Marks & Spencer Clothing and Foodhall
GSS were appointed as Architect on the conversion of three previously vacant retail units into one large M&S Clothing and Foodhall in Washington Galleries, Sunderland.
The project involved converting the two different floor levels into one level throughout the store, as well as the installation of a steel mezzanine structure, escape stairs, escalator and lifts, in addition to removing the curtain walling from the front façade and adding new cladding. We also installed a new external plant enclosure, loading bay and sprinkler tanks.
The retail store is now open to the public, providing a welcoming and modern space for visitors to enjoy.



Silbury House
GSS led the designs for the refurbishment of what is now the most sustainable office building in Milton Keynes. Designed to meet Fitwel and BREEAM standards, works to Silbury House have improved the energy efficiency of the building through thermal upgrades and the introduction of renewable energy solutions.
Silbury House has an EPC “A” rating, which is obtained by only 2% of non-domestic buildings in England and Wales. The refurbishment also saw the installation of 116 solar panels on the roof, underscoring a commitment to renewable energy, providing up to 20% of the building’s energy requirements. Features such as advanced air quality monitors, a new courtyard garden, and ergonomic sustainable furniture have created a workspace that promotes employee wellbeing.
Other features include a new ground floor business lounge, modern shower facilities, and secure bicycle storage, as well as eight EV charging points. The flooring was substantially completed through the recovery and reuse of the original floor, and the furniture has been sourced sustainably and presented in a modern and attractive way.



New Sainsbury’s Store
GSSArchitecture were appointed as Delivery Architect and Lead Consultant, working closely alongside Parkway Construction MK Limited for the new build retail store.
The development provides a great boost to the town of Olney by providing residents with a convenient local supermarket. This is expected to increase footfall in the town centre, as shoppers will no longer have to travel as far, and are more likely to make associated trips to the high street in order to pick up the rest of their requirements.
The new 1,610m² store is located in a prominent position off the roundabout, acting as a gateway into Olney.



GSS were appointed by Anton Paar as Lead Designer, Architect, and Principal Designer to refurbish and remodel an existing office building.
The extensively refurbished building, now home to Anton Paar’s Head Office, is over double the size of their previous location and combined two existing offices into one large two-storey building. Key features of the new space include a state-of-the-art laboratory, customer conference room with views into the main lab, dedicated reception area, workshop, staff conference room, large open plan office, and staff break-out areas.
Externally, the building has been treated to signature Anton Paar branding, EV charging points and a refurbished garden / terrace.

Retail Parade and Fast Food Outlet
GSSArchitecture were commissioned to design a masterplan for a new retail parade, marking another key project within the Corby Southern Gateway development.
The masterplan includes a new filling station, commercial and retail units, including new McDonald’s, Costa and Domino’s Pizza units, with parking for some 340 vehicles.
The McDonald’s unit was constructed using prefabricated structures; a total of 11 pieces were fixed together on site. This method allows for huge time savings with installations taking 2-3 days followed by the internal fit out which took between 2 and 3 weeks.
The new unit is of particular significance as McDonald’s are trialling a new interior design scheme, with the aim to make the restaurant feel more “homely”, standing out more than the typical McDonald’s interiors, which are all relatively similar.



The Catalyst
The Catalyst is one of the most significant recent developments in the Newcastle region. It provides a range of bespoke facilities to promote innovation, engage with local and national businesses, and support advancements in the fields of ageing sciences and data.
The Catalyst is home to Newcastle University’s teams for the National Innovation Centre for Ageing (NICA) and the National Innovation Centre for Data (NICD). It brings together businesses, academics and members of the public to collaborate and support the research and development of new ageing and data products and services.
The internal spaces provide engaging and flexible environments that create a sense of openness and accessibility. Exhibition, event, and meeting spaces have been designed to encourage wider interaction with local businesses, industry partners, and members of the public. The project secured a raft of awards for design, accessibility, collaboration and sustainability, as well as achieving BREEAM Outstanding accreditation, the first of its sector within the North East.









