How to get in touch.
Queen of the Rockies Helena, Montana’s state capital, was founded in the 19th century during the gold rush.
“Hiking in grizzly country is exhilarating because it feels existential.”
I AM IN my late teens. At this point I have lived in northwestern Montana for five years. I still miss the ocean and the Florida beaches, but I have made new friends close to our new home.
I’m hiking with one of them up Gunsight Pass in Glacier National Park. The early-morning golden light smolders dramatically on the mountaintops, beckoning me to come take part in the day’s unfolding.
Glistening water from spring melt-off runs in rivulets down giant gray slabs of granite and winecolored cliffs, creating a shimmering kaleidoscope of color. Serrated peaks tower above.
After we summit the pass and devour the lunch we packed, we begin our descent to Lake Ellen Wilson, a cobalt lake surrounded by jagged cliffs, sharp as razors against the sky. A flowery gentler mountain slope forms a meadow bursting with color. Pasque blossoms, bright-red Indian paintbrush, tall beargrass, and lemon-yellow glacier lilies spread out before me like they’re flirting, drawing us in.
As we zigzag down the narrow shale trail, I see a silver-brown blob moving among the wildflowers. I stop and focus. It’s a grizzly. Excitement and nervousness bubble. I nudge my friend and point. She pulls out her bear spray, a large canister of capsaicin used to stop grizzlies in their tracks if they charge. Luckily, we’re far enough away to simply observe him. He’s one of many grizzlies I’ll come across in my life in Montana, each time as thrilling as the first.
Hiking in grizzly country is exhilarating because it feels existential, as if you’re right at the edge of civilization.
We watch the bear’s sheer strength as it saunters across the terrain, occasionally stopping to turn over a rock or two as it looks for tasty roots to nibble. Its majestic hump protrudes like a warning, while the breeze pushes its long, thick fur around in waves across its muscular neck and back. White, fluffy Dr. Seuss-style beargrass, with its bulbous
tops, surrounds him. Behind him, the ridgeline rises like a great wave. He turns and shows us his scooped silver face. I have the sensation that I’m living in a dreamscape.
Montana overwhelms me.
I AM IN my 20s. My boyfriend and I are hunting pheasants on the east side of the Continental Divide. I am not a hunter. I do not like to shoot things, but I agree to go along because I want to see more of this part of Montana. I’d been to several eastern towns for high-school sports, but I hadn’t really experienced the landscape other than through bus windows.
Eastern Montana is like a completely different state: the landscape, the dinosaur digs, the small towns, the Missouri River and its breaks, the endless array of migratory and water birds.
And the moon. When we headed over the Divide the evening before, a harvest moon hung low and orange on the eastern horizon. It appeared much larger and further away than it does in the Flathead, where it’s seemingly nestled in a cup by the mountains.
Now, we’re on one of the many Hutterite colonies in Montana. The Hutterites, an Amish-like community practicing an old-fashioned communal way of life, have given my boyfriend permission to hunt their thousands of acres. The Sweet Grass Hills stand guard in the north, not far from the Canadian border, rising to almost 7,000 feet (2,134 m) from pancake-flat prairies turned gold from farmers’ wheat and what’s left of the original silky, fragrant sweet grasses. In days past, roaming buffalo hooves would cultivate the grass by turning the soil and spreading the seeds, but without the presence of the great beasts, much of the grassland has been lost.

to northwest Montana, creating what we call snow ghosts. The ghosts, fluffy and elegant, are anything but soft. They’re created by the same rime coating my goggles as the fog that slinks in from the ridges brings in moisture, its liquid binding to the trees with coat after coat of ice.
But because perception is better in the forested areas on this foggy day, my son and I decide to go off-piste. We have a buddy system where we stay together, but he’s getting older, more independent. Within seconds of diving down into the trees, he’s off, gracefully weaving through the pines and out of sight. Out of calling range, too. I yell, but he doesn’t answer. My heart races.
But, when I do reach the lift, he’s waiting, a guilty look on his face. Relief floods over me. I have words with him, but the fog is now clearing. The clouds have parted, too, and a slice of cerulean heaven hangs above. The sun picks up the moisture left over in the air from the fog, making tiny crystals scintillate in the cold surrounding air. White, snowfrosted ridges hem us in, making us feel like we’re in a magical globe.
The stark beauty is stunning, intoxicating. We smile at each other.
Sometimes Montana frightens me.
I AM IN my 50s. I look out of my window from my desk. It’s early morning and a herd of elk is making its way through my backyard to go to higher elevations for the day. Cow calls ping through the silent morning, reedy but pure.
The night before, two mountain lions crossed outside our front door. Gorgeous, stealthy creatures passing through the night. We kept the dogs in and went out with them when we got up for the day in case the lions were still lurking. I watch the elk in the brightening dawn and hope they stay safe, but I know the cougars are out there, too, looking to cull the herd of its weakest links. My dogs come back
proud with deer bones in their mouths more frequently than I’d like on our daily walks.
Sometimes I think about what my life would be like if I’d moved to a big city—if I’d had plays, museums, excellent restaurants, and all the other opportunities an urban lifestyle can bring. But then I think back on the recent anniversary dinner my husband and I had after spending a day in the Lamar Valley in Yellowstone National Park watching wolves. We dined in a grand lodge in Paradise Valley looking out at Emigrant Peak, with crisp white tablecloths, a creative cocktail menu, a fine wine selection, and food prepared by a world-class chef who’s come to Montana for the same reasons so many others seek it out: its beauty and simple lifestyle.
I’m rooted in the sights of cowboys silently brushing chestnut-colored horses beside old majestic barns, Indigenous Americans performing traditional dances with their colorful, feathery regalia, and fly-fishermen casting their lines at dusk in glittering water. I’ve seen fierce wind blow waterfalls toward the sky, ice crystals shimmering in the sun over frozen lakes, and grizzlies standing their ground, daring me to take another step in their direction. I’ve seen great horned owls perched in papery cottonwoods, elk locking antlers, mountain goats skipping across cliffsides, and bald eagles swirling as they perform dramatic courtship dances, all against the backdrop of a stark countryside that lets us know through its own language that we, too, are part of the Earth.
In Montana, I learn that strength comes from meeting the wild on my own and that finding solitude is not the same as escaping. Here, I’m in awe of how everything works, how from every minuscule bug to every massive moose, every living organism has a place and a function. Montana writes its own poetry with each sharp winter morning and every still summer night, indifferent to how often you pay attention, yet intensely welcoming when you do.
Not for nothing is Montana nicknamed Big Sky Country. This state is vivid under wide open skies, cluttered not with city high rises but towering pines and mountain peaks. The feeling of space and raw nature is remarkable.
In the west of the state is Bearmouth Ranch, a fabulously located slice of the Rocky Mountains. It’s a substantial slice, too: the ranch encompasses almost 5,000 acres (2,023 ha) and the main house on the estate exceeds 8,500 square feet (790 sq m).
Although the designer of the handsome primary residence went to great lengths to incorporate a traditional pioneer aesthetic to the property— there is a lot of timber inside and out, as well as an abundance of rustic, roughly hewn stone—there is nothing cabin-like about it, as six beautiful bedrooms, a gourmet kitchen, a double-height living room, two bars, and a game room are all present and correct. Framing everything are vast windows that cover much of the façade and mean that the gaze is always drawn to those incredible views. The forests and mountains spill away to a verdant valley, across which, in the distance, rise more mountains. Above the unspoiled landscape is that famously open sky, an ever-changing backdrop of dramatic cloud, perfect crisp blue, or, come nighttime, an incredible astronomical display, with the stars seeming to rain down from above.
Take a bough The living room (top) and terrace (right) offer awe-inspiring views; a pine forest surrounds the ranch (above).
“There is an incredible variety of terrain: timbered hills, dramatic rock formations, lush aspen groves…
It is its land, though, that makes Bearmouth Ranch irresistible. “The thing that really resonates is its footprint,” says Stephanie Gardner of PureWest Christie’s International Real Estate. “There is an incredible variety of terrain: steep timbered hills, dramatic rock formations, lush aspen groves, springs, and sagebrush. It has all the flavors of western Montana.”
The ranch has been given over to enjoying the great outdoors. There are hiking trails—make it to the summit of Bearmouth’s largest mountain, at nearly 7,000 feet (2,134 m), and you will have a view of five other ranges—plus an 18-hole frisbee golf course, an archery range, and two gun ranges.
But the star attraction of Bearmouth Ranch is its big game. It is perfect for use as a vacation hunting lodge, which Gardner says is possible due to its great connectivity. The college town of Missoula, with its airport, bars, and restaurants, is about 40 miles (64 km) away. “I like to say you’re only 45 minutes away from sushi,” says Gardner. Although, with abundant fishing opportunities in one of the nearby rivers, Bearmouth spirit means it’s just as feasible for owners to get even more hands-on and catch their own.

