through their first custom home experience. This home is an enchanting palette of crisp white softened with rosy brick, rustic hickory, and creamy grays, blues, and corals. The homeowner brings in natural, earthy pieces with rattan, brass, and organic lines. Master Bedroom: The alder frame canopy bed sits atop a soft, braided wool rug from Serena & Lily. The homeowners request a wall that for now encloses a study area, but later can be demolished to expand the master bedroom. Cocozza preplans by running the floor under this wall to make the future transition easier. “Those types of conversations are important to have with your clients, and I think it is excellent that these clients have that kind of vision and foresight to understand how they want to live in the home now and later on,” shares Cocozza. Master Bathroom: The gray and white tile pieces custom cut for this herringbone design have a level transition into the shower enclosed with glass walls. A full slab of marble-like porcelain lines the shower and is both luxurious and seamless with no grout lines. This master bathroom is full of custom millwork, furniture-inspired cabinets, and tulip-shaped sconces that all come together in a smart, uplifting design.

Bonus Room: This spacious bonus room sits above the garage. A built-in storage bench doubles as seating in front of the dormer window, and the same warm hickory floor spans this sprawling space. The vaulted ceiling features a white ridge beam and faux rafters that give this space its traditional guise. Initially installed askew by the previous builder, the opening of the porthole window is reframed and reset by Cocozza to give this home a proper finish.

32

homeanddesign.net

Cocozza’s twin brother, a masterful artisan and owner of a local woodwork company, joins the team to create the delightful architectural details throughout the home, such as the large timber frame trusses. He also assists in overcoming obstacles, like the framing of the stairs. Working together, they correct the code issues and build a harmonious stairway with craftsman touches. The fireplace, television area, and study nook had not been thought through, so Cocozza utilizes three-dimensional modeling to help the clients visualize different options for spaces in order to provide them with the design they desire. n

Pool Bath: “The pool bath has some craftsman features that tie into the stairwell, and on its own the pool bath has a great blend of styles,” describes Cocozza. Striking navy cabinets from Campbell Cabinetry Designs sit atop a fresh, gray and white Mediterranean pattern tile. Brass sconces flank an oval brass-framed mirror that tie in with the crystal door knob, altogether creating a vintage appeal. Nickel-slot, tongue-and-groove wainscot lines the wall and matches perfectly with the wing walls. Guest Bedroom: This charming guest bedroom features a bed that boasts a tufted headboard in a natural earth tone that contrasts the soothing pink bedding adorned with subtle pink and white decorative pillows. The rosy hues in the shades of the mercury glass table lamps supply added warmth and charm to the space. Soft, subtle gray carpet adds to the neutral color palette. The tranquil art prints above the bed were locally sourced by the homeowner, who used acrylic frames as a finishing touch.

Rear Elevation: Cocozza works with a local stucco company on aesthetically pleasing columns that maintain the architectural beauty, match the crisp white siding, and provide long lasting durability. The columns boast a glass smooth stucco and are able to withstand the elements. Outdoor Living: The exquisite architecture frames the rear terrace’s stunning vista. The PVC and glass railing system allows for unobstructed views of both the water and the natural landscape. Pavers that seamlessly match the light color palette span this ample space that has both a relaxing conversation area and an outdoor grill and bar with a fantastic concrete countertop by BenNettles Concrete Design.

IRREVERENT ELEGANCE

POPS OF PEONY MAKE THIS CLASSIC TRANSITIONAL HOME ANYTHING BUT FORMAL

homeanddesign.net

43

C

“Classic, refined, and timeless” describe this gorgeous Lake Club residence, one of the latest jewels in the crown of STOCK Luxury Homes. Though this description risks sounding formal, buttoned-up, and untouchable, it’s the exact opposite of the vision brought to life by interior designer Caroline von Weyher of Willow & August for Pizzazz Interiors. “Like wearing pearls and a Chanel jacket with jeans and a t-shirt,” says von Weyher, “my vision for this home was dressed-up, without being stuck-up or formal. The family that lives in the home is a fun group of people and I wanted the design to reflect that fact.” u Entry: A graceful Currey & Company chandelier featuring mother-of-pearl finished rectangles floats above the soaring front entry. Phillip Jeffries wallpaper — Against The Grain, with its silver chevron pattern — brings texture, and the customized bench by Highland House introduces the peony color the homeowner loves via Piper fabric from Thibaut. The Palecek mirror — bordered in finely woven rope — hangs on the entry wall above the John-Richard Martino stainless-steel leg sideboard, inlaid with lacquered linen and adorned with acrylic pulls for a subtle shine. Together, they finish this space with significant panache. Dining Room: This Currey & Company Rainforest piece with hand-forged white iron branches was implemented by von Weyher, and it complements the Arteriors mirror with its hand-placed twigs, giving the sunburst pattern a modern update. The Century Hatteras solid wood table is stained with an oyster finish, and the Vanguard Calloway chairs accompany the Highland House banquette, clad in a grey and white chinoiserie pattern. A Soho Console Table in a cerused white finish serves as the buffet, and the room’s zero-point sliding glass doors open to allow the extendable table to adjoin the outdoor dining table to accommodate the entire family at once. The same Thibaut Eastwood wallcovering by Paul Belcher was used on the dining room ceiling.

The homeowners have 13 grandchildren with another on the way, so their home has to have lots of room but still be chic and easy to maintain. “She wanted lots of white furniture with a pop of her favorite color. She sent me a photo of a pink peony blooming in her garden in Minnesota and that was my color cue,” says von Weyher. “She specifically wanted nothing blue or too coastal trendy. I call that our ‘Pretty in Pink’ moment.” Working with Pizzazz Interiors on the project, von Weyher exclusively used International Design Source as the resource for all the furnishings and fixtures, and the paint and flooring were all selected by the builder, STOCK Luxury Homes. “We choose only the finest materials when we are building a home like this, our Gardenia II model,” says Vice President of Sales and Marketing for STOCK Development, Claudine Leger-Wetzel. “Also, since it is a large home, with the lanai adding another 1,000 square feet to the residence, we keep a close eye on the flow and proportions of the plan. Livability is the most important factor for a plan to become a welcoming home.” u

Living Room: The 13-foot-high ceiling in the living room boasts panels of Thibaut Eastwood that mimic driftwood and act as sound abatement to avoid echoes in the voluminous space. “I always think of ceilings like a fifth wall,” says von Weyher. The actual wall in the room is 28 feet long and presented the designer with two problems — how to avoid making that wall just one long white expanse and finding space for decorative accessories. Arabesque mouldings applied over SherwinWilliams Pure White keeps the pattern from becoming overwhelming, and a John-Richard reeded wood media cabinet flanked by a pair of Bernhardt glass étagères provide storage. Bernhardt Acrylic Arctic cocktail tables add classic ambiance to this space while the couch’s crypton fabric and a cheetah print STARK rug in easy-to-clean wool means the family dog is welcome into the room.

A trio of Presidio pendants by Circa Lighting sheds light on the Argento quartz countertop in this charming kitchen. The light gray island hosts Vanguard stools in Arctic leather with nickel nailhead detailing atop gray-stained frames. A backsplash of Glazzio tile in a quatrefoil pattern serves as a lovely backdrop to the white Shaker cabinetry. Sub-Zero and Wolf stainless-steel appliances and ceramic floor tiles in a cloudy gray tie this functional and sophisticated space together.

