Dear Friends,
In 2024, we celebrated HomeAid’s 35th anniversary, a milestone that honored our grassroots beginnings in Orange County and our growth into a one-of-a-kind national organization. It was a year to reflect on the lives changed, the communities strengthened, and the hope restored through our work.
But anniversaries are not just about looking back, they’re about looking ahead. And in 2025, we’re building on that momentum. Across our 19 affiliates, HomeAid is working on 59 projects in development, creating over 2,400 places of refuge for individuals and families in need. Each one represents more than shelter, it’s a foundation for a new beginning.
This past year also brought inspiring moments of growth and generosity. We saw the expansion of HomeAid Atlanta to become HomeAid Georgia, we launched HomeAid North Texas in the Dallas–Fort Worth area, expanding our reach into one of the fastest-growing regions in the country. At their 31st Annual Gala, Toll Brothers and their partners raised over $1.2 million in a single night to support our mission—an extraordinary demonstration of what’s possible when industry leaders rally behind a cause.
We were also honored to witness a full-circle moment in HomeAid’s history. At the dedication of La Veta Village in Orange County, Mike Lennon, HomeAid’s founder, cut the ribbon on a project that will provide much-needed housing for vulnerable individuals and families. Mike’s vision and leadership more than three decades ago laid the foundation for everything we do today and seeing him help open this new community was a powerful reminder of the lasting legacy of HomeAid’s mission.
I want to extend my heartfelt gratitude to our Board Chair, Jeff Roos, for his exceptional leadership and personal commitment to HomeAid. Jeff has been a tireless advocate for our mission, opening doors, building connections, and creating opportunities that have significantly advanced our work nationwide. His dedication and generosity have been instrumental in our growth and success. I am equally grateful to our entire Board of Directors, whose vision, expertise, and unwavering support guide HomeAid forward. Their collective leadership continues to strengthen our foundation and expand our impact in communities across the country.
Our strength continues to be in partnership. By uniting builders, trade partners, service providers, and supporters, we are able to leverage resources, reduce costs, and multiply our impact. This collaboration is the heartbeat of our mission—and the reason we can do so much with every dollar raised.
Homelessness remains a growing challenge, but I am inspired daily by the dedication of our staff, boards, affiliates, volunteers, and partners. Together, we are not only building housing, we are building pathways to stability, dignity, and hope.

Statement of Need
The current edition of the National Alliance to End Homelessness State of Homelessness: 2024 Edition analyzes available data on homelessness for 2023 and over time.
The U.S. Department of Housing and Urban Development has released the 2024 Annual Homelessness Assessment Report (AHAR), revealing sobering new data. On a single night in 2024, about 23 of every 10,000 individuals the United States – experienced homelessness. This marks an increase from the previous year and the highest number ever recorded, underscoring the urgent need for systemic solutions to this growing crisis.


Key facts and data points include:
• The largest population to experience an increase in homelessness was families with children (39% more)
• Almost 1 in 5 individuals experiencing homelessness is over the age of 55.
• Although Black, African American, or African individuals are overrepresented in the percentage of those experiencing homelessness, the percentage decreased from 37% to 32% from 2023 to 2024.
• Of the people experiencing homelessness, 1 in 3 of those are experiencing chronic homelessness.

HomeAid has a proven track record of transforming lives and has...
• Through local and national builders, trades, suppliers, financial institutions, and community partners, transformed 1,502 projects across the entire Continuum of Care into safe and stable housing for those experiencing or at risk of homelessness, effectively ending homelessness for over 1.4 million individuals
• Invested more than $355 million in housing and facilities that improve communities across the country
• Secured over $157 million in savings on renovation and building projects – money that went back into life-changing programs
• Added or preserved 16k+ beds
• Partnered with thousands of builders, trade partners, and suppliers to provide necessary construction services to hundreds of non-profit service providers
HomeAid’s core programs include:
1. Construction: We are one of the nation’s largest facilitators of the building of safe and dignified housing and programmatic facilities for those experiencing or at risk of homelessness;
2. Community Engagement: Our Essentials program organizes community-wide drives to collect and distribute items which include diapers, socks, water, backpacks, blankets, and hygiene items to families and individuals in experiencing or at risk of homelessness. HomeAid Care Days are hands-on volunteer workdays in which minor repairs and upgrades are made at nonprofit service provider locations, like painting, landscaping, cleaning and small construction projects are done at no charge based on each organization's needs. HomeAid has completed 400 HomeAid Care Days (and counting).
3. Education: HomeAid is also a leading advocate for education that addresses the root causes of homelessness, works to reduce stigma, and empowers individuals, organizations and communities to take action.
4. Workforce Development: Our WORKS program provides opportunities for individuals to learn skills in the building industry that can provide a livable wage. The goal is to develop a critically needed future workforce for the residential building industry by getting people to work in living wage jobs, planning for the future by investing in the youth in our community and advancing equity and diversity in the construction industry.

