Fees and charges Management Fee - 8.5% + GST This fee covers the services below: • Collecting and receipting rents • Rent control (i.e. monitoring of arrears etc.) • Payment of accounts if required (such as council rates, insurance, water rates, land tax etc.) • Control of security bond (held by the Rental Deposit Authority until lease finalisation) • Routine inspection every three months • Lease reviews • Rent reviews • Organisation of repairs and maintenance • Settlement of disputes should any arise • Bi-monthly rental statements • Disbursement of rental funds bi-monthly • Advice on future property investments Management fees are payable on the gross rent received for that month. Management fees are deducted from rent received. Our aim is to keep your property tenanted all year round. No management fees are payable if the property is vacant. Letting Fee - 2 weeks rent + GST This fee covers the services below: • Open homes and private inspections • Tenant vetting and application processing • Condition report and photos • Residential Tenancy Agreements • Tenant induction (lease and condition report signing, rental deposit book distribution etc.) • Security bond collection and lodgment with the Residential Deposit Authority • Exit reports (conducted when a tenant vacates a property) The letting fee is payable at the commencement of a new tenancy and is deducted from rent received.
