It’s hard to ignore the talks about a “building slump,” “lagging demand” and, of course, the dreaded “r” word in recent headlines.

However, as an association, we remain optimistic as the housing market demand continues to be higher than the supply, keeping new home construction critical to close the gap. And we’re seeing the market conditions stabilize – with permit numbers returning to pre-pandemic levels seen in 2019.

Based on this and the positive housing market fundamentals, we maintain the belief that we will not experience the “housing bubble burst” that some in the media are reporting. Indianapolis has historically been a market that has seen steady home price growth, which we are still seeing happen today.

I am proud of our association and the strength, persistence, and partnership we have and continue to illustrate. Together, we can not only offer the best service and products to Central Indiana, but also provide hopeful Hoosiers with the ability to obtain their goal of owning a home.

INDYRAMA & HOME-A-RAMA FLIP-FLOP AND MOVE FORWARD

IndyRama, a home show typically held in the spring, serves to kick off the selling season for builders. Home-A-Rama (HAR), a fall event, has served as an opportunity to get people out looking at new homes, developments, products, & services. BAGI has four top-line partnerships in presenting these two upcoming events, including 84 Lumber, Ferguson, Lee Supply Co., and Centier Bank.

“HAR and IndyRama provide consumers a one-stop shop for showcasing options, whether a homeowner is looking to build a new home, tackle a remodel, or change some element in their house,” says Steve Lains, CEO of the Builders Association of Greater Indianapolis (BAGI).

These highly anticipated events are both shifting forward to 2024. As builders’ plans

for HAR have taken longer to bring to fruition than anticipated, the size and price of homes have also dramatically increased.

Planned home sizes now range from 6K to 10K+ sq. ft. and prices are projected between $3M and $5M+. With these changes extending build timelines, BAGI opted to push IndyRama from Fall 2023 to April 2024 and HAR from Spring 2024 to September 2024.

The change gives IndyRama an opportunity to highlight condominiums in the Mass Avenue area and higher-end homes in the Holy Cross area. They’ll also be able to showcase middle-price point homes along 16th and 21st and Monon.

“Having IndyRama in the spring will be a

perfect time, as clients are thinking about the busy buying season, especially those builders that are putting spec homes into the show,” says Tatum Hill, a Principal at the Compendium Group LLC and 2024 BAGI president. “Moving the dates back for HAR will allow builders to put their best foot forward to ensure a successful show.”

The Compendium Group has participated in three IndyRamas; 2024 will make number four.

“It’s a great time to not only highlight various builders downtown but also show off all that downtown Indianapolis has to

offer,” says Hill. “Plus, it’s an opportunity to highlight downtown living and all that it entails, such as accessibility to restaurants, bike paths, schools, arts, and community.”

The 2024 HAR will take place at Promontory in Zionsville, which offers large 2-acre lots, some of which are lakefront property. The houses are 6K to 10K+ sq. ft. with ample indoor and outdoor living space.

“This will be one of the biggest HAR shows in recent memory,” says Lains. Nine builders are already committed to participate.

“These shows give me [and other builders] a chance to showcase the latest and greatest designs and options for new custom homes,” says Joe Garcia, owner of G&G Custom Homes. “The show at Promontory will be particularly special because of the larger lots and lakefront. It’s definitely going to be a crowd pleaser and one to remember.”

The upper-end market, such as the homes featured in HAR, is selling well and demand is high in subdivisions such as Holliday Farms, Chatham Hills and Promontory. Brad Henke, Brokerage Manager with Henke Development, confirms that lots in those developments have been snatched up more quickly than anticipated. For instance, Holliday Farms is selling out six years ahead of schedule, and 31 lots have already sold at Promontory.

“It’s exciting to see all of the activity,” says Henke. “We’re excited for Chatham Village – having a village district with shoppes and restaurants in the heart of Chatham with a marina district and pool.”

