Land Price

The analysis revealed a potential to further explore the edge shown above. The pressure from the development of West Melbourne, the high economic vulnerability of the Terminal Station, and the low land-price (outside of the large sized JJ Hollad Park) suggests that the area has a high potential to be developed. The site shows an intersection between commercial, residential and industrial; which is not found elsewhere. However, the area remains underdeveloped (reflected in the scarcity of public transport and amenities). Initially the gap competition scheme plans to transform the space into greenspace, however, by the abrupt change will erase the richness of the site and displace the people living there.

The masterplan will gradually inject green space into the suburb, however, without causing sudden gentrification. This is done by analysing the gentrification forces and what deters it. Thus, it is crucial to design spaces er with Riv tactics which includes: designed for communities, having projects a r Yar with enough resolution that does not attract developer, and designing specific spaces with mixed benefits.

ECOLOGICAL ENHANCEMENT

ECOLOGICAL SUCCESSION Ecological succession will be done to the green spaces. Native species and stronger noninvasive species will be introduced gradually as maintenance is reduced. Resulting in only the most fitting species. Other than the economic benefits for the suburb, the embrace of decay will create this messiness that is generally undesirable by developers.

WATER SUCCESSION

Green spaces will slowly be injected as small “pocket spaces”. The small size allows a specific programmatic use while discouraging gentrification. Gradually as buildings get taller, they are not permitted to take over the existing green space, but to create more open space. Thus, creating more green spaces as time continues.

Industrial buildings gradually share their area for community use. Over time, the sharing of space will create a sense of ownership to the industrial buildings. Pushing the gentrification forces away by having the community use the industrial area.

Ecological enhancement is the result of the implemented strategies. Over 50 years the flooding of the river and ecological succession is embraced, injected, into the urban environment. This bridges the disconnect between the nature and the people.

The design of the green space and open spaces embraces the fact that the water level will increase and enter the urban fabric. Thus, the stable climax between the relationship of human and water will be reached as water is brought in.
