Letter from the President

HAPPY NEW YEAR HAA MEMBERS! I WOULD LIKE TO FORMALLY INTRODUCE MYSELF; I AM GINA ERWIN YOUR 2024 HAA PRESIDENT. I’M EXCITED TO GET THIS YEAR STARTED AND COME OUT SWINGING! A little bit about me: I have been in the industry for almost 35 years and I am the President of GWR Management. I started as a leasing agent right after college, and man has it been a journey since! I am a native Houstonian and not only do I love this city, I love this industry, I love HAA, and I could not be more thrilled to be your 2024 President. You can learn more about me in my presidential interview starting on Page 36. Many of you have been asking me if I have a motto for this year, and after a lot of consideration, I don’t. Well, maybe I do: I want to “Get Sh*t Done” (GSD as my husband affectionately says about me). I want this year to be successful and hit goals we never thought we could hit as an association. I wanted to reach 700,000 units in 2024, but it seems Stephanie closed out the year with that one under her belt (way to go #SG2023). Now I get to put an exclamation point on the fact that we are the largest and best apartment association “in the whole universe” (nod to #SG2023 again). One thing I am most excited for this year is meeting more members. After so many great years in this industry, I know a lot of you, but there are still so many more that I haven’t had the pleasure of introducing myself to. I am excited to learn some new names and meet some new faces, starting at my Gala on January 18! The Gala is going to tee off the year right! I want to see all of you at this year’s reimagined “Denim and Diamonds” event. For my literal friends, this attire is everything from denim to diamonds, either or, and everything in between! All of my closest 800 industry friends, new and old, together in one room to celebrate each other, our amazing association, and what I think is going to be the best year yet! Grab your boots, denim, sequin and jewels, we are doing the 2024 Gala totally different than ever before. You can find more information and details on this year’s party on Page 17. I’m ready for an awesome year to come! I can’t wait, HAA!

DECISION’S MADE A City of Houston runoff review.

AS YOU KNOW, the City of Houston runoff election concluded last month and we have a new Mayor, John Whitmire! As we have noted, the HAA PAC voted last November to support then Senator Whitmire early in his race and we were one of the first trade associations to do so. This is big! This election cycle was the first time since November of 2019 the City of Houston held an election that included every position at City Hall, including Mayor, Controller and all 16 council seats up for election. Due to term limits, Mayor Sylvester Turner, Controller Chris Brown and six current council members were unable to seek reelection . After all incumbent council members won reelection, there will be eight new people at City Hall, including Mayor John Whitmire, Controller Chris Hollins and six new council members.

City Council, District G: Incumbent Mary Nan Huffman (57%) defeated Tony Buzbee (43%). City Council, District H: Mario Castillo (64%) defeated Cynthia Reyes-Revilla (36%).

City Council, At-Large 1: Julian Ramirez (50%) leads Melanie Miles (50%) by 338 votes. City Council, At-Large #2: Willie Davis (55%) defeated Nick Hellyar (45%). City Council, At-Large #3: Twila Carter (51%) defeated Richard Cantu (49%). City Council, At-Large #4: Incumbent Letitia Plummer (53%) defeated Roy Morales (47%). We had some critical wins for the Houston Apartment Association this cycle. In all, 11 of the 13 candidates we endorsed won election this cycle and take office on January 2, 2024. Harris County appoints associate judge to speed up evictions.

IF YOU ARE in Harris County, you have probably faced a delay when an eviction has been appealed from the Justice of the Peace court to the County Civil Court at Law. If the case is appealed, it often takes anywhere from six to eight weeks, or even longer to get to trial in the county court after the appeal was perfected. We and the county think this is too long. To help speed things up, the county has appointed a new associate judge. The judge’s name is Jermaine Thomas who has been a lawyer in Houston for more than 20 years. The associate judge concept is not new to Texas law but is new to the Harris County Civil Courts at Law. So, let’s review the state law with respect to the procedures which the county court and associate judge will be required to follow.

How do cases get referred to the associate judge? When an appeal has been perfected in the justice court, the justice court must immediately send the court papers to the county court. The County Clerk will then docket the case. Once the case is docketed in one of the four County Civil Courts at Law, the county court judge can then refer the case to the associate judge for resolution.

What powers does the associate judge have? The associate judge is empowered to take action as necessary and proper for the efficient performance of the duties required by the order of referral. In other words, the associate judge will be responsible for hearing your eviction case.