Betsy Garfield, Development/Acquisitions Manager of Henke Development Group, notes that materials are starting to level out, as well as rates. Some larger builders are even using their capital to lower those rates on new construction homes. The

Indianapolis area is also in high demand due to the growing workforce, new companies, and investments, not to mention quality of life, good infrastructure, low traffic, and great public schools. All of this creates demand.

“People who’ve lived in a home for a while have a lot of equity in that right now and can afford to buy into a larger home that suits their growing family,” says Garfield. “Furthermore, people are willing to pay more for a home that enhances their lifestyle.”

Although IndyRama and HAR won’t occur in 2023, Lains promises fans won’t be disappointed in next year’s offerings.

WHAT’S NEXT FOR THE CENTRAL INDIANA HOUSING MARKET? ECONOMIST’S PREDICTIONS FOR 2023

What’s next for the Indiana housing market? Dr. Steven Byers, senior economist with the Common Sense Institute (CSI) gives us a glimpse into the near future and what it means for hopeful homebuyers.

INDIANA IS A GREAT PLACE TO CALL HOME

We live in an incredible area! Indiana homeowners can find a wealth of opportunities for socialization, recreation, culture, culinary exploration, art, and connection. Many Central Indiana cities are making a solid investment that will serve them well now and into the future.

PREDICTIONS FOR THE 2023 INDIANAPOLIS HOUSING MARKET

We are seeing a decline in permitting for new builds. The monthly average for housing permits dropped 37% in 2023. Dr. Byers says, “If this continues going forward, new home construction will drop off and will result in supply issues.” Based on comprehensive research published by CSI, it is likely that this will become a stark reality for those

wishing to buy a home.

Mortgage rates have certainly been on the rise since a 2020 low of about 2.68%. In 2023, we saw them exceeding 7%. There is some downward movement, but Dr. Byers expects that it won’t be enough to make a difference for millions of buyers. “This,” says Dr. Byers, “poses significant challenges to home affordability.”

The Indiana housing market is undoubtedly an attractive investment – but that comes at a high cost. Homebuyers face the frustration of finding a suitable home for their needs and their budget, then being unable to compete when it comes to bidding. What’s the answer? There isn’t one. Keyword: one. We all want to find our passion in life, and for some lucky individuals, they stumble upon that passion early on. Such was the case for Dave Sego; he began working in the construction industry as a tradesman, following in his dad’s footsteps, who was a mason. In 1988, he started Dave Sego Builders, Inc.

Around this same time, Barry Gorman was working alongside his father as a trim carpenter. He did that for 20 years before joining Sego’s team in 2011 as the Production Manager. Three others round out the five-person team that prides themselves on being attentive, creative, honest, and skillful.

“We’re small, and we like it that way,” says Gorman. They purposefully want to avoid growing too big because they prefer building between 8 and 12 homes a year to maintain a manageable workload. Plus, doing so enables them to get to know their clients well.

“We spend so much time with them throughout the process that we always miss them after we close,” says Gorman.

The team uses CoConstruct to make the building process more seamless for all involved. Clients get a login, and all the quotes and the vendor info is at their fingertips on the mobile app. Throughout the process, homeowners can log into their app and track the progression of how things are going.

“Gone are the days that you, as a homeowner, feel like you have to show up every day to the homesite to check on what’s happening,” says Gorman. “It’s all cloud-based, and financials are updated regularly so you always know where you stand.”

that I know of,” says Gorman, who loves being able to send their clients to Pella’s showroom off 96th Street where they meet with Jay Ammon, Pella’s sales associate, to help them with selections.

“That showroom is helpful for people to see what they are buying,” says Gorman. “Plus, they can see for themselves unique and luxury products like blinds between the glass.”

It’s hard to pick a favorite product, but Gorman loves the oversized high direct set windows that extend down to the floor as they bring in massive amounts of natural light, not to mention provide a phenomenal view. We ask them to share inspiration photos and we use those as a starting point to develop a design concept that fits their vision.