“STOCK began our custom division, STOCK Signature Homes, about seven years ago to service a particular brand of clients we were seeing in Southwest Florida — those who wished to be able to select exactly what they wanted in their residences and chose us to deliver that degree of personalization,” explains Leger-Wetzel. “This year we have rebranded to become STOCK Luxury Homes because that name best fits the type of exceptional homes we are building now, truly top-of-the-line residences, equal to any in the world.” The biggest challenge of the project was the design process because von Weyher had to communicate with the homeowners via Zoom due to the pandemic. For von Weyher, though, it was just another day at the office. Juggling details is an art form she mastered long ago. “I sent fabrics and samples of everything, so the homeowners could touch and feel for themselves,” says von Weyher. “I even had them measure the husband’s favorite chair to be sure of a comfortable fit in the furniture we were buying.” “I wanted the home to be light and airy, but not sterile, and to bring the homeowners’ personalities into it,” she says. Pleased with the outcome, von Weyher adds, “The owners were absolutely blown away when they saw the finished residence. The place was livable, yet sparkly and chic, exactly what they wanted. We fulfilled their expectations and then some.” n

Master Bedroom: Soft, blush pink linen from Wildcat Territory dresses the Bernhardt Cooper bed, with its curved and upholstered headboard, accented with nickel. A Taylor King bench is incorporated at the foot of the bed, courtesy of von Weyher, and it is covered in a custom blush linen fabric to add more of the homeowner’s favorite color. The nightstands and dresser from Bernhardt’s Domaine Blanc Collection add earthy tones and feature oversized pulls, while a Hudson Valley nine light chandelier provides soft lighting. Highland House swivel chairs in stark white flank a small round table. This grouping sits in front of a door and windows adorned with plantation shutters that can be easily hidden by the Stroheim-banded draperies in a shade of pearl that complements the soft tones seen in the rest of this quiet space. Master Bathroom: A soft rug in pink, gray, and white wool from International Design Source provides cushioned footing atop the 24” x 24” ceramic tile, which resembles marble in this tranquil master bath. White Shaker cabinets offer plenty of storage and are topped with Rolling Fog Quartz. Glass and nickel Hudson Valley sconces adorn the mirrors above the vanities that boast Kohler sinks. The glass shower is a separate walk-in room with viewing windows, and the freestanding tub is also by Kohler.

Lanai: Gathered around the linear fireplace is a seating group from the Mackinac collection by Lloyd Flanders that sits atop 12” x 24” porcelain tiles. Before weaving, the outdoor resin wicker is dyed all the way through to ensure its driftwood finish never fades. Custom rose pillows accent the ivory Sunbrella cushions, and garden stools are used as end tables. The cocktail table is cast concrete from a real tree root and topped with glass, from Phillips Collection. A pink Dash & Albert outdoor rug provides warmth underfoot on cool nights. Pool: Small mother-of-pearl tiles border the spa and pool on the marble deck, which hosts Carlisle sling sun loungers in a champagne finish. Palecek Boca stools provide seating for the cook’s companions at the outdoor kitchen counter while the Perpetual Concrete Delapan dining table by Seasonal Living seats eight. 52

MODERN VIGOR

WARM-MODERN BEACH HOME ON LONGBOAT KEY IS BUILT TO BE STRONG WITH BEAUTY IN MIND

Front Elevation: Alternating bands of concrete and artificial turf on the driveway create a pleasing rhythmic design that leads the eye to this modern home. “It’s not just a big white box,” shares Architect Mark Sultana of DSDG Architects. “It’s a modern house with this foldedplate design that creates overhangs and penetrations — it’s three-dimensional architecture.” DIZAL aluminum siding offers a warm wood appearance against the streamlined white and gray plates. While standing at the front door, guests have a direct line of sight to the beach through the lower level. homeanddesign.net

S

Set on the sandy beach, mere yards from the Gulf of Mexico, this warm-modern home on the barrier island of Longboat Key excels in both design and structure. Architect Mark Sultana of DSDG Architects, along with luxury home builder Michael Voigt of Voigt Brothers Construction, design and build a home to work in harmony with nature — not against it. Clad in white, gray, and warm wood tones, the intricate exterior is a folded-plate design with rectilinear forms that wrap around the structure. April Balliette, interior designer with DSDG Architects, carries this warm-modern feel indoors by using a serene white oak on the stairs. “The stairs are an architectural sculpture,” shares Sultana. “We thought it would be unique to see the stairs from the outside as well.” Hurricane impact glass stems from the ground straight up to the roof — framing the picturesque stairs inside like a fine piece of art. u

62

Living Room: Balliette blends cool and warm tones to create this inviting modern interior. A warming, white oak engineered floor from Sticks & Stones Flooring spans the main living area, and Balliette adds a cool, concrete-like, porcelain tile around the fireplace from Atlas Concorde — defining its linear pattern with a stainlesssteel C-channel grid. Integral to the design concept, a walnut wood folds up and over the fireplace and bar, unifying these elements. This high-impact bar features glass-front upper cabinets and a wine refrigerator from Mullet’s Appliances.

Staircase: Flush, horizontal bands of lighting are strategically placed in the interior stairwell wall to accent the architecture, complementing the Vega Minor chandelier from Kuzco above. Bright light streams in through the wall of windows, yet this space has roll down shades for privacy. The treads of the staircase are a white oak to match the flooring, while the painted metal stringer in a contrasting color highlights the sculptural nature of these stairs.

Kitchen: “The kitchen island inspired the design of the whole space,” shares Balliette, who repeats this element across the top of the cabinets and down one side, cladding a structural column in walnut. “We took a utilitarian part of the building and made it part of the interior design,” Balliette continues. This ocean-like backsplash from Lunada Bay Tile is a focal point against the white high-gloss acrylic cabinets. With a glass base and an aqua top, this Air Table by Lago feels weightless. Balliette pairs the table with the wavy Sly pendant from Eurofase.

Capitalizing on the majestic views of the open water, all major rooms have walk-out balconies. The second floor boasts a magnificent great room, dining room, and kitchen next to an equally extravagant outdoor living space. The master retreat and the rest of the bedrooms can be found on the third floor, and the ground floor hosts the garage and storage. There is nothing typical about this seemingly normal configuration — the ground floor features special walls that will intentionally break away with the force of a worst-case scenario storm. “Our job is to conceal how it is built,” shares Voigt. u This home sits on approximately 60 pilings that are buried 30 feet underground and have more structural elements on the ground floor, including columns and shear walls. “The break-away walls span between the columns and the shear walls. If these intended walls break away, the wave action isn’t acting on the entire home but only on the slim structural columns — the water flows under the home like a bridge,” states Sultana. This home preserves nature with strategically placed soft amber-colored lighting on the exterior — protecting the home and the local turtle population.

Bathroom: This master bathroom repeats the color scheme of the exterior, showcasing light gray cabinets and a pure white Caesarstone countertop, while the wood-appearance DIZAL siding can be seen out the windows. The clear glass of the shower enclosure allows the Modomo porcelain tile from the Pantheon collection to show off its mix of gray and white. Balliette shares that “everything here is boxy and square, but this interlaced sconce softens the space” against the flush mount mirror.

Bedroom: Not only is DIZAL aluminum siding on the vertical planes, but it also flows to the underside of the overhangs. “People love wood accents in tropical locations like this,” states Voigt. “This product looks like wood but is aluminum — as a result, you’re able to create a tropical, natural wood feel without the same upkeep as real wood.” Preserving the outward view, glass and aluminum railings from Mullet’s Aluminum line all the balconies.

View: This porcelain Uptown tile in the color Sugar Hill from Sticks & Stones Flooring casts a subtle modern feel on this balcony that looks out to the Gulf. Below is the sunning deck with chaise lounges at the edge of the pool. This high-tech home features a lighting system from Wicked Smart Homes that can be run through an app. This versatile lighting system allows the homeowners to select lights individually, in a group, and even to create scenes that can incorporate the landscape lighting.