Project Highlights

SHEPHERD'S GATE COTTAGES
HomeAid Northern California
In partnership with Shea Homes, three 2-bedroom cottage units plus a pantry with laundry addition were built. The cottages will be used for clients who have found stable employment or are attending college, before becoming fully self-sufficient graduates of the program. Over 80% of Shepherd’s Gate graduates, after one year, can support themselves and have found permanent housing. The graduates become active members of the community and continue to live a sober life with new skills learned at Shepherd’s Gate
THE GROVE
HomeAid Sacramento
A 50-sleeping cabin community, providing emergency bridge housing for transitional age youth ages 18-24. The Grove goes beyond providing shelter, it embodies a comprehensive program that empowers and uplifts young individuals. The Grove offers a Rapid Re-housing Program, extending support to clients for up to a year, including rental subsidies and ongoing case management services after they leave the shelter.


GIGI'S HOUSE
HomeAid Georgia
Gigi’s House creates a safe culture for victims of sex trafficking to heal at their own pace. Serving girls ages 13-19, providing a safe home in a faith-based loving environment.

THE FAMILY SUPPORT CENTER
HomeAid Utah
The mission of the Family Support Center's LifeStart Village is to move single parents with children from dependency to self-sufficiency. In FSC's LifeStart Village, single parents and their children move from homelessness or near homelessness into safe, stable housing where they develop the necessary skills to create a stable, nurturing environment. Partnering with Western Roofing Specialists and TAMKO, they removed and replaced the shingles and rubber membrane roofing on two townhome units! Each unit will provide transitional housing for up to four families.
FX RESIDENCES
HomeAid Orange County | Los Angeles
FX Residences will add 16 units of permanent supportive housing for chronically homeless adults, with priority given to people with ties to the City of Santa Ana.


SECOND STORY - YOUNG MOTHER'S HOUSE
HomeAid National Capital Region
HomeAid partnered with Builder Captain Stanley Martin and Second Story on a transformative renovation project designed to create a welcoming and functional space for young mothers and their children. This 3-level, 3-bedroom townhouse underwent a complete remodel that addressed both the practical needs and comfort of its residents. The renovation included a fresh coat of paint throughout the home, along with updated electrical systems and added outlets in the staff offices to improve efficiency and safety, supporting the dedicated team who work closely with the families.

SEBC proved to be an incredibly meaningful experience for both HomeAid Orlando as well as HomeAid America. These events offer so much more than just visibility—they serve as a powerful platform to amplify our mission, build new relationships, and lay the groundwork for future opportunities. One of the greatest benefits of attending trade shows like SEBC is the ability to increase awareness of HomeAid’s mission to help end homelessness through housing and outreach.
Homelessness Awareness Month
Homelessness isn’t just a statistic—it’s real people, real lives, and real struggles. HomeAid’s 2024 Homelessness Awareness Month educational campaign focused on “The Full Story”, bringing awareness to the complex realities that lead individuals and families to homelessness.
This campaign included a one-of-a-kind terms glossary, powerful video spotlights, book reviews, affiliate written blogs, and a partnership with Sackcloth and Ashes. The work of this campaign won a Distinction and Excellence award from The Communicator Awards.

The HomeAid National Leadership Conference in Salt Lake City, Utah was inspiring and impactful. The HomeAid staff from around the country took part in in-depth discussions, HomeAid Utah project site tours, and heard from several powerful guest speakers. The week spent together renewed our passion for our mission of helping people experiencing or at risk of homelessness build new lives through construction, community engagement and education.