A swimming pool adds the ultimate final flourish to your home. Here are three watery wonders to inspire your own project
Words / Anna Crane
“THERE’S NOTHING LIKE a pool for bringing people together,” says renowned pool builder Mark Dorsey. “I built a pool for a family where the father was very disconnected from his children. A couple of months later, the mom contacted me to say thank you, because they now spent so much time in that pool with each other, splashing about and having fun.” It’s pleasurable, relaxing, good for your well-being, and two recent U.S. studies have found that swimming can even help you to live longer and aid cognitive function. Time for a dip.
Winner of the Most Beautiful Indoor Residential Pool category in the international Pool Design Awards 2020, this serene, spotlit subterranean pool was created in the former stone-block wine cellar of a hôtel particulier (private mansion) in Bordeaux, France.
Completed in 2015, the 32.8-foot x 9.8-foot (10 m x 3 m) lap pool, designed by architects Atelier Cambium , is tastefully tiled with natural slate and fitted with a clever counter-current swimming system and massage jets to keep swimmers stimulated. And when exercise is over, underfloor heating and humidity control throughout the basement make getting out of the pool pure pleasure. ateliercambium.fr
On cloud nine
Mark Dorsey, owner of Medallion Pool Company in North Carolina, designed this exquisitely engineered infinity-edge Cloud Pool (above), which perches 3,000 feet (914 m) up in the Appalachian Mountains. So elevated is the secluded spot, it’s not unusual to swim amid wisps of cloud—hence the romantic name—although a remote-controlled heater ensures the water is warm enough to use all year round. When the sun dips down below the horizon, underwater LED lights create a magical glow, and with an integrated spa, floating chair lounge, and sunken pavilion with bar, pizza oven, and flatscreen TV, the pool deck is the perfect place for hosting a party. medallionpool.com

Vintage cars are enjoying a whole new lease of life with modern upgrades that enhance their style and performance like never before
Owning a classic car requires patience and a good relationship with a skilled mechanic. Vintage design may stand the test of time, but the bodies that underpin these forms are subject to decay, finicky engineering, and hard-to-find parts. But what if a retro car could run as seamlessly as a new sports model? Automotive restoration companies are challenging what it means to be a steward of collectors’ cars by using the latest materials and manufacturing tech for the best performance. Upcycling classic cars is now the ultimate automotive luxury.
At the heart of the top-notch automotive restoration business is a true appreciation for the original models. In fact, Aloisa Ruf can’t remember a time when she didn’t know about classic Porsche 911s. In the restoration space, her family’s company RUF is renowned for pushing the limits on performance-minded products that blend heritage with cutting-edge engineering and bespoke assembly practices. At three years old, Ruf remembers riding in a rare Porsche 911 prototype, a 901 from 1964 that her father restored. “I always understood the value and care of these cars beyond the engine,” she says. The business dates back to the 1930s, when her grandfather Alois Sr. opened the Auto Ruf gas station in Germany and the company began to specialize in Porsche repairs in 1963. When her father, Alois Jr., took the reins in the mid-1970s, he introduced the first RUF cars, modified Porsche 930s, a coveted enthusiast model of the 911. Now, Aloisa Ruf is the head of brand collaborations—recently she oversaw a RUF capsule collection with fashion brand Highsnobiety. It’s a title she’s earned after working her way through various aspects of the business, including paint and classic restoration. She also worked on the restoration of her personal 1968 Porsche 912.
Under Alois Jr.’s leadership, the company grew from a tuning shop into a sophisticated sports car manufacturer, employing about 100 people across engineering, paint, interiors, and assembly. In 2017, RUF began making its own carbon-fiber monocoques, which means the car can be built from scratch, without sourcing bodies or vehicles elsewhere. It has three current models—the CTR, the naturally aspirated SCR model, and the RUF Rodeo, a turbocharged off-roader introduced last summer at Monterey Car Week. “It’s an artform,” Ruf says.
RUF hand-builds 30 cars a year, with a starting price of $850,000. “I say we’re the haute couture of automotive,”
Blond bombshell
The distinctive colorway of RUF’s CTR model has led to it being dubbed the Yellowbird.
“We try to keep that essence and excitement by creating an absolute wolf in a sheep skin.”
“Every car we build is a unique piece of art to the person who buys it, and it’s subjective.”
Electric dreams
Ruf says. “We try to keep that essence and excitement by creating an absolute wolf in a sheep skin.” In its newest 500-horsepower models, RUF uses an integrative roll system and double wishbone push-rod suspension from Formula 1 motorsport tech. “We keep the charm and timelessness in design while still being in the most advanced fields of engineering and technology.”
By making what’s old modern, “restomod” endeavors add a fresh spin on the singular restoration process. It’s a growing luxury category in the $15-billion classic car market. While purists traditionally restore cars to precise factory specs, these collectors seek out classics that work as daily drivers.
ECD Automotive Design, based in Kissimmee, Florida, is scaling up the possibilities for a clientele that wants to blend retro styling and high-end amenities. The company launched in 2012 with a modified Land Rover Defender, another storied name with roots dating back to post-World War II Great Britain. Fever for old Defenders, a rugged do-all vehicle, has been surging for decades. Several Defenders that belonged to Queen Elizabeth II were on display at the Pebble Beach Concours d’Elegance last year. “Every one was a gray Defender 110 with black wheels,” says Scott Wallace, chief executive of ECD’s first restorations.
As the company grew, Wallace took note of requests for more customizable options in its builds, such as cupholders, wood paneling, and wireless chargers. “Every one we build is a unique piece of art to the person who buys it, and it’s subjective,” he says. “When a car comes off the line, everybody gathers because we

ring a bell when it finishes. What I want to hear is what happens, which is 100 different opinions on that car.”
The ECD Classic, a rebuilt Defender, is the company’s bread and butter, but ECD also customizes Range Rovers, Jaguar E-Types, Toyota FJ Land Cruisers, and 1967 and 1968 Ford Mustang fastbacks and convertibles. In 2019, ECD began to manufacture electric Defenders. “In the classic car space, we are the gigafactory for classic car restoration. We produce a car every four days,” Wallace says. He references a canary-yellow Defender 90 with black accents that could be seen on the live feed from the factory. ECD boasts 650 clients who pay a starting price of about $150,000—$250,000, but that can go far beyond.
“At the mom-and-pop garages, you drop your car and your deposit off, and you hope that someone is going to call you back about it in the next five years. The sweet spot is 12 months. We wanted to give a more transparent luxury experience,” says

