35 YEARS AND STILL GOING STRONG

This issue marks the 35th Anniversary of the Greater Pine Island Real Estate Guide. Over it’s 35 years the guide has had 4 remarkably different owners who all had one thing in common: Their passion for Greater Pine Island and their urge to share their passion with as many people as possible.

Here’s a look back at our 35 years and 4 owners!

The Start: Tedd Lincoln 1990-2017

In January of 1990 Tedd Lincoln published the first Pine Island Real Estate Guide and continued to promote Pine Island by publishing 5 issues a year for nearly 30 years. For those that knew Tedd this was no surprise. A World War II Vet, Tedd made his mark improving every community he lived in.

When Tedd first started the real estate guide his concept was to only include local businesses directly related to the buying, selling, and rental of real estate properties. With dedication, quality, and consistency Tedd soon attracted other local businesses to advertise in his guide to provide visitors with accommodations, dining, and “recreational therapy” as they explored Pine Island.

New Life: Bonnie Mullee 2017-2019

In late 2017 Bonnie Mullee a well-known island Realtor, took on the responsibility of publishing the guide. Her first and most impactful change was to the name. Bonnie changed the name to The Greater Pine Island Real Estate Guide to reflect the growth of the magazine! Bonnie made some very influential changes that are still incorporated into each issue today.

Showcasing our beautiful Island: Lisa and Jen Johnson 2019-2024

In 2019 Lisa and Jen began to publish the guide. Utilizing the great platform built by Tedd and Bonnie they were able to expand the guide into more than just a showcase of real estate. Lisa and Jen expanded the guide to showcase the many talented residents of the islands.

A Rebirth: Stephen Longest 2024-Current

In 2022 Greater Pine Island was wrecked by Hurricane Ian, but the spirit of the Island remained intact. The devastation put the Guide on hold for almost an entire year and a half. In July of 2024 normal printing of the Guide was resumed. Building on the legacy of it’s previous owners Stephen has worked to bring new life into the Guide.

The Greater Pine Island Real Estate Guide is now distributed all over Southwest Florida, mailed to over 15 states, and published digitally online! We hope you continue to enjoy our issues for years to come and support our advertisers. All 4 owners of our Guide have made it their mission to promote our islands and we hope you will join us in showing everyone the beauty of the landscape and the people of Greater Pine Island.

8 QUESTIONS YOU SHOULD ASK WHEN INTERVIEWING A BUYER’S AGENT!

InIn 2024, the National Association of Realtors® made changes to the ways Buyers and Sellers negotiate commission and compensate their agent. These changes have also affected the process of buying a home. Before touring a home with an agent it’s important to be sure you are hiring the right agent. You may want to meet a few agents before committing to one and here are some questions you should ask them before signing a Buyer’s Agreement.

What Services do you offer?

A good agent will likely be able to provide you with an extensive list of the services they provide. How well do you know the local market?

To ensure you are getting the most accurate information and best pricing advice you should choose an agent familiar with the local market conditions. Do you have experience with similar buyers?

Depending on your situation you may want to find an agent that specializes in working with first-time buyers, or veterans, or buyers similar to your situation. What should I expect in the process of buying a home?

A good Realtor will be able to walk you through the process from the first home tour to the closing table.

Will you be able to recommend local professionals to assist me in purchasing and owning a home?

A good agent can often provide you with their contacts. (If they can’t just use the Greater Pine Island Real Estate Guide to find local professionals) What does the written buyer agreement include?

There are a few different types of Buyer’s agreements. You should agree with your agent on which type you are using. How long does the agreement last and how long will we work together?

A good agent will plan to support you well beyond the closing table! What do you charge and how is that paid?

Remember that agent compensatation is negiotable but a good agent should be able to convey thier value proposition and may be able to negioate on your behalf to be paid by the sellers!

Remembering Capt Codty Pierce

Captain Codty was a local, an avid Fisherman, and a passionate advocate for our SWFL waterways:

Aside from owning Fort Myers Fishing Charters Codty also served as President of the Calusa Waterkeeper. Codty was the “heart and soul” of the organization and will forever be remembered for his unwavering commitment to protecting the waters of Southwest Florida.