We had the privilege of welcoming world champion surfer, author, and inspirational speaker Shaun Tomson as our kickoff speaker. Shaun’s journey—from riding the world’s most powerful waves to transforming aligns with our mission of building a future without homelessness.
Shaun’s message of resilience, purpose, and the power of small commitments resonated deeply with our leadership team. His Code Method, a simple yet profound exercise in self-empowerment, challenged each of us to write our own 12-line personal Code, each beginning with “I Will.” As leaders in the fight against homelessness, this exercise reinforced the power of intentionality— how small commitments lead to meaningful change, both in our work and in our personal lives.

The experience was both transformational and deeply personal. Each leader stood and declared their Code aloud, an act of accountability, vulnerability, and connection. It was inspiring to witness our team embracing the I Will philosophy —not just as words on paper, but as commitments to drive change in their communities.
Beyond our event, Shaun’s Double Shakka program brought him to The Other Side Academy, where he shared his message with individuals rebuilding their lives after incarceration and homelessness. His ability to connect across diverse audiences further emphasized the universal power of resilience and purpose.
In addition to Shaun Tomson, HomeAid staff was honored to also hear from Utah State House Representative Tyler Clancy, Dave Durocher, Executive Director of the Other Side Academy, and Marci Houseman, Sandy City Council Member District 4.

Platinum Level Partners

Lennar’s commitment to the communities in which they live and work goes far beyond building and delivering quality homes. Their corporate responsibility is rooted in giving back, doing the right thing for the right reasons, and promoting environmentally sustainable products and processes. Since 2000, Lennar and the Lennar Foundation—established in 1989—have been pivotal partners in HomeAid’s efforts nationwide.
Through the guidance and support of Lennar and its network of building and trade associates, more than 40 housing projects have been completed across 17 HomeAid affiliates nationwide. The most recent collaboration was the building of a home for veterans in need through HomeAid Minnesota. "Our vision is for Lennar and other national homebuilders to unite nationwide in support of this important cause," said Jeff Roos, Vice President of the Lennar Foundation and Chairman of the HomeAid America Board of Directors
In addition to providing leadership and volunteer support, Lennar and its related entities have contributed over $4.6 million to HomeAid’s mission since 2000. Notable contributions include:
• A $500,000 grant to establish and launch the HomeAid WORKS program.
• A $450,000 strategic investment in HomeAid Los Angeles to develop emergency shelter for veterans.
• A catalytic $125,000 multi-year grant to help reestablish HomeAid Puget Sound.
In 2023, the Lennar Foundation played a leadership role in HomeAid’s Maui Housing Initiative, committing $1 million in response to the devastating wildfires in Lahaina. Most recently, the Lennar Foundation pledged a catalytic $1.5 million investment to support HomeAid’s expansion into new markets, including the full statewide expansion of HomeAid Atlanta and the establishment of HomeAid North Texas. Overall, Lennar Corporation and the Lennar Foundation have given over $3 million to HomeAid America and its affiliates.


