Getting pre-qualified before beginning your home search is a critical first step. Knowing how much you can comfortably spend means spending your time looking at homes you can purchase and avoids the potential frustration of looking at homes beyond your means.
Having trouble qualifying for a loan? We will partner with you and our trusted lenders to develop a strategy to get you on the right path to homeownership!
There's a common misconception that having lenders check your credit will negatively impact your score. The reality is that within a 45-day window, multiple credit checks from lenders are only recorded on your credit report as a single inquiry. This means you can shop around and get multiple pre-approvals to ensure you get the best rate!*
An Overview of the Loan Process
1 Financial pre-qualification or pre-approval: Application and interview, buyer provides documentation, credit report is requested, valuation scheduled for current home own if applicable
2. Underwriting: Loan package is submitted to underwriter for approval and appraisal ordered
3. Loan approval: Parties are notified of approval, loan documents are completed and sent to title company
4. Title work/Attorney: Title exam, insurance and title survey conducted, borrowers come in for final signatures
5. Funding: Lender reviews the loan package, funds are transferred by wire

Closing 101
You found your dream home, your offer is accepted, and your financing has been officially approved... now it's time for closing day!
Preparing for Closing
In the days leading up to closing, your lender will provide you with an estimate of the funds you need to bring to closing Please make sure to bring a certified check, your photo ids, and social security number Prior to closing we will do a walk through to ensure the home is in good condition and ready for you to take ownership!
The Final Steps!
When the seller signs the deed, it transfers ownership of the property from the seller to you. The two events that make this happen are:
1.) Delivery of the buyers' funds:
This is the check or wire funds provided by your lender in the amount of the loan.
2.) Delivery of the deed:
The deed names the seller and the buyer, gives a legal description of the property, and contains the notarized signatures of the seller and witnesses.
At the end of closing, the deed will be recorded at the Registry of Deeds. It will be sent to you after the processing.

And then you get your keys!