Can you object to the referral to the associate judge? Yes. However, a party must file an objection with the referring court (the applicable County Court at Law) not later than the 10th day after the date the party received the notice that the associate judge will hear the case. If an objection is filed, the referring court is required to hear the trial on the merits. Consequently, if you or your counsel are uncomfortable with the referral to the associ-

Is the case over once the associate judge rules? No. After hearing a matter, the associate judge is required to notify each attorney participating in the hearing of the associate judge’s decision. An associate judge’s decision has the same force and effect as an order of the referring court unless a party appeals the decision of the associate judge. To appeal the associate judge’s decision, a party must file an appeal in the referring court not later than seven business days after the date the party receives notice of the decision.

A matter appealed to the referring court is tried as a new trial but is limited to only those matters specified in the appeal. In other words, if either party is not satisfied with the associate judge’s ruling, that party has the right to have the original county court judge re-hear the case. Can the appeal be waived? Yes. Before the start of the hearing by the associate judge, a party may waive (or give up) the right to have a hearing in the referring court. When you get notice of your case being referred to the associate judge, you and the resident can give up your right to appeal the associate judge’s decision back to the county court. How does the associate judge’s decision become final? Pending an appeal back to the original county court judge, a proposed order or judgment of the associate judge is in full force and effect and is enforceable as an order or judgment of the referring court. / See Law, Page 43

NEW YEAR’S WISH

A resident wants her security deposit back after the final account statement was sent late. A RESIDENT FILED a complaint with the Houston Apartment Association to have her security deposit refunded. The resident gave the required number of days for her move out notice, never missed a rent payment and took photos of her unit upon moving out. She claimed no damage to the unit after living in the apartment for almost 10 years. The apartment property management did not follow up with her regarding her security deposit and moveout status. HAA reached out to the property management company for a response and that response was forwarded to the resident. Enclosed in the management’s response were copies of the final account statement, resident ledger, lease and pictures. The property had

taken $77.42 off the initial security deposit to pay a final water bill, but after review, discovered that they were charging the former resident for the current resident’s utility usage. After resolving that issue, the resident’s account could be closed. The case was heard during a Resident Relations Committee meeting and the committee decided in favor of the resident. The committee noted that the final account statement was not done within the 30-day allotted time frame that is stated in the lease. Management is to refund the resident her $150 security deposit and close her account. The HAA Resident Relations Committees provide an impartial review of resident complaints using the documentation provided by both the

resident and management. When the committee finds in favor of the resident, HAA appreciates a direct response from the property to the resident within two weeks and a copy of the payment sent to HAA for our records. When the committee finds in favor of the resident, management may file an appeal. When the committee finds in favor of the management owner, the decision is final. FORE SUCCESS After the Houston Apartment Association finished up a recordbreaking year in 2023, Gina Erwin expects nothing less than a hole-in-one as 2024 HAA President. By Madison O’Bar, HAA Communications Manager Portraits by Mark Hiebert, Hiebert Photography

G

ina is a mother, a friend and the President of GWR Management. She may not be a pro golfer (yet), but she is a pro in the apartment industry with her collective experience that includes almost 35 years in the multifamily industry. She’s managed it all, garden-style, mid-rise and high-rise communities. She is a native Houstonian, attended the University of Texas and is married with three children, two grandchildren and one grandbaby on the way, due at press time. We were able to visit with Gina at her “happy place,” the Galveston Country Club. Hit the links with us and get to know her a little better as she steps into her role for the 2024 year at HAA. Welcome to the course, Gina! Where is your favorite place to go and what do you do while your there? Galveston, Texas. We play golf at the country club, we go on boat rides, we go offshore fishing and we have a lot of friends that are here. I’m also on the board for the homeowners association so we are very inserted in the community.

