Some people simply live on the Gulf Coast. Others embody it fully. For Lacey Perniciaro, the region isn’t just home—it’s a lifestyle, a passion, and a place she proudly represents in everything she does.

Growing up, Lacey spent many weekends and summers visiting her father in New Orleans, where the scenic views, vibrant culture, and historic architecture cultivated her early love of real estate. Even now, she and her family still enjoy taking weekend trips across the state line, keeping those Crescent City traditions alive.

While New Orleans has always been her second home, Lacey has spent most of her life along the Mississippi Gulf Coast—living in Bay St. Louis, Pass Christian, Long Beach, Gulfport, and Biloxi. Today, she and her husband, Bradley, are raising their four children in Diamondhead.

At home, their household is bustling not just with kids, but also with pets. “Our two cats, Catman and Panther, graciously share their home with us,” Lacey said jokingly. “We also have a beautiful German Shepherd named Lucy, who is the queen of the house and our loyal protector.”

Life on the Gulf Coast gives Lacey countless opportunities to experience the outdoors—like camping, antique shopping, and kayaking along the coastal waterways. From lively festivals and local concerts to the flavors of Gulf Coast cuisine, she embraces every opportunity to soak in the vibrant charm stretching from New Orleans to Biloxi.

Career Calling

Just as the Gulf Coast has shaped Lacey’s lifestyle, it has also influenced her professional path. Before real estate, she built a career in biomedical sales, honing her skills in customer service and relationship-building. But it wasn’t long

before she felt called to a profession that offered both independence and impact.

“I pursued a career in real estate to create the flexibility I needed after my second child,” Lacey shared. “I wanted to be present for my children during their most important years.”

As fitting as real estate proved to be during that season in Lacey’s life, her career change was about more than professional fulfillment. “I was drawn to the independence of being my own boss and the opportunity to grow without limits,” she said. “I truly value helping people navigate one of life’s most significant decisions—finding a place to call home.

“It’s a career that offers both meaning and potential,” Lacey elaborated. “My lifelong love for the character and history of old homes made real estate a natural fit—one that aligned with both my passions and my lifestyle.”

Her initial passion for real estate soon translated into impressive results. From her earliest days in the business, Lacey’s drive and dedication have positioned her as a trusted guide for clients across the Gulf Coast.

after year, with Top Producer Gold Awards in 2022 and 2023, followed by the Top Producer Platinum Award in 2024, when she achieved 31 transactions and $8.6 million in sales volume.

Lacey’s definition of success goes beyond accolades and income, centering instead on what truly matters to her.

“For me, success isn’t about fancy titles or piles of money. It’s about living with freedom and independence, while also having strong relationships with family and friends,” she defined.

That outlook explains why real estate feels like more than a job to Lacey—it’s a calling, one that allows her to walk alongside clients during some of their

most meaningful moments. “The best parts of my job are getting to connect with new people, spending time out in the field instead of behind a desk, and being there for folks who feel unsure or overwhelmed about buying their first home,” Lacey described. “I really enjoy making the whole experience smoother and less intimidating for my clients.”

Lacey has extensive expertise in working with both buyers and sellers— working with military families, firsttime home buyers, and real estate flippers, as well as both residential and commercial property investors.

When working with clients, Lacey takes an approach centered on integrity and building strong, lasting relationships. She prioritizes listening and attention to detail to ensure each client’s unique needs are met. “I try to always be available when people need me,” she shared. “I also approach every client with patience and compassion, focusing on the person and not the transaction.” Lacey is an active member of the National Association of Realtors, staying ahead of industry trends and best practices to better serve her clients.

As for up-and-coming real estate agents, Lacey encourages finding a healthy balance between work and your personal life. Additionally, she says, “Always show up with confidence and remember to have fun. Just dive in and don’t be afraid.” Or, as her grandmother used to describe it: “Fix your lipstick and get out there!”

FROM HIGH STAKES TO HOME SALES

THE LUCKY BREAK

Loss may have shaped his beginnings, but luck and perseverance carried Bill Lawler forward— from a chance win at the casino table to a wonderful career at the closing table.

At just 13, Bill lost his mother to cancer. Years later, he cared for his father during the final two years of his life. “After taking care of my dad, I came to Mississippi

to gamble one weekend,” Bill recalled. “I ended up winning over $44,000 shooting craps,” he added.

What began as a weekend trip turned into a lifechanging move, as Bill made Mississippi his permanent home.

“I took my gambling winnings and bought a beach business in Gulfport,

At the time, Bill was weighing three business options: a liquor store, a video store, and a small coffee shop in Diamondhead.

“Thank God I didn’t pick the video store,” he said with a laugh, given that they’re all but vanished today.

“I ended up picking the coffee shop because the night before I bought it, I won about $30,000 gambling and was able to pay cash on the spot,” explained Bill. That purchase proved to be a success as Bill had the privilege of owning it for 14 years.