Once you have a design concept, what is the next step in selecting finishes and furnishings?

Karen: We use the floor plan and measurements of the room to ensure accuracy of how the space will flow. From there, we create a mood board with finishes and furnishings that align with the concept, which really starts to bring the vision to life. We work closely with the clients to ensure that they are happy with every detail, from the flooring to the lighting.

What are some common design challenges that you face when working on a custom home project?

While the decision to build a home customized to your needs and wants is incredibly exciting, nailing down design details can feel daunting. Karen King, owner of RG Décor, and RG designer Beth Ligon have worked on numerous luxury custom home projects. We sat down with them to learn more about the custom home design process and how clients can expect to work with an interior designer.

What is the first step in the custom home design process?

Karen: The first step is to get to know the client and understand their vision for their home. We need to understand their lifestyle, preferences, and design goals in order to create a design that truly reflects their needs.

How do you work with the client to understand their design preferences?

Beth: We start with a consultation to get to know the client and learn about their style.

Beth: One of the biggest challenges is creating a design that is both beautiful and functional. We need to balance the client’s aesthetic preferences with their practical needs, such as storage and traffic flow. Another challenge is managing the timeline and ensuring that everything is completed on schedule.

How do you ensure that the final design meets the client’s expectations?

Karen: Communication is key. We provide regular updates to the client

throughout the design process, so they can see how their vision is coming to life. We also listen carefully to their feedback and adjust as needed. Our goal is to ensure that the final design reflects their personal style and meets their needs.

How do you incorporate sustainability and eco-friendly features into your designs?

Beth: We try to incorporate sustainable and eco-friendly features wherever possible. This could include using materials that are locally sourced, selecting energyefficient appliances, or custom American made upholstery. Many of our vendors are working hard at reducing their waste during manufacturing.

When it comes to current design trends, what is popular with your local clients?

Karen: Right now, we’re seeing a lot of interest in natural materials. We are bringing more color into our projects, too; clients are really opening up to this. Unique finds whether it’s a custom rug, antique item, or an amazing chandelier can make

for an amazing focal point. The real end goal is a one-of-a-kind design for each homeowner.

What advice do you have for clients who are considering a custom home design project?

Karen: My advice would be to choose an experienced team of professionals who have a track record of success in custom home design. It’s also important to be open to new ideas and to communicate openly throughout the design process. Building a custom home is a big investment, and it’s important to work with a team that you trust.

Hilari Goris, owner and designer of Hilari Goris Designs, has regularly teamed up with Joe Garcia of G&G Custom Homes over the past ten years. The pair recently joined forces to build a dream home in Zionsville’s Holliday Farms.

The GreenImage team is proud to showcase a number of women with green thumbs. Jen Siebold joined the team last year as a Personal Gardener. She’s in charge of planting and caring for flowers and home landscapes, which includes the weeding and fertilizing of the annuals.

“I like to nurture a relationship with the homeowner, which helps me better understand their needs and focus on maintaining their property,” says Seibold. “We’re urged to genuinely care about the impact we have for our customers.”

Sarah Romine has been the Office Manager at GreenImage for five years. She acts as a customer liaison, manages maintenance services, communicates with customers, and handles all things administration. “GreenImage provides a fun family culture, which makes it enjoyable to come to work every day, ” said Romine.

“I love being a part of this team,” says Shelby Shelley, Greenimage Project Coordinator. “It’s given me the opportunity to grow professionally and as a person. There is much more than just landscaping that happens here. I’m really looking forward to what the future holds.”

There’s no doubt about it: the roofing industry just like much of the construction industry, is male dominated. Even the marketing around it is hyper masculine, with advertising that shows hulking men driving giant trucks, suggesting that it takes a dude to get the job done. But that’s simply not the case. Just ask Millie Hindes, who has been fixing and installing roofs for 15 years. In 2013, she started her own company called Watergate Roofing, offering professional roofing, siding and gutter installation.