Wallace, who has a background in private equity and is responsible for taking ECD public on the NASDAQ.
An appetite for rugged American-made trucks, once seen as accessible and low-key, drives the demand to use them as luxury vehicles. Velocity Restorations, based in the Florida panhandle, is known for its restored vintage Ford Broncos and Chevy pickup trucks. The concept started when Stuart Wilson, a former nuclear engineer for the U.S. Navy, restored a Bronco he intended to take
on a road trip. He eventually sold that Bronco, which led to his next restoration and the 700 vehicles that Velocity has since restored. “There are shops out there building $2-million custom, very high-end restored vehicles, but for our clients, those builds are almost too perfect,” he says. “They don’t want all the latest technology. They still want it to have that heritage feel; they just want it to drive really well.” The company uses an assembly-line format to achieve efficiency and quality standards. “Once you
go to a repeatable process where you can write the assembly manual and train to that process, and that technician is doing that same process every day, that’s where you can really dial in the quality and the reliability.”
As the restomod movement heats up, it coincides with the car industry’s pivot to battery-powered cars. Yet innovation has also crept into the classic space in clever ways. RBW in the United Kingdom makes cars that hark back to the classic British sports car, the 1967 MGB. “My very first car was an MG,” says founder and CEO Peter Swain. “I founded this business to bring back MGs and then I had this idea to make it electric.”
The design of the RBW coupe and roadster is classic, but all the materials and parts are brand new, conceived in Lichfield, England. “It looks like a modern car with the silhouette of the classic.” The firm registered as a vehicle manufacturer that can build electric cars, a process that it can replicate for other brands, and is also opening a facility in Virginia to bring the scalable
“Our clients still want the car to have that heritage feel; they just want it to drive really well.”
manufacturing model stateside. Swain says RBW currently has plans to build 300 new vehicles per year and to supply 3,000 systems to other firms by 2029. While RBW isn’t a true restoration builder, it appeals to the same tastes that make the restomod movement so compelling.
Taste in cars is personal, and the criteria for what’s desirable comes down to what the enthusiast is willing to invest. At auction houses, 1980s and 1990s cars have become a draw, and so are cars restored in unique ways. At the 2024 Broad Arrow Monterey Auction, a new record was set for RUF when a 1998 RUF CTR sold for $2,095,000. Restomod collectors enjoy cars that celebrate heritage, improve on ride and performance, and repurpose proven concepts. The common thread in the modern vintage luxury space comes down to beautiful cars that are meant to be adored and driven well into the future.

The Metropolis Building overlooks Madrid’s Gran Vía, referred to as the “Spanish Broadway” because of its excellent selection of shops and restaurants.
Attracting the world’s wealthiest and brainiest residents is nothing new. In medieval Florence, the ruling Medici family lured the finest masons, bankers, and goldsmiths from across the Mediterranean. By 1472, the Italian city hosted 54 workshops chiseling out marble and stone, where a young sculptor named Michelangelo found work. Such policies made Florence’s rulers the richest family in Europe.
Decades later, the Ottoman Empire in Istanbul used citizenship to attract the most creative minds. The Ottoman sultan even sent ships to retrieve Jews expelled during the Spanish Inquisition. Spanish Jews knew how to card wool for weaving and, perhaps more importantly, how to finance a growing empire.
“They say [Spanish] King Ferdinand is a wise monarch,” laughed Ottoman Sultan Bayezid II.
“How can he be, he who impoverishes his own country to enrich mine?” Within two generations, the Ottomans became the principal power in Europe and Arabia.
Today, specific destinations—including Madrid, Malta, and Dubai—offer an easier path to overseas residency. In a desire to attract global citizens, these locations offer discerning buyers the chance to purchase an opulent home, which comes with a long-term right of abode. Some golden visa programs include pathways to citizenship. These can potentially offer passports that promise visafree travel across Europe, Asia, and the Americas.
Whatever the reason for securing overseas residency through property, it carries the same attraction as in medieval Florence and Istanbul— safety, prosperity, and the chance of a better lifestyle abroad.
In Madrid, attractions include its climate and its renowned gastronomic offering. Christie’s International Real Estate clients in Madrid enjoy dining at restaurants in the city’s most iconic districts, including in the historic center, where one
can step back in time at Restaurante Botín. If the dishes on the menu seem steeped in history (try the stewed partridge with jamón ibérico), it’s because the restaurant opened in 1725. According to the Guinness World Records, Botín is the oldest restaurant in the world.
“Our clients love to ask us about the lifestyle in Madrid and the customs of the madrileños (Madrid natives),” says Olga García Hernández, managing director of Christie’s International Real Estate Madrid, the firm’s new office in the city.
Restaurants serving authentic Madrid cuisine— such as cocido, a chickpea-based stew with chorizo, veal, and bone marrow—are located in genuine neighborhoods with long-established, thriving residential communities.
“But for property investors,” observes García Hernández, “Michelin stars are extremely important.” She recommends newly-starred restaurants to clients, such as Smoked Room, near Salamanca where García Hernández’s new office is located. Smoked Room’s tasting menu, with its concept of “Everything is smoke,” uses fire to enhance umami flavors in dishes such as embergrilled sea cucumber with minty shiso pesto.
García Hernández asserts that classical buildings and proximity to the Parque del Buen Retiro define the prime property areas of the city, such as Salamanca. Here, prices per square meter “have reached €25,000 ($26,075), reflecting sustained demand and limited supply,” she explains.
In recent years, soccer has brought the Spanish capital into the global spotlight. Real Madrid— European champions—has been home to iconic players such as Cristiano Ronaldo and David Beckham. Today, current stars like Vinicius Junior and Jude Bellingham showcase their adopted city through their social media platforms.
“The Real Madrid Museum is the second most visited in our city,” says García Hernández. The most popular museum in Madrid, however, is the Museo Nacional del Prado, which houses one of the most exceptional art collections in the world,
featuring masterpieces by Spanish artists such as the sensual and monumental Goya and the introspective and brooding Velázquez.
However, in mercantile Madrid, entertainment is strongly supported by economics. The transformation of Real’s Santiago Bernabéu Stadium has been one of the most spectacular and ambitious projects in recent years. According to The New York Times, the refurbishment cost €1.76 billion ($1.81 billion). Beyond soccer, the stadium is expected to host concerts and international events in the coming years. Madrid, undoubtedly, is a city always aiming for new goals.
So, can buyers become residents, staying on to enjoy the show?
Amid the impending closure of Spain’s golden visa program, the wealth visa—formally known as the Non-Lucrative Visa— has emerged as an alternative, when combined with a property purchase, for those seeking long-term residency. The scheme,

