Merry Christmas & Happy New Year!
In the past two years Greater Pine Island has been a popular spot for pink ibis to visit. The pink ibis is a hybrid created when white and scarlet ibis mate. Zan Lombardo captures the beauty of this incredible bird in her watercolor featured on this issue’s cover. Donned with a Christmas wreath and perched in the mangroves we couldn’t find a more fitting holiday image! The ibis represents both beauty and fragility while the mangroves stand as a symbol of strength and support.
Zan not only created a beautiful artwork, but also a great reminder of the strength and beauty of Pine Island.
Zan is a Pine Island artist best known for her watercolor scrolls, some up to 30 feet in length. To see more of her work please visit www.zanlombardo.com
Each issue we feature local businesses, restaurants, services, artists, and local real estate agents. We, at Paradise Publishing pride ourselves in “Keeping it Local.”

Sponsored by the Greater Pine Island Chamber of Commerce.
When driving onto Pine Island, visitors and residents will notice painted power poles lining the main roads from Matlacha to Pine Island Center, Bokeelia to St. James City. Painting the power poles on Pine Island is a 20-year tradition. This community project has been interrupted from time to time by various events.
Last April, the Greater Pine Island Chamber of Commerce reached out to island artists, encouraging them to take a break from day-to-day activities and put fresh paint on our poles. The project was well received as the community spirit of the Island is strong.
drawing to the Chamber of Commerce, which, working with LCEC (who own the poles), approves the design and decides on a location. The artists then begin their painting.
Currently, the Island has 100+ new or restored painted poles. Explore them all. These poles depict what this Island is all about: birds, trees, fish, flowers, and fruits, to name a few. Each artist submits a
One of the Island slogans is “Honk to show your support,” so travelers know what to do if they see an artist at work on their pole!

The National Assiociation of Realtors® has changed some of it’s rules based on a settlement, these changes started on August 17th. A judge has granted preliminary approval of these changes, but the final approval hearing isn’t scheduled until November 26th. For Now here are the changes you can expect:
Here is what the settlement means for homebuyers: You will have to sign a written agreement with your Buyer’s agent before touring a home in person or virtually.
Before signing this agreement, you should ensure it reflects the terms you have negotiated with your agent and that you understand exactly what services and value will be provided, and for how much.
The buyer agreement must outline your Buyer’s Agent compensation. This agreement will dictate how much your agent is paid for their professional services.
Real Estate Commissions have always been and continue to be negotiable. In the past, sellers have generally offered to pay both Realtors from their proceeds.
Your Buyer’s Agent can negotiate with the Seller’s Agent to pay all or part of the commission. Commissions will become just another aspect of the offer. You can still ask the seller for concessions such as closing costs, or allowances for home repairs. You do not need a written agreement if you are just speaking to an agent at an open house or asking them about their services.
Agents may charge varying professional fees based on the services they offer. There are different Buyer Agreements. Be sure you sign the one that fits your needs.
Source: https://www.nar.realtor/the-facts
Here is what the settlement means for home sellers:
You still have the option to offer compensation to buyer brokers. This may make your listing more attractive to buyers.
Your listing agreement with your Broker will outline any payment your agent recieves and any offer of payment offered to a Buyer’s Agent.
Your Broker may not advertise any cooperating compensation on a MLS.
Your agent can advertise compensation on platforms such as social media, flyers, etc.
You as the seller can still offer buyer concessions on an MLS (for example, concessions for buyer closing costs).
Even if you don’t initially offer to compensate the Buyer’s Agent, a buyer can negotiate compensation into the terms of an offer.
We are home buyers. Where do we even start?
The two first steps you should take when considering buying a home are: 1. Shop for a Local Realtor ®. It’s important to find someone you trust, who will provide the services you need to buy a home. 2. Establish your budget. If you are financing your agent can help you find a reputable Lender to work with.
We are home sellers, Will we save money if we don’t offer a Buyer’s agent compensation?
It depends! Buyers can always ask you to pay their agent as a term of their offer. Ask your agent to provide you with a Net sheet for different scenarios. In some cases you may save a few dollars, but you may allienate potential buyers who can’t or won’t pay thier agent directly.
What is a fair price to negotiate for an agent compensation?
You will likely find a variety of agents offering different rates, but you should be aware of what each agent provides in value for their compensation. It can be a good idea to negotiate with your agent, but remember that an agent that can’t negotiate their value may struggle to negotiate the value of your home or your offer on a home.

For many years, Sellers have negotiated commissions with their Listing Agent for both the Listing and the Buyer’s agent who assist in selling their home. With new changes coming, Buyer’s may be responsible for directly compensating their real estate agent. While Sellers can still offer a buyer’s agent compensation, they may not. Buyers may now expect to sign a Buyer Broker agreement to work with an agent. Buyers and Sellers alike will need to be diligent in ascertaining an agent and negotiating their compensation. We’ve complied a list of 6 questions you should ask before you hire a Realtor®.
HOW FAMILIAR ARE YOU WITH THE NEIGHBORHOOD?
Asking this exact question should give you insight into the agent’s knowledge of the local market. A Realtor® should be able to confidently discuss recent sales, current listings and any issues or conditions unique to the area.
HOW WILL YOU ENSURE WE STAND OUT?
If you are listing your home, make sure the Relator® and their Brokerage offer diverse and ample marketing of your home. If you are buying a home, a Realtor® should guide you in composing an attractive and competitive offer.
WHAT HAPPENS AFTER WE CLOSE ON A SALE?
The best Realtors® have a post-closing plan. They will follow-up with you after closing to ensure your satisfaction and address any of your needs.
DO YOU HAVE A LIST OF REFERENCES?
Just because an agent “puts on a good show” in your first meeting doesn’t mean they will be the Realtor® you need. Even a Realtor® with less experience should be able to offer several references.
WHAT DESIGNINATIONS AND TRAINING DO YOU HAVE?
The National Association of Realtors® offers a multitude of designations. Local MLS Boards typically offer advanced agent training. Finding a knowledagle agent is important.
WILL YOU REDUCE YOUR COMMISSION?
Realtors® help guide you through buying and selling one of the largest investments in your life. A good Realtor® will be able to articulate their value and the value of the services they provide.
The most important thing is finding a real estate agent YOU trust to represent YOU. Different agents will offer varying levels of service, experience, training, local knowledge, and rates. You should always interview a few real estate agents before you commit to working with one. A good Realtor® will carefully guide you through a real estate transaction and may even become your friend in the process!