Hindes has found that being a woman-owned business works to her advantage as she estimates that 30-40% of her clients choose to hire her because she’s kind, tenacious, and knowledgeable. And she imparts that knowledge with the public.

“On all our social media platforms, we give homeowners tips on helping them figure out where the small issues are coming from with their roof,” says Hindes, who wasn’t born into, nor did she marry into, the roofing business. She was attracted to the industry because she liked the idea of hard work, getting sweaty, and attacking a challenge head-on.

Over a five-year period, she worked for three different bosses. One day her boss was at a job and needed to look at an area of the roof that was a bit steep.

“He was shaking like a leaf, and I thought to myself, ‘Millie, if you can climb this roof and he’s crying like a baby, you need to do this on your own!’ That was an epiphany for me.”

Hindes takes an artisan approach in her business style, making sure to truly listen to customers’ needs. When a potential client calls the office, Denise Gonzalez, the office manager, asks a series of questions before scheduling the client to meet with the roofing team at which time they will walk through all of the issues that were relayed in the initial call with Gonzalez.

Her team is made up of both men and women, including a female sales coach, who has helped everyone better implement the art of listening. This ensures Hindes and her team are crystal clear on what is being communicated.

Hindes, who gets most of her work from referrals, feels that being a woman business owner gives her a different insight in the industry – one that’s appreciated by clients. Given that women are often the ones who manage the households, make the decisions, and talk to the contractors, Hindes easily connects with her clients.

“When I sit down with husbands and wives, it’s usually the wife asking the questions,” says Hindes. “And they’re not necessarily asking about the roof. They know I’ll do that well. They’re worried about the cleanup. They want to make sure their child doesn’t step on a nail and that their car doesn’t get a flat tire.”

While other home construction and design companies might have women salespeople and women managers, that’s not so much the case in roofing.

“It’s challenging to hire and retain female talent in this industry. Just finding women who envision themselves in a roofing role is tough,” she says.

The bottom line is that the roofline is the perfect place for females.

Carlie Suski, Design & Sales consultant, is also known as the “Cabinet Queen.”

“My main role is to design and sell,” she says. “I meet with clients, gain an understanding of what is and isn’t working for them in their space, and make design suggestions.”

Jeanne Holmes, CAD Designer, says that one of her fondest memories at ACo involves having the final photos of a bathroom Suski designed match her drawings to a T.

“It was hard to distinguish between the drawings and the photo because the CAD image was so real to life!” says Holmes, who maintains that ACo is one of the best places she’s ever worked because while everyone does exceptional work, there are no egos.

“We all strive to help one

another meet goals,” she says.

Delphine Jonquet, Estimator, is responsible for the “how” and “how much” of each project.

“When we go through a scope review with the homeowner and project manager and everyone feels great about the plan of attack, that makes me smile,” says Jonquet.

Mia Farrell says only one thing beats the enthusiasm she sees when clients look at 3D renderings and material samples.

“The excitement at the end of a project when a client is enjoying their new space is second-to-none,” says Farrell, Design & Sales consultant.

Farrell, who loves a spaceplanning challenge, once tackled a rework of a second floor to add a primary suite with a walk-in closet and bathroom.

“It was a game changer for the homeowner because it made it so they had two full bathrooms instead of one that the whole family was sharing,” says Farrell. “We also moved the laundry room from the basement to the second floor. It was practically a

new house by the time we were done with it.”

Olivia Rogers, new to the ACo team, is pleased to be immersed in such a supportive atmosphere.

“We have a weekly company meeting where everyone gives shoutouts to people who have gone above and beyond the

previous week,” says Rogers, Marketing Specialist. “It’s extremely encouraging how everyone goes out of their way to help people in other departments.”

Sometimes when building a house, plans change. The same is true in life. In college, Hilari Goris studied architecture because she dreamed of designing houses. During her time at Ball State University, however, she developed a passion for interior design, so she switched majors.