designed for non-EU nationals, prioritizes financial stability over investment, offering a streamlined pathway to life in Spain. The residency program offers a path to permanent status, while granting unrestricted access to all 29 Schengen nations—a compelling proposition for international mobility.
The city offers a diverse range of options to suit every type of buyer, from those with refined tastes who prefer the more aristocratic neighborhoods, to the bohemian individuals drawn to the historic districts of the city center. Meanwhile, financiallyminded buyers are opting for new developments, such as the highly anticipated Nuevo Norte area near the Real Madrid stadium. It is reported that the revitalization of this northern district will contribute €15 billion ($15.435 billion) to the GDP, while creating 350,000 jobs in the city. The area will be 100 percent accessible and emission-free, with the tallest skyscraper in Europe overseeing the redeveloped zone. Christie’s International Real Estate Madrid offers a selection of high-end properties in this area.
Another key advantage of purchasing property in Madrid is its excellent connectivity for onward travel. The world’s secondlargest high-speed rail network spans the country. Trains depart Madrid at 193 miles per hour (311 km/h), connecting swiftly with the vibrant city of Barcelona, among other destinations.
film budgets.” This is a significant sum on a $250 million-plus movie like Gladiator II
Malta’s 300 annual days of sun allows for yearround filming, and reduces the need for expensive artificial lighting or post-production color correction. The nation’s cultural history within the Phoenician, Roman, Norman, and British empires has left the country with an architectural legacy spanning everything from Italianate palazzos to modern apartments. This allows it to stand in for any Mediterranean city from Madrid to Jerusalem.
The movie industry is particularly important because it brought international attention to Malta’s sun-kissed lifestyle and its Citizenship by Investment Program. This is where property purchase offers a direct path to residency without the need for visa renewal.
“The big difference between other countries is that, in Malta, residency is for life,” explains Bonello. “And citizenship is extended to future generations.” This makes Malta an advantageous option as a permanent residency for families.
“THE BIG DIFFERENCE BETWEEN OTHER COUNTRIES IS THAT, IN MALTA, RESIDENCY IS FOR LIFE.”
There’s more. Malta is the only country in the European Union to provide a pathway to obtain one of the world’s strongest passports. A Maltese passport grants visa-free travel to 189 countries. Real estate is a requirement to those starting their residency plan.
But it’s a different European country that has often doubled for Spain in the movies. The same nation, Malta, starred as Greece in Troy, France in Napoleon, and the African coast in Captain Phillips An island nation near Italy, Malta is uniquely telegenic. Other Maltese shoot locations include Mtaħleb Cliffs, where Daenerys Targaryen found her dragons in Game of Thrones, and Fort Manoel, where lead character Ned Stark lost his head.
In 2024, Malta hit the headlines as the filming location for Gladiator II. The swords-and-sandals epic recreated Rome’s Colosseum beside the sempiternal capital of Valletta.
Malta’s cinematic peak didn’t happen by accident. “Our government has strategically promoted the island as a filming destination,” says Miguel Bonello, managing director of Oyster Christie’s International Real Estate in Malta. “The sector benefits from a generous government rebate scheme, offering up to 40 percent of locally spent
“Advantageous tax conditions and global uncertainties have amplified the trend of taking residency in Malta,” says Bonello. “Malta’s flourishing film industry has also spotlighted some of the island’s most desirable locales.”
Current properties for sale include a historical Valletta townhouse crowned by a roof terrace. It has skyline views towards Fort Ricasoli, where Gladiator II was filmed.
St. Julian’s is a beachside suburb, where the James Bond movie The Spy Who Loved Me was shot. Oyster Christie’s International Real Estate has a four-bedroom penthouse here in Portomaso Marina for just over €3,000,000 ($3,087,000).
At the other end of the scale, Malta has targeted creatives as well as high-net-worth individuals. The country’s Nomad Residence Permit welcomes digital globetrotters with a gross income of more than €42,000 ($43,218). Those who wish to work remotely, while blogging, influencing, and sipping wine in a medieval piazza, can do far worse than Malta for a place to live.
At the upper end of the scale, Dubai is home to the region’s leading art fair.
“In 2024, Art Dubai welcomed more than 120 galleries and artists from over 40 countries,” says Nikolett Vilmos, head of marketing at Christie’s International Real Estate Dubai. The spring 2025 fair has a large digital section, as collectors increasingly purchase moving images for their home screens.
Upscale fairs such as the International Boat Show, Dubai Fashion Week, and Art Dubai showcase the city, says Vilmos. “High-net-worth individuals who would be interested in purchasing art, for example, see the lifestyle and culture. So, they might be more inclined to think about purchasing property here.” Vilmos quotes a panoply of attractions, from beach to desert to golf. New Michelin-starred restaurants include the Dubai branch of Madrid’s Smoked Room, which won its first star in 2024.
Yet buying in Dubai is like nowhere else. As the emirate is a relatively new property hotspot (in 1990, Dubai’s population was 500,000, a figure that’s expected to push six million by 2040), there is a big trend towards branded properties. Purchasing an apartment styled by designers at Cavalli, Lamborghini, or Bentley “gives a buyer association with a known and trusted brand,” says Vilmos. It’s the modern-day equivalent of buying an apartment inside one of the Medici palaces.
As Dubai expands, most residences are marketed off-plan. “In Q1 2024 there was more than one offplan property launch per day. And in Q3 2024, 63 percent of all sales transactions across Dubai were off-plan,” says Vilmos. New properties aren’t sticking around. Approximately 80 percent of all units launched since 2022 were sold by July 2024, which points to a resilient real estate market.
Among the most sought-after off-plan properties is The Alba, managed by the Dorchester Collection. This curvaceous residence, styled by Zaha Hadid Architects, commands a plum location on the northern shore of The Palm. It’s divided from the beach by a vast palm-dotted maze of pools.
When The Alba is completed in 2028, owners of its residences can access wellness facilities, valets, a concierge, and a fleet of cars belonging to the residence. Food and beverages can be ordered from the adjoining Dorchester Collection hotel.
The golden visa is attracting a new demographic. Around 60 percent of Dubai residents are aged between 25 and 45. That’s far younger than Monaco, the ultimate 20th-century city-state, which has an average age of 55, the oldest in the world.
Can Christie’s International Real Estate Dubai point the next generation of clients in the right direction for residency?
“That’s what we offer,” says Vilmos, “and it’s a big draw for people to invest.” In 2024, the United Arab Emirates is set to welcome 6,700 millionaires as new residents. “That’s the highest in the world.”
By 2030, Al Maktoum International Airport Dubai will become the world’s largest after a $35-billion project. Dubai already has the world’s tallest skyscraper, one of the largest malls, and the longest zipline. The internet is fast and taxes are low. Little wonder new residents are buying in.
Is the offer of a better life abroad indefinite? One residency program has been running for 400 years. Back in the 17th century, the world’s first art residency program opened in Rome, which allowed budding artists to ride the Renaissance boom. Today, the residency lives on inside the Villa Medici (Florence’s monied magnates built this palazzo, too) and welcomes artists of all ages and nationalities to live and study.