Headquarters Refurbishment
GSSArchitecture were appointed by a private client to lead the refurbishment of three existing office buildings at their national headquarters in York. The project set out to reimagine the client’s workplace, transforming dated spaces into a cohesive and futurefocused environment that better supports modern business operations.
Through a full architectural service, GSS worked closely with the client to develop designs that reflect their evolving organisational culture, enhance day-to-day efficiency, and encourage collaboration. The scheme introduced flexible layouts, breakout areas, and contemporary finishes, implementing fresh ideas on ways of working to promote a more agile, engaging, and inspiring workplace for staff across all departments.

Southern Gateway
GSSArchitecture designed the extensive, new state-of-the-art filling station as part of the wider masterplan known as the Corby Southern Gateway development. The plan encompasses part of the Oakley Hay development, adjacent to the A6003, which is a key entrance to the town.
The masterplan, also designed by GSSArchitecture, includes a new filling station, commercial and retail units and parking for some 340 vehicles. There are also footpaths and cycle lanes, with facilities for bicycle parking. In all, the area covers the equivalent of just under 9 football pitches.
The client was Tri-Towns, part of Bee Bee Developments, an urban regeneration specialist. The project was developed in close collaboration with the North Northamptonshire Joint Planning Unit.


Blyth Energy Central Campus Institute
Working alongside Advance Northumberland and WSP, GSSArchitecture are leading the design of the Energy Central Campus Institute (ECCI). This will be a transformational, business-led education and innovation hub set to drive growth in the clean energy sector across Blyth and the wider North East.
The ECCI will play a vital role in equipping both young people and adults with the skills needed to begin and advance their careers in this sector. Designed to keep the region at the forefront of clean energy innovation, the facility will feature state-of-the-art research laboratories and a lecture theatre.
The project benefits from strong stakeholder engagement and a highly collaborative approach, bringing together Newcastle and Durham University alongside public and private sector partners. These organisations will use the ECCI to train and upskill their teams, academic students, and researchers.


Multi-Storey Car Park
GSSArchitecture provided architectural services for Sunderland City Council, under Lead Consultant Turner & Townsend, for a new multi-storey car park in Sunderland, which forms part of the wider regeneration plans for the area.
The new, modern, multi-storey car park, part-funded by the Government’s Transforming Cities Fund (TCF), will accommodate the increasing local demand for more parking spaces, whilst also providing a ground floor commercial unit. The car park, which will incorporate 404 spaces including accessible spaces and 92 electrical charging bays, will be a short walk from the revamped Sunderland train station, providing more parking for commuters, visitors, and shoppers in the city centre.
With the ever-expanding shift to reduce individual carbon footprints, there is an increase in people who are opting for low carbon transportation methods such as public transport and bicycles. The new car park will provide a safe and secure bicycle storage facility in the heart of the city in close proximity to the newly redeveloped plans for the station.


National College for Motorsport
Run by Tresham College of Further and Higher Education, the National College for Motorsport currently trains full-time students and apprentices from across the UK for a career in the Motorsport and high performance engineering industry. It is situated at the heart of British motorsport racing, and one of the UK’s most prestigious venues, Silverstone.
GSSArchitecture were appointed as Architect and Project Manager and worked closely with Tresham and the landlord, MEPC, to deliver the scheme.
The new facility provides fully equipped workshops and classrooms, which we designed to ensure that the space is suitable to combine both the practical and theoretical training of students and apprentices in the motorsport industry, while supporting the ongoing development of skills essential to the sector.