“It was great because I was still able to work with house plans, learn how to frame walls, and do small things with electrical and plumbing, but I could also make the house pretty in the end,” says Goris, owner and principal designer of Hilari Goris Designs.

Goris works with a number of builders in the Indy area, and for the past ten years has regularly teamed up with Joe Garcia of G&G Custom Homes. She couldn’t be more thrilled to collaborate with such a talented, dedicated and inspired professional. The pair recently joined forces to build a dream home in Zionsville’s Holliday Farms.

“I love mixing classic design styles with modern elements, blending homey with trendy, and this house does that beautifully,” says Goris. “It includes trends but also a traditional painted brick and limetone exterior. It has wood cabinets and iron railings but then a Kelly Wearstler modern wallpaper mural.”

Speaking of trends, the biggest one is omnipresent textures, whether it’s adding wood slats, tiling accent walls, incorporating trim to walls, or hanging wallpaper everywhere!

“The fabrics are even getting more texture, making it more interesting to touch,” says Goris.

Even when selecting stone slabs for counters, Goris is seeing a lot more waterfall edges on countertops, wrapping fireplaces in stone, and full height backsplashes.

“It’s all about covering up more of the drywall,” says Goris.

Curves are another popular trend in everything from cabinetry and windows to walkways and furniture.

“Softer edges are everywhere,” says Goris. “I’m even adding more rounded fluting to things like inside cabinet details. You see curved sofas and chairs everywhere you turn now!”

Several years ago, building craftsman style homes in Indiana was all the rage. Following that, it was modern farmhouses. Now, however, builders are getting away from doing the same house over and over, which thrills Goris.

“We’re sprinkling in different styles. For instance, we just got done with a Mediterranean and now we’re working on a French contemporary as well as one that’s more of a Colorado lodge,” says Goris. “I love that Indiana is starting to branch out more. It keeps things from getting stale.”

The homeowners in Holliday Farms clearly articulated their likes and dislikes to Goris, but they were also always open to suggestions from her and Garcia.

“When you keep an open mind and don’t play it safe 100% of the time, the result can be incredible,” says Goris, who has found that clients appreciate hearing a female’s point of view. They also feel comfortable asking her any and all questions because of the rapport they have built throughout the process.

“I become their person on the job site because I’ve been with these clients since the beginning as they made all of their selections. On cabinets alone, we have four meetings!” says Goris, who has been asked about everything from roof pitches and windows, to framing and plumbing.

There is so much in life we take for granted, not the least of which is fresh water and the ease at which we can access it. Gone are the days of walking outside and pumping the cistern to fill a bucket with H²0. Now we simply turn on the faucet, and clean, delicious, refreshing water flows out.

This is especially helpful for the booming geothermal HVAC industry. Even if you have a small lot, C&J can use the new V-12 to drill your vertical geothermal loops.

Plus, they have a new vacuum trailer for hydro-excavation, enabling them to do work safely without messing up underground utilities, septic, or anything else delicate. “That’s a rare thing in the private well service industry – we are committed to safe excavation,” says Evans.

Unfortunately, some companies operate without proper licensing, an issue that can lead to cascading problems. That’s not the case at C&J Well Co., where their well drillers and pump technicians are state-licensed.

Another service they offer is City Water Connect –connections to city water using horizontal boring (directional drill) technology. If homeowners only want to stage

a few rooms, Vredenburgh suggests focusing on the main living spaces (entryway, dining room, family room and kitchen). Staging the primary suite is an added bonus for buyers.

Bastin always urges her sellers to stage their home, as there is guaranteed ROI. Vredenburgh agreed, saying “The NAR states that if you invest 1-3% of the value of your home into staging, repairs and maintenance, you reap 8-10% in sale price. This is a huge ROI, resulting in tens of thousands of extra dollars for the seller. So it’s something for sellers to consider. Your home is your largest financial asset. When you hire a realtor, you’re using them to help you leverage that.”

