First impressions have never been more important. Fresh mulch and a few flowers out front go a long way! Pressure wash the driveway or throw down a fresh new layer of gravel.

Anytime a buyer or vendor comes to your house you'll want to make sure the home looks light and bright Make sure all window coverings are open and all the lights are on. A Dark home feels small and uninviting.

Any overpowering smells (good or bad) should be kept to a minimum. Even items that may make a buyer "think" of a bad smell should be removed. ie- litter boxes, visiblle garbage cans, diaper pails, etc.

What are my expenses as a seller?

As a seller, you will be responsible for paying excise tax, listing fees, your half of title and escrow costs and miscellaneous recording fees. Your agent can provide you with an estimated net proceeds sheet so you can anticipate how much you will walk away with on closing day.

What repairs should I do?

You aren't expected to fix every single defect (cosmetic or otherwise) We realize even brand new homes are imperfect. However, there are a few main concerns you should address if you are in the position to do so. If your roof is nearing the end of its life or leaking, you will need to fix it now or be prepared to offer a significant concession to a potential buyer. If there are foundation issues you should also address these now Other concerns such as pest issues, mold, broken windows or doors should also be handled prior to listing, if possible.

Do I need to clean?

A well polished home will appeal to more buyers and will sell faster and for a higher price. Buyers feel more comfortable purchasing a home that is well maintained and a clean home helps to solidify a buyer that the home is well kept

What should I work on first?

Box up anything that personalizes your home (family photos, kids drawings, etc ) The goal is to allow buyers to imagine themselves living in your home.

The less you have in your home the larger it will appear and the more buyers can imagine where their things can go.

What upgrades should I do before listing?

Not all upgrades are equal or will make you money!

Statistically there are areas of your home that you can upgrade or "polish" that will give you the most return. Kitchens and bathrooms sell homes and are a great place to start Updating cabinets and countertops can completely change the overall feel of a home. Fresh paint and carpet can also add a lot of value and help maximize profits Your agent can guide you in which areas are best to invest in and if it makes sense to do so.
