Heating and Hot Water System

Wall and Ceiling Finishes

All units are built with stock facing-bricks in stretcher bond with flush mortar joint and traditional plain clay roof tiles. Snapped header arches in matching facing bricks to window heads. Portland stone sills beneath windows. Treatment to the eaves are exposed timber rafters with a paint finish. Verges have a timber fascia with a painted finish.

High efficiency modern combination boilers are powered by liquid petroleum gas (LPG). Programmable thermostats to control temperature. Steel compact radiators with side and top grills and thermostatic radiator valves. External taps to front and rear of properties.

External Joinery and Roof Line Products

Electrical

All external joinery will be finished with paints from the English Heritageapproved range. Window frames are timber, traditional flush casement windows with brushed steel fittings. Roof lights will be conservation style. External doors are timber with brushed steel fittings. All glazing are low ‘E’ double glazed sealed units and any obscure glazing is Cotswold pattern. There are a variety door styles including fully glazed, traditional stable doors and cottage style along with fully glazed timber French doors. Selected units have feature full-height timber glazing screens. Feature dormer windows with flat tops have traditional lead roofs and cheeks and cat slide-style dormers have tiled roofs with lead cheeks. Traditional profile PVC-U gutters and down pipes are finished in black.

Refer to electrical layouts for individual features. All electrical layouts are designed around detailed furniture plans. All rooms have an extensive range of double sockets. Black nickel flat plate switches throughout. Black nickel flat plate sockets throughout. Recessed chrome downlighters to kitchens. Recessed chrome downlighters to ground floor WC. Black nickel appliance control panels to kitchen. Under unit feature task lighting to kitchens. Recessed chrome downlighters to bathrooms and en-suites. Communal Sky satellite distribution system, located on-site at a location to be confirmed, providing a Sky distribution network to all television points providing same channel as main Sky point (subscription required). Additional telephone point for Sky Plus in main living area (subscription required). Video and audio entry system to each unit that enables vehicular access to private courtyard. Electrically operated gates are operated externally with an electronic fob and have an induction loop that enable gates to open automatically from internal courtyard by vehicular movement. Walls and ceilings are plasterboard and skim. All walls and ceilings are finished in white matt emulsion. Ceramic wall tiling is included as standard to all bathrooms, en-suites and ground floor WCs. In kitchens there is a choice of a full MFC backing or an upstand to match the worktop. A choice of tiles are available from a wide selection. The following areas are to act as a guide only to the extent of tiling: Full-height Porcelanosa tiling to shower and wet room areas. Full-height Porcelanosa tiling to bath/shower units. Half-height Porcelanosa tiling behind back to wall sanitaryware. Splash-back Porcelanosa tiling to basins.

Floor Construction All ground floors are PCC concrete composite beam and block floors with insulation and a screed finish. All intermediate floors are an engineered timber ‘I’ beam system with quilt insulation and chipboard floor finish.

Internal Joinery and Stairs Feature timber staircases are made from ash, square newel posts and stop chamfered spindles in a light oak finish. Cottage style oak internal doors have a clear satin finish and black nickel ironmongery. Internal window frames are painted in white satin finish. 22mm square edge MDF window boards with feature drop moulding in white satin finish. 150 x 18mm Ovolo MDF skirting in white satin finish. 75 x 18mm Ovolo MDF architraves in white satin finish.

Kitchens and Utilities Kitchens Unique kitchens by Hatt of Hartlebury that address the living space and, in many instances, have a large preparation area and breakfast bar. Composite doors in a wide range of styles and colours. All units incorporate the latest motion soft-closing system. Segmented draw insets. Pull out wire storage system on selected units. A choice of handles. A choice of modern laminate square edge worktops. Stainless steel sinks and column taps. Under-unit task lighting. Concealed refuge holders. Full height laminate backing or glass upstand between wall units and worktops. Chrome low voltage recessed downlighting. Black nickel appliance master control panel. Mechanical ventilation. Multi-function stainless steel electric oven. Integrated professional coffee machine in stainless steel finish (Plots 4, 5 & 9 only). Built in multi-function stainless steel microwave oven. Five ring ceramic hob and extractor unit with integrated lighting.

Utilities All utilities are designed for food storage and a centre for washing and drying appliances and are floor to ceiling to maximise space.