During the height of the pandemic, when folks were stuck at home, many homeowners took stock of things they would like to change, either through a renovation project or the next time they built a house. Unfortunately, COVID caused havoc with the supply chain, and for two years companies like Ferguson were unable to display the latest and greatest products in their showroom. Thankfully, that has all changed!

“Coming out of that time period, we have focused on really touching and updating every corner of our showroom,” says Jeremy Konechne, Indiana Area Residential Sales Manager at Ferguson.

They have refurbished and updated both of their “working kitchens” on the floor. They utilize these kitchens to hold quarterly events as well as various cooking demonstrations throughout the year. These kitchens include four appliance vendors, and all products are “live,” which means that customers are welcome to come in and use them in order to test out the package they are purchasing.

“People will pop in with their cookie dough and a cookie sheet and test out a Wolf oven,” says Konechne. “With appliances becoming more technical, it’s good for customers to be able to touch and feel appliances because otherwise you’ll get something installed and then realize that you don’t like the controls. There’s not much you can do about it at that point.”

Ferguson is adding more style vignettes into the showroom than they have had in the past. For example, there will be two vignettes of just a bathroom wall – a completed wall with a sink, toilet, accessories, and lighting – and then an inspiration wall for customers to get a full picture of what a product looks like.

Ferguson, this year’s platinum sponsor of the inaugural Women Build It conference, is also adding more contemporary and modern lighting to the floor of their showroom – particularly larger fixtures and multi-pendant fixtures, both of which are trending.

No two homes will ever have the exact same landscape, they are varied and distinctly individual, much like the women of GreenImage Landscape & Design.

When Jen Seibold was eight years old, she helped her mom plant flowers in their home garden. From that point on, she was hooked. Years later, she recalls taking a tour through the greenhouse at Perennials Plus.

“There were rows and rows of colorful flowers, and I thought, ‘Wow, Mom would love seeing this!’” says Seibold, who joined the team at GreenImage last year as a Personal Gardener. She’s in charge of planting and caring for flowers and home landscapes, which includes the weeding and fertilizing of the annuals.

“I like to nurture a relationship with the homeowner, which helps me better understand their needs and focus of maintaining their property,” says Seibold, who is proud to work for a boss who values integrity.

“This is a unique company,” says Seibold, who particularly loves meeting the furry, tail-wagging clients who greet her. “We’re urged to genuinely care about the impact we have for our customers.”

Sarah Romine has been the Office Manager at GreenImage for five years. She acts as a customer liaison, manages maintenance services, communicates with customers, and manages all things administration. Her favorite thing is when she provides resolutions for customers who are in search of obtaining a beautiful outdoor living environment.

“It’s always joyful to experience in-person interaction with our customers while curating holiday décor,” says Romine. “GreenImage provides a fun, family culture – which makes it enjoyable to come to work every day.”

The first time Shelby Shelley stepped foot in a nursery, her life was transformed.

“I felt like a little kid walking down the toy aisle,” she says. “There were so many plants I wanted to take home!”

Not surprisingly, Shelley gravitated towards a career in landscaping and has been working as a Project Coordinator at GreenImage for the past three years where she procures materials, receives and schedules deliveries, communicates with customers, and handles the finer details of projects, such as permits and utility locations.

“I love being a part of this team,” says Shelley. “It’s given me the opportunity to grow professionally and as a person. There is much more than just landscaping that happens here. I’m really looking forward to what the future holds.”

WHAT DO THE FINDINGS OF THE COMMON SENSE INSTITUTE HOUSING STUDY MEAN FOR LOCAL RESIDENTS?

In the last 15 years, a number of studies have aimed to evaluate the nationwide shortage of new construction. But how does that information translate to the local level? The Builders Association of Greater Indianapolis (BAGI) looked to the Indianapolis Metropolitan Area Housing Affordability Report to make that assessment.