Net Zero Industry Innovation Centre
The Net Zero Industry Innovation Centre (NZIIC), designed for Teesside University, supports the ongoing drive for clean energy and positions Teesside at the heart of the UK’s green industrial revolution. It provides a focus for investment and also supports the University’s commitment to becoming a Net Zero Institution by 2030.
The ambitious new development brings together expert insight, resources, and partnerships to grow Net Zero capabilities and opportunities, placing the region at the forefront of the clean energy agenda and helping to create hundreds more jobs within this sector.
A national centre of excellence, the NZIIC draws on our expertise in both the education and commercial sectors and combines this with our sustainable and Net Zero credentials. Not only is the NZIIC an area for Net Zero development, the building itself aligns with RIBA 2025 Net Zero climate targets and has been constructed using suitable techniques and materials to minimise the carbon footprint, together with achieving a BREEAM rating of Outstanding.







Westcott Innovation Centre
The Westcott Innovation Centre aims to attract a broad range of high-tech companies and start-ups, helping Westcott Venture Park to become a vital future space hub for the UK.
It offers businesses the opportunity to hire specialist equipment for light mechanical engineering and rapid prototyping within its 600m² flexible facility. The building itself provides a technical workshop space supported by shared open plan office facilities, including meeting rooms, kitchen, and showers, together with outdoor amenity space.
Located at the heart of the Park’s newly formed “Space Cluster”, the Westcott Innovation Centre complements the existing portfolio of buildings at this 650-acre business park.



Catesby Innovation Centre
The Innovation Centre for the Catesby Aero Research Facility (CARF) is a unique facility associated with the Catesby Tunnel, a 2.76km long disused railway tunnel. The tunnel was converted into a controlled environment for the measurement of vehicles moving at speed, ranging from bicycles and racing teams to large commercial vehicles, and is complemented by an associated research and technology park.
The facility is available to hire for any customer wishing to evaluate the aerodynamic characteristics of their vehicles. GSS were appointed to advance the innovation centre and submit a design for planning. The centre comprises circa 1500sqm GIA of offices, seminar space, workshops, and a cafe.



Hope Street Xchange
GSSArchitecture were appointed by the University of Sunderland to lead a consultant design team for the provision of a new Enterprise and Innovation Centre in the heart of Sunderland City Centre.
The state-of-the-art building provides bespoke, cutting-edge facilities to support the development of new business ideas and improvements to industrial processes. Small business start-up opportunities have been made available through the provision of adaptable office accommodation, supported by engagement with other local businesses.
The ground floor of the hub was designed to include a combination of social spaces and innovation laboratories, to be used for prototyping workshops and 3D printing, whilst the remainder of the four-storey building includes a mix of conference facilities, meeting rooms, and flexible office space.



Hoults Yard
GSSArchitecture are working as Architect and Principal Designer for the transformation of the next phase of the Maling Exchange at Hoults Yard, Newcastle. The project involves the internal and external refurbishment of currently vacant units to create sustainable, modern office spaces, meeting rooms, and breakout areas designed to support local businesses.
The design approach introduces a series of contemporary interventions that complement the existing material palette of Hoults Yard, while celebrating the site’s industrial character. A standout feature of the proposals is the addition of colourful, modern dormers at loft level, bringing natural daylight into the upper floors and creating unique interior spaces between the existing roof trusses. These interventions not only maximise usable space but also contribute to the individual, evolving identity of the wider site.



Horizon House
Horizon House is a former gaslight company building dating back to the 1890’s. GSSArchitecture were appointed by West Northamptonshire Council to develop a concept design, up to RIBA Stage 2, for its remodelling and extension.
The proposal sought to transform the building from its current derelict state into a vibrant, multi-let hub for creative workspaces. By sympathetically restoring the building and repurposing it to support local businesses, the concept design not only secures the building’s long-term future but also contributes to the broader regeneration strategy for Northampton town.



Bosworth’s Nurseries and Garden Centre
GSS are leading the designs for the relocation of Bosworth’s Garden Centre. Currently located in Burton Latimer, the family-run business has secured planning permission for a new centre in Irthlingborough.
The approved proposal includes increased car parking capacity for both customers and staff, together with an increase in retail and catering space. A new café, complete with external seating, will improve visitor experience whilst providing additional job opportunities for the local community.
Sustainability has been considered throughout the plans, with key features including storage and reuse of rainwater for plant watering, a ground source heat pump for renewable energy, and a dedicated wildlife corridor to support and encourage biodiversity across the site.