The Mediterranean hotspot may be known for its traditional buildings, but this contemporary masterpiece in St. Julian’s, Malta , showcases a land with an eye to a gleaming future
Malta is famous for its crystal-clear sea, its Baroque churches, and charming town centers. But cutting-edge modern design? Not so much. Yet this magnificent duplex apartment in St. Julian’s—one of the country’s most popular destinations—offers that distinction.
Occupying the top two floors of the 17-story Pendergardens development, the apartment is an astonishing symphony of glass and steel, marrying sturdy industrial chic with opulent finishes.
The penthouse’s curtain glass wraps all the way around the duplex to showcase everything from the sparkling waters of St. Julian’s Bay to the twisting, Zaha Hadid-designed Mercury Tower. In the distance, historic Valletta is visible.
Inside, the surfaces gleam with luxurious finishes: gorgeous joinery, stylish fittings, and a reflective pod that partially encloses the kitchen in an otherwise open-plan living space. A sinuous curl of spiral staircase softens the hard edges. Outside, the terrace features a lap pool and several areas for seating, dining, or simply soaking up the extremely reliable southern Mediterranean sun.
“It’s very unusual to have a property in Malta with this level of finish,” says Miguel Bonello, MD of Oyster Christie’s International Real Estate. “The terrace pool, the modern technology that has been integrated into the penthouse… it’s very, very difficult to find that here.”
Bonello is confident that the apartment will be snapped up by an overseas buyer, not just because of the international appeal that the property itself offers, but because of Malta’s attractiveness to

wealthy buyers. The tiny country—its population is a little above half a million—has become increasingly attractive to foreign HNWIs who are looking to acquire Maltese citizenship (and full EU citizenship as a result). Malta’s recently revamped Citizenship by Naturalization for Exceptional Services by Direct Investment Program enables qualifying individuals and their dependents to acquire citizenship status within either a 12- or 36-month period. The investment required ranges from €750,000 ($785,937) for the fast-track, 12-month option or €600,000 ($628,797) for the standard, 36-month solution. Investment is into a state-run national development fund. In both

cases, an additional donation of €10,000 ($10,481) is to be made to a government-approved charity or NGO. Successful applicants must also acquire or rent a qualifying property in Malta with property acquisitions starting from a minimum value of €700,000 ($783,554).
While several other EU countries offer similar routes to a passport, Malta has a unique set of advantages: its historical links with the United Kingdom mean that English is an official language; while other countries have scaled back or withdrawn their golden visa arrangements, Malta has fought the EU to retain its policy; Malta applies the classic res non-dom basis of taxation where qualifying tax payers are only subject to tax on money earned in the country. “In the past year we’ve seen a lot of interest in our properties from buyers in the United States and Britain, as well as people from Asia,” says Bonello. “We have an influx.”
An overseas buyer would find plenty to keep them entertained in St. Julian’s: the town is alive with restaurants, bars, and clubs. But with breathtaking views like those in this penthouse, staying in is just as attractive an option.

An ancient artform, mosaics have as much to say about life today as they did four millennia ago. Artist Jim Bachor sings their praises
Mosaic art has been around for 4,000 years, possibly even longer. Some of the earliest were made with pebbles, then cut stone, and ultimately glass. What began as mere decoration and religious expression transformed when artists used mosaics as a means of persuasion —ancient examples still exist telling us to beware of the dog, boasting about making the best fish sauce in town, and advertising that a company dealt in trade across the known world. These are no different to what we see today. They work nonstop, like 24hour billboards. Durable examples in ancient sites have broadcast their messages for thousands of years.
Our public spaces are dominated by stone and glass. High rises, bridges, sidewalks. Sweeping arrangements of rectangles, squares, and circles. Impressive, sure, but cool and impersonal. But this shared use of materials makes mosaics an ideal partner in public spaces. In the hands of an artist these environments come alive with color, emotion, and a point of view.
Part of the challenge of making mosaics is the restraints of the artform itself. We mosaicists don’t have the luxury of subtlety. Unlike painting, the color palette available isn’t unlimited, and glass and marble can only be cut so small. Like pixels, thousands
of hand-cut pieces can comprise a single piece of art. The smaller the pieces, the longer a mosaic takes to complete and the more expensive it will be. These constraints are the same ones faced by ancient artists. Continuous rounds of refining and simplifying are required to get an idea across.
The flipside is the durability of the artform. Mosaics can have incredible lifespans. Marble and glass don’t fade so the artwork can continue to project its message indefinitely.
Mosaics can’t be captured accurately when photographed. They lose something. To be fully realized the artwork needs to be seen in person. Mosaics ask to be touched, a rare trait in the art world. Each piece has its own texture. When running your hand over one, it connects you with the message within and the artist that created it. Some feel smooth as silk, others scuff your skin. Depending on sunlight, a mosaic can look different at various times of the day, and will appear one way in the middle of summer and wildly different in winter. The colors of the mosaic haven’t changed but the frame in which it rests has.
Nothing lasts forever, but mosaics certainly make an effort to. Jim Bachor has been adapting the ancient artform of mosaic and applying it to contemporary life since 1999. bachor.com
An introduction to the anonymous French artist whose “invasion waves” have left their mark on city streets in more than 30 countries—illustrated with works sold at Christie’s auctions
Invader is arguably the most famous mosaicist in the world. He has been using the ancient technique of assembling small, ceramic tiles to create pixelated public art for almost three decades. His most famous recurring motifs were at first derived from the four characters from the much-loved 1978 arcade game Space Invaders —Squid, Octopus, Crab, and U.F.O.—but the artist soon made them evolve and one can find other designs including cartoon characters, insects, and slot-machine fruits among the thousands of his creations.
As of January 2025, a total of 4,286 of his mosaics have “invaded” the walls of some 80 cities, from Paris to London, New York, and Tokyo, where they’re on view to millions.
The highest piece is 13,123 feet (4,000 m) above sea level, in Potosí, Bolivia, while the lowest is 26 feet (8 m) underwater,
attached to a sunken sculpture by the artist Jason DeCaires Taylor off the coast of Cancún in Mexico.
Other works have appeared on every letter of the Hollywood sign in Los Angeles, the front page of a French newspaper, the lapel of a jacket worn by former French president Jacques Chirac, and the desk of a police station where the artist once spent the night in a cell. Invader’s works have even been to outer space: one was attached to a weather balloon, while another has been traveling on board the International Space Station since 2015.
He works under cover of darkness and in disguise
The artist—whose real identity remains a mystery—was born near Paris in 1969. After graduating from the capital’s École des Beaux-Arts, he experimented with painting and filmmaking,

before settling on mosaics. “I said to myself, ‘Everything you’re doing, there are other people who are already doing it.’ With mosaic, you can bring something new,” he reflected in a recent profile in The New Yorker
Invader began fixing his works to the city’s walls, tunnels, metro stations, and monuments—an act legally classified in France as vandalism and punishable by jail. In 1998, his first active year, he created no fewer than 147 mosaics around the city, meticulously logging each one with a title that denotes its location and sequence number, as well as a score rating the “invasion’s” success out of 100.
In 2010, hiding behind a gas mask, Invader appeared in the acclaimed Banksy documentary Exit Through the Gift Shop as the cousin of the protagonist Thierry Guetta, aka Mr. Brainwash.

Loyal fans compete to locate his works
Invader’s worldwide success didn’t happen overnight. His first show, which was held at the Castelbajac concept store in Paris in 1999, failed to sell a single work. Eventually, however, he began to build a cult following, and in 2014 he released an app called FlashInvaders, which invites fans to photograph—or “flash”— his works in situ.
So far, more than 420,000 players have flashed more than 31 million images, with new uploads appearing on the app every few seconds.
The current highest-ranking player (who is rumored to be a pilot who schedules his routes specifically to chase new discoveries) has so far visited 3,560 of Invader’s artworks around the world.