Where this home triumphs in structural ingenuity, the design rises to be its equal. Natural walnut, white oak, soothing grays, highgloss white, and vibrant pops of aqua create the inviting interior. Similar to the wrapping design concept on the exterior, a walnut wood wraps around the kitchen cabinets, kitchen island, and fireplace. “I take inspiration from the exterior and bring it in,” delights Balliette. The design is congruous inside and out. Not only does this home capture the view of the Gulf of Mexico, but it is ready for the Gulf as well. DSDG Architects and Voigt Brothers Construction compose a home that cleverly conceals the structural fortification in a welcoming warm-modern style. n

Powder Room: In varying shades of aqua and blue, this glazed tile from Realstone Systems is set in a herringbone pattern. “Taking the tile pattern and turning it sideways makes it more contemporary and plays off the L-shapes in the main living area,” says Balliette. A custom, right-angle white concrete sink from BeNNettles Concrete Design reinforces the theme, while the stainless-steel mirror frame pairs with the dainty faucet from Ferguson Bath, Kitchen & Lighting Gallery. Laundry Room: Instead of setting the washer and dryer on pedestals, the two rest atop narrow drawers that provide easy access to extra storage space. The lush, tropical landscape infuses this room with natural greens for a relaxing atmosphere. The navy-blue cabinets with contrasting white Corian quartz countertops and white oak flooring from Sticks & Stones Flooring create a rich coastal feel in this functional space.

Rear Elevation: “This is a lovely location, but a challenging site due to its compact nature and minimal staging areas. Our superintendent did a marvelous job coordinating deliveries for a smooth build,” says Voigt. DSDG Architects and Voigt Brothers Construction work together to combat the height limitations, setbacks, variances, and coverage maximums. “Zoning regulation states that as a house gets taller, you have to avoid it casting a shadow on neighboring properties,” says Sultana. To that end, Sultana tightens the footprint of the uppermost area on the third floor, integrating this steadfast code and transforming it into an intentional design element — now it isn’t an obscurity. Outdoor Living: BeNNettles Concrete Design builds a concrete bar in a smoky hue where guests can sit in the sleek, modern barstools that look out across the water. A cozy seating area centers around the fabulous concrete fireplace from BeNNettles Concrete Design. Retractable bug screens and blackout shades help to control the natural environment, making this outdoor living space an everyday extension of the interior.

NEUTRAL ELEGANCE AN OPEN-CONCEPT HOME CREATES CONTINUITY BETWEEN INDOOR AND OUTDOOR LIVING SPACES

In the living room, there is an invisible corner where two doors meet, in addition to a large sliding door that creates connections between the living spaces. Interior designers Charlie Hansen and Rebekah Errett-Pikosky from Clive Daniel Home select highcontrast, textural pieces and lighting to accentuate the space without standing out too much. “When Charlie and I select lighting, we’re always looking at scale and texture,” Errett-Pikosky explains.

When it comes to designing a home, elevated ceilings are an important element for architect Adnan Ahmedic and project manager Brian Ahmedic of South Florida Architecture. Their recent project at The Lake Club by STOCK Luxury Homes is the perfect reflection of that. “A higher ceiling makes any space seem larger,” Brian Ahmedic says. “It also allows for larger windows, which bring in as much natural light as possible. All of the rooms throughout the home are defined by tray ceilings and other unique ceiling details,” which add a visual aesthetic and define the dining room, kitchen, and great room spaces. A notable attribute of this home is the seamless flow from the indoor and outdoor space. Incorporating sliding glass doors creates spatial congruence and allows for connectivity to exterior spaces. “One of the things that I really love about this home is the connection from the dining and great room to the outdoor living space,” Brian Ahmedic says. u

Kitchen: The kitchen features an oversized central island and a monochromatic color scheme with a silver-gray perimeter. Metal-tone details can be seen in the gold bands on the hood, lending a nod to the gold hardware on the cabinets and the two chandeliers above the island. “We tried to push the envelope a little bit,” Errett-Pikosky says. “We did a white island, which is the opposite of what is on trend with colored or darker islands. We played around with it and did it in reverse.”

homeanddesign.net

85

Dining Room: Designed for entertaining, the dining room offers stunning views of the outdoors and includes a built-in buffet with a beverage station that mirrors the perimeter cabinets in the kitchen. “The room has a formal feel to it, but at the same time it’s casual enough to have that little side bar for hosting different types of gatherings,” Errett-Pikosky says. “Charlie and I tend to pick a lot of linear square pieces, so we wanted to soften this area with the circular light fixture.” Family Room: Mirrors with applied trim pieces flank the copper-toned feature wall in the great room, which Errett-Pikosky and Hansen create with a drywall frame before wallpapering. The tray ceiling adds dimension and lines to the space. Stacking sliding doors disappear into the wall and lend to the room’s inside-out feel. “This is one of those great rooms that can be transitioned into whatever one needs it to be,” Errett-Pikosky says. “It’s great for any type of family.”

86

In true Florida fashion, an expansive outdoor area provides abundant space for entertaining, complete with a fireplace and pool. “Having that sitting area with a fireplace makes the outdoor area very warm and inviting. It’s a feature we always like to incorporate or suggest to our clients in our model homes.” The Gardenia II is one of the most sought-after models due to its open and fluid concept that makes each room feel infinitely spacious. Set against a beautiful lake, the home features 4,000 square feet of living space under air with four bedrooms, four full and one-half bath and a study, with an option to turn the bonus room into a fifth bedroom. “In The Lake Club, our market includes a lot of families,” says Vice President of Sales and Marketing at STOCK Development, Claudine Leger-Wetzel. “This floor plan is really conducive to a larger family lifestyle, especially during the pandemic when people are spending more time at home. The great room and bonus room offer a nice separation of space and are great for families with teenagers, in-laws, and guests that come to stay.” u

Interior designers Charlie Hansen and Rebekah Errett-Pikosky from award-winning firm Clive Daniel Home have worked with STOCK Luxury Homes on many homes in the past. “Charlie and Rebekah are an amazing creative team and they know our clientele,” Leger-Wetzel says. “They have such an energy and passion for design, they are always researching new trends, and they really understand what today’s buyer wants. Every home they’ve designed has been very well received by our clients.” For this model, Hansen and Errett-Pikosky opt for an earthy and monochromatic color scheme with blush and sand tones, an assortment of grays, and various textures. u

Master Bedroom: The master bedroom is soft and tranquil with subtle textural sand tones that play on the light grays and blushes. Errett-Pikosky and Hansen employ a simple detail to the ceiling with painted trim and a subtle platinum gray contrast. Velvet pink blush drapes tie in with the matching foot stools, while ceramic gold-toned roses from Uttermost add a dimensional touch above the bed.

88

“Florida is always going to be light, bright, and airy,” Hansen says. “Trend-wise we’re leaning a little bit warmer as far as wood tones go and incorporating more natural products like real quartzite and granites versus manufactured stone.” Errett-Pikosky adds, “It’s a different process when you’re designing a model home versus working with a client. Our goal in this case was to make the home palatable to the masses so that people could envision themselves living in the space.” n

90

homeanddesign.net

Lounge: Blue is the accent color of choice in the lounge and is carried throughout the space in the painted ceiling beams, decorative pillows, an area rug, and floor-to-ceiling drapes. Woven jute stools play off the textures in the room, while behind the couch are angular cut and beveled mirrors that Errett-Pikosky and Hansen hand-picked, which reflect the artwork hanging above the console. Den: Simple and versatile, the den is designed as a transitional space that can be changed depending on one’s needs. “We stuck to furniture as opposed to builtins so that the clients wouldn’t be stuck,” Errett-Pikosky says. “In this instance, it’s set up as a functional office, but a television can easily be added on the wall along with a sofa and a sleeper. The room can be edited however one wants.” To create textured detail, Errett-Pikosky and Hansen install a collection of angular mirrors from Uttermost in a cluster on one wall. A cubed light fixture ties in with the gold theme that can be seen throughout the home.

