Don’t skip the paperwork How building permits protect homeowners You are thinking of making a major renovation to your home. Perhaps it’s time to create that master bedroom suite you long have admired or install that wrap-around porch? What is the first thing that should be done before getting down to business? The correct way to begin a home remodelling project is to obtain the necessary permits for the job. Many municipalities or regional districts request individuals obtain permits for a range of work on homes or other structures, such as office buildings. Permits are generally required for all new construction as well as specific modifications that will affect structural, plumbing, mechanical and electrical systems. It’s important to check with the local building office prior to beginning work to see which permits you will need before the project can begin. Permits are necessary whether a homeowner is doing the work or hiring an outside contractor.

Permits reduce the likelihood of costly mistakes As inspectors go through their checklists, they may notice things that were done incorrectly and will offer advice about how to mend the problem before it becomes a larger headache. If left unchecked, an electrical error could lead to a fire or another dangerous situation. Repairs that are not structurally sound may pose problems or deteriorate more quickly than structures that are constructed correctly. Furthermore, catching improper technique early on eliminates having to tear down and redo work, which can be a costly and time-consuming endeavor. Permits protect against fines Sometimes work goes as planned even for homeowners who did not obtain the necessary permits. However, years later, when other work needs to be done, inspectors may discover homeowners never secured proper permits and inspections years earlier, leading to fines. Furthermore, if work is done without a permit and an accident occurs, any damages or injuries may not be covered by a homeowner’s insurance policy. Permits are an important part of the home improvement process. Homeowners should not skirt the responsibility because the permit and inspection process is in place to provide protection to occupants. The Capital Regional District’s website clearly lays out when a building permit is and isn’t required for projects involving one’s property in the CRD, including the Gulf Islands. A building permit is required before commencing: • Site excavation or blasting • Construction, repairing or altering a building or structure • Moving a building • Changing an occupancy • Installation of any plumbing • Construction of a masonry fireplace or installation of a solid fuel burning appliance or factory/masonry chimney • Installation of an oil burning appliance or oil tank • Demolishing, deconstructing or removal of a building • Electric, gas and sewage disposal work require separate permits and inspections. You may not start any stage of a project, including demolition or excavation, until a building permit has been obtained. A building permit is not required for: • Minor repairs or alterations to non-structural components of the building • When a valve, faucet, fixture or service water heater is repaired or replaced, stoppage cleared, or a leak repaired if no change to the piping is required • For an accessory building less than 10m2 that is used for utility purposes that does not create a hazard • Retaining structures less than 1.2 meters in height • Other retaining structures more than 1.2 meters in height and greater than 30° off vertical If you are unsure whether your project will require a permit, call the Building Inspection office in your area.

Kitchen flooring ideas to love Pros and cons of the top-5 choices

(NC) Kitchens are high-traffic rooms that need exceptional flooring. Besides having to look good, successful kitchen floors need to withstand spills, food, sliding chairs, dropped dishes and the occasional mopping. Here are the pros and cons of the five top flooring choices for this important room. Ceramics, porcelain and stone tiles: Ceramics are a favourite for kitchens because they’re tough, easy to clean, long-wearing, and able to let you enjoy the warmth of in-floor heating. Natural stone tiles are tough and beautiful too, but not all stone resists staining as well as ceramics and porcelain. Whichever of these materials you choose, install an uncoupling membrane underneath any kind of rigid tiles to prevent cracking.

Cork: This is a dream to walk on because cork offers cushioning action. Commonly available as click together tiles, most cork flooring comes factory finished and ready to install. Think laminate, except softer. Hardwood: A lighter duty choice than others, hardwood will do fine if you install protective felt disks on chair and table legs. Want a dark floor? You could stain lighter woods to suit, but scratches and wear eventually show through. Instead, make your kitchen floor DIY-repairable using darker woods such as cherry or alder. Apply polymerized tung oil and the floor finish can be repaired without sanding. Resilient flooring: This is a catch-all term that refers to any of the one piece roll floorings that

are cut to fit from wall to wall. Some of the best resilients lay flat on their own with no need to glue them down. Vinyl, linoleum and fibre resilient floors all provide very good water resistance. Laminates: Not all laminates are tough enough for kitchens, so consider products with an abrasion class rating of three or higher. Lighter colours hide dirt and footprints much better than darker laminates. Five weekend projects to try now Home improvement projects range from major construction overhauls like bathroom remodelling jobs to smaller renovations that may entail something as minor as painting the walls. Smaller projects can often be conquerred in a typical weekend but still provide a strong sense of accomplishment. The following are five projects tailor-made for weekend warriors. 1. Improve storage in the entryway. Home entryways are the first places many people drop mail, shed their shoes and toss their keys upon arriving home. As a result, entryways can quickly be overrun with clutter. Storage solutions can include putting in a desk or hutch with baskets underneath to store umbrellas and backpacks. Or hang a coat rack and create a shoe rack to store shoes until the time comes to leave the house once again. 2. Shed new light. Add some design appeal to your home by replacing an old lighting fixture with something more modern. Such a task is relatively easy, and you need not possess the skills of a trained electrician.