A great adventure along the scenic Mekong River from a regal cruise-boat suite makes for the most enchanting getaway to experience this year
Sail away
The cruise offers breathtaking views over the Mekong Delta as it wends its way from Cambodia to Vietnam.
Voyage of discovery
(Clockwise from top) The Jahan’s East India Club bar and lounge; peace and quiet settles over the boat at sunset; bike excursions off er an alternative way to explore; the boat’s pool is a great spot to unwind.
As I run my fi ngers through the slippery, soft fuchsia silk scarf, I’m acutely aware of a stark disconnect. It’s not the knock-down price of such a luxurious garment, for the Cambodian businesswoman standing before me does not entertain hagglers, but rather the incongruous open-air setting in which the flawless work of art is made. Two women sit at a pair of crude looms furiously working foot pedals while their hands manipulate wooden slats. There is sand beneath their feet, a wooden shelter above their heads, and method to their frenetic work, although my eyes can make head nor tail of it. If they keep up
this pace, they can produce 20 inches (50 cm) of the fi nest silk in a day.
I’m on Koh Oknha Tey, an island in the Mekong River renowned for its silk production. It’s one of many stops I’ll make along the riverbanks of Vietnam and Cambodia during my all-inclusive seven-night river cruise aboard Heritage Line’s boutique boat The Jahan
My journey began three days earlier in Siem Reap, the gateway to Angkor’s temples and palaces, including Angkor Thom, the moated royal city. We’d taken a tender to the boat, which was moored on the edge of Tonlé Sap, a 65-mile-wide (105 km) freshwater lake that

stretches as far as the eye can see. Within hours of boarding, we were on deck in the warm evening air, sailing past the rainforest-cloaked Cardamom Mountains under a burnt-orange sky. Swallows and insects hummed around our heads, driven up from the tall grass that floods during high-water season.
I am one of just 14 passengers on board. This means that I have ample space to enjoy the romantic British-Indian interior, characterized by elegant plantation-style furniture and wrought-iron features, although it’s the openair bar on the terrace deck overlooking life on the riverbanks that I naturally gravitate to.
Heritage Line was founded by Vietnamese entrepreneur John Tue Nguyen, whose life growing up on the Perfume River in the imperial city of Hue inspired him to provide immersive excursions that take guests deep off the tourist trail. Our route will take us meandering down Tonlé Sap River to the capital city of Phnom Penh, before crossing into Vietnam and continuing into the Mekong Delta, which is known as the “rice bowl” of Asia.
The days quickly take on a natural cadence; there are delicious soups and buffets for breakfast and lunch (chef Bora’s king prawn pho is my mainstay) and set menus for dinner. We

take sampans (flat-bottomed wooden boats) ashore to weave through rustic dwellings flanked by floating markets and rice paddies. We cycle past wooden stilt houses and ride oxcarts around lotus ponds.
In Angkor Ban, a rural village, we observe orange-robed monks, young and old, collecting their daily alms. Buddhism is Cambodia’s predominant religion. Its teachings helped to deliver strength in the face of insurmountable horror under Pol Pot’s 1970s regime.
Today, the Mekong is the largest inland fishery in the world, and millions depend on its banks and waters. It’s evidenced by the fish

I avoid large crowds when I travel, which is why cruises have not featured high on my wish list. The Jahan , built for quality over quantity, piqued my interest. With only 26 cabins, each one larger than average with a private riverside balcony and lounge area, it feels more akin to a yacht than a cruise liner. This is reaffirmed by first-class service from the largely Cambodian crew, and premium amenities including a mosaic-tiled pool, a sauna, and the Apsara Spa.
Arriving into cosmopolitan Ho Chi Minh City signals the end of my slow sojourn down the lower Mekong, yet I long to be back aboard The Jahan . To my surprise, it is the thrum of city life that I now wish to avoid.

Get involved in this year’s biggest interiors trend, fridgescaping, and turn your kitchen’s hardest-working appliance into a work of art
Meet the most topical home-decorating trend on TikTok today. The hashtag #fridgescaping is everywhere at the moment. Even The New York Times felt the craze was important enough to explain it to its learned readers: “There’s organizing a fridge, and then there’s fridgescaping: the art of decorating a fridge’s interior.”
The undisputed queen of the fridgescaping movement is Lynzi Judish (@lynziliving) from New York State. The interiors creator struck socialmedia gold with her #fridgerton refrigerator makeover. Judish spiced up her chilled food display with Bridgerton-inspired portraits, ornate pitchers of oat milk, and butter dishes analogous to the hit Netflix Regency romp.
“I wouldn’t have guessed that anybody would have cared what’s going on inside my refrigerator,” says Judish. She was wrong: several million viewers
have already peeked in. “I think there’s an element of romanticizing your life,” she explains.
Across the world, fridgescapers are bringing joy to the most opened door in the home by adding mirrors, herbal bouquets, and LED fairy lights to the inside of the fridge.
So where should a novice fridgescaper start? “Buying some little things like a nice butter dish or an egg tray can be a really great way to test the waters,” advises Judish. Certain food items lend themselves to becoming chilled artworks. “Any items that can be kept in water, like celery or asparagus, display nicely.”
Fridgescaping has certainly opened a (fridge) door for Judish, who has redecorated refrigerators for top brands. “I recently did one for Netflix for Stranger Things, that was really fun.” It leaves us wondering what cool storage craze will hashtag next? We can’t wait to find out.
On a small table in the courtyard of a master glassmaker in Venice sits a large, opaque orb of handblown Murano glass, its glossy black surface glinting in the morning sunlight. It is quite beautiful. This, however, is not the end of its creative process, but just the beginning. A few moments later, designer Ini Archibong takes a white marker pen and sketches a series of freehand lines and circles over its curved shape. In so doing, he creates a rough plan for the next stage—many hours of meticulous hand engraving that transforms the orb from smooth and polished to textured and matte, the lines and circles, now etched, giving it a somber, otherworldly appearance.
The orb is the centerpiece of Eno, a stunning chandelier designed by Archibong. It hangs both vertically and horizontally, the black orb surrounded by three amber-colored shades, also in Murano glass, that have been intricately engraved. Completing the chandelier are strings of giant beads made from ceramic, wood, and brass that weave between the glass vessels, reflecting the light that glows softly through them.
Eno provokes awe and wonder, just as Archibong intends. Over the past decade, he has garlanded a reputation for creating works that are visually stunning, but also speak to a deeper meaning. Born in the United States to Nigerian parents, his pieces explore mythology and spirituality, with the aim of creating a story that unites all displaced people, the “children of the diaspora.” Eno is his first piece to tap into his own heritage—the name means “gift” in Nigeria’s Ibibio language, and the chandelier represents
three deities falling from the sky, bringing with them an important offering. Lighting, says Archibong, is particularly suited to his storytelling. “One of the things that’s special to me about lighting is the ability for expression, to express things that are kind of intangible, that make people feel emotion in a more direct way than, say, a chair, which is more about using than looking,” he explains. “I think light has this power because as humans, we’re highly affected by the quality of light that we’re bathed in or that is helping us to see.”
Flower power
Almost 4,000 miles (6,437 km) away, the 12-foot (3.7 m) Magnolia Grandiflora chandelier illuminates an enormous entranceway of New York City’s Park Avenue Armory, the hero piece of the annual Salon Art & Design. A recreation of a section of a flowering magnolia tree, its branches, in forged and patinated iron, twist and curl down from the ceiling, the statuesque blossoms reimagined as shades made from molded cotton. Like Eno, Magnolia Grandiflora evokes an emotional response in all those who see it. “People tell us that our pieces fill them with joy,”
Delicate strength