The Tynemouth Castle Inn
The Tynemouth Castle Inn is an iconic structure in the North East and now benefits from a refurbishment and extension.
The designs pay homage to the original architect by restoring the hotel’s Art Deco heritage including uncompromised views of the seafront with Juliette balconies to the new bedrooms. The flagship hotel sits within the Cullercoats Conservation Area and has been sensitively extended and upgraded to bring the venue back to its former glory whilst offering more varied and higher quality hospitality.
A two-storey extension has added 20 bedrooms and additional extensions to house Oswin’s a new fish and chip takeaway and Cones Ice Cream Parlour fronting onto Grand Parade.



The Waterhead Inn
Located within the English Lake District World Heritage Site, The Waterhead Inn has undergone careful refurbishments to offer a greater visitor experience. Guests can now benefit from a much larger bar and restaurant, and higher quality guest accommodation with new additional bedrooms.
We have been leading the designs with The Inn Collection Group, who acquired the hotel in 2022, to create a well-positioned future for the Inn, whilst retaining its character and keeping and reinstating its original features.
Opposite Waterhead Pier, the Inn is an easy stroll from Ambleside centre and ideally placed in the stunning Lake District and, with the new and improved renovations now complete, is set to attract many people.

Woodgreen Animal Welfare Centre
GSS were appointed as Architect, Lead Consultant and Principal Designer on this scheme to produce a new Animal Welfare Centre for the Woodgreen Animal Charity in Godmanchester, Cambridgeshire.
Known as the Snowden Cat Care Centre, the new cattery has transformed the level of care on offer by Woodgreen, with larger units, climate control, observation cameras and a new vet check room, allowing staff to be less dependent on their surgery facilities.
Cats are arriving at Woodgreen with more complex needs, so it is vital that the charity continue to invest in their facilities and give every cat the best possible care.
The new centre marks a big step towards turning their Godmanchester site into a ‘Centre of Excellence’.



The Vine Project
Located in a prominent high street position, GSSArchitecture have been appointed to transform a former retail building into a culture and enterprise hub designed to act as a catalyst for regeneration in Peterborough’s city centre. The vision is to develop a building designed to inspire creativity, exploring the concept of the city library as a civic living room, providing a welcoming place to gather and interact, enriching community life in the city.
The Vine is designed to be financially self-sustaining with commercial spaces supporting library and community space operations. The building will feature an exciting blend of spaces, including a street foodhall and events space, rooftop bar and community space, coworking spaces for creative start-ups, makers spaces and exhibition areas, community hall, library and education suite.
The use of the building as a canvas for local artists, inside and out, creates an exciting opportunity to extend the city’s street art journey, creating an exciting and unique building on a main route through the city centre.

Mixed Use Masterplan
GSSArchitecture were appointed as Architect to develop a mixeduse masterplan for an 11-acre site in Olney, Milton Keynes. The development consists of 4 no. industrial units, care home, food store, nursery and drive-thru.
GSS worked closely with the Civil Engineer and Landscape Architects to develop the masterplan and secure outline planning permission for the site. With a challenging sloped site, careful attention was paid to the heights of the buildings and visual impact from the main road that ran parallel to the site’s boundary. The relationship between plots was also considered to ensure the site had a coherent appearance.
After securing outline planning permission for the site, GSS were appointed to prepare planning drawings and Design and Access Statements to support the Reserved Matters Applications for the industrial units, nursery and drive-thru.