What was your first job in this industry? I was a leasing agent right after college. A friend of mine was an apartment manager, she had an opening and asked if

I wanted to come work for her. I had a very small salary, I think I made $700 a month, but I got free rent, free cable, free electricity and free furniture. I was completely broke, it sounded appealing and so I went for it! What is your current job in the industry? I've come a long way since my first job, I'm the president of GWR Management. What made you stay in this industry? You know it’s kind of an interesting thing. There’s nothing I can pinpoint, it’s something that I fell into. I always tell people, even to this day when I hire them, when you get into this industry, within six months you're going to love it and be in it for life or you will walk away and never come back. What is your biggest weakness and strength? We all have gifts and challenges. Oftentimes your gifts and your challenges are the same and that really seems to resonate with me. Probably my biggest weakness is the fact that I'm assertive and confident and it goes both ways, it’s a strength and it’s a weakness. It's a gift because I'm confident in what I do and what I say, but it can also be a weakness because if I’m assertive, I can sometimes offend somebody. What is your biggest weakness in golf? My fairway shots. What is the biggest learning experience you have had? At my very first job, I was very young, and I was at Vincent and Elkins, a law firm. I wore this really cute outfit my first day, at least I thought it would be really cute. I went to work, and I got sent home because of how I was dressed, because it was completely inappropriate for a law firm. That really resonated with me. Even though it was super embarrassing, it was a great lesson and a tough pill to swallow. It just has stayed with me all this time, so I’m very particular about dress codes and making sure to hold people accountable for that. When are you most inspired? When I see people doing good deeds. What inspired you to be HAA president? Gary Blumberg and Jackie Rhone absolutely bullied me into this. Ha! I say that loosely, they

gently encouraged me to do this. They didn’t say, “You need to go be the president,” they said, “You need to just get involved, see what you can do to put your toe in the pond.” Once I did that, the rest is history. It’s such a wonderful organization, and the people are so amazing, and there's so many volunteers, you kind of naturally progress down that path. Sweet or savory? Savory. What is the best compliment you’ve ever received? Well, this is going to actually sound kind of funny, so I feel like I should explain. I am Lebanese and Italian, and as such, we have really, really, really curly, out of control hair. When I was a kid, back before great products and Brazilian blowouts, literally everybody made fun of me for my hair. So I grew up with this giant complex about my hair. So now when someone comes up to me and they say, “Gosh, you have such pretty hair,” it really makes up for all of those years. #cured. What is the best advice you’ve ever received? There’s two, and both from my dad who was the most amazing man on the earth. He always said to me, “If you are going to be a dog, be a show dog,” and then the other was, “Always trust the dealer but cut the cards.” How did you get to where you are today – president of GWR management? Very hard work! I also had a lot of meaningful people that have helped me along the way. It started kind of innocently. I didn’t intend to take this career path, in fact, in school I studied Elementary Education. So, it was accidental. I fell in love with the business and so I knew I was going to take a natural progression forward, but I really didn’t know what that looked like. As time has gone on, I’ve just sort of shifted into marketing roles, in a supervisory role, and then this partnership. I just try to stay present and keep pushing. What is one thing people don’t know about you? I am a twin, her name is Lisa. We are not identical. We do look alike though, and we live very close to each other. Our favorite thing to do together growing up was playing tennis, and depending on who you ask, is who was better. Continued next page

What is your favorite tv show at this very moment? I don’t watch a lot of TV, but I would have to say The Chosen. How would you define yourself in three words? Wife. Mother. Leader.

What HAA event are you looking forward to most this year? My Gala! Have you reached success? That’s a tough question for me because I don’t know that you ever fully reach success. Reaching success for me is when I when I die and I go to heaven and I’ve had a successful life, but I have many successes along the way, personally and professionally. I reach them sometimes every day and sometimes maybe only just once a month. So, I have a bunch of different times where I reach different successes. What makes you feel most accomplished? Seeing our children successful and watching the people that I work with be successful. Favorite food? Sushi, hands down. There’s a place in Houston called Uptown Sushi and they have amazing signature nigiri. One place you dream of traveling to? South Africa. I want to go on a safari, not to hunt, a photography safari. I want to see lions and tigers and rhinos, oh my! What would you be doing if you weren’t doing this? I would want to be a chef. I love to cook Italian food, which I learned from my mom who is the best, but I would also want to cook all kinds of things. I just love to cook! What is the best thing that happened this year? Our second grandbaby was born, so that was awesome and I actually hit the tee shot 240 yards one time, with the help of a downhill slide, but I’ll take it! Who is the best apartment association in the whole world? In the whole UNIVERSE thanks to Stephanie Graves – HAA!

