We are proud to introduce ‘HIVE Auction’, an alternative way to sell your property. All auctions take place online and are designed to increase the security of the transaction and speed up the sale process.

Modern method of auction

With the modern method, the property does not exchange immediately on the ‘fall of the hammer’. Instead, the winning bidder enters into an exclusivity agreement which grants the winner 28 days to legally exchange contracts.

This method opens up the market to more buyers, specifically buyers who need a little extra time for their mortgage application. Once the auction has concluded, the winning bidder will be bound by our terms and the reservation will be paid.

And with HIVE, you will receive the best of both worlds: our modern online auction process, fully supported by the marketing expertise and local knowledge of your HIVE Agency Partner.

The HIVE Auction process

1 Valuation/Market appraisal

Your local HIVE Partner will visit your property, discuss the auction process and agree a reserve and guide price.

2 Preparation

We will create a bespoke marketing plan, take photos of your property, produce a marketing brochure, and prepare materials ready to launch the sale of your property.

3 Auction pack

We will instruct a solicitor to produce an auction legal pack on your property. The solicitors will speak with you directly to get all questions answered.

4 Marketing

We will agree an auction date and begin marketing your property on the online portals and to our internal database of buyers across England and Wales.

5 Viewings

All viewings will be accompanied by a HIVE Partner, and in some instances an open house, or block viewing, will be arranged.

Pre-auction

Under auction conditions, buyers who have viewed your property have the opportunity to make a pre-auction offer.

7 Live auction

On the auction day, the auction will run for three hours. Interested parties place bids and, assuming your reserve is met, the winning bidder will be bound by the terms of the auction.

8 Post auction

HIVE sales progression will keep you updated of all post auction progress. Your bidder will have a set period to exchange/complete.

Understanding Stamp Duty Changes in 2025

Significant Stamp Duty Land Tax (SDLT) changes take effect on 1st April 2025, impacting first-time buyers, repeat buyers, and property investors. It’s crucial to understand how these changes might affect your property purchase plans.

What is Stamp Duty?

Stamp Duty is a tax paid when purchasing property, calculated based on the property price, buyer status, and whether the property is a main residence or an additional one. Solicitors typically handle the payment upon completion.

New Thresholds for Main Residences

Currently, no Stamp Duty is payable for homes priced under £250,000, but as of 1st April 2025, the threshold drops to £125,000 for repeat buyers.

Example Scenario: Emma, purchasing a home for £350,000, would see her Stamp Duty rise from £5,000 to £7,500 - a £2,500 increase.

Buy-to-Let Properties

Those purchasing second homes or buy-to-let properties will also face higher costs, with changes to Stamp Duty rates which were effective from 31st October 2024.

Example Scenario: If you purchased a second property valued at £380,000, before 31st October 2024 the previous Stamp Duty owed was £17,900. Under the updated rate, however, the amount rises to £25,500an increase of £7,600. It will increase to £28,000 from 1st April 2025.

First-Time Buyers’ Relief Changes

First-time buyers currently enjoy relief from Stamp Duty on property values up to £425,000. However, after 1st April 2025, this will drop to £300,000, which could impact affordability for many.

Example Scenario: Sarah, a first-time buyer, plans to purchase her first home for £380,000. If she completes on or after 1st April 2025, she’ll face a £4,000 Stamp Duty cost - something she wouldn’t have before. This means Sarah must budget for her deposit, mortgage, and this added expense.
