The development comprises 45 industrial lots sized from 60m2 to 70m2 plus mezzanine. Development Approval has been received and construction is expected to commence in early 2025.

The team at Avanti Commercial have over 90 years collectively of real estate and property experience. Relationships have been built and databases set up with all facets of the property industry including the following:

At formal appointment we will prepare Information Memorandums for both the Investment Properties and Commercial Property divisions in preparation for kicking off our marketing campaign immediately. We will require contracts and disclosure statements to be in place so that once we receive sales advices we will be able to issue contracts.

Avanti Commercial seeks an exclusive appointment for 180 days from formal appointment.

We propose a total fee of 7% of sale price plus GST, payable 50% on unconditional and 50% on settlement.

In order to complete the sale of 50% of the project within two months of appointment, it will be necessary to involve Avanti’s affiliate agents. These agents will be managed by Avanti Commercial to assist with presenting the property to their investor database. We have worked with most of these agents on similar project sales with successful outcomes. We would propose a fee of 7% commission plus GST of the sale price (5% of this will be paid to our partner selling agents upon successful contract of sale ).

Avanti will manage Agency Agreements, Form 6’s, commission payments and accounting as part of Avanti’s commission. Avanti will provide each Agent with white label marketing material, Information Memorandum, research and price lists.

Designated as a Priority Development Area (PDA) by the Qld government, when fully developed, Yarrabilba will provide up to 20,000 dwellings to house a population of up to 50,000 people. Full development of the Yarrabilba PDA, which was declared in 2010, will take 20-30 years.

Ideally positioned in the City of Logan, between Brisbane’s CBD and the Gold Coast, Yarrabilba has been the fourth fastest selling project in Australia since 2012, with over 1,000 people moving in each year. It is surrounded by Plunkett Conservation Park and on the doorstep of Mount Tamborine.

The master planned estate at Yarrabilba offers the perfect entry into industrial investment opportunities. The project has recently received government approval and construction is expected to commence in early 2025 and complete towards the end of 2025. Current pricing for the project start at $350,000 to $400,000, with the larger units and show rooms fronting the street ranging from $500,000 to $1,000,000.

There is a demand for this type of light industrial property, particularly whereby decent yields are generated for the investor. The yield will be established by the price point, which will be determined once Avanti’s pricing matrix is applied as a component of our Project Management Sales and Marketing strategy.

The design of the units includes a mezzanine level suitable for office space and storage, a design feature repeatedly requested by small business owners who are looking for new premises in a logistically convenient location.

2 Off - market Release

Our relationships with a select group of Real Estate Agents increases our market reach. We allow this group to take your product to their buyers to allow pre-market sales. Information Memorandums will be prepared by us to be sent to all of our B2B partners.

We have strong agreements with this group of Agents who understand the need for confidentiality and discretion and who realise that they are not allowed to advertise or promote the development beyond their personal connections.

Once sales advice is recived, we will notify you of the sale and requet approval to issue contracts.

Our Distinctive difference is that we treat every single buyer with respect and acknowledge that purchasing property is a major life decision.

Our private one-on-one appointments allow buyers to connect with our sales team in a personal way, which assists us when it comes to choosing the best property for them.

4 Official Release

When we have completed the pre-release strategy, we recommend an official launch to continue on with the development awareness.

This type of release contributes to ongoing lead generation and brand building for you, the developer.

Through our EDM campaigns we can provide feeback and analytics to gauge futher interest from both our B2B partners and inividual purchasers.

We will have contracts and disclosure statements ready prior to official launch of the project.

Following our off-market release, we recommend a four week E.O.I. “on market” program be adopted for this offering.

The Expression of Interest campaign will be supported by an Information Memorandum, Electronic Direct Mail to the Avanti Database, on-site signage and media advertising, using both print, online portals and social media hyper-targetting.

The rationale that supports this type of campaign is as follows:

• The off-market release to our select group of Agents allows us to quickly sell off the lower priced units and assess the market

• The Expression of Interest process then allows Avanti to gauge the interest of genuine buyers and create a sense of urgency

• Combining the two types of release creates a competitive environment with a close date, in which prospective purchasers must make a quick decision or miss out

• We have the opportunity to go back to the registered enquiries to remarket the offering after demonstrating the shortage of product in the market

• During the EOI process our agents continue to work for you and bringing buyers to the table

• The entire process allows for a quicker sale at the best price possible
