Management Fee - 8.5% + GST This fee covers the services below: • Collecting and receipting rents • Rent control (i.e. monitoring of arrears etc.) • Payment of accounts if required (such as council rates, insurance, water rates, land tax etc.) • Control of security bond (held by the Rental Deposit

Management fees are payable on the gross rent received for that month.

The letting fee is payable at the commencement of a new tenancy and is deducted from rent received. Lease Renewal Fee - 25% one weeks rent + GST The lease renewal fee includes negotiating a new lease agreement with the existing tenant, a review of rent and the preparation and signing of a new Residential Tenancy Agreement.
Bank Transaction, Cheque, Postage and Sundries Fee This is a flat fee of $7.70 per month plus GST. This covers incidentals such as postage costs, disbursement of rent by cheque of direct deposit into your nominated bank account, cheques drawn for creditors for payment of maintenance, repairs, rates etc.
Financial year Statement This is a flat fee of $10.00 per end of financial year income and expenditure statement.
Court Appearance/Insurance Claim Fee This is a flat fee of $100.00 plus GST per court appearance and/or insurance claim lodged.
Supervision Fee 5% plus GST of total capital work expenditure, applicable to capital improvement works over $500. Smoke Alarm Fee This comprehensive service includes maintenance of all smoke detectors in your property for the annual fee of $90.00 plus GST.
It includes: • The replacement of all non-compliant smoke detectors with compliant 10 year lithium battery detachable smoke detectors. • The replacement of faulty or expired 240V mains powered smoke detectors and detachable smoke detectors
The services are guaranteed for 12 months. This means that any time Detector Inspector provides services to a property, it will include as many call outs to that property as required with no extra cost. Detector Inspector will ensure your property is current with Building Code regulations and compliant with the Australian Standards AS 3786.