Front Elevation: The details on the front façade are simple yet beautiful — the grand entrance defined by large columns creates an inviting atmosphere. The diamond detailing found on the gable and garage doors contrast the elegant design of the dark charcoal gray flat tile roof without being overwhelming. “A lot of times in Florida, everything is light with darker trim pieces and this is different from that perspective,” Errett-Pikosky says. “We’re seeing a transition in the market where people are moving away from brackets and corbels, with not as much focus on rooflines.” Lanai: The inviting lanai includes a comfortable living area with a television and outdoor fireplace, perfect for families that need extra space. Because the lanai occupies such a large space, Hansen and Errett-Pikosky select chaise lounges that are large in scale with warm tones to complement all of the other details. “The lanai is so inviting, and the indoor and outdoor areas of the home really complement each other,” Leger-Wetzel says. That’s why people are coming to Florida — because they want that expansive feel and don’t have to leave their home to enjoy the outdoors.”

TWISTED TRADITIONAL FORWARD-THINKING DESIGNERS TEAR DOWN PRECONCEIVED NOTION OF TRADITIONAL STYLE homeanddesign.net

M

Marla Oppenheim and Marsha Ritter merge both their names and their talents to form Mtoo Interior Design. Both Oppenheim and Ritter strongly influence the creative aspects, yet make a well-rounded team, bringing both business and design experience to each project. In the Venice Golf and Country Club community, Oppenheim and Ritter imagine, design, and see these homeowners through this top-to-bottom renovation. Without a single update since it was built in the mid-1990s, this creative team twists traditional design to balance the tastes of these homeowners and bring this home forward twenty-five years into current fashion. Oppenheim shares, “Twisted traditional design is taking traditional style, ramping it up, and turning it around several times so that it doesn’t feel stuffy or old-fashioned. Instead, it feels current and upscale.” u

Front Elevation: The choice to leave the home completely white with a gray roof gives the home the curb appeal of a new build — done in Benjamin Moore Chantilly Lace. The Bee Ridge Lighting exterior sconces stand out against the crisp color, as does the iron railing that encases the new front courtyard. The new driveway coordinates with the roof with a mix of gray and white for a softer approach. Sitting Area: “We created intimate conversation and relaxing spaces around the home with a unique feel in every little spot,” shares Ritter. Grounding this space is a handmade wool rug from Rugs As Art upon which four Jessica Charles swivel chairs in a neutral fabric surround a pearly-gray ottoman from International Design Source. Mtoo Interior Design incorporates wildlife imagery with a commissioned painting by artist Michelle Held. These homeowners can gaze out to their courtyard or up at this fabulous custom aviary artwork. homeanddesign.net

103

Living Room: Between the two John-Richard coral branch prints from International Design Source is a silver shelf with dangling metal branches. This composition breaches traditional style. “The blue vase between the two pieces of art, and the pops of blue in that space bounces the eye around the room at once instead of focusing on one piece,” explains Ritter. The team makes room in the budget for a glass top cocktail table from Artifacts International — with its hand-painted, forged metal base, it’s a showstopper. Kitchen: This marble-esque porcelain tile brightens the space while allowing the island cabinets to stand out in a chocolatebrown hue, topped in a white Cambria quartz countertop with gray veining. Overhead are glass pendants from Bee Ridge Lighting. The party island is surrounded by counter stools from International Design Source that are clad in durable leather and a gunmetal finish and features a wine refrigerator, ice maker, and beverage center.

104

homeanddesign.net

Oppenheim and Ritter’s strong visionary sense won them the job at the first meeting with the homeowners — suggesting they trade out the front windows for a set of classy French doors that open onto a new courtyard, and create privacy with a custom fireplace wall. With one homeowner leaning traditional and the other wanting crystal and bling, this inspires Mtoo Interior Design to take traditional elements and revivify them for today. “We needed to mix their styles, and we introduced them to a light and bright palette perfect for this Florida setting,” shares Ritter. The bold drapery fabric in the master bedroom sparks the design — a traditional print, but in non-traditional colors. Oppenheim points out an element in each space that shows off the twist. The guest bedroom is a flawless blend of style and setting, exhibiting classical quatrefoil shapes next to contemporary grape-purple, white-washed wood finishes with gold accents, and pewter sea star artwork. Mtoo Interior Design mixes champagne, silver, gunmetal, and gold metallic finishes throughout with an emphasis on varying shades of purple and blue. Mother-of-pearl accents and crystal knobs add a touch of sparkle, while many of the wood finishes are traditional deep hues. u

105

“The clients were extremely open to new ideas. They let us push their comfort level and trusted us — and the results are fabulous,” shares Oppenheim. This team looks at traditional design from their clients’ point of view and creates a home that is ready for the next twenty-five years of family gatherings and entertaining. It’s a high-end home — rich in detail and a delightful union of old-school and glitz. Mtoo Interior Design bends the rules and shows us a newfound way of putting a spin on traditional design. n Master Bedroom: Mtoo Interior Design repurposes this gold chandelier that hung in the dining room for twenty-five years, placing it with prominence in this master bedroom. The team dresses both windows in bold gray, blue, purple, and green Thibaut fabric, and selects a similar yet more muted pattern for the hand-knotted wool rug from International Design Source. Atop the Vanguard bed is an Ann Gish coverlet with shams that mirror the draperies. Beside the bed — twisting traditional design — are dark wood Vanguard nightstands with contrasting mother-of-pearl drawer fronts. Master Bathroom: Oppenheim and Ritter handpick this sculptural tub from Ferguson Bath, Kitchen & Lighting Gallery. Above it is an equally magnificent pendant from Bee Ridge Lighting in a metallic champagne finish with handblown glass flowers that emanate a soft glow. A tantalizing form-withflowers framed print from International Design Source overlooks this tranquil corner. Custom mirrors rest against the brilliant mother-of-pearl wall tile from Design Works, complementing the countertops atop the contrasting chocolate-brown vanity. 106

Guest Bedroom: These Highland House headboards from International Design Source are finished in a grape-toned cotton fabric adorned with gold nailheads, and custom bed skirts are made to match. Between these beds is an antique nightstand from Modern History Home with a white finish. Sea star art from International Design Source adds a nautical touch, as does this seashell fabric from Thibaut. The Benjamin Moore wall paint — Revere Pewter — is an adaptive color that works in tandem with the mix of silver and gold seen throughout the rest of the home. Guest Bathroom: Mtoo Interior Design takes this single-sink bathroom and reconfigures it with two rectilinear sinks and nickel faucets from Ferguson Bath, Kitchen & Lighting Gallery. This guest bathroom services two guest spaces and bridges the design. Two non-traditional mirrors from International Design Source sit atop this traditional trellis design wallpaper — Oppenheim notes this is another instance where Mtoo Interior Design twists traditional stylings. Above the mirrors are curvilinear handblown glass sconces from Bee Ridge Lighting. Guitar Wall: For the man of the house, who not only collects guitars but plays as well, this guitar wall is a delightful focal point for the office. The warm hue grasscloth backdrop makes this collection pop. This edgy space features some of the homeowner’s existing furnishings, but Mtoo Interior Design selects a custom-made console table with a slick ebony top and a brassy gold base from Charleston Forge for added depth.