3. Add molding for a finishing touch. Dress up spaces with crown molding or a decorative chair rail that goes around a room. You can even use molding to frame new or existing artwork. Find a molding style that complements the architectural style. 4. Update hardware in the bath and kitchen. Switch the handles, draw pulls and knobs on cabinetry with new hardware. The time commitment is practically nil, but you might just give rooms a whole new feel. 5. Patch and paint walls. Spend a weekend filling in holes left behind by since-removed wall hangings. If the patches dry quickly, paint over them. If not, resolve to do your patchwork one weekend and paint the ensuing weekend.

Do you really want to do it yourself? The benefits of hiring professional contractors The DIY movement has inspired many homeowners to tackle home repair and remodelling projects on their own. DIY projects can be rewarding, and many homeowners who have embraced the DIY movement have discovered talents they never before knew they had. But no matter how simple popular home renovation television shows make remodelling projects appear, homeowners should know that such undertakings are far more difficult than they appear on television. Homeowners who overestimate their abilities and the time they have to complete projects can cost themselves substantial amounts of money. In fact, there are a variety of reasons homeowners might want to work with professional contractors when tackling home improvement projects. Experience A trial and error approach can work with various projects and problems. But applying such an approach to home improvement projects is risky and potentially dangerous, not to mention costly. Experienced professional contractors with strong track records (seek recommendations from friends or neighbours) won’t have to go through trial and error and are therefore more likely than DIYers to complete a project on time and on budget. Inspiration One oft-overlooked benefit of working with professional

contractors is the likelihood that they can draw up ideas for projects that homeowners might otherwise never have thought up on their own. Homeowners without specific ideas in mind can ask contractors to come up with various scenarios before committing to a particular one. Veteran contractors can draw on years of experience to create designs that DIYers might be incapable of coming up with and/or incapable of seeing through to completion. Cost Conventional wisdom suggests it’s less expensive to do something yourself than to hire someone else to do it for you, but that’s not necessarily true of home improvement projects. Labour costs typically account for a substantial amount of professionally contracted projects, but homeowners can cut those costs by volunteering to do some of the simpler tasks themselves. In addition, contractors often purchase materials at a much lower cost

than individual homeowners because contractors buy in bulk. So while labour costs might be lower on DIY projects, the cost of materials can offset those savings. Resale value Many homeowners renovate their homes with eyes on improving the resale value of those homes. But if homeowners want to showcase a newly remodelled kitchen when selling their homes, they should be prepared for prospective buyers to ask who worked on the project. Fearing potential problems down the road, some buyers might be put off by homes that were remodelled by DIYers and not professional contractors. Renovating a home on your own can be a rewarding project for homeowners. But it’s important that homeowners recognize the many benefits of working with professional contractors before making any final decisions with regard to who will tackle their next project.

Kid-friendly homes Easy ways to accommodate families Maintaining a home that is welcoming and kidfriendly can be challenging. Kids are full of energy and oftentimes put fun ahead of tidiness. But no matter how energetic their youngsters are, parents can still employ several strategies to ensure their homes are both sophisticated and child-friendly. • Consider an open floor plan. Rooms that flow into one another make it easier to keep tabs on children. Such rooms also allow residents and guests to mingle in separate rooms but not be too far away from one another. • Choose washable fabrics. Upholstery will need to stand up to the abuse kids can dish out. Sofas and chairs with slipcovers can be advantageous because many slipcovers can be easily removed and laundered. Patterned fabrics will hide some stains, while treated fabrics may resist liquid spills for easier cleanup. • Create a catch-all spot. Special bins or other organizational tools in the entryway can help to cull clutter when children come in the house from school or play. Be sure to keep cubbies, containers and coat hooks at a child-friendly height. • Look for high-traffic rugs. Rugs designed for high-traffic areas will be more forgiving when children