Running the coffee shop was one of many ventures in a career built on sales and self-starting. “I’ve pretty much always worked in

sales, in everything from high-end jewelry, cars, food, professional services, and event promoting,” Bill said. He also spent time as a FEMA housing inspector.

Bill’s diverse work experience honed his skills in client service, problemsolving, and guiding people through complex decisions— all of which would prove invaluable when he eventually found his way into real estate.

The Winning Hand

For Bill, real estate was the perfect blend of challenge, independence, and the chance to make a lasting impact on people’s lives. He also loved how it allowed him to build his own brand, set his own goals, and grow at his own pace.

He earned his real estate license in 2014 and quickly found his footing. Unlike many new agents, Bill didn’t just step into the industry—he hit the ground running. Like his gambling ventures, that all-in mentality paid off— launching him into a highly successful real estate career.

“Within the first week of having my license, I already had my first deal sold,” shared Bill. “At the first company I worked for, I became the #1 top producer. Then I met Jodi and she welcomed me to Century 21 Busch Realty Group, where I joined in 2015,” he added.

From his first deal onward, Bill played the game with skill and determination—

and the results speak for themselves today.

With 46 transactions totaling over $12 million in 2024, Bill finished the year as Busch Realty Group’s #1 top producer. He’s currently ranked as the #1 highestgrossing agent for Century 21 in the state of Mississippi and has sold over 475 homes over the course of his career.

For his achievements, Bill has received Century 21’s most prestigious recognition, the Centurion Award, given to the top-performing agents across the company. He’s also a multiple Titanium Award winner—a testament to his unwavering commitment and outstanding performance year after year.

“Living the high-roller lifestyle was a lot of fun, but after doing that for two years, I knew I needed to get into something else,” admitted Bill.

Today, Bill serves as Senior Advisor at Busch Realty Group, where he takes pride in mentoring new agents and helping them find their footing in the industry as well. His advice for new agents is simple: “Real estate is a relationship and lead generation business. Start with your sphere of influence—Do cold calls, door knocking, open houses, and social media outreach. Follow up consistently. But above all, ANSWER YOUR PHONE!”

Though his achievements are impressive, Bill believes true success comes from building lasting relationships, closing deals with integrity, and consistently exceeding his clients’ expectations. “It’s not just about how many homes I sell—it’s about how many families I help find the perfect place to call home,” he shared.

“I love guiding people through one of the biggest decisions of their lives— buying or selling a home,”

Bill said. “I love being the calm in the storm during what can be a

very emotional process. It’s rewarding to guide people through decisions that shape their financial and personal future.”

Outside of real estate, Bill is just as colorful as his reputation suggests. Known locally as “Wild Bill” or “The Jimmy Buffett of real estate,” he loves traveling, listening to live music, hunting, swimming, and scuba diving, which he’s been doing for 35 years now. “If my clients can’t reach me, it’s usually because I’m scuba diving,” he said jokingly.

He and his wife, Denise (a local hairdresser), share their home with two cats, Prince and Buster, and their parrot, Pepper, who has made Denise his closest companion. Bill’s other bird, Sammie, whom he had for over three decades, sadly passed away earlier this year. “I thought he would be my mate for life,” Bill said. “People think of me as ‘The Bird Man of the Coast.’”

He also loves to help his community—currently serving as the Vice President of the Diamondhead Lions Club and a member of the local Rotary Club.

Bill’s commitment to serving others extends beyond his professional achievements, and he credits much of his success to the support of those closest to him. “I couldn’t do my job without the support of my wife, Denise, or the help of my assistant, Charlotte,” he shared. Their encouragement and assistance allow him to focus on his clients, his community, and his passions.

Looking ahead, Bill hopes to continue growing professionally while traveling more, saving more money, and helping his family and friends—and, if luck continues to be on his side, hitting the lottery along the way. “I’ve got a lot of history here,” Bill shared. “And even if I won the lottery tomorrow, I’d still live right here on the Mississippi Gulf Coast.”

What began with a lucky roll at the craps table has grown into a career and life built on skill, dedication, and a love for helping others— proving that sometimes the biggest bets yield the greatest rewards.

Every successful investor, agent, and tenant needs a trusted partner in property management, and for Cassie Webb, embodying that role has been her life’s work.

“I’ve been in property management since 2003, when I was barely 19, and have always loved the industry,” she shared.

As broker and owner of Heart and Home Realty Group on the Mississippi Gulf Coast, Lisa Karnes views her work as a way to help people build stability, create wealth, and experience the joy of homeownership. With a heart for teaching, mentoring, and guiding both clients and new agents, she has built her brokerage into a place where family values and professional expertise go hand in hand.

Early Lessons in Real Estate

Lisa’s interest in real estate goes back to her parents. Her father became a broker and investor later in life, after retiring from the military. “My parents would buy houses, fix them up, and sell them,” she recalls. “They helped other people do the same thing, and that gave me a lot of knowledge early on.”

