The Main Stages of Moving Home
When selling or buying a property, there are several stages to go through where your solicitor will take time to ensure everything is legally sound and properly managed. Below is a brief breakdown of what to expect throughout the process.
Prior to Contract
Your conveyancer will provide a cost estimate and confirm your instructions. You will be asked to provide your ID, proof of address, and proof of funds information. A payment on account is usually requested to cover any initial expenses.
Production of Contract
When selling, the seller will complete standard forms giving information about the property, fittings, contents, and if applicable, leasehold details. The seller’s conveyancer will then prepare a contract pack which incorporates these forms. It will be sent to the buyer’s solicitor. During this time, a buyer may arrange a property survey and, if required, obtain a mortgage offer.
Investigation of Title and Findings
The buyer’s conveyancer will review the contract pack, raise appropriate enquiries, and conduct searches. The standard searches obtained are Environmental, Local Authority, Water and Sewage, Planning, Chancel repair. Further enquiries may be raised based on search results.
Reporting and Signing of Contracts
The conveyancer will report the findings to the buyer, who should review the information to ensure they are satisfied with the property. All parties sign the contract documents. A completion date is agreed, and any deposit due is requested from the buyer.
Exchange of Contracts
Once all parties are ready to commit legally, the conveyancers will exchange contracts, binding the parties involved and confirming the completion date. The buyer pays the 10% deposit.
Completion
There may be a gap between exchange and completion which can allow time for removals and preparatory work by conveyancers. On the completion day, the balance of the funds due is paid and the buyer and seller move.


This streamlined process ensures all legal requirements are met, leading to a successful property transaction.