march across them several times per day. There are no rules that say you can’t bring an outdoor rug inside, and these rugs tend to be easier to clean. • Ensure there is plenty of seating. Sectionals give children ample room to spread out. And ample seating ensures there is enough room for kids to invite their friends over to hang out. • Think outside pink and blue. For children’s rooms, make sure they’re colourful, but consider other hues to give the rooms some personality. Focus on a hobby or activity and borrow the colour scheme from the accessories used for decorating. • Hang whimsical artwork. Employ framing and lighting to make kids’ artwork look like professional pieces. Routinely change the pictures when a new look is desired. • Designate a place for play. Devote an entire room or a nook in a house for imaginative play. Store toys here so these items will not create clutter in individual bedrooms. omeowners choose renovation projects for a variety of reasons. Many improvements are made to increase functionality and comfort of a home, others are seen as worthwhile investments. Investments can add up to a higher resale value when the time comes to sell a home. Certain projects have a history of providing a greater return on homeowners’ investments than others. The following renovation tips add beauty to a home and generate good returns when selling: • Invest in your kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Homeowners tend to spend a great deal of time in their kitchens, and a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. The goal is to more than recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home. Homeowners should know that a deluxe renovation may not be necessary, as relatively moderate improvements can create a whole new look for a kitchen. • Look to paint. One of the least expensive improvement materials, but one that has a significant impact, is paint. Neutral, modern colors can easily liven up any space. If you paint with low-VOC paint, you also can advertise an eco-friendly home, which is very desirable these days. • Put in another bathroom. Multiple bathrooms are an attractive selling point, particularly in older homes that may not have been equipped with more than one bathroom. Finding extra space for a bathroom can be tricky, but consider closets, areas under stairs or even taking some space away from another room. Popular home-improvement television channel HGTV advises that half-bathrooms require at least 18 square feet of space, while full baths need 30 to 35 square feet for a stand-up shower or bathtub. • Renovate the HVAC system. Aesthetic improvements aren’t the only ones that add value to a home. Many

home buyers are eager to purchase a home that has a new heating and cooling system, as buyers understand that furnaces and air conditioning units or heat pumps are substantial investments that can last for years. Other improvements, such as adding attic insulation or replacing older windows and doors with more energy efficient options, also are smart bets. • Add illumination to rooms. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have south- or west-facing windows. • Put a deck addition outdoors. Outdoor living spaces have become more desirable, especially as the “staycation” has grown in popularity. Decks and patios can make backyards more appealing. The scope of your investment will depend on the size of the deck and design. Doing the work yourself can cut the cost of decks in half, but only if you have the specific tools or experience to tackle such a project. • Improve curb appeal. Adding attractive landscaping and freshening up the entryway to a home can add considerable value to your home, as buyers judge homes by their exteriors. Completely renovated interiors may never be seen if buyers pass up your home because of a less attractive exterior. Classy, subtle changes, like wellplaced shrubbery and a green lawn or a clean yard free of fallen branches that looks appealing can work wonders.

Is it time to update your home’s electrical system? Safety should be paramount consideration The invisible systems in a home often are taken for granted. When such systems are working as expected, daily life moves along smoothly. However, when a system goes awry, it can negatively impact routines and may create a dangerous home environment. This is especially true when something goes wrong with a home’s electrical system. Faulty wiring is a leading cause of residential fires. Many homeowners, particularly those who live in older homes, might be living in properties that have outdated electrical systems. Having old wiring and/ or insufficient amperage in a house can endanger residents. It also may damage appliances and make it difficult to sell a property in the future. It can be difficult to gauge exactly when to overhaul an electrical system. Unless circuits routinely trip or lights often dim, homeowners may put off the work. But degrading wires or overextended circuitry can pose a fire risk, so it is best to address electrical systems promptly. Home inspections may uncover electrical problems. Some homeowners may discover potential trouble while making renovations that require opening up walls or tearing them down, exposing the wires. Still other homeowners learn about electrical systems when they’re adding new, large appliances or other gadgets that consume more power than existing items. These devices may continually cause power outages in the house, such as tripping the circuit breaker or popping a fuse. When it comes time to update the electrical system, it is always best to work with licensed and bonded electricians who have the expertise to work with electrical wiring without getting injured. This

is not a do-it-yourself type of job since it requires specialized training. Electricians likely will recommend upgrading the electrical panel to bring more power from the utility poles into the home. This can include replacing the existing meter and circuit breaker box to allow it to handle more power or replacing items that are obsolete or dangerous. Many older homes are only capable of handling a minimum number of amps, utilizing just a few circuits. But nowadays, when homeowners have far more electronics in their homes than they once did, increased demand on electricity can overload a circuit (all of the outlets linked on one wire). Tripping a circuit breaker is a safety measure to prevent the wire from becoming overheated and causing a fire. However, in some old systems, the circuit breaker will not trip, and this can be problematic. Rewiring a home is another step. Wire insulation can deteriorate over time, and new wires may be needed. This can be messy and time-consuming, but it’s a small price to pay for safety. When rewiring an electrician also may suggest new outlets. Many home building codes now require outlets with ground fault interruptors, or GFIs, in kitchens, bathrooms and other rooms exposed to moisture. Some older homes may not even have threepronged outlets, so this will necessitate an update as well. Electrical systems are the heart of a home, delivering power where it is needed. It is essential to keep such systems up-to-date so they can handle the power demands of everyday life.