For the past 24 years, HomeAid America has been a proud recipient of grants from the Masco Corporation Foundation, totaling over $1.5 million. These grants have been instrumental in supporting HomeAid’s efforts to build housing and essential facilities for homelessness service providers and to facilitate community outreach programs that assist with the renovation and operational needs of these service providers.
Masco’s generosity has gone beyond grant funding. The Masco Corporation Foundation’s $50,000 contribution was supplemented by a donation from one of Masco’s key business units, Delta Faucet Company. Additionally, HomeAid benefits from in-kind donations and deeply discounted products from several of Masco’s renowned brands, including Delta® faucets. These contributions enable HomeAid to build housing for those experiencing homelessness at a fraction of the usual cost, with savings averaging 40% off the market rate.
Masco has been represented on the HomeAid America Board of Directors by Elizabeth Kershner, Senior Director – Strategy, Insights/Research, Pricing & Analytics. In addition, the Masco Corporation Foundation has honored the legacy of Richard Manoogian, who concluded his 56 years of service on the Masco Board of Directors, including 27 years as Chairman. In tribute to his leadership and in recognition of his significant impact on growing Masco Corporation into a global leader in the home improvement and building products industry, a donation in his name has been designated for HomeAid America’s WORKS Program. This program provides workforce development, technical construction training, and job opportunities to men, women, youth, and veterans who are experiencing or at risk of homelessness.
Masco’s Behr paint business unit also made a generous $25,000 donation to support HomeAid Hawaii’s Maui Housing Initiative in response to the devastating wildfires in Lahaina in 2023.
Toll Brothers, one of the nation’s leading luxury home builders, is deeply committed to corporate social responsibility and giving back to the communities where they build. The company has a long history of supporting charitable causes, particularly those focused on housing, education, and the environment. Toll Brothers focuses its philanthropic efforts on initiatives that align with its core values, especially those that enhance the quality of life in the communities they serve.
Their approach includes direct financial contributions, in-kind donations, and volunteerism. As a partner in the fight against homelessness, Toll Brothers has collaborated with several nonprofit organizations, including HomeAid, to provide shelter and critical services to those in need.
Since 2004, Toll Brothers’ involvement with HomeAid has been instrumental, with the company leveraging its homebuilding expertise to support the construction and renovation of housing for individuals and families experiencing or at risk of homelessness. Through these efforts, Toll Brothers has significantly contributed to HomeAid’s mission of building new lives for America’s homeless. The partnership has included board leadership and builder captain roles with HomeAid affiliates in Austin, National Capital Region, and Orlando. In 2023, Toll Brothers renewed its national HomeAid focus with a generous gift from its newly formed Foundation.
Looking ahead, Toll Brothers played a pivotal role in supporting HomeAid’s work through the 2025 Toll Brothers Gala, raising over $1.2 million. This high-profile event, which has consistently raised significant funds for the last 30 years, brought together industry leaders, builders, and philanthropists in a show of support for those experiencing homelessness. The funds raised will directly impact HomeAid’s ability to continue expanding its reach and building safe, dignified housing for those in need. In addition, Rob Parahus, Chief Operating Officer for Toll Brothers joined the HomeAid America Board of Directors. Overall Toll Brothers has raised over $2.5 million for HomeAid America and its affiliates.
Toll Brothers 31st Annual Gala
Toll Brothers, Inc. (NYSE:TOL), the nation's leading builder of luxury homes, honored HomeAid at its 31st Annual Gala. The fundraising event raised $1.2 million in support of HomeAid. The theme of the evening, "All Together Now," was brought to life by hundreds of Toll Brothers employees, HomeAid America staff, national partners, community leaders, and philanthropists who gathered to celebrate the power of partnership and purpose. The evening included an inspiring program featuring remarks from Toll Brothers Chairman and Chief Executive Officer Douglas C. Yearley, Jr. and HomeAid America Chief Executive Officer Scott Larson, followed by a moving video presentation, a live auction, and a paddle raise in support of HomeAid's mission.

Gold Level Partners

Since 2004, Bank of America has contributed over $3.3 million to support HomeAid America and its 19 affiliates across the country. This generous support has helped HomeAid achieve its mission of building and renovating housing for those experiencing homelessness and providing essential services in communities nationwide. Bank of America’s commitment is further demonstrated by its ongoing representation on HomeAid America’s Board of Directors, with Bill Balfour, Senior Vice President, currently serving in this leadership role. Additionally, the bank has staff members serving on various HomeAid affiliate boards across the nation, helping to strengthen the organization’s impact and reach.
In 2024, Bank of America continued its vital support with a $125,000 contribution that benefited HomeAid’s affiliates in key program areas such as construction, community engagement, and education. This funding also played a crucial role in expanding HomeAid’s work into new communities. Affiliates that received support included those in, Austin, Colorado, Inland Empire, Minnesota, National Capital Region, Orange County, Orlando, Portland, Puget Sound, Sacramento, San Diego, Southern Nevada and Utah.
For nearly 30 years, Bank of America employees have generously volunteered their time and expertise to further HomeAid’s mission. Their volunteer efforts have focused on three key initiatives: assembling and distributing thousands of HomeAid CareKits to individuals experiencing homelessness, upgrading HomeAid developments through the “Care Days” program, and implementing financial education programs to help clients living in HomeAid-built housing achieve financial stability.