Green Acres of Pine Island

Green Acres is a small 4 acre legacy orchard. The orchard has one of the most diverse offerings of tropical fruit here on Pine Island. They focus on growing things naturally without the use of commercial pesticides and herbicides. The owners, For Andrew and Bruce living a healthy life is paramount. They prioritize the health of their customers ensuring that the products they provide are as natural as possible.

Green Acres is open by appointment only. They offer Orchard tours as well as fresh fruit for sale in season. You can also find their fruits and other offerings at The Patch of Paradise stand.

Patch of Paradise Farm

Introducing Rich and Melissa Simonelli, the dedicated owners of Patch of Paradise. Their journey began with a simple goal: to adopt a healthier lifestyle. Acknowledging the difficulty in finding genuinely organic produce, Rich and Melissa took the plunge into cultivating our own fruits, vegetables, and trees naturally. Though they’ve faced their fair share of challenges, they believe that true success is born from overcoming obstacles.

As their passion flourished, so did the interest from their friends eager to purchase fresh, homegrown offerings. This excitement has fueled their journey and contributed to their love of Pine Island. They believe Pine Island is a beautiful place to nurture both inner wellbeing and outer health. Rich and Melissa love the vibrant sense of community and the array of unique businesses that enhance the island.

Pineshine Farms

Nestled in St. James City Pineshine Farms has provided the island with 100% grass fed beef and poultry since 2017. Since their inception they have grown their operation to include pasture raised heritage pork and provide access to local dairy! Their goal is to provide Greater Pine Island and it’s neighboring areas with tremendous value and superior customer service.

FruitScapes

FruitScapes was started by Stephen Cucura and Jesus Avalos in 2004. They primarily specialize in planting and landscaping fruit trees, which is how they got their name. In 2008, the pair

was able to purchase a quaint farm stand on Stringfellow to provide their trees and fruit to the local community. With time they have grown the farm to just over 10 acres here on Pine Island. Over the years the operation has grown to supply local farmers with trees and an opportunity to distribute their fruits and produce through the FruitScapes market. They distribute trees and produce from Homestead to Orlando!

The market sells fresh seasonal produce, local eggs, honey, jams, jellies, pickles, homemade bread, and ice cream made from surplus fruits and vegetables.

Their main attraction, however, is the huge selection of over 100 varieties of fruit trees and fruiting plants.

Geography

Greater Pine Island is a collection of places in unincorporated Lee County. These include Matlacha Isles, Matlacha, Little Pine Island, Pine Island Center, Bokeelia, Pineland and St. James City. North Captiva, Useppa, and Cayo Costa are often included as the most direct route to reach these islands is from Pine Island.

Pine Island is the longest island in Florida spanning just over 17 miles long. a large percentage of Greater Pine Island is protected mangrove estuaries giving the area a lot of natural beauty.

Population

The population of the area varies greatly depending on the time of year. According to the 2020 Census the island has about 9,000 permanent residents. The median age on the island is 62, and over 43% of the population is over the age of 65.

Local Government

The entirety of Great Pine Island is unincorporated and as such it’sgovornered by Lee county. The county courthouse is located in downtown Fort Myers.

Hospitals

The closest hospital is in Cape Coral, but there are a handful of Doctor’s offices and Urgent Care Offices within a short distance to the island.

Ambulance Services

Lee County provides emergency support services to all of Greater Pine Island.

Fire Protection

Greater Pine Island is serviced by the Matlacha-Pine Island Fire control District. The district has 4 fire houses, and is headquartered at Station 1 at Pine Island Center.

Police Protection

Greater Pine island is served by the Lee County Sheriff’s office. The 6th Precint office is located in St. James City.

Library

The Pine Island library building is located at Pine Island center on Russell Rd. It is open to all, and is a part of the Lee County system.

Swimming

Phillips Park at Pine Island Center opened the first public pool in Lee County in 1973 and in 1986 was the first heated public pool in the county. There is a nominal fee for entry.

Tennis

Phillips Park offers public tennis courts.

Hiking

There are multiple trails for hiking on Pine Island. Many are part of the Calusa Land Trust.

Kayaking

There are multiple places on the island to launch a kayak and paddle the Great Calusa Blueway. Two of the more popular launches are in the Matlacha Community Park and Pineland.