Health Innovation Neighbourhood
The £500 million Health Innovation Neighbourhood masterplan in Newcastle will transform a former 29-acre general hospital site into a new, ambitious neighbourhood combining high-quality housing alongside public realm allied to modern healthcare, education and community facilities that will foster research, innovation and enterprise. The development will feature advanced infrastructure to support housing solutions that promote longer, healthier lives.
The masterplan includes research and innovation facilities, business, employment and education space, NHS and other health-related facilities, alongside 1,250 new homes. The residential space is intended to deliver a range of multigenerational dwellings across a variety of tenures, including co-living units, market rent, later and supported living homes and specialist housing.
We are working closely with Newcastle University and their partners, including Newcastle City Council and Newcastle upon Tyne Hospitals NHS Foundation Trust (NuTH), to develop plans that will establish this site as the world’s premier centre for healthy ageing and living.



Warminister Masterplan
GSSArchitecture has been appointed to design a comprehensive masterplan for a Continuing Care Retirement Community (CCRC) in Warminster, Wiltshire. This forward-thinking development is envisioned as a vibrant, inclusive community catering to a range of care and lifestyle needs.
The masterplan integrates key facilities such as a state-of-the-art medical centre and a fully-equipped pharmacy, ensuring convenient access to healthcare services. Additionally, the development includes a purpose-built care home, thoughtfully designed retirement bungalows, and modern extra care apartments that provide flexibility and independence for residents. To enhance the quality of life within the community, the scheme also incorporates a variety of shared amenities and facilities, creating a welcoming and supportive environment for residents and visitors alike.



The Grammar
GSS are working closely with Amber Valley Borough Council who have received a grant from the Future High Streets Fund to transform Heanor town centre.
The listed former Grammar School building will be restored and repurposed into a vibrant mixed-use development. The space will feature flexible business spaces, a mixed use space available for the community as well as corporate hire, performance and creative events, a café open to both the public and occupiers of the building as well as gardens and parking.
By providing employment and leisure opportunities, this historic building will benefit the wider community and increase footfall to Heanor town centre, bringing associated advantages to surrounding retail, food, and leisure businesses.


Local Centre
GSS are working alongside Vistry Group on the urban extension at Stanton Cross in Wellingborough, Northamptonshire.
The latest phase incorporates new homes, including later living apartments, together with a new neighbourhood centre at Stanton Cross, which includes a nursery, convenience store, and retail and office units.
The plans for the neighbourhood centre at Stanton Cross include delivering a high-quality mixed-use development with retail, offices, and community facilities at the heart of the development, which will provide a central hub for the wider residential community. Included in these plans is the 75-place nursery which will provide much needed childcare and education to those moving to the area.

3D Graphics & Animation
As a streamlined part of our service offering, 3DLABS is our in-house digital design studio that specialises in CGI visualisations, 3D printing and marketing support services. They offer these services to communicate our clients designs, concepts, products or services to a wider audience, allowing them to be represented in the most visually appealing medium.
3DLABS have been offering these services for nearly a decade, gathering a diverse client base with their own unique needs and requirements.
The studio is made of a highly skilled team, led by their Studio Manager who has over 15 years of industry experience. He is supported by a team who each bring their own passions and specialisms, with photorealistic renders, interior design, graphic design to name a few.
Interior Design
In recent years, there has been an increased awareness of how the built environment can impact health and productivity, and its added benefits to help institutions flourish. Organisations are now focusing their efforts on how to use the built environment for mental health and wellbeing by encouraging choice, movement and relaxation, controlling temperature, noise levels and air quality, ergonomic furniture, plants, and adding breakout areas. These are all fundamental components of good interior design.
Our interior design services include interior layouts and drawings, internal elevations, room data sheets, space planning and interior architecture, furniture selection and accessories, custom furniture and textile design and colour palette consultation.
Estates Strategies
Estate Strategies are critically important documents to have in place to provide a framework and direction for how an estate needs to grow and evolve to support you in delivering your strategic objectives. Estate strategies are important to a number of our higher education clients for example, and we have worked with a number of UK based universities to help them define their strategies.
Good strategies can add value to other large estates such as landed estates or multi-academy trusts. Our teams have the depth of skills and experience in-house to work with you and your estates teams to consider whole estate strategies and how individual projects might fit into the ‘bigger picture.’