“Glass is magical because it holds the light and it bends it, allowing me to play with perception.”
says its co-designer, Christopher Cox, one half of Cox London, the studio he heads with his wife, Nicola. “I think it’s because they are so wild and unruly that they make you feel something. And also, unlike a table that anchors you, a light changes, and so how we engage with it does, too. Walk into the room during the day and it is silhouetted against a window; draw the curtains at night, and it looks different again.”
Although their work is quite contrasting, both Archibong and Cox London share a reputation for exceptional craftsmanship and for challenging the notion of what lighting can be. The result is pieces that are as much artwork or sculpture as they are functional lights, creating breathtaking focal points in a room.
“I think of the space up there as the last bastion of sculpture in a room, a place where you can do something really expressive,” explains Christopher.
Sculpting mostly in metal in their own foundry on the premises, and applying a variety of traditional finishes such as oxidized patina and hand-gilding, the Coxes imbue metal with a surprising softness to create captivating nature-inspired designs. Their first was the now much-admired Oak Tree chandelier, a
twisting cacophony of oak leaves that took eight months to make. More recent is Polypore, with thousands of hand-pulled glass leaves woven onto a hand-forged framework, which was inspired by bracket fungus that the couple spied on the side of a stable door when vacationing in Wales.
The Coxes met when studying fine art sculpture in London. Christopher, who comes from a long line of antique dealers, honed his craft through many years spent restoring antiques while Nicola molded and cast in a variety of materials. “Our work is a collision of craft, decorative arts and sculpture, fine art, and antiquity,” says Nicola. “Reverence of the past is really important, and we always put a veil of time over everything we do.” The couple work collaboratively, often taking ideas from each other’s drawings to create the final design. “I’m a massive Beatles fan, and it’s like Lennon and McCartney—one supplies the lyrics or the melody and the other the backing vocals, and together it comes alive,” says Christopher.
One celebrated design is Ferro Vitro, a chandelier inspired by line drawings by the 20th-century artist Alberto Giacometti. “Chris designed an architectural cage-like structure and I suggested punctuating the space with glass that could be lit up,” says Nicola. It took three years to perfect, with the differences in the cooling temperatures of metal and glass among the problems that needed solving.
Archibong’s Eno orb takes shape as he plots out grooves to carve into the glass (top); the Cox London team hard at work in the foundry (right); Cox London’s Oak Tree chandelier (opposite).
“People tell us our pieces fill them with joy. I think it’s because they are so wild and unruly they make you feel something.”
Archibong, who trained as an industrial designer and who has collaborated with brands such as Hermès and Bernhardt Design, works predominantly in glass when it comes to lighting. “For me, it is such a special material because even if it’s not an element of a lamp or chandelier, a piece of glass in itself is a magical way of expressing light because it holds the light and it bends it. It allows for me to play with perception, playing with emotion, in a way that other materials can’t.”
Venetian vibes
Archibong’s most recent lighting designs are the result of a remarkable collaboration between him and a master glassmaker in Murano. In fact, this relationship has reshaped his design vernacular, taking it from, as he puts it, “precise and controlled” to something far more free-flowing. His previous collection, Hierophany, includes the Vernus chandelier that is now in the permanent collection of The Metropolitan Museum of Art in New York City. First designed using 3D modeling software, it was made of gradient colored glass shades in clean geometrical shapes. “My earlier work has a certain rigidity to it that is part of me, but there’s another part that is messy, that doesn’t work to a blueprint,” says Archibong. “It’s more like an arrangement of things that just happen, like picking up a musical instrument and playing it in a way that feels right, and then, when you’re done,
Inspired by nature
London-based designers Christopher and Nicola Cox with their epic Magnolia Grandiflora chandelier.
realizing you made a nice song. The Murano way of working is similar—you drink prosecco at luncheon, then draw with chalk on the floor, and then just start making!”
Both Cox London and Archibong recreate existing works to fit a client’s needs, but also accept bespoke commissions. A visit to the Cox London workshop finds the team working on brand-new pieces such as an 18-foot (5.5 m) bare-branch tree chandelier. Archibong’s most recent bespoke piece is Stairway to Heaven, a spectacular 22-foot-long (6.7 m) chandelier for the stairwell of a luxury Swiss chalet. In a similar style to Eno, with Murano glass orbs and loops of large beading, it rises from the basement disco through three stories to a top-floor spa. It tells of the journey from the “debauchery of last night’s party” in the basement to spiritual enlightenment on reaching the top floor, with the orbs’ colors changing correspondingly. The basement orb, for example, is black, while at the top floor, it is blue, representing the opening of the mind’s eye as you enter the spa.
However, for both Archibong and Cox London, impact does not have to mean going large. Archibong has created statement floor and table lamps and Cox London have translated their chandelier designs into delicate wall lights. “Just a branch of one of our chandeliers can transform a dull space into one that is delightful,” says Christopher. Archibong adds: “Consider a lamp in a small windowless cell—it is going to be the most emotionally impactful fitting. Tiny spaces and grand spaces each have potential for magnified impact, but differently. However it is used, light will always create real feeling.”

The West’s craving for Japanese architectural style is as strong as ever, but just what has made the country’s distinctive look so desirable through the ages?
BACK IN 1885, a newspaper reporter from the Bristol Mercury wrote of a newly opened exhibition in Knightsbridge, London: “The whole scene [is] quaintly Oriental and almost bewildering at the first view in such as no stayat-home Englishman has ever before had within his reach.” The exhibition in question was the wildly popular Japanese Village, in which up to 100 “genuine natives of Japan” performed daily tasks and rituals around an ersatz Japanese village. During the first five months of its existence—before it burnt to the ground—more than a quarter of a million people paid to gaze upon these human exhibits, their clothes, and their “homes.” It was a recognition (and monetization) of the British hunger for all things Japanese. While it has evolved from this crude start, the European and North American desire for Japanese style has never really waned. It wasn’t until the mid-19th century that Japanese goods became fashionable in western countries. For more than 200 years, Japan had closed its borders to much of the outside world due to a fear of foreign influence generally, and Christian missionaries in particular. Merchants from the Dutch East India Company were alone among Europeans in being given a toehold: for most of the period, just two of their ships a year, carrying sugar and silk, were allowed to dock at a tiny island within Nagasaki’s harbor. The
policy, known as sakoku , was enforced by execution: no westerners, apart from the handful of Dutch traders, were allowed in and no Japanese were allowed out. Japanese nationals who managed to leave the country were barred from re-entry.
As Japan became more inward-looking, western countries—perhaps with a side note of sourness—sometimes dismissed it as an unsophisticated, even an uncivilized place. When its borders were finally opened to Europeans and Americans—after some strongarming tactics—access to Japanese goods and crafts sparked a mania in the West. No Victorian drawing room was complete without a Japanese screen or a lacquerware occasional table; no dining room finished without a display of Japanese porcelain. Artists of the day frequently depicted their models in kimonos or with paper parasols, their hair pinned up à la japonaise.
This new style seemed to have a purity, an almost fairy-tale quality, coming from a country that had been shrouded in secrecy and mystery, and led Oscar Wilde to declare, provokingly, “The whole of Japan is a pure invention… There is no such country, there are no such people… The Japanese people are… simply a mode of style, an exquisite fancy of art.”
Initially, Japanese products had a rarity factor to them but, as the craze grew, the Japanese

