Outer lobby is an old fashioned idea, a dumping ground, an unusable room, generally this plan shows old fashioned use of space, small rooms, too many doors

No connection from kitchen to the lounge The window is not central as its positioned to look good from the outside The island is a maximum of 600mm wide

There is no where in this hallway to position a console table with lamps creating a nice entrance

Not wide enough to accommodate a hob The walkways between the island & perimeter is limited to 900mm Both the hob & the sink is against the wall

The utility is small and can only be accessed via the dining room through a door

A summary, an old fashioned kitchen design which is too small and ineffective for a house selling for 650k The dining room is in the wrong place, it is a transit room between the kitchen & the lounge & will become another dumping ground There is no visual impact upon entering the living space from the hall

A oversized sliding door creates a dramatic entrance from the hall

The boiler cupboard is now separate to the cloaks cupboard making it more effective storage space

There are less doorways and walls to build in this hallway

The utility has been made open plan which extends the main kitchen into a much larger open plan luxurious space This area not only copes with secondary requirements but stores additional things required within the main kitchen

The dining room is now in place of the old kitchen, there is room for a 6 seater modern table with wall unit It will not be used as a dumping ground and a walkway between rooms

Negative points to the ground floor; - Outer lobby is an old fashioned idea, a dumping ground, an unusable room - Generally this plan shows old fashioned use of space, small rooms, - Too many doors - The boiler is in with the cloaks cupb - No connection from kitchen to the lounge - The dining room would be a second dumping ground and never look its best as its a walkway between the two most used spaces - The kitchen has very limited space and necessary tall furniture would make it even smaller -The island is 600 wide, absolutely tiny not worth calling an island only deep enough for a hob certainly no where for b/bar seating Second floor There are 5 internal doors and more walls to this plan, old fashioned The bedroom accommodation is boxy and again old fashioned The kitchen is in a cupboard 2100 x 1500 The shower room is tiny and has bad access There is very little space for a decent size sofa in the lounge area