That foundation planted the seed, but Lisa first pursued another passion—cosmetology. At just 21 years old, she opened her own hair salon and successfully ran it for 25 years. Eventually, neck problems forced her to step away from that industry, but real estate was waiting. “It was always something I was interested in because of my parents,” she says. “When I got my license, it felt like a natural step forward.”

A Family-First Brokerage

Lisa earned her real estate license about eight years ago and went on to open Heart and Home Realty Group three years ago. Today, the brokerage includes seven agents— among them her daughter, Kayla, and sonin-law, Dalton Parker. “I’m pretty blessed to

have them working alongside me,” Lisa says with a smile.

The brokerage’s name reflects its values. “For me, it’s about the heart as much as the home,” she explains. “I don’t want clients or agents to feel like they’re just part of a business deal. I want them to feel cared for, supported, and valued.”

Teaching and Mentoring Agents

Lisa’s favorite part of her day-to-day role is mentoring new agents. “I enjoy walking them through the process, especially when they’re just starting fresh,” she says. She often goes the extra mile, accompanying her agents to listing appointments and closings, making sure they feel confident and supported.

“FOR ME, IT’S ABOUT THE HEART AS MUCH AS THE HOME.”

“I want them to learn everything and know they’re not alone,” she explains. “I see myself as a teacher, a partner, and someone who will step in wherever needed.”

Helping Clients Build Wealth

Beyond guiding her agents, Lisa has a deep passion for helping clients see real estate as a

tool for building wealth. “I don’t necessarily mean flipping houses,” she clarifies. “It could be as simple as buying your first home, fixing it up, and selling it later for a profit to roll into your next house.”

Her own experience reflects this philosophy. Every home she has owned has been a fixer-upper. “I’d live in it for a while,

paint, put in new floors, improve it, and then sell it in a few years,” she says. “Each time, I made a considerable profit that I invested in the next home.”

She encourages younger buyers in particular to rethink the idea of a “forever home.” Instead, she advises them to start with something affordable, improve it gradually, and use the equity to build financial security. “It’s hard to save money in today’s economy,” Lisa says. “But in just a few years, you can easily turn a profit that would be tough to achieve by saving alone.”

Life on the Gulf Coast

Outside of work, Lisa is happiest when surrounded by family. She has three grandchildren with another on the way, and she treasures having all of her children nearby. Two of her children are grown and married with kids, while two still live at home—one in high school and one in middle school.

Family gatherings often take place on the water. “We’ve always loved boats and jet skis,” she says. “Living on the Mississippi Gulf Coast means we get to enjoy being outside, cooking out, and playing with the kids.” At home, she embraces the joyful chaos. “My living room looks like Toys R Us, and that’s okay,” she laughs. “I want my grandkids to come in and have fun.”

Advice for New Agents

For those entering the business, Lisa stresses the importance of relationships over numbers. “Start with the people you know and let them know what you’re doing,” she advises. “Don’t focus only on the numbers— focus on helping people. If you move in that direction, success will come.”

This people-first mindset is part of the legacy she wants to leave. “I don’t want to die with the most money in my account,” she reflects. “I want to die with the most people I’ve helped. That matters more to me than numbers ever will.”

A Legacy of Caring

When asked how she hopes people will describe her, Lisa’s answer is simple: caring and helpful. She wants her clients and agents to remember that she did everything in her

power to help them achieve their goals—even if that meant taking a smaller commission or rolling up her sleeves.

“I’ll come over and help paint if that’s what someone needs,” she says. “I just like to help people and give them a good start. That’s what fills me up.”

Welcome to Real Producers! Some of you may be wondering what this publication is all about, which is why we have created this FAQ page. Here, we will answer the most commonly asked questions from around the country regarding our program. My door is always open to discuss anything regarding this community — this publication is 100% designed to be your voice!

Q: Who Receives This Magazine?

A: The top 300 agents in the Gulf Coast Area. We pulled the MLS numbers (by volume) from Jan. 1, 2022, through Dec. 31, 2022, in the MS Gulf Coast market. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $5 million in 2022. The list will reset at the end of 2023 for next year and will continue to update annually.

Q: What Is The Process For Being Featured In This Magazine?

A: The process is simple. Every feature you see has first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention because we don’t know everyone’s story, and we need your help to learn more.

A nomination currently looks like this: Email us at robert. orso@realproducersmag.com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.

Q: What Is The Cost To Feature A Realtor®, Agent, Or Team?

A: Zero, zilch, zippo, nada, nil. The feature costs nothing, my friends, so nominate away! We are not a pay-toplay model. We share real stories of Real Producers.

Q: Who Are The Preferred Partners?

A: Anyone listed as a preferred partner in the front of the magazine is a part of this community and will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every preferred partner you see in this publication. We won’t even meet with a business that you have not vetted and stamped for approval, in a sense. Our goal is to create a powerhouse network for the REALTORS® and agents in the area and for the best affiliates so we can grow stronger together.