Law, continued from Page 12 If a request for an appeal from the associate judge is not timely filed or an appeal from the associate judge has been waived, the proposed order or judgment of the associate judge becomes the order or judgment of the referring court only on the referring court’s signing the proposed order or judgment. Unless a party files a written request for an appeal, the referring court may: (i) adopt, modify, or reject the associate judge’s proposed order or judgment; (ii) hear additional evidence; or (iii) recommit the matter to the associate judge for further proceedings. How long does the referring court have to consider an appeal from the associate judge’s ruling? The referring court is required to hold an appeal not later than the 30th day after the date the initial request for the hearing is filed with the clerk of the referring court. Not later than the 30th day after the date an action is taken by an associate judge, a referring court may modify, correct, reject, reverse, or recommit for further information the action taken by the associate judge. If the court does not take this action, the action becomes the decree of the court. I hope this helps explain some of the nuances associated with the associate judge procedure. If you are uncomfortable with this procedure, keep in mind that the law does allow you to object to the use of the associate judge or allow the parties to waive the right to the appeal from the associate judge’s decision. If you object to the referral to the associ-

LOL that depends on who you ask! Independent says my daughter. Present says my husband (meaning I’m in attendance, not a gift). I would have picked efficient. What are you most excited for this year? One lesson you have learned from this industry? Trust, but verify. Best advice you could give someone just starting out in the industry? Bloom where you are planted and master your current position, the opportunities will follow. Keep in touch with your coworkers and contacts, network, you never know when your paths may cross again. Do the right thing every time and you will sleep well. One word that describes you best? This is really hard and depends on the day, as I wear many hats and serve in many roles; Mentor, Friend, Confidant, Fair, Glue, Passionate, Dependable, ….each day is a different word. What are you most excited for this year? I love the Honors Awards and seeing the onsite teams being recognized for everything they do. This is what it is all about. I love seeing the teams celebrating together with each other, it gives me chills every time. Ryan Terrell Secretary/Treasurer Managing Director, Client Services at Greystar Biggest strength? I’m a people person. I love talking to people, whether its about our industry and current market conditions, politics, golf, or why the Astros continued to pitch to Adolis Garcia in the ALCS when he was obviously on an unprecedented heater and every ball he

hit seemed to be jet-powered! But I digress… I am energized in a room full of people rather than in my home office and I get excited when I know I’m going to have an opportunity to address our team. Biggest weakness? My wife wonders how I’ve made it as far in business as I have considering how disorganized I am and how little I like to plan things. I tend to fly by the seat of my pants and most would describe my desk at the office as organized chaos. It works for me but likely causes stress in those around me. One lesson you have learned from this industry? Senior leaders WANT to help young up and comers but won’t always go out of their way to proactively force a relationship. Don’t be afraid to pop in and listen to a phone call, ask what you may think is a stupid question, or request to join a meeting. Being a fly on the wall is a great way to see how senior personnel conduct themselves with clients or customers, handle conflict, or simply go about their day and learning from these successful people can position you to continue to learn and grow. Best advice you could give someone just starting out in the industry? DRIVE…you can’t get to know the market by Google Maps so get in the car and drive around. One of my former bosses made me get in the car and drive around the city all day once a week in order to learn the market. As a result, I feel www.haaonline.org

like I have a great handle on what product is where, who built what, etc. and as such I am in a great position to advise our clients in a truly informed manner. Whether you are on the supplier side, a developer, syndicator, owner/operator, or third-party manager, your ability to know the market is what can best set you up to provide the best advice, whether it be to equity partners, clients, or customers. Know the market! One word that describes you best? One word is super tough but if I had to pick one that describes both my personal and professional life, I’d say “positive.” I try to come into every situation with a positive outlook, get a feel for both sides, and see the best in the situation. I hope my friends and Greystar team members would say that I bring a positive outlook rather than focusing on the negatives that always exist in one way or another. What are you most excited for this year? This may sound corny but I am really just excited to be in a position to continue to meet more of our members and supplier partners and to learn about their concerns so that I can work with them and the rest of the EC and staff to continue to make this organization not just the largest in the country but the best! I am a Regional Vice President with Dayrise Residential. I currently oversee a portfolio of over 7600 units. I work very closely with our Executive Vice President of Operations, Jenifer Paneral, on special projects for the organization. Biggest strength? I'd say my biggest strength is building and developing relationships. I've learned so much through my connections and I love connecting people to others in our industry. Biggest weakness? Gosh, how can I pick just one? I'd have to say it's my deplorable sense of direction, which is unfortunate, with as much time as I spend in my car and traveling for work. All I can say is, thank goodness for technology! One lesson you have learned from this industry? I've learned that knowledge is power, and you're never too seasoned to stop learning. If you're not learning, you're not growing. A day does not go by that I don't learn at least one new thing, whether through educational opportunities offered by the association, advice from other industry professionals, or just interaction with my team or network. Best advice you could give someone just starting out in the industry? Get involved, give back to the association, get connected, and ask all the questions to further your knowledge. I