Lanai: The fireplace wall is a calculated balance of traditional and contemporary elements — flanking the rectilinear LED fireplace are stackedstone columns with crown-moulding capitals. The hearth allows for more seating next to the outdoor swivel chairs and the sofa. International Design Source provides both the dining table and the seating around it — the chairs feature a steel blue Sunbrella fabric and circular details reminiscent of the kitchen counter stools. Ritter designs the cypress ceiling to be set on a bias and it shelters this casual space.

ARTISTIC ENDEAVOR THIS REMODEL RESULTS IN A SHARED VISION OF WARMTH AND SOPHISTICATION

Wanting a comfortable, relaxing space off of the breakfast nook and kitchen, Jessica Holiday, owner and interior designer of HSH Designs, places two motorized recliners from American Leather Gallery in a soft, creamy bone leather. Lee Industry chairs in a neutral tone basket-weave fabric surround the glass-top breakfast table with a sculptural bronze base by Arteriors from HSH Designs, which Holiday selects because “we didn’t want anything heavy that stops the eye — we wanted your eye to look forward, out toward the view.”

An appreciation for artistic endeavor, attention to fine details, and a warm glow describe this elegant and intricate design. Jessica Holiday, owner and interior designer of HSH Designs, delights in helping these homeowners transition from the home they raised a family in to this downtown Sarasota condo. “It feels like a continuation instead of a departure. When I look at this home, I already see and feel that it is filled with love and a timeless design,” shares Holiday, who, alongside architect G. Todd Yeomans of Yeomans Work Architecture, orchestrates a sophisticated and artful haven for these homeowners. u

Family Room: The media wall takes on a sculptural presence, clad in a rich, black-washed walnut from Yeomans Work Cabinetry. Yeomans adds tapered shelving that leads the eye to the bay view. Serpentine tech lighting from Light Up Your Life adds a cool, contemporary element to the ceiling plane and highlights the artwork from International Design Source. Holiday personally selects and artfully lays out each piece of cream and smokey-gray brushed stone marble to surround the rectilinear fireplace. Inside Foyer: The team creates continuity between the foyer and the family room by using the same fluid form rugs from Surya, customizing them to fit each space. Yeomans designs this niche to highlight each crest and fold on this custom art installation. Artisan Will Corr fabricates the leaves by hand so it can be sculpted into any form while faux painter Michelle Held adds metallic touches to the leaves so they shimmer when they catch the light.

Holiday and Yeomans create continuity in the design throughout this merged, dual-unit condo that at first felt disjointed and lacked harmony. “Early on, we developed a shared vision for the palette of colors and textures that we kept in mind throughout the selection process to bring this condo together,” Yeomans shares. Unique to this tropical setting, these homeowners gravitate toward deeper more saturated hues. So, to keep this space light and airy while incorporating a cozier color scheme, Holiday develops a warm-neutral contemporary palette — brimming with caramel golds, soft bone, and rich walnut — while the furnishings play a more deliberate role. Artistic accents tether this fine-design concept. Wanting a light, textural sculpture in the foyer, Holiday garners inspiration from her travels, and together Holiday and Yeomans design paper leaves — each one of these custom pieces is set by hand to catch the light and create dramatic shadowing. u

Bar: These pendants by Visual Comfort are from HSH Designs and feature a brass fixture and subtle hammered glass that beautifully diffuse the soft glowing light, casting it downward to the existing bar top — with counter stools in a metallic leather from International Design Source. Holiday selects Benjamin Moore’s Simply White for this space, brightening the trim with Pure White. Kitchen: With a new coat of paint on these existing cabinets, the color — Gunsmith Gray by Benjamin Moore — breathes new life into this buffet space. Holiday opts to paint the cabinet’s back walls beyond the glass fronts for added drama. And with new hardware, the transformation is complete. This backsplash from the Tile Market of Sarasota is a gold-brushed porcelain tile that gives a nod to the surrounding walls and ceiling while also providing charming contrast. Dining Room: This chandelier from Lyteworks hangs above an exotic dining table the homeowners found in Venice. It boasts a metallic base and a built-in lazy Susan. Holiday handpicks these dining chairs in a silken tan leather, and they rest on a textured rug by Loloi from HSH Designs. Using five different paints, a local artist creates a warm and sunny wall finish that balances out this space with an artful touch.

During the project, Yeomans — also the owner of Yeomans Work Cabinetry — shifts his role from architect to cabinet designer. With a special request for the living room and bar to feel like an upscale hotel lobby, Yeomans designs the media and fireplace wall in a succulent, black-washed walnut paneling that imbues the impression of the swankiest boutique hotel. The lush panels wrap the room. Holiday reminisces, “I just kept saying to Todd, ‘Keep paneling! Keep adding to it!’ And what we created here was a rich enveloping nook that evolved and created the balance we needed against the lighter tones in the space, and the Sarasota Bay.” To echo the fluid pattern and soothing hues of the foyer artwork, Holiday and Yeomans create an artistic, backlit onyx wall feature. u

Master Bedroom: This side of the building looks over downtown. “Here we have deeper tones like that on the base of a palm tree as opposed to the cooler blues on the bay side — I did this to find a balance,” shares Holiday. Contrasting organic glass vessels in blue hues hang over the Caracole bed’s headboard that is donned in a deep taupe-toned leather, while dark wooden nightstands are adorned with ivory lamps and soft linen shades from International Design Source, adding a delicate touch. Master Bathroom: “With the lightest touch of your finger, you can pull and slide the three telescoping glass panels that move in concert with each other, so when you’re on the other side they are perfectly positioned,” says Yeomans. Holiday brings varying tile styles together from the Tile Market in Sarasota and creates simple beauty with complexity. A natural quartzite lines the threshold and repeats in the niche behind the freestanding tub from Ferguson Bath, Kitchen & Lighting Gallery. homeanddesign.net

125

Guest Bedroom: The custom bed from HSH Designs, in a charcoal gray velvet, speaks to the hand-troweled texture on the walls. This unique finish has several layers and nearly 300 pieces of silver leaf against a rich creamy base. Holiday chooses a silk Donghia drapery and a dark wood rod to pair with the existing nightstands. Gracefully shaped brushed nickel table lamps from International Design Source rest on a crystal base, of which Holiday states, “We wanted something here that lightened the nightstands and balanced the faux textured wall.” Guest Bathroom: Holiday selects a simple door profile from Yeomans Work Cabinetry — a division of Yeomans Work Architecture — finished in a warm gray, and she brightens it with polished chrome hardware. This striking marble countertop flows from the counter, down the knee wall, and across the shower threshold for strong architectural impact. Adding an abundance of texture and dimension to this space, Holiday carries the opaque glass tile from the Tile Market of Sarasota that has browns, creams, and even soothing blues all the way across the guest bathroom.

126

homeanddesign.net

Sparing the budget by keeping the flooring in the main living space and the existing kitchen cabinets, the master bathroom becomes a spectacle with a complete redesign. “This master bathroom is a labor of love from every single trade, and of Todd, and myself,” delights Holiday. “This was a very intricate part of the job.” This magnificent master shower and tub combination has an adjoining steam room. Together, Holiday and Yeomans merge talents and convictions to realize a truly original, soft contemporary design for this remarkable remodel that radiates a soothing warm glow. n

Family Room: “This amazing piece of onyx on the wall is backlit, and it creates a warm glow in the evening,” shares Holiday. This exciting display connects the colorway and adds interest and movement. HSH Designs provides the white base coffee table to contrast the warm palette, and adds continuity with the same onyx for the top. Holiday also designs simple pleat cream-tone sheers to frame the view, not obscure it. Powder Room: “We didn’t want anything heavy here, so Todd designed these floating cabinets. Since they are lit from underneath, they add an open and bright feeling to the space,” Holiday shares about these cabinets from Yeomans Work Cabinetry. This lighting feature highlights the metallic brushed tile flooring from the Tile Market of Sarasota set in a stunning herringbone pattern. Holiday adds chrome pulls that complement the faucet from Ferguson Bath, Kitchen & Lighting Gallery.