As the nation’s largest supplier of structural building products to the professional market for new construction and remodeling, Builders FirstSource (BFS) is honored to support HomeAid in making a meaningful difference in communities across the country. Jason Behunin, Senior Vice President of Operations for the Northwest Region, represents BFS on HomeAid’s Board of Directors, further solidifying the company’s commitment to the fight against homelessness.
For nearly a decade, BFS has worked alongside HomeAid, utilizing its nationwide network of distribution and manufacturing facilities to provide essential resources to individuals and families experiencing homelessness. This collaboration has allowed BFS to directly contribute to the rebuilding of lives and communities across the nation.
Through a combination of monetary donations, in-kind contributions, and volunteer efforts, Builders FirstSource has contributed over $836,290 to HomeAid since 2017, including $800,000 in financial gifts and $372,000 in gift-in-kind donations. By partnering with organizations like HomeAid and supporting charitable efforts, Builders FirstSource and its employees are proud to make a positive impact in the communities they serve, helping to address homelessness and create lasting change.


FNTG Builder Services, a division of Fidelity National Title Group, continues to be a proud national sponsor of HomeAid America. FNTG Builder Services operates under the well-known brands of Chicago Title, Commonwealth Title, and Fidelity National Title. The company is actively represented on HomeAid America’s Board of Directors by Karen Robertson, Executive Vice President and Regional Manager.
"I’m honored to continue serving HomeAid America on behalf of FNTG Builder Services," said Robertson. "Looking ahead, we remain committed to expanding our involvement and seeking opportunities to engage more team members at both the national and local affiliate levels, furthering HomeAid's mission and vision."
Over the past several years, FNTG Builder Services has been an active supporter of Zonda’s annual housing forecast events, which benefit HomeAid America. Through their Gold level; sponsorships, FNTG and its family of brands have contributed more than $618,250 to these events over the last decade. In addition to their generous financial support, FNTG representatives serve on numerous HomeAid affiliate Boards of Directors, providing vital leadership and support at the local level, helping to drive HomeAid’s success across the country.

With a strong commitment to enhancing the communities where it operates, Sherwin-Williams contributes $50,000 annually to support HomeAid’s mission to fight homelessness across the nation. Michael Robidoux, Senior Vice President of Enterprise Strategic Accounts, serves on HomeAid America's Board of Directors, further strengthening the company’s involvement in the organization’s efforts.
Since 2018, Sherwin-Williams has been an active partner, providing over $400,000 in financial support and ongoing in-kind product donations. Their contributions have made a significant impact on numerous HomeAid affiliates. For example, HomeAid Portland received donated paint and supplies to complete a mural at a shelter for homeless single-parent families, while HomeAid Phoenix benefitted from Sherwin-Williams’ donations for its Community Paint-a-Thon, which supported House of Refuge. Zonda is a proud partner of HomeAid America, bringing its expertise as the leading provider of data-driven housing market solutions to help advance HomeAid’s mission of building a future without homelessness. Future Outlook
Building A Future Without Homelessness
Every day in the United States, nearly 800,000 people live on our streets, in vehicles, shelters, or other places not meant for human habitation. Homelessness is not just living in a shelter, a car, or on the street; people experiencing homelessness—especially children and families—are often couch surfing, “doubling up” with friends or relatives, or living in motels, vehicles, hotels, or campgrounds. The disproportionate impact of homelessness is a by-product of systemic inequity: the ongoing effects of racism and other forms of discrimination that perpetuate disparities in critical areas such as housing, employment, education, and healthcare.
HomeAid’s vision is to expand the number of affiliates across the United States to meet this urgent and growing need. Our expansion process is deliberate and strategic. HomeAid assists new affiliates by establishing them as 501(c)(3) organizations, recruiting a strong and diverse board of directors, and forging partnerships with local nonprofit service providers. We help secure and match local funding, support the hiring of the executive director, and ensure new affiliates are positioned for long-term sustainability. Launching an affiliate can take up to two years as we carefully cultivate relationships, conduct market research, and navigate the legal and organizational processes necessary for success.
In 2024, we saw this expansion model in action. HomeAid Atlanta broadened its reach to serve the entire state of Georgia, allowing the affiliate to address homelessness in urban, suburban, and rural communities statewide. This move is already resulting in new partnerships, expanded project opportunities, and greater collective impact across the state.
We also celebrated the official launch of HomeAid North Texas, serving the Dallas–Fort Worth region—one of the fastest-growing areas in the country. With a new executive director, a committed board of directors, and early project partnerships underway, North Texas is poised to make a significant difference in addressing the region’s homelessness crisis.
In addition, preliminary work began to establish HomeAid Delaware Valley, a multi-state affiliate serving communities across southeastern Pennsylvania, southern New Jersey, and northern Delaware. This early-stage effort is focused on building a strong foundation of relationships with regional service providers, securing funding commitments, and identifying local leadership.
Expanding into new communities and building strong local relationships allows HomeAid to maximize the talents and resources of its partners to create more comprehensive solutions to end homelessness. With catalytic funding and a clear strategic plan, we are pursuing a three-year expansion initiative to bring HomeAid’s proven model to six to nine additional markets, furthering our mission of building a future without homelessness including, but not limited to:

• Charlotte, North Carolina
• Nashville, Tennessee
• San Antonio, Texas
• Tampa, Florida
This catalytic funding will also support all existing affiliate programs across the country by providing critical operational support for our national office. Through the national office, the national organization provides strategic direction and leadership for the organization, resource development and training for affiliate staff members, and relationship building across the building industry and philanthropic community.
HomeAid America's Purpose
Establish HomeAid Affiliates. To establish HomeAid Affiliates, it is essential to implement the HomeAid Affiliate Success Model outlined in the Expansion Business Plan. Enlist the cooperation of local building industry partners, organizations, and other supporters to establish an affiliate in their geographic territory. New affiliates receive assistance with board and executive director recruitment and training, as well as help in raising funds for initial start-up operations. Additionally, cultivating relationships with local nonprofit service providers who serve those experiencing or at risk of homelessness is crucial for initial construction projects and community engagement activities. Throughout their first three years of operation, HomeAid works closely with new affiliates, guiding them through their initial construction development projects and community engagement programs to ensure their success.
Increase HomeAid Affiliate sustainability through capacity building. Collaborating with affiliates is crucial to supporting HomeAid’s mission by offering professional guidance and expertise in non-profit management and organizational development. This collaboration involves providing program and project development support, sharing subject matter expertise, and serving as a clearinghouse of best practices. To assist affiliates in delivering programs effectively, deliver legal templates, insurance policies, and guidance on various issues. Additionally, expertise and support in areas such as technology, finance, accounting, human resources, resource and fund development, brand execution, and governance are provided.
Secure funding, resources, and partnerships at a national/regional level. Securing and growing the support of national and regional businesses that have operations throughout the country can benefit HomeAid nationally and locally for affiliates. Fostering national partnerships with other nonprofit organizations and entities will allow them to support and engage in HomeAid’s Mission.
Promote the HomeAid Mission and brand identity. To increase awareness of HomeAid’s mission and impact, marketing and communication efforts are essential. Promoting and expanding HomeAid’s unique programs in construction, community engagement, and education across the entire homelessness continuum of care is a key priority. Educating HomeAid's partners and the general population about homelessness through various channels, including social media, printed and digital assets, press releases, newsletters, podcasts, speaking engagements, and blogs, will further amplify this message. Additionally, providing guidance to HomeAid Affiliates on national and local campaigns with marketing expertise, branding guidelines, and public relations resources will ensure brand integrity.

Businesses and individuals can support HomeAid’s mission by sponsoring HomeAid through the Annual Giving Campaign.
Transactional Giving
Business owners have an opportunity to give to HomeAid by donating a pre-set percentage or dollar amount per transaction-whether it’s the sale of a home, a lot, a door, a window, or closing of a mortgage.
Matching Donations
Some provide matching funds to support employee volunteer hours and monetary donations. Check your company’s policies or talk to HR to see if they provide matching funds to charitable organizations.

One of our most valued gifts are the materials needed to build homes. HomeAid’s In-Kind donation program accepts donations of building materials, furniture, appliances and more.