n the rapidly changing world of multifamily, marketers and leasing professionals face the task of navigating a landscape replete with new challenges and opportunities. We recently surveyed multifamily experts from across the industry to gain insight into their thoughts and outlook as the industry moves into an uncertain 2024. The results paint a comprehensive picture of the trends, concerns and priorities for multifamily as the industry progresses into 2024. Budgetary Constraints Amid Growing Concerns Cutting costs is one of the issues at the forefront of multifamily and marketers find themselves in a precarious position: tasked with achieving more using the same or fewer resources. Two-thirds of multifamily professionals say their marketing budgets will decrease or stay flat in 2024. Concurrently, concerns about resident retention (50%), vacancy rates (49%) and the quality of leads (42%) are mounting. In other words, there is an impending need for greater marketing efficacy without a corresponding increase in resources.

The Quest for Quality Leads An ongoing challenge that is poised to persist is the quality of leads. With 42% of multifamily professionals anxious about the leads they’ll garner in 2024, there is a palpable thirst for technologies and channels that generate high-quality leads and filter out those of lower quality. Of those who are concerned with obtaining better leads, 41% stated they would increase their spend on paid search/PPC. Measuring Marketing Spend The old adage, "What gets measured gets managed," resonates strongly within the industry. As many as 22% of multifamily professionals are apprehensive about gauging the efficacy of their marketing spend. Further emphasizing this point, 78% acknowledge that better attribution would enhance their daily operations and 43% acknowledge that cleaner attribution would enhance their daily operations. Additionally, 57% would like better reporting for their internal systems and 52% would like to see their partners improve in that area.

As 2024 begins, the multifamily industry is at an intriguing crossroads. Traditional methods remain relevant, but there’s a discernible tilt towards innovative channels and tools.

An Emphasis on Listings Sites As digital presence becomes paramount, the average multifamily marketing budget leans heavily towards Internet Listing Services (ILS) and property websites with more than half of the marketing expenditures going to these channels alone. ILS remains the top choice, commanding an average of 39% of their budgets and websites claim an average of 19% of their marketing dollars, underscoring the importance of both. However, new channels are increasingly important for a constructive marketing mix. Emerging Marketing Channels While tried-and-true methods remain on the priority list, multifamily professionals are eagerly embracing experimentation. An overwhelming majority (87%) are not utilizing mobile advertising, but nearly half of them are open to testing this channel in 2024. Similarly, digital display, despite being untapped by 79%, has piqued the interest of 35% for potential testing next year. The Rise of Artificial Intelligence Billboards and out-of-home advertising, once an important tool for multifamily marketers, are experiencing a sharp decline in usage. Instead, the focus is shifting towards cutting-edge tools like AI and geo-fencing. Currently, 15% use AI in their campaigns, but that number is set to grow, with almost a third considering it for 2024. Furthermore, AI seems to have proven its mettle, with 48% of those currently using it planning to increase their spend and none planning reductions.

Tried and True Digital Marketing Avenues Artifical intelligence, paid search and paid social media are the channels that continue to find favor among multifamily marketers. Of the professionals using these platforms, 48%, 35% and 22% respectively, plan on increasing their investments despite decreasing or relatively flat overall budgets. The Imperative of Reputation Management Online reviews have replaced family and friends as the trusted recommendation preference for prospects. Reputation scores can make or break a multifamily community, but, surprisingly, less than half of multifamily marketers have instituted a reputation management strategy. Given that reviews are one of the key factors leading to renters signing a lease, this oversight represents a potential pitfall. Enhancements for the Future Multifamily professionals can become overloaded at times, striving to attract new residents and making efforts to retain current ones, which is a concern for 50% of them. To streamline operations and achieve their goals, they are interested in automating more communication (43%). Easier tour scheduling would also be a significant help, according to 38% of respondents.