factories were unable to keep up with demand. Before long, western countries were producing their own Japanese-style goods and this has continued ever since. Our fascination with Japanese craftmanship, whether it be centuries-old ceramic techniques, delicate pagodas, or the exquisite textiles we associate with Japan, means that the country has had a deep and ongoing influence on our homes, and even our architecture.
Victorians were enchanted by the intricate carving and gilding found in some Japanese temples and palaces and were able to incorporate them into more muscular Gothic buildings, thrilled by what they regarded as a new, lighter, more natural style. The McDonald Mansion in Santa Rosa, California, with its delicately spiky exterior ironwork and Anglo-Japanese hall and staircases, is a wonderful example of this.
Likewise, the Arts and Crafts movement of the late 19th century was heavily influenced by a more pared-down version of Japanese architecture: the appreciation of simple, natural materials and subtler embellishment using traditional techniques. Even luminaries such as Frank Lloyd Wright, celebrated for his allAmerican style, incorporated elements of Japanese design into his architecture, having fallen in love with the country’s visual arts as
a young man. Homes such as Winslow House— the first of his prairie houses, built long before he visited the country—have a particularly strong Japanese aesthetic.
“When I first saw a fine [Japanese] print… it was an intoxicating thing,” he wrote. “If Japanese prints were to be deducted from my education, I don’t know what direction the whole might have taken.”
Our love affair continues to this day. Not the furbelows of high Victoriana, perhaps, but a quiet simplicity, which occasionally verges on austerity, but delineates a sumptuous sparseness and conveys a tranquility and order that has been developing since Bauhaus architects first absorbed Japanese ideals. (A combination of Japanese and Scandinavian design, that other signaler of unadorned luxury, has led to the recent style coinage, Japandi.)
So, what is it that westerners find so irresistible about the Japanese aesthetic? “There’s a number of things in Japan that westerners love,” says Paul Butkovich. Originally from Canada, he has lived in Japan for 25 years and works at H2 Christie’s International Real Estate near Sapporo.
“Some of the modern design is very simple. They love the machiya [traditional townhouse] style and the typically quite light structures

“Japanese design brings a sense of by nature. I like to use natural materials.”
we have here. The fact that it’s quite different from what they’re used to is another attraction.” Translating that love of Japanese style into a coherent look away from Japan is another thing altogether. “It’s very hard to synergize the look with western style,” Butkovich says. “You need to have a very good eye.”
Someone with that instinctive taste is interior designer Brenda Geerlings. When they married 30 years ago, she and her husband chose to honeymoon in east Asia, a region that they fell in love with and have visited many times since. Each time they would buy local goods— furniture, including a wedding chest and a highly decorative kitchen chest. On one occasion, they bought a four-foot-tall (1.2 m), bone-inlaid model of a horse. “It was not practical, but it was very beautiful,” she says.
The couple purchased a 19th-century house, a traditional sea captain’s home, in coastal Newburyport, Massachusetts, in 2011. Rather than refurbish it in high Victorian or even New England style, Geerlings instead decided to use an aesthetic that celebrated her acquisitions.
“I buy what I love, and I incorporate it, and it does work all together,” she says.
As one might expect of an accomplished interior designer, the home displays a skilled blend of influences, but there is no ignoring the number of Japanese objects and motifs at play within it—whether that be the porcelain figures dotted around it, the use of bamboo, or the precision and symmetry found throughout. Outside, when remodeling the garden, instead of the usual summerhouse or pergola, the couple opted to recreate a Japanese teahouse.
The home is a showcase for Geerlings’ talent and her clients appreciate the “clean, welldefined, straight lines and balance” that she believes are embodied in Japanese design. “It brings a sense of calmness and tranquility and
it’s influenced by nature. I like to use natural materials such as textiles and wood.”
Geerlings is not alone in selling an American version of this look. Further along the coast in Maine, author Paul Theroux has marketed his coastal writing retreat, which was built with a strong Japanese aesthetic in mind. Theroux’s first travel memoir, The Great Railway Bazaar, related his journey from the United Kingdom to Japan and launched his travel-writing career. He wrote about the country once again in Ghost Train to the Eastern Star.
Further west, in the small town of North Barrington on the outskirts of Chicago, one set of sellers has created the most stunning Japanese-style garden in the grounds of their home. There are tumbling mini waterfalls complete with little taiko-bashi arched footbridges and a wonderfully rustic torii roofed gateway over the path. The lush planting— which was first started 60 years ago—is an exquisite mix of trees and shrubs familiar from any Japanese print, from water lilies to spiky pines. Through the garden—mimicking in miniature some of the Japanese countryside— runs an intricate model train set with engines powering their way through.
It’s a modern touch not always found in western recreations of Japanese style, and the focus on classical elements of the country’s historic design is something that Japanese people can find slightly baffling. “Generally here antiques aren’t revered,” says Butkovich. “Japanese people want new and shiny, so they’re throwing out things like old shoji [the often translucent screens that divide rooms]. You can pick up fantastic old kimonos that cost $2,000 for $5 in recycle shops.”

Tucked away on Rackliff Island, Maine, the Japanese-inspired hideaway novelist Paul Theroux calls home is a sanctuary and a muse
Tranquil oasis
A Zen aesthetic is immediately apparent in the property’s grounds, and continues in the neutrally decorated living spaces found within.
Approximately halfway along Maine’s long and spectacular coastline lies Rackliff Island, an unspoiled and uncommercialized community of tucked-away country homes, which gaze out over the Atlantic and the tiny islands that are sprinkled across this stretch of the ocean. A quiet road follows a circular route around the island, linking the properties to one another and to the causeway that leads to the mainland. But, discreetly screened from their neighbors by a verdant and beautifully scented pine forest, the inhabitants and vacation-home owners in the area can have every expectation of absolute peace and privacy. So, it comes as very little surprise that an acclaimed writer might easily regard a property here as an ideal sanctuary and retreat.
The author Paul Theroux, who grew up in New England, built his home here about 20 years ago. With its overhanging roof, wood panels, and brightly painted windows, its traditional New England motifs have been given a distinctly Japanese spin, built in the style of an updated minka , or country cottage.
Inside the main house there is bamboo flooring and woodframed walls reminiscent of shoji , the translucent room dividers used in traditional Japanese homes. Outside is a deck with an east Asian-style timber upstand and a covered walkway to the boathouse/guest cottage on the other side of the property.
But it is the garden in which the Japanese aesthetic has been given free rein: it boasts a glorious mix of bamboos and acers, punctuated by granite boulders and enclosed by the soaring

pines of the local forest. Through the abundant foliage, the sparkling bay can be glimpsed—the property comes with its own stretch of shoreline including a small beach—as well as those nearby islands. The house feels hidden away, a place that you would only find should the owner want you to.
Part of the charm of life in this corner of the United States is anonymity, and the Maine coast has attracted a variety of other high-profile residents and vacation-home owners, from John Travolta to Susan Sarandon. Irish actor Gabriel Byrne lives in Rockport, Chris O’Donnell, JJ Abrams, and Patrick Dempsey in Camden—both towns are a short drive from the island.
“In Maine, everyone likes to be left alone,” says Joseph Sortwell, who is marketing the house on behalf of LandVest
Christie’s International Real Estate. “It’s a very nice area in that sense, a very genuine and authentic place.”
This combination of natural beauty and privacy is hard to resist, creating a perfect lifestyle close to the ocean. As Theroux wrote: “Maine does not end at its coast. Its beauty is repeated in its islands, thousands of them if one also counts those rock ledges known locally as ‘knubbles’… Some are privately owned, with summer houses on them, and a look of defiant seclusion as though challenging John Donne’s assertion that no man is an island. On the Maine coast, some men are islands.”

With a breathtaking outlook over the Eiffel Tower, the fantasy Parisian lifestyle becomes a reality at this spectacular apartment in the French capital
Words / Gela Pertusini
EVEN WITHOUT THAT view, this apartment would be an exemplar of Parisian style, with its Belle Epoque architecture, wrought-iron balcony, and elegant French windows. But, sitting between the Seine and the Bois de Boulogne public park, in the heart of chic Passy, the 16th arrondissement’s low-rise historical buildings are dominated by the Eiffel Tower. This apartment’s
2,500 square feet (232 sq m) of parquet-floored, gilt-detailed, quintessential Parisian gorgeousness should be tempting enough in itself, but the power flex of never having to explain where you are on a Zoom call makes it truly irresistible.