TAKE TWO

A SECOND-TIME-AROUND DESIGN PROJECT LEADS TO A STUNNING TRANSFORMATION Dining Room: The formal dining room’s pre-existing stone-covered walls offer a unique aesthetic that truly makes this a standout space. To further enhance the room, the groin vault ceiling is faux finished using a hand-applied champagne glaze with sparkling mica flecks — the perfect backdrop for the dynamic silver chandelier. The window is dressed with a balloon shade using a delicately patterned sheer and is adorned by a beaded Scalamandre trim with motorized Hartmann & Forbes shades to diffuse the sunlight. The furnishings include a Citation for Century table and chairs that sit upon Exquisite Rugs’ swirled silk and wool area rug. A Hooker credenza and abstract painting complete the look. Hallway: The textural beige mosaic flooring and exposed brick, in addition to the darkly stained cross beams with downlit lighting, add alluring interest to this hallway. Brunson was enlisted to add a bronze and silver faux finish that sets the scene for the formal dining room that lies ahead.

T

The first time that Pam Yates, interior designer at Robb & Stucky, and Richard Stembridge, who was formerly with Robb & Stucky, were enlisted to design every inch of this 7,000-square-foot ranch-style home in Bradenton’s upscale community The Concession Golf Club, “traditional” was the pervasive theme. This home is complete with a detached “casita” and two gigantic courtyards, and the owner — an elegant lady from Austin, Texas — was drawn to all things ornate, gilded, and formal. u

homeanddesign.net

137

The original décor that Yates created for her was rich, full of glamorous Marge Carson furniture, massive bright gold lanterns, and heavy draperies — it was details galore. Yates and Stembridge were happy to oblige. Working within a framework that offered wonderful architecture, such as vaulted ceilings, stone-covered walls, and exposed brick and beams, they were enthusiastic about the project. With Robb & Stucky’s vast selection conveniently at their fingertips, filling in furnishings where necessary was accomplished with ease. When the lady of the house decided to sell, a luxury homebuilder based in Park City, Utah liked what he saw and purchased this amazing property. By happenstance, the new homeowner stopped by while Stembridge was at the residence adjusting window treatments one day, and the two gentlemen hit it off. Subsequently, Yates and Stembridge were enlisted for a renovation that would tweak the décor to the new owner’s tastes. “Relaxed casual elegance and a little more modern is what he was after,” explains Stembridge. u

Breakfast Room: The breakfast room includes a gray-stained cerused oak table, cross-back side chairs, and upholstered host and hostess chairs — all from Chaddock Furniture. A banquette from Taylor King is wrapped in the company’s own fabric, which features an interlocking diamond pattern of light and dark gray with touches of ochre. Below the table and chairs, a ribbed silk rug in taupe by Exquisite Rugs — and a Robb & Stucky exclusive — adds to the neutral color palette, as does a set of drapes custom designed using a taupe solid with a geometric contrast trim along the leading edge. The once-gold light fixture was altered to achieve a charcoal finish, adding depth to this open space.

138

homeanddesign.net

Kitchen: To enhance the kitchen, Yates customizes a trio of Chaddock klismos-style swivel barstools with gray chenille upholstery and a pewter finish. White transitional shaker cabinetry, an ebony-stained island with a granite countertop, and deckled travertine floors all lend a hand to the unique design palette in this sophisticated space. The three lanterns that hang above the island were transitioned from gold to silver to better accommodate their surroundings.

homeanddesign.net

139

Due to the fact that Yates and Stembridge had collaborated for years and had similar tastes, the project was seamless. Not to mention, the two have an uncanny ability to read each other’s minds. “We love working together. We see things the same,” says Yates. And the client was a designer’s dream. His answers were always a resounding “Yes!” u

Living Room: To emphasize the living room’s grand fireplace, the designers hang an abstract painting above the mantel and a collage of artistic, circular metal discs from Phillips Collection hang adjacent. It’s no accident that the colors in the artwork play perfectly off the silk-and-wool blend area rug from Exquisite Rugs that melds gray, blue, and red tones. A round marble and stainless-steel Marge Carson cocktail table is surrounded by varietal seating — an off-white chenille, a channel-tufted tub chair from Burton James that’s exclusive to Robb & Stucky, and from Bernhardt Interiors is a charcoal leather sofa detailed with silver nailhead trim, along with a pair of chairs with a metal twig motif. Yates and Stembridge tone down the gold in the hanging lantern to complement the design aesthetic seen throughout the rest of this unique home.

140

homeanddesign.net

homeanddesign.net

141

Setting their plan in motion, Yates enlists a talented faux finisher to tone down the chandeliers and selects transitional furnishings in the appropriate proportions and scale. Additionally, taking cues from several of the home’s rough-hewn elements, Yates and Stembridge infuses the environment with a dose of rustic chic. The designers also add motorized shades, which makes the home “smarter” and even brighter than before. Since this was Yates’ second time designing the residence, she felt very much at home while on the job. “I’m so familiar with this house, I practically feel like I live there,” she says. A project of this magnitude takes two, and the synergy between this design duo shows in every captivating room. n

Master Bedroom: The master bedroom imparts a pleasing transitional aesthetic with a shapely gray bed and matching nightstands with pewter pulls — all by Citation by Century Furniture. Glass hanging pendants from Bee Ridge Lighting add a minimalist touch above each nightstand. The Lili Alessandra bedding ensemble consists of a quilted coverlet, tactile throw, and assorted decorative pillows. The draperies are fabricated with upscale design elements, including an aubergine damask from Romo Fabrics and a brush fringe from Brunschwig & Fils. A Baker Furniture faux suede chaise by the window furthest from the bed completes this light-meetsdark monochromatic master suite. Master Bath: The master bath is the epitome of rustic chic. The generous soaking tub is set upon a bed of loose smooth rocks, while a waterfall feature behind the tub makes the space extra exciting when the accent lights overhead cast an ethereal glow on the exposed brick walls. The dual-entry shower with natural stone walls and full-length, built-in seat put the chic in rustic chic.

142

homeanddesign.net

Master Vanity: The vanity in the hisand-her master bath is equipped with ebony-stained cabinetry, a contrasting white vessel sink and countertop, and rough-hewn travertine floors. The candelabra-esque sconces on either side of the exposed brick archway encasing the mirror adds to the rustic character of this space.

homeanddesign.net

143

Loft: The bonus gathering room opens onto the pool and the lake beyond it and has everything the new owner needs for entertaining — he does a lot of it. The flooring — a stone tile that emulates wood planks — is a great foundation for Citation by Century’s Cornerstone Collection leather sectional and Bernhardt Interiors’ cerused oak cocktail table, stained gray and embellished with broad stainless-steel trim. Yates had assisted the home’s previous owner in customizing the pool table with orange felt to complement the gradient glass shades of the three-light hanging pendant above it. “The gathering room really is the whole shebang,” Yates remarks. It was already fully built out with a granite island, grill and hood, and triangular beams of stained pecky cypress, so all the designers had left to do was decorate. Yates had fun with fabrics — she employed a playful stripe from Taylor King for the window cornices and a complementary zig-zag pattern for the backs of the Marge Carson leather and wood barstools she selected. Guest Bedroom: The guest room perpetuates the home’s palette of soft gray, charcoal, and ochre. A luxurious Lili Alessandra bedding set in mixed neutrals covers a Bernhardt Interiors bed, and the complementary Bernhardt nightstands and dresser feature brushed nickel hardware that coordinates with the bed’s metal-framed headboard. A custom treatment using a gray silk solid with a contrasting ochre pattern applied to the edges beautifies the windows. Stembridge added the charcoal-toned ceiling fan from Bee Ridge Lighting, but otherwise, the light gray carpet with a raised weave and the branch-themed artwork were left intact.