“Having facts and figures and knowing what it means from a local level allows us to start making informed decisions around how to solve this problem,” says Steve Lains, CEO of BAGI.

In 2022, the Indianapolis Metro area had a housing deficit of between 18,852 - 61,238 homes. The housing supply is affected not just by the costs to build a home but is also greatly shaped by government regulation through local zoning.

“We cannot add to our housing stock unless we work with our local government to obtain approvals for attainable projects,” says Christian Rector, Vice President of Acquisition and Entitlement at Arbor Homes. He maintains that builders need to increase supply for all types of housing, ranging from multi-family rental units all the way up to high-end master planned developments.

“Builders have known for years that we were not keeping up with the demand for new housing,” says Rector. “In the decade coming out of the Great Recession, from 2010-2019, we built fewer homes than in any decade since 1950. Even accounting for the excess of the early 2000’s, population and demand has far outpaced supply.”

As Lains points out, the building industry isn’t playing the field of dreams.

“We don’t just build it and hope they will come,” says Lains. “We’re building because people are here with this need. Our hope is that this study starts to give everyone some real, true information about what that need is and where that demand is –because we’re not just building on speculation.”

Rector notes that without additional housing being built, housing at all price points will become more expensive. A shortage of homes will lead to not only increased home prices, but also accelerated rent increases for those that do not own. Listings on the existing market will likely remain low given how many people purchased or refinanced at historically low rates.

“The costs of leaving behind a mortgage rate that is less than 3% alters the math of downsizing or ‘moving up’ significantly,”

says Rector. “Without new homes being built, finding a new home or a first home will be a challenge.”

Even after the “COVID boom” in remodeling, Rector expects to see the market stay strong for those projects. If you’re locked into a mortgage payment of less than 3% and continue to build equity as home prices appreciate, it will likely be much cheaper to use that equity to finance an addition or remodeling project than to assume a market rate mortgage on a new home, even if you are looking to downsize. This will continue to keep listings on the existing market extremely tight, further stressing the need for an increased supply of new homes.

A recent Wall Street Journal article mentioned the rebound in the new construction market and cited the Commerce Department and National Association of Realtors in saying 35% of single-family home sales in December were new construction compared to a historical average of 10-20%.

“That’s a massive jump, that I expect to be sustained,” says Rector.

Prices have steadily been increasing for years due to low supply. When interest rates fell as low as they did in 2020 through early 2022, it helped address the affordability challenges, further increasing demand beyond supply. On the new construction side, zoning regulations have increased lot sizes and architectural standards, increasing the costs to build. Trades are desperate for skilled labor and have seen their costs rise rapidly as a result.

“It’s going to take innovative solutions to bring the cost of housing back down,” says Rector.

Going forward, builders have to work with local governments to increase supply for all types of housing.

“This will have to include creative and innovative ideas to address the affordability gap that has emerged as the costs of development and construction have increased so rapidly,” says Rector.

WOMEN LEADING WOMEN: Buying with Estridge Homes

Many of us strive to embody the phrase “aging like fine wine”. To some that means rocking the salt-and-pepper look, but to Estridge Homes, that means honing their craft while expanding their innovative horizons.

Estridge Homes has been a staple in the Indiana building community for over 50 years, growing from single home projects to entire neighborhood developments through The Estridge Group. Over five decades, the Estridge team has built over 8,000 semi-custom homes, crafting their skills from one home to the next.

While the Estridge team has grown in project footprint, it has also grown in internal diversity. “Since I joined the Estridge team, I believe the number of women on staff has jumped from seven to seventeen,” shared Devon Bloxom, Director of Sales & Marketing. “We’re involved in all sectors of the company, from quality assurance to sales and marketing, as well as a newfound culture curator.”

Bloxom explained that it’s essential to have women in each step of the homebuying process on the business side, because women are the ones most often guiding the homebuying process from the consumer side.

