1842

Charles James Weedon commenced business as an auctioneer, sharebroker and general merchant trading as C.J. Weedon and Co. Within a few years this business became the largest auctioneer business in Launceston as extensive properties passed through his hands. The early history of Launceston and the surrounding country was largely represented in these transactions. Charles was also the director of the bank of Tasmania and member of the Legislative Council and in 1852 when Launceston was proclaimed a municipality was elected one of the original seven Aldermen.

THE HISTORY 1900

1870

In 1870 C. J. Weedon was joined in the business by his son Hardwicke Weedon. Apart from a successful career within C.J. Weedon, Hardwicke was a member of many company boards which included the Launceston Bank for Savings and the Launceston Gas Company. He was also a Commissioner of the Supreme Courtof Tasmania.

In 1900 C.J. Weedon’s grandson, Percival A. Harrison joined the firm, continuing the family tradition within the industry. Percy was a prominent Tasmanian business identity not only from his tenure with C.J. Weedon but at board level of many publicly listed companies which included the Mount Bischoff Mining Company. Percy was also Chairman of the Launceston Stock Exchange.

1933

In 1933, Percival’s son Charles A Harrison, known as Tom, a great grandson of C. J. Weedon joined the firm. Tom’s career was interrupted by WWII where he served in the Middle East in the battle of El Alamein. Upon his return to Launceston, Tom served as president of the state’s Real Estate Institute and was a board member of the Cornwall Coal Mining company which is still operating today.

1984

Tom Harrison’s son Robert M Harrison, a great great grandson of C. J. Weedon left the Weedon business, and formed another real estate firm Harrison Humphreys with Gordon Humphreys. To this day, Robert is a well known real estate identity and was a board member of many Tasmanian and Australian property related institutions highlighted by his time as President of the Northern branch of the Real Estate Institute of Tasmania.

2021 ~ Harrison Humphreys was rebranded as Harrison Agents with Robert’s son and 6th generation real estate principal Thomas A Harrison (also known as Tom) now at the helm. The organisation’s Hobart office was opened later that year in Salamanca Square, Battery Point with the brand servicing both the North and South of the state.

The best presented properties can attract the most interest. We can consult on property presentation to ensure your property is looking its very best. History shows that improvements can increase appeal and enhance results.

MARKET RENT

We provide an assessment of the current market value by analysing your property against comparable, recently leased properties, properties currently for lease, and the prevailing market conditions.

MARKET

Your property will be presented across all relevant real estate platforms, with signage, professional photography, rendering, floor plans and videography as agreed. In addition to this we will liaise with our expansive and engaged database and property match with any prospective lessee’s.

INSPECT

Prospective lessees can conveniently schedule an inspection by contacting our leasing consultant. We conduct private inspections with prospective lessees at the property, where they emphasise the property’s features.

SELECTION

Prospective lessees are required to provide a lease proposal and any supporting documentation to assist with selection. An overview of the lease proposal will then be provided for your consideration.

FORMALISE

We will liaise with your Solicitor to arrange for necessary lease documents to be prepared and monitor and oversee the process through to execution.

INDUCTION

Where your property is under management with us, your lessee will be inducted into the property as the lease commences. We assist them with familiarising themselves with the property and educate them on our expectations on meeting their lease obligations, including anything relating to finance and compliance.

THE MANAGEMENT

DEDICATED SPECIALISTS

Our Asset Managers ensure our high standard of customer service is continued throughout the management. Familiar with your property, your lessees and your personal requirements we provide more personal attention and communication.

FINANCE

We provide monthly and annual owner statements, manage the receipting of income and pay property expenses as instructed. All of your property and financial details are accessible through your secure owner portal.

REPAIR & MAINTAIN

We arrange general maintenance, fixed contract works and customised maintenance plans as required and can oversee project management to ensure your property remains in excellent condition.

COMPLIANCE

We will oversee your obligations in relation to the Building Act and any other relevant regulation, subject to your instructions. Should your lessee be obligated to maintain and comply with the Act, we will request confirmation that these requirements have been met.

RENEW

In the event the lease agreement contains a lease option to extend, following instruction from you we can prompt the lessee when these need to be actioned. Where there are no options applicable, we will confirm with the lessee if they wish to renew. We will then work with you and the lessee to construct a new lease proposal.

REVIEW

All annual rent reviews, in line with the lease, are automatically actioned. You will be advised when such a rent review takes place. Where a market rent review is applicable, we will provide an assessment of the current market value and coordinate negotiations with the lessee.

VACATE & RE-LEASE

Should your lessee provide notice to vacate, we will conduct a final inspection to ensure the lessee has met any make good obligations and the property is in good condition. We will commence advertising your property for lease, within the timeframes provided for.