144

homeanddesign.net

homeanddesign.net

145

Casita: The casita is a fantastic feature of the home. “It’s a whole wonderful suite of its own,” remarks Stembridge. For the bedroom of this charming guest house, Yates chooses the Alannis seagrass bed from Bernhardt Interiors, which she adorns with a smart, tape-trimmed bedding set from Lili Alessandra. The coordinating bench sits at the foot of the bed, while two-toned wood nightstands — also from Bernhardt — flank it. Brunson adjusts the tone of the fauxfinished walls to taupe and touches up the windows and mouldings in charcoal. Exquisite Rugs’ ribbed design in cobalt blue adds bold contrast with a subtle pop of color.

146

homeanddesign.net

Lanai: This lanai — with its stone floors and tongue-and-groove ceiling — is one of six outdoor living spaces on the property. Yates chose to furnish it with a tasteful assemblage of pieces from Bernhardt’s outdoor living collection. A shapely set of Sarasota chairs surround a weatherproof aluminum dining table cleverly made to resemble wood. The navy sofa is accompanied by a pair of swivel chairs with a circular woven wicker design. Rounding out the seating area is a square cocktail table, along with two cylindrical accent tables, all made from a composite material that bears a striking resemblance to terrazzo.

INSIDE THE PLUMBING PLACE

ADDING TO HISTORY A BEAUTIFUL NEW BUILD IN AVONDALE, SARASOTA’S MOST HISTORIC NEIGHBORHOOD

T

The year was 1914 and US 41 was only a dirt road, but things were stirring in Sarasota. Residents at the time Oscar and Alice Burton, in partnership with future mayor Arthur B. Edwards, sold the land south of Hudson Bayou to the optimistically named Sarasota Improvement Company. Their big idea was to create the area’s first affordable housing. So, they named the development Avondale Heights, charged $250 per lot, offered bungalows at $1,500, and used both as prizes in local raffles. Not many buyers took them up on the offer until the 1920s when the first Florida land boom struck, and a trio of businessmen bought all the remaining lots, dropped the word Heights from the name, and aimed for the stars. They dredged the bayou for boat use, widened the streets, and enlarged the lots. Most importantly, they added deed restrictions stating no house could be built that cost less than the princely sum of $5,000. u

Front Elevation: This 4,573-square-foot home with its modern take on West Indies architectural style has three bedrooms, a den, and four baths, cleverly tucked on one of the sought-after lots in Sarasota’s Avondale neighborhood. A poured concrete sidewalk leads directly into the front yard, which features capped piers and an organic podocarpus hedge and foxtail ferns separating the yard from the street. Tremron pavers lead to the entry and three-car garage while cat palms flank the front door. Dark soffits, fascia, and brackets add contrast to the painted downspouts which blend into the Sherwin-Williams Origami White paint, in line with the home’s architectural theme.

Creating the look and feel of real wood, but offering a low-maintenance option, the entry doors used on this east-facing orientation are by Therma-Tru. The fiberglass doors are factory finished in New Earth with a wood grain texture. “The doors open right into the expansive living room and then guide one’s gaze directly out to the pool deck,” says Shumway. “It is true Florida living inside and out.”

The expansive dining room and kitchen area boasts Euro Accents Oak Troulouse wood floors by Designer Marble & Granite and are seen elsewhere throughout this vast home. The stepped ceiling is boxed with painted beams and inset with Synergy Wood tongue-and-groove cypress pre-finished panels in auburn. LED lighting accents the crown moulding following the perimeter of the dining room and delineating the outdoor cabana. Motorized screens protect the covered lanai and the whole-home automation system controls the audio and visual features of the home with a single touch. homeanddesign.net

Next came a prominent Chicago architect named Thomas Reed Martin, who built 500 homes in the area. The walled estate mansion he built for $30,000 made it into the National Register of Historic Places. Avondale is now an enclave with a delightful mélange of historic and charming homes, where the residences are shaded by mature oaks and sidewalks border both sides of the wide streets, inviting walks in the evenings. Yet, close by is downtown Sarasota, with all its shops, restaurants, and nightlife only a short distance away. It was this mix of old and new, rural and urban, that attracted an out-of-town couple to build here. California natives, the couple had often vacationed in Sarasota, so when they retired, they were ready to make their own mark on history by building their easy-to-maintain home on a lot previously occupied by a home from the 1930s. u

Kitchen: Design-Craft Cabinets creates the Shaker box style cabinetry with full-overlay doors that house built-in Sub-Zero, Wolf, and Bosch appliances, a Miele coffee system, and a U-Line wine cooler. The perimeter counter is Caesarstone quartz backed by undulating porcelain tiles with a cabinet-faced, custom range hood above. Bianco Macaubas quartzite tops the island, where guests can sit on nailhead accented stools underneath a trio of clear glass Edison pendants. The entire space opens to the outdoors, masterfully blurring the line between interior and exterior living areas. Living Room: The living room’s voluminous stepped ceiling helps keep the room cooler in the summer months.Together with Trim Solutions, Talon created deluxe custom columns to separate the foyer from the living room, and just beyond the niched entertainment center are the master and guest rooms. The pocket sliding glass doors disappear and the room opens to the outdoors, combining the living space.

With the help of land developer partner, David Lehrman, the couple hired Talon Home Builders to carry out the project, who, in turn, engaged a veritable who’s who of the finest tradespeople in the area. “We wanted nothing but the best for our clients,” explains Sarasota native Jennie Shumway, vice president of Talon Home Builders, who — alongside her husband, Tom — runs the business. The couple has built dozens of homes in their past and current careers. “My background was in purchasing and Tom was a field superintendent, so we know how important each little detail is to the creation of a home,” Shares Shumway. u

Master Bedroom: Subtle drama is introduced in the backlit tongue-and-groove stepped ceiling in the master bedroom. All trim work in the home was hand-applied by Trim Solutions, and subtly contrasts the neutral carpeting and the Sherwin-Williams Crushed Ice paint on the walls. Color and texture are introduced via the warm wood furnishings and the quiet sheen of the luxe bedding and accessories. Master Bathroom: A 24” x 24” porcelain tile enlivens the shower walls and continues behind the Victoria + Albert bathtub. A large, expertly placed marble niche holds shower accessories and small hexagonal tiles in several shades and provide complementary contrast underfoot. Gorman’s Gallery provided the dazzling Kohler Artifacts floor-mounted tub filler and shower fixtures. Design-Craft Cabinets white Shaker cabinets in White Icing are topped with Ocean Blue natural stone.

Guest Bedroom: Driftwood art adorns the walls above the guest beds and add a pop of color to this guest oasis. Variations of the blue hues in the aquatic scenes are mirrored in the custom throw pillows and bolsters on the suede-wrapped single beds. Between them is an organic stone lamp atop a burnished wood nightstand with an extra-large drawer for storage. The stepped ceiling and windows are hand trimmed for depth and interest. Guest Bathroom: The large mirror in this guest bath is downlit by rod lights that illuminate twin under-mount sinks set in the Viatera Rococo quartz countertop. Brizo polished nickel fixtures are supplied by Gorman’s Gallery. “We love working with Gorman’s. Their work is impeccable,” says Shumway. “We accompany our clients to visit their showroom and meet Jennifer Fontaine, who knows all things plumbing, whenever we can.”