Heritage
If you are an owner or custodian of buildings with historical significance, we can help you to understand your properties, advise on the best techniques to care for them and make sensitive changes that will mean your heritage assets are both successful and sustainable.
Whether a Grade II listed house or a complex World Heritage Site, all heritage assets have their own story and unique value and getting the right advice from a wellqualified, specialist team can really make the difference.
Principal Designer - CDM
The importance of the Principal Designer - Construction Design and Management (CDM) role should not be underestimated and the skills that make a good Principal Designer should never be omitted from a development project. Fundamentally, a good Principal Designer helps to ensure that everyone involved in construction stays safe during the course of their work and complies with the statutory duties, and we often provide this service on schemes where we have also been appointed as Architect and/or Lead Consultant.
GSS can give you the confidence of knowing that our organisational approach to Health and Safety is led from partner level, ensuring that all our teams receive regular training, making certain that processes are in place to plan and manage health and safety throughout the project and helping to protect everyone’s health and safety.
Principal Designer - BR
The appointment of a Principal Designer – Building Regulations (BR) is required for all construction projects, from small domestic extensions to complex multimillion-pound developments. If your project is classed as a ‘Higher-Risk Building’ under the Building Safety Act 2022, then additional requirements apply.
Our Principal Designers have undergone competency assessments in line with PAS 8671 requirements and will be able to assist and guide you in navigating your legal duties under the Building Safety Act 2022. They will ensure that you fully understand your duties before any design work commences.

Successful construction projects rely on the right balance between design and project control. We can offer you a streamlined consulting service, bringing together all of the design team partners that you need from across our network of supply chain partners.
Using a one stop shop service is not right for everyone, but it can mean that you benefit from a single point of contact for your integrated design team. Our teams will use their construction knowledge and cost planning experience to offer expert advice on construction approaches and procurement options. This begins from the initial feasibility testing of a project right through until the handover of the completed building.

GSS’s in-house Artificial Intelligence (AI) Innovation Group is responsible for providing comprehensive guidance and assistance, ensuring the safe and appropriate utilisation of AI within our work.
Our dedicated team from across the UK actively explores both the limitations and opportunities of AI, striving to enhance quality and efficiency. We have implemented a structured plan that is aimed at identifying opportunities through harnessing the latest advancements in AI technology, and the team will research and assess these to ensure that they align with our moral and ethical standards.
Fostering a collaborative environment, the group encourages innovation and integration of AI technologies that can add value for our clients. Their efforts include developing customised AI solutions, training for wider GSS team members, and overseeing a robust framework for AI governance.

Net Zero Carbon
Many of our clients have set Net Zero Carbon or Carbon Neutral targets for their buildings and estates through either decarbonisation of their current estate, or through targeting Net Zero Carbon in new buildings or investments.
We are also on our own route to becoming Carbon Neutral by 2030, a target which, although complex and challenging, we believe to be realistic and genuine.
Health and Wellbeing
There is an increasing awareness of how our environment can affect our physical and mental health and the impact that this has on our productivity and wellbeing. The Covid pandemic has reinforced the importance of good mental and physical health for everyone in society and there is an increased focus on the need for more human-centred, sustainable environments that support the people who work and live in them.
We understand that good design is at the centre of this and has real power to improve people’s lives and support organisations, delivering projects that support health, comfort, and happiness. The quality of environment can help to reduce staff turnover, improve outputs, and attract new people to an organisation.
Our designers are trained to look at how new and existing buildings, and external spaces, can deliver high quality places that are not only functional, adaptable, and efficient but also welcoming, inclusive and supportive.
Procurement
Professional services frameworks have become increasingly important over recent years as a method to engage construction professionals in a way that ensures compliance with the Public Contracts Regulations 2015 and that promotes a more streamlined way of partnering in the longer term.
As a practice, we have secured positions on a range of established, UK-compliant frameworks, which enables easier, quicker and cheaper procurement routes for our clients. In addition to our national and regional frameworks, GSS has also secured places on a number of university frameworks across the country.
