de-clutter and clean

De-personalising your home is one of the most important things you can do to prepare your house for sale. The more personal items in your house, the less potential buyers can imagine themselves living there. You may have the greatest space in the world, but clutter and uncleanliness is only going to obscure it and make the rooms look smaller.

• consider hiring a storage unit for a third of your stuff. • clean everything – from skirting boards to walls, taps and behind fridges. • consider getting your carpet professionally cleaned. • buyers will open your cupboards and closets too, so make sure you take the time to look at these. • have it smelling fresh and clean (no pet smells as this can be very off-putting).

don’t over-upgrade

Quick fixes before selling always pay off. Large makeovers, not so much. You will find that you are unlikely to make your money back if you do a huge improvement project before you put your house on the market. Instead, do updates that will pay off and get you top dollar. Get a fresh coat of paint on the walls. Clean the curtains or buy some inexpensive new curtains to freshen the area up. Replace door handles, cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout.

You’re not actually selling your house, you’re selling your kitchen – that's how important it is. The benefits of remodelling your kitchen are endless. The fastest and most inexpensive kitchen updates including painting and new cabinet hardware and/or benchtops. Use neutral colours so you can present buyers with a blank canvas where they can start envisioning their own style.

light it up

Maximise the light in your home. After location, good light is a large part of what buyers look for in a new home. Open up the curtains, clean the windows, change the lampshades, increase the wattage of your light bulbs and cut the bushes outside to let the sun shine in!

always be ready to show

Your house needs to be show ready at all times – you never know when your buyer is going to walk through the door. Don’t leave dishes in the sink, keep the dishwasher cleaned out, the bathrooms sparkling and make sure there is no dust in the corners. It’s a little extra work but will make a huge difference.

first impressions count

You never get a second first impression. Before a buyer enters your home, they’ve already formed an opinion based on what they’ve seen from the road. Take a walk out to the street and think about anything that could potentially turn buyers off. Freshly cut lawns, a well-cared for garden, clean exterior paintwork and water blasted driveways and fences will help make the buyer want to step inside.