They hit the mark with this residence. “I love the flow of this house. It is an open and inviting space, just begging you to kick back and relax,” says Shumway, who is happy to report that the owners are very pleased with how the project turned out. “Not everybody in their lifetime gets to build a home,” says Shumway. “So, each home is special, just as each owner is special and we treat them as such. Being able to take a project from dirt to dream is a privilege.” n

Outdoor Living: The contrasting cypress tongue-and-groove ceiling overlooks this majestic outdoor living area with a gas-burning fireplace surrounded by rustic, neutral brick inlay. Boral drystack ledgestone faces the bump-out and natural shellstone, cut in a French pattern, and is used on the lanai and decking. The pool and spa with built-in waterfall add a bit of shimmer to this outdoor oasis, as does the glass pool tile from AquaBlu Mosaics in Java, while a bevy of mature areca palms form a natural privacy screen around the pool.

DISTINCTIVE DESIGN homeanddesign.net

AFTER We interviewed J. Kurt Lucas, president of JKL Design Group, about his unique mid-century modern remodel and his process with turning his vision into reality. JKL Design Group’s experienced interior design and architecture staff takes an international, innovative approach to the creative use of space, light, color, and textures to make your distinct project into the finished product you’ve only dreamed of. u

homeanddesign.net

171

JKL DESIGN GROUP Home & Design: Let’s start with some background on the project. What was your overall vision for the home which was built in 1958? Kurt Lucas: The house was a cut-up mess. There were various types of flooring throughout and spaces that made no sense. I found sliding glass doors buried in walls, empty spaces in walls for no reason, and all kinds of awkward spaces. My vision was to bring it current without destroying the beauty of the architecture by opening up the rooms so every living space was interactive. I set up the bedrooms to have great closet space and the bathrooms to be an oasis of mid-century style and current elegance. u

172

homeanddesign.net

Home & Design: Balance is such an important factor nowadays. Will you share a little bit about how you achieve balance between comfort and trends in your designs? Kurt Lucas: I love the idea of trends; I don’t like the idea of fads. Fads fade. I think everyone should design without a theme; instead, they should design for good taste. Good taste never fades. Also, design for “return on your investment.” Your home is one of the most secure assets that you will have in your portfolio. Think about the idea that you have. Will it be appealing to the next owner? Will it add value to the home? You may want to do something that isn’t in good taste and has a bad return on your investment, but I’m sure that you can have what you want if you’re wise about your decisions. The value of a designer’s opinion who is a respected name in the industry is a huge “return on your investment.” u

Home & Design: Will you walk me through your design process for a remodel like this which turned into an updated mid-century modern masterpiece? Kurt Lucas: I began the process by remodeling the lower bedroom floors and bathroom, where all of the various flooring was replaced with one single type of flooring for continuity. The home was made more energy efficient with updated electrical, a new HVAC system, new doors and windows that are up to hurricane code, and LED recessed can lighting that provides ambiance throughout the entire space. The kitchen was the largest project in the house. It began as a 237-squarefoot space, but by removing a wall adjacent to the spiral staircase, it is now over 500 square feet, and that includes a 16’ kitchen island. To add intrigue to this space, a table was built above the existing koi pond with seating for five, and a see-through bar was built on the opposite wall that adds even more interest and flow through the adjoining rooms. This has become the most entertaining space in the entire house. Upstairs, two bedrooms and two bathrooms were redesigned into an expansive master suite. In essence, the entire second floor has become a private sanctuary for the owner. Once the open concept was achieved, there were people at the house every day just to grill, have a drink, and visit. It is an inviting house.

JKL DESIGN GROUP

Switching gears, we’d love to touch on the current Suncoast market and what your clients have recently been asking for and prioritizing in their design projects? It’s crazy to see the number of people that are doing full remodels on their homes. They can see the value in their homes and love the location, but they need more space — more usable space. Closets are becoming more important with the efficient use of their space. Smarter storage. The same goes for kitchens, pantries, and laundry rooms — efficient use of storage space. I still think that open concept is going to be around for a long time. Keeping the same flooring throughout is equally as important because it adds visual space to the home. What advice do you have for homeowners looking to remodel or purchase a new home this year? What is the return on your investment for either scenario? If you are planning on living in a home for a short time, remodel to make it clean, bright, and efficient. If it is a long-term purchase, go for the big remodel. It will pay for itself in the long run. n

Luca q The Luca Pendant by Hinkley Lighting offers a contemporary take on coastal design with a rattan drum shade in either white or black — a very chic look with an airy, organic feel.

CABEX CONSTRUCTION I CABINETS EXTRAORDINAIRE This exquisite master bathroom remodel was created by local designer Jeremy Strong of Cabex Construction. The client wanted to change their traditional Lakewood Ranch master bathroom into a modern retreat. We were able to convert the traditional, everyday master bathroom by adding an oversized built-in bathtub and small shower space. This created a true spa-like experience with a beautiful, and much more functional, two-person shower, spicing it up with a 3D-textured back wall tile and proper lighting for maximum effect.

BEFORE

Other changes included removing the three wall-angled vanities with full-height mirrors to square off the room. This made way for a longer, dual sink floating vanity with under-cabinet lighting that illuminates mirrored medicine cabinets with interior outlets, resulting in an inviting and uncluttered look. This room is a masterpiece that the homeowner loves and will enjoy for years to come, all the while increasing the value of the home. Thank you to the homeowner for allowing us to use outside of the box thinking.

Light wood-like tile laid in a herringbone pattern is the foundation of this airy and easy-going retreat — keeping the space accessible and durable for this busy family. Casual, low-maintenance bedding in a neutral palette, accented with pops of natural wood, green, and brass, create a muted coastal feel. Patterned runners on either side of the bed and carefully chosen nightstand items complete the personalized design.

FINECRAFT CUSTOM CABINETRY

p This traditional kitchen was designed with bold blues and stark whites in a coastal style unique to our clients. The eye cannot help but be drawn to the striking color of the island, complemented by elegant glass doors and thoughtful shades of white. With ample cabinet space and state-of-the-art appliances, this kitchen is certainly the jewel of the home.

u This closet system offers not only ample space and reflection, but also thoughtful lighting and pragmatic storage solutions. With gasconading stunning golden hardware and art-deco flare, this closet is sure to be the favorite of any fashion forward fellow.

q Organization and modern design go hand in hand when it comes to closet design. Bright whites and glass inlays offer ease and awareness, while floorlength mirrors and an effective layout offer style and practical beauty.

u Combining variations of color and texture can be a rewarding challenge. Here, the client chose to oppose the polished look of their cabinetry with a texturized and darkveined wood grain family table. The kitchen cabinetry creates a subtle backdrop for novel design and singular decor.

t In this double vanity spa, the deep and rich wood evokes balance and an unmatched freshness. Paired with vivid greens and brilliant silver fixtures, a tranquil spa day is within reach.

JANET MISHNER CONTEMPORARY ART & GALLERY Janet Mishner works in a variety of media including acrylic paint, fluid medium, and wax crayon to explore various effects. All abstract paintings originate from ideas, not from direct observation. Her present series, “On and Off the Grid,” is a playful use of the grid as a compositional structure to adhere to and permeate boundaries. Most of her recent paintings range in size from 36” x 48” to a recent commission of 60” x 60”.