“Women count on their intuition and emotional intelligence at a higher level,” said Bloxom, “which is so important since the homebuying process is so emotional.” She explained that “emotional” isn’t synonymous with “dramatic,” but that home buying naturally heightens emotions as consumers most often buy homes after a marriage, a divorce, growing their family, moving across the country, or becoming empty nesters.

“The women on our team are attuned to our clients needs and wants throughout this stressful process, and offer each client and our team unmatched attention to detail,” Bloxom added.

Currently, the team is focused on their Midland and One46 Monon projects. Midland will feature nearly 700 homes, drawing inspiration from the Indiana railway system, complete with its own “station” – a pavilion that will hold farmers markets, concerts and other events. One46 Monon is a community of luxury townhomes located steps away from The Monon Trail. With frameless cabinetry, sub-zero appliances and a killer location, these are selling fast - only 12 left!

Why It’s Important to Have Women Leaders in the Workforce

When she was in college, Kali DeWitt Rodgers had no interest in joining her parents’ insurance firm. It’s not that she didn’t find the work interesting; she just wanted to forge her own career path. Therefore, alongside her sales degree she earned an entrepreneurship certificate and

began working as an account manager for a start-up IT security firm. She enjoyed the travel perks that accompanied the job, but when her mother suffered a debilitating stroke in 2013 her priorities changed.

Kali decided to join her father at DeWitt Insurance Group to not only support the business but also help care for her mom. Now a partner with the group, Kali wouldn’t change her career in the insurance industry for the world.

“I absolutely love it,” she says. “I have the opportunity to help individuals, families and businesses manage their risk.”

Referring to herself as a “Jill of all trades,” Kali handles sales, marketing, financials and new staff training. As a woman leader in the workforce, Kali is pleased to be blazing a trail for other females in the industry.

When she worked at the IT firm, she was the only female. Being in a completely maledominated field can be intimidating, but she joined several professional high-tech and STEM organizations that support women in these fields. She knows from personal experience how networking, training, and advocacy platforms create a sense of community that fosters career growth.

“Women bring unique skills and perspectives to the industry as far as relationship-building, empathy, and problem-solving,” she says.

SETTING AN EXAMPLE OF GROWTH AND LEADERSHIP

Since Kali started in the insurance field in 2014, she’s been involved in a number of leadership roles. For instance, she works

“It’s specific to young agents under the age of 40 making their voices heard,” says Kali. “Their annual conferences get younger agents out of the office and into the field to build those relationships.”

She’s also part of Insurance Agency Owners Alliance (IAOA), a nationwide group that helps agents get to know the entire marketplace at a higher level. Through IAOA national conferences, Kali has made lifelong friends in different sectors whom she calls for both personal support and professional advice.

In addition, she’s in charge of programming for the Home Artisans of Indiana Fishers chapter.

“As a niche in the artisans field, we support women in the construction industry by acting as a liaison for women owners,” says Kali.

Finally, this year she led a group of 24 women on the tenth annual Greater Indy Habitat Women Build in which they helped erect two homes in the Lawrence area. The program recruits, educates, and encourages women to build and advocate for decent and affordable housing in the community.

“It was great to see women come together to fundraise and do hands-on building for women and their families,” says Kali.

PAVING THE WAY FOR FUTURE GENERATIONS

A number of colleges are now building insurance programs. This means that younger generations are recognizing the insurance industry as one they can pursue. As organizations work to actively attract and retain talented diverse women professionals, the landscape will continue to change for the better.

“By supporting women’s partnerships in construction, we can harness their talents and skills and help them grow in their productivity and revenue,” says Kali, who will soon start mentoring younger females who are looking to get into the insurance field.

“I’m hoping I can help pave the way for future generations,” she says. “We’re not going to be able to get that talent pool unless we are role models. Women need to inspire other females and break down that gender barrier, especially when it comes to becoming an agency owner. There is no reason that females shouldn’t be sitting in leadership positions.”