Club Guidelines

The Go-Getter Club is a year round membership recruitment team made up of individuals who work for both Owner/Management Companies and Supplier Associates. The Membership Department can help your efforts to recruit for HAA by providing you with the names of companies who have contacted the HAA office and expressed interest in joining the association or past members who have let their membership lapse.

The Go-Getter Club was established by the Houston Apartment Association to recognize those individuals who recruit new members. Based on the story by Peter Kynd, we recognize that these select volunteers are true GoGetters. The guidelines for the club are:

Why participate in the Go Getter Club? The reason is simple. Joining the Go-Getters will give you additional exposure with the HAA membership through the special recognition of the lapel pin, blue jackets and patches that are awarded to recruiters. You are helping to strengthen your association with the addition of new members and new involvement. Finally, the meetings are an opportunity to talk with your peers and develop lasting personal and business relationships.

Honorary Life Members

1. An HAA volunteer who recruits one member will be eligible to attend the club meetings. The Membership Department can provide individuals with the leads of names of companies interested in membership. 2. After recruiting ten members, verified by HAA, an individual is officially a Go Getter. The recruiter will have their name added to the Go-Getter Club and will be invited to be on the cover of the December ABODE along with other Go-Getters.. 3. When a Go Getter recruits 15 members, verified by HAA, the Go Getter will receive a blue blazer with a club patch and be recognized at the Annual Business Meeting. 4. When a Go-Getter recruits 25, 50, 75 and 100 members, verified by HAA, the Go Getter will receive a new patch for each level to attach to their blue blazer. 5. At 100 members recruited, the individual will also have the distinction of being listed as an Honorary Life Member in the HAA.

Legislative, continued from Page 9 In addition to these runoff results, there were nine races that were decided on November 7. Seven incumbent council members were reelected: Amy Peck (District A), Tarsha Jackson (District B), Abbie Kamin (District C), Tiffany Thomas (District F), Edward Pollard (District J), Martha Castex-Tatum (District K), and Sallie Alcorn (At-Large 5). Two new council members were elected: Fred Flickinger (District E) and Joaquin Martinez (District I). These candidates were sworn in and began their four-year terms on January 2. We will not have another full city election until November 2027 when there will be nine open seats due to term limits. Let Your Voice be Heard. It’s Time to Join HAA PAC Although we just wrapped up the City of Houston 2023 elections a few weeks ago, the start of 2024 brings another election cycle and the HAA PAC will be engaged. This year will see us vote on who occupies the White House, one of our two United States Senators, all members of Congress, Texas State

Senators and Representatives, County Commissioners, JPs, Constables and Judges. So regardless of where you live, there will be important races on your very long ballot. Voting for the Republican and Democratic Party Primaries begins next month. The HAA PAC will actively screen candidates to endorse in both primary and general election races throughout the year. Elections have consequences and who we elect to offices up and down the ballot have an impact on not only our industry, but our daily lives as well. It is critical that we continue to elect candidates that are pro-industry and follow the law.

The community team takes great pride in the success of turning the property into clean, affordable and safe housing for their residents. The onsite team is made up of talented, hardworking and dedicated professionals. They enjoy the satisfaction that comes from improving the lives of others. Some of the interior amenities include: open floor plans, recessed lighting, upgraded fixtures and walk in closets. Exterior amenities include a historic neighborhood, hiking and biking trails nearby and controlled access gates. Residents can enjoy the outdoor kitchen, onsite playground and 24 hour maintenance. The teams hosts fun resident events, ensure apartments are turned impeccably, and promptly address residents’ and prospects’ needs. In 2019, the community and the area around it were among the most blighted in Houston. Homeless encampments crowded every underpass, along with prostitution and drug trafficking. The poor management at the time left the property in distress. After investing $1.3MM into rehab, a new professional property management was assigned and partnered with local law enforcement, the management district and area businesses to reduce crime and improve the district. By March 2020, rehab was complete and occupancy 90%. Then, in 2020, many of the residents couldn’t work from home and lost their jobs, occupancy plummeted to 83% and delinquency soared to 30% of rent roll. The team at the property worked to keep residents in their homes, the onsite team employed and to pay the mortgage and vendors. Fast forward to 2023, the property is 96% occupied. The team at The Reserve on Bellfort takes immense pride in the community and doesn’t cut corners when it comes to repairs and maintenance, usually resolving requests the same day. Their pride shows in our work and the result is a beautiful property!
